I posted a photo of the Jefferson loft, and the historic doorway is one of those details that really stands out. It's adorable, full of charm, and not something you see in a typical apartment. The fact that this building ties back to the old YMCA makes it even more special. Where else can you live and truly feel like you're part of Dayton's history every single day? If you like historic architecture, unique apartment layouts, and being in a walkable downtown Dayton location, this place is definitely worth checking out.

Pros: -large beautiful windows in the apartment -overall one of the best prices for the location close to Oregon district -always had easy to find street parking, never paid for a parking spot -fixed my maintenance issues usually within a day -really strong community among the people who were living there - gym, backyard patio area with grill, free community entertainment space to rent -leasing office would throw 2-3 holiday parties with beer, wine and food pre-covid -friendly, approachable management Cons: - thin walls, hopefully you have respectful neighbors like I did - gym is bare - leasing office did not keep track of my annual leasing contract renewal dates, responsibility was on me to renew my lease dates without receiving reminders to do so. Also wants tenants to tell the office more than 60 days they are moving out by the end of the lease without receiving any reminder/notification to make that decision - near a homeless shelter (did not cause me any issues) but guys will occasionally cat call

I was so excited about my first…read moreapartment and living in close proximity to downtown that I didn't see the glaring problems with St. Clair Lofts. Keep in mind that this is a renovated factory, so it's a very old building. Let's start with the good. The good: 1. Like I stated before, St. Clair Lofts is close to everything like The Oregon District, Brown Street, The Victoria Theatre and Schuster Center, the library, and Riverscape just to name a few. There are plenty of bars, restaurants, and clubs within walking distance. This is a good place for young people to live. 2. There is a gym in the building, as well as a party room and a back patio. Water and trash is included. 3. The apartments are spacious and a washer, dryer, dishwasher, and microwave are all included. The bad: 1. The rent is sky-high. Our rent was $930 for a two bedroom, two bath which is good considering the location, but exorbitant compared to prices in the surrounding Dayton area. Let it be known, you're paying for location, not luxury. Our DP&L was $600 for one month, mainly because the insulation is non-existent. Our front door in particular was slightly askew which was just enough for there to be a constant draft. The floor to ceiling windows made the entire apartment feel like it was 40 degrees at all times of the year, so while it was somewhat welcome in the summer, we were constantly freezing in the winter. No matter how high you turn the heat, it just goes right out the window. Space heaters were a must. 2. Speaking of windows; every time it rained, it would leak and pool in our living room. You can't really do much about it but move everything away from the windows. This is an old building. And it wasn't limited to our apartment. The windows in the hallway would do the same, leaving the apartment with a musty, mildewy smell almost all the time. The hallways are carpeted and carpet that is constantly wet is not pleasant. When we moved in the carpet was stained and gross. They replaced the carpet at the beginning of the year so it is better, but the windows haven't changed so I'm sure the carpet won't last long. 3. We had nothing but problems in our specific unit. When we first moved in, one of the toilets had a broken chain and wouldn't flush properly. Maintenance fixed it. Fast forward nine months and the same toilet overflowed EVERY TIME YOU FLUSHED IT. There could be nothing in the toilet and it would overflow if you flushed it. We snaked it, put drain cleaner, called maintenance up no less than four times and nothing changed. We gave up eventually because we were so close to our lease being up. The flooring was "brand new" at the time of move in and by the time of move out it was peeling and coming up. The oven didn't work when we moved in. Our food could be in the oven for over an hour and it would still be raw. Maintenance fixed it. All of our power in the front half (the kitchen) went out including our refrigerator a few months after moving in. When that went out we lost $100s of dollars of food. Maintenance fixed it. A month before we moved out, the refrigerator went out AGAIN, and AGAIN $100s of dollars of food was lost. Maintenance "fixed it" but it still wouldn't work. Then they replaced the whole refrigerator. We left it empty until we moved. The dryer would catch clothes and burn them. Maintenance "fixed it" but our clothes would still catch in the dryer and burn. I don't even know how that happened. 4. Other little things included that the unit has NO closets except for one shoebox sized one in each bedroom. Good luck with storage. There are no overhead lights except in the hallways, kitchen, and bathroom. You will need lamps for any sort of lighting. When the reviews say the walls are paper thin, believe them. THE WALLS ARE PAPER THIN. True story: our neighbor sneezed so loud, we said bless you and they said thank you back. When they walk in their apartment it feels like they're in ours. Another small thing is that all of the outlets in the apartment are flipped. It seems like a small thing until something needs to be upright, like a Febreeze plug in. More of a nuisance than anything. 5. It's downtown. Parking isn't free. You either pay for the lot across the street that's owned by the building for $50 or the lot in the back that's owned by a private company for $35. Or you park on the street and pay the meter. 6. When we moved in the lady went over the lease with us and basically bullet pointed it. Later, we got nasty letters saying we violated the lease because we weren't aware of the live Christmas tree policy. Read everything. If that wasn't enough, they raised the rent, which cemented the decision that we were not going to renew our lease. The bottom line is I would probably live downtown again, but I definitely wouldn't live here again.

Residents are extremely friendly here, great neighbors. Units are spacious and very comfortable with all necessary amenities. I have friends that live in other area apartments and nothing really compares to the comfort, affordability, and fantastic condition of the Centerfield Flats. There is a cleaning crew that ensures elevators, hallways, and shared spaces are spotless. Trash removal is a seamless process with no hassle. Package room is extremely organized and I have never had to spend more than 10 seconds searching for a package. This is truly the best apartment experience I have ever had...

The leasing agent Kristine thought it was…read morea brilliant idea to enter my apartment when I wasn't home and also took it upon herself to steal things that did not belong to her. I had to have an emergency court hearing to obtain my things because she wouldn't let me in to get my things on my move out date. After the judge ordered them to give me a access to my apartment, she lied to the judge saying nothing was touched in my apartment. Well that was a complete lie. You could tell she tried to hurry up and throw my shoes back in there because they were brand new out the box scattered. My bathroom decor was stolen, giant pack of tissue, trash bags that I had just purchased to pack my belongings with were also stolen. Not to mention food items out of the refrigerator, Toaster Strudels, Magnum ice cream bars, a case of water. Oh and all of the cereal I had in the pantry were stolen as well. Hmmm makes me wonder how many other people she's stolen things from. I even went to her office to return her the key fob and question her about my missing items, she was nowhere to be found. Huber Heights for Luxury Apartment Complex, and they truly are. Others may look like them but…read moredefinitely others do not compare. The large beautiful sparkling pool, lots of space plenty of chairs and so clean. Clubhouse is always clean and ready for the residents, so is the fitness center it is always clean TV's on, and in great condition. I have begun to realize most of the complaints are from past residents that did not follow their lease and must have violations of some sort. I appreciate management keeping up with the lease and making sure everyone follows it, otherwise why am I choosing to live in an apartment community? I have learned they are really nice here, and if you follow the rules and just live amongst all the other residents and do not cause issues it is a wonderful place to be and I thank management. Shame on people that diss a company for actually not asking residents follow the rules but actually expect them too. Resident events are amazing too and so is maintenance the office staff is always there to answer questions or help out in anyway possible. Thank you Parkview.

If I could give zero stars, I absolutely would. I lived in one of their so-called luxury…read moretwo-bedroom townhomes and paid $1,810 per month after fees for a unit that was barely updated, had paper-thin walls, and came with an outrageously expensive energy bill because tenants are required to use Pioneer Energy. There is no option to choose a provider, which is especially frustrating considering how high the monthly costs are. The first major issue I experienced was the clubhouse incident. I rented the clubhouse for my one-year-old's birthday party and still had to pay a rental fee even though this space is advertised as an amenity for residents. The next morning, I logged into my rent portal to find a surprise $708 charge added for cleaning and allegedly staying past the scheduled time. The only thing that was not fully cleaned were the floors, and there were minor smudges on the couches from toddlers with sticky fingers, which should be expected when renting a shared space to residents with children. I refused to pay an overtime fee because I had confirmed ahead of time with the office employee, Devan, that no events were scheduled after ours. We even left the doors open and welcomed other tenants to join, since we are paying residents using a space that is part of the amenities we already fund. After pushing back, I was still forced to settle on $200 for cleaning, was banned from using the clubhouse going forward, and received no deduction or credit to my rent or fees despite continuing to be charged for amenities I was no longer allowed to use. When this situation first unfolded, management blocked my fob access to the gym, clubhouse, and mailroom. When I told Shanna (super unprofessional office employee, kept calling me honey and babe) that I was only restricted from renting the clubhouse. Shanna then argued with me, claimed that was not what she had been told, and refused to make any changes. I am fairly certain that restricting access to a tenant's mail is illegal, but that concern was clearly not taken seriously. Eventually mailroom and gym access were given back after continuous back and forth. After that incident, things only went downhill. Security is practically nonexistent. I had multiple packages stolen from the so-called secure mailroom, which means someone with a fob and authorized access took them. My car was broken into twice during my time living there, and one of those incidents resulted in an iPad being stolen. There are no security cameras in the parking areas, so when these things happen, you are essentially left with no recourse or support from management. The manager, Robyn Welch, is essentially useless. Anything reported to her receives no follow-up, no resolution, and no accountability. When my packages were stolen and the police were involved, the responding officer even commented that her behavior seemed "sketchy," noting that she gave them the runaround when asked for daily fob access logs and refused to provide a clear point of contact. To top it off, a former leasing agent warned me to avoid this property due to questionable management, excessive and arbitrary fees, security deposits never being returned regardless of condition, and ongoing gang activity in the complex, which explains the constant theft and car break-ins. I ignored the warning because I needed a place quickly, and that decision turned out to be a huge mistake. For perspective, I moved down the street into a brand-new four-bedroom, three-bathroom house in a newly developed neighborhood for only $300 more per month. Do yourself the biggest favor and do not rent here.
