Watermark makes the process so very simple. We were able to refinance at a decent rate in a matter of weeks. Dana Chupp and Casey Lamm worked with us from beginning to end. I submitted all my paperwork in their secure online portal, it was reviewed, and if anything more was needed I was promptly notified. They are very disorganized, delayed our loan process, then charged us a fee to relock the loan. They constantly misplaced information we submitted and as a result, we had to submit same information/paperwork more than once. There are much better companies out there. I used Watermark for a cash out refinance on an investment property after finding them initially through BankRate and then additional online reviews. Philippe was able to provide solid service and very competitive pricing on my slightly unique loan. Fees were reasonable and consistent during the process. The underwriting process did take a bit longer than anticipated and was unclear whether this was internal to Watermark or impacted by condo, insurance or other 3rd party providers. All in all a positive experience and I wouldn't hesitate to make a referral. read more

Blown away by program and service and I have had many mortgages over the years. Not only did we get an exceptional rate at no closing cost (full credit against cost) other than the prepaid escrows of property tax and insurance, the processing time was also exceptional. I say that with actual comps as I was two weeks into an application with another popular lender and they were still asking for more information that could and should have been asked for at the beginning, Watermark had approved the loan within 2 weeks, AND I have clients who started their refi applications with other outfits a full week ahead of me and are still working through request, review, and approval. We had a great experience with Watermark during our recent standard 30-year refinance. Monica Reyes was fantastic--gave us daily updates on the interest rate until we were ready to lock, was up-front with everything. Disclosures were on-target, and she answered all our questions quickly. Plus, they beat out our original lender and several others we quoted by 0.25% or more. We went from locking the rate to closing on the loan in just under 4 weeks. We are out-of-state and used a local title company, so I can't comment on that part of the process (which was fine, but nothing to do with Watermark). Bottom line: I had never heard of Watermark prior to our Internet query, but after this experience I would definitely go to them first the next time we are in the mortgage market. Good evening, As a first time homebuyer, I felt like I didn't know where to begin. I started this process with a smaller mortgage company, but was disappointed with their process. I found my way to Watermark Home Loans based on a recommendation from Credit Karma. I'll admit I was a bit skeptical regarding dealing with a volume lender, and most of the reviews were from Clients who refinanced- but I took the plunge anyway. I received a call from Mortgage Banker Kory Matthys. Kory has been an angel for me during this process. My file was a bit complicated and required a co- borrower due to student loan debt, and Kory made this process very smooth. He is extremely knowledgable and will hold your hand throughout the entire process. He was always available - no matter the time of day- especially the closer we were to closing. I was close to the edge several times throughout this process and Kory literally talked me back into my seat. He thoroughly explains every aspect of the process, which is essential for first time homebuyers. He's timely when responding to inquiries and will tell you the truth, even if it stings. Ron was the most transparent and educating mortgage banker that I "interviewed" in my search and, as a first-time home buyer, I needed both of those qualities in a lender. In our first conversation he did not assume that I already knew everything about the mortgage process, like others did; instead, he patiently and thoroughly explained details like: --what is and is not included in closing costs --what points are, and how both points and lender credits are acquired and affect your interest rate Ron was always quick to respond to emails and, early on, told me to let him know if any concerns came up. My realtor did raise a concern with a past transaction he'd had with Watermark so I shared that concern with Ron and, while the transaction was not one of his, he acknowledged the concern and sought out some background. He then provided a detailed explanation of what occurred and how we could avoid the same issue. Genelle, my loan processor, has some great project management skills! She provided a clear list of the items I needed for underwriting, frequently checked in on progress, and quickly answer my questions. It can be a bit tricky working with folks in opposite time zones (I'm on ET while Watermark is on PT), but Ron and Genelle were pleasant and professional and we closed on schedule and that's what matters in the end! read more

(NOTE. This is a review from the _previous_ year - 2018. Somehow, instead of posting the review I had it saved, and it was hanging around for a year, lol. Now, fixing it) I made a big mistake when applying for refi with Watermark - I haven't read the Yelp reviews. What I got is exactly the issue the other people describe. They attracted me with a very good rate, and the agent, Philippe Mouradian, was very polite and responsive. And we've eventually had a rate lock. Situation changed when I paid for the appraisal ($500). Another agent stepped in, James Guest, who took all the paperwork. He was extremely slow in everything. Many times I had to ping him to have at least some update! As an example of his work: he requested a letter of employment on Oct 12th, and on Oct 24th replied back that he needs an "income key" to complete the verification. This request (for the key) would be obvious to anyone, who does the check, instantly at the moment of the check! Which simply means he didn't do anything on the file since 12th up to 24th. Worse, once provided the key, he gone silent till Oct 31st, and returned back only to request the income key! He didn't even read my response!!! Then he gone silent again, and came back on Nov 7th, to inform that everything is good, except I need to provide another doc "for the underwriter". He got the doc and (right!) gone silent again. On Nov 14th let me know that the rate lock has expired and we need to revise the disclosure. Sure enough, they make some money on it: they've removed lenders credit in amount of $700. This credit was a deal breaker when I chose them. Somewhere in the middle of the process I started suspecting that all these delays may mean something. However, I contented myself with the hope that it was just unprofessionalism, and we'll have it worked out eventually. Now, it's absolutely clear to me that they never were to deliver the advertised product. They were expecting to see something in my credit history to legitimely rise the rate and increase the fees, but they've found nothing. So they had to activate "plan B": have the locked rate expired to align the rate with the actual market conditions (the rates were raising at the moment). Beware of this company! Do not have any business with them. read more

Second refi with the lender. First one went great. There were a few mistakes with the closing disclosure near the end of the second refi. I asked that the mistakes be corrected - not all of them were and I never received an apology. I thought I had found a lender I could work with over and over, but the customer service at the end of the transaction was inappropriate and inadequate. read more

I am currently working with one of their agents on refinancing my mortgage, and I cannot believe the level of unprofessionalism and unaccountability. If this agent represents the type of people that work at this company, I will not waste my time with them and take my business elsewhere. To make a long story short, I have already locked in my rate with them, and in the middle of signing disclosures, I raised some concerns with my loan agent. Rather than responding to my multiple emails and texts, he NEVER replied for the past week! read more

They are not transparent or upfront with costs and they missed the committed date from them of my closing by 29 days causing me to pay extra interest and a late fee unnecessarily. Once I finally closed, they sent me a check for the cash back from my refinance and it was 30% less than what was stated on my final closing documents. When asked about it, they insisted the check was correct and the amount on my closing document wasn't???! This company doesn't care about their customers or their finances as long as they can close the loan and get paid. read more

Had a very horrible experience with Watermark. They gave a good rate, but the communication from the loan officer was very bad. During the loan process, I have submitted all the documents that are required by them. When the loan was approved and about to be signing in, They had not sent me the closing disclosure. I had sent multiple emails to the loan officer about sending the closing disclosure. They kept delaying and insisting that I will get it as part of sign in process from the Notary. I asked to get it upfront, but they said they cannot generate from their system. When I got to see the closing disclosure from the Notary for the first time, I had questions about the closing disclosure. I called the loan office(Robert Glass) and he did not pick up. Later he texted me saying that he was at a birthday party and cannot talk. When I texted him the question that I had regarding the closing disclosure, he said he do not know. He also said he is not in front of a computer, and insisted that I sign the document and he can clarify it later. I said I am not comfortable, till the closing disclosure showing discrepancy is clarified upfront. He said he do not know answer for that. I chose not to sign the document. Later after a week, got a call from his manager, and he said that I had wasted their time and money for the notary and I had to pay again if I would like to proceed with the loan. I said, I was never given closing disclosure before signing the document. They were rude, adamant in the overall conversation saying that I should have signed the loan closing earlier even if I don't have answers to the questions. Technically they don't have answers to any of my questions about closing disclosures. Doesn't seem sound enough to understand the clarifying questions that I had asked. It was a very very horrible experience. The way they treat the customers is so bad. Finally I chose not to proceed with them. read more

This company promised me for lower rates,after preparing my documents &send them ,Fernando the loan agents told me since my husband is getting loan for new house for his kids can't give me a lower rate ,while I had soo much equity in my house,not even didn't coulnt refinance ,they made my husband go through soo much of expenses to go to Texas from san francisco to sign paperwork ,they asked more documents last min,why r they promises people then back up their offer,they are terrible ,they cost of lots of expenses & still didn't get any loans after all,I don't trust them,all BS read more
