Seems like the bad reviews are quite old. I am a live aboard and have been here for three years. Ladies in the Office are very courteous. Laundry rooms with TV in sitting rooms, bathrooms and showers are always spotless. The grounds are beautiful and VERY well kept. On side Shipyard, Beyond quiet all the time. No THUMP cars, no gunshots, never a police siren. Tennis courts, pickle ball courts, beautiful pool area. Lease may seem strict to some, but it keeps the place safe and worthy. read more

Love it here. It is a good size marina with 27 docks. For us, It's home away from home. From friendly neighbors, swimming pools, tennis court, laundry/showers, club houses to have parties. Opus restaurant recently reopened. If you need any repairs, or haul out, there's on site shipyard. The only complaint is the WiFi is only good in certain areas so if you need it, you must find the right dock/slip. read more

I can only speak from a spectators point of view since I am neither a sailor nor a boat owner, but my father has a slip here and I have had the pleasure of coming here on many occasions. The pool is always clean and clear not to mention aesthetically pleasing since the remodeling. After hurricane Ike, they replaced the deck chairs and patio furniture, added grilling sites (complete with charcoal hidden under the cabinet) and re-paved the parking lot with stone. Many of their wooden piers were replaced with floating ones as well. Parking is never difficult, though the marina can be a bit odd to navigate if you have never been. They have guest parking and sticker parking. On site, they have a tennis court, playground, laundry room, clubhouse with cable, and even a bar area with an ice machine. Granted, you have to bring your own bar materials. :) You have to have a key to get inside the bathrooms and they're always a bit of a shock after being in the pool since they're icy cold. Be sure to hold down the lever since they have a difficult time flushing. Showers are also inside. Everyone is always super friendly and talkative and will usually have a beer in a coozie in their hand. My dad often says he comes here to relax and get away; his oasis of sorts. On 4th of July they had a security officer at the front checking boat owners and their guests. I actually liked this; it kept those who weren't supposed to be there out. read more

I paid for very expensive services to export a boat( wash, mast step down, traielr load & packaging of all hardware removed ), and they did not send the forestay and sail furler either ... they did not respond for the loss nor did they partially compensate for the 5000 thousand dollars that I paid for the BAD SERVICE read more

Looking for a boat here so I keep returning. Great spot and location. I love it, from the facilities to the restaurant on site. The location is close to everything in Kemah and League City, and everything in Clearlake and Texas. We had a boat here in the 90's and Im looking for another one now. read more

Great Marina and facilities. Only downside is NO WIFI at the pier which I keep my boat.

We stayed here about 5 months. (They do allow stay aboards for an extra monthly fee.) You are on your own most of the time. They have a ground maintenance foreman and a guy on a scooter who reads meters. If you need assistance, or someone who will watch out for your boat's well being, this is not the place. The lease, that they make you sign, is clearly in their favor and somewhat anti-boater. For instance...you sign aways all privacy. They can board your boat anytime and for any reason, whether you are there or not. They also have unusual mooring line requirements; and the dock personnel clearly do not understand the difference between spring lines and mooring lines. Make sure you read your lease VERY carefully. As this place is one of the more expensive docks in the area and the lease requirement is one of the most restrictive, my advice would be to look elsewhere. There are several good marinas in this general area. read more

Love this place where we stow our boat. It's very quiet, easy to get to and affordable.

Please, get the ducks out of the pool! My children swim in there. The other day we watched a duck walk over to the pool, hop in and leave a three foot trail of green poop behind as he swam over to the little waterfall. It happens everyday we are there. This is such a beautiful place, maybe only second to Lakewood, but you have got to get a manager in there that knows how to run the place like a yacht club instead of a hitch hiker's hideaway. Get the old, dirty boats moved aside, hell, make it a mandatory service to wash them if they are in disrepair and make it a revenue center then use the money to fix the internet that is so slow it can not be used. Also, put a fridge with a combination that only the local police know at the end of the piers. Stock it with snacks for them to encourage them to stop by after dark and look around. A cheap way to stop the thefts and something you could use in your marketing material to show that you are being proactive about cutting down the thefts. Also, maybe get the employees to walk around the slips and ask people how things are going to show that you are interested in improving things. Watergate has good facilities but they have created a hostile environment for the tenants. Recently they have introduced a contract that allows the management to declare a boat 'abandoned' after a ten day notice without cause. In marine terms you could lose your boat or at least put it into a legal limbo. They also do not want to have any responsibility for the facilities. They want to be able to accept our money and yet have no responsibility to provide a safe facility. They are treating the tenants as irresponsible no goods. This was a good place to keep your boat but with the new changes there must be better places with a welcoming environment. Look elsewhere before going to Watergate. read more

The bathrooms are small and dated. the toilets are often clogged. There so small that you are taking a shower a few feet from someone taking a dump. The main issue is the management. The harbor master walks around like Barney Fife and is very rude. The place seems laid back and fun but dont be fooled, If your going to hang out here and try to relax......forget it! I tried to watch tv in there club room and was relaxing. I closed my eyes and a woman took my picture and turned it into the management. I was reprimanded by the harbor master, Its hard to believe how rude he was. Its not worth the money to dock your boat here. read more

Wow. Used to work here when I was a teenager and for the past decade have kept my boat here. I have to concur with other reviewers. This place is a wannabe. Take your money elsewhere. They have become militaristic like it is someplace special. But the only thing they should be proud of is the rent. The island pool, though beautiful, is usually dirty and cloudy with a broken pump or filter. Either that or they have it so pumped up with chlorine for the weekend that it ruins your skin and clothing. The harbor master has no bed side manner. Rude. I had a guest bring out a bottle of wine at a poolside table. Honestly know better. I don't drink wine and I don't bring glass to pool or beach areas. Of course. Well we were the only 3 middle aged women at the pool at the time. He walked up to us and I quote, "You have to leave right now. Get out of here! You have broken the rules with that bottle and you need to leave right now!" NO, excuse me, ladies. Nope! He continued to stand there as if I needed an escort! OK. I gladly left and felt horrible that I had broken the rules. Honestly I did. I did not mean to and I know better. But to be spoken to like that? I own that we breached a cardinal rule. I wish I had warned my guests not to bring bottle material but I forgot. But to be spoken to like that was humiliating and uncalled for. If you want to charge big prices and act like this place is "special" then send your staff to school and teach them some class. We were not teenagers with beer bottles all over tossing them around in a drunken stupor. My guest was getting ready to pour her wine in a plastic cup. I left as quickly as I could.
