    We applied and cancelled our application before signing a lease because the entire experience made…read moreus lose all confidence in this property. The unit itself had serious issues, but the main reason we walked away was the leasing office's communication, dismissive attitude, lack of accountability, and overall handling of the process. We toured our unit that we applied for, 1327, and found over 50 dead flies throughout the apartment. They were in both bedrooms, the living room, bathrooms, kitchen, and even inside kitchen cabinets. There was also a large active hornet nest on the balcony. When we brought up the flies, we were basically told the unit had been vacant for a while and that sometimes doors get opened during tours. That does not explain dead flies throughout every room and inside cabinets.(photos attached, every black dot is a fly) The Building 1 elevator was also broken, which mattered because our unit would be on the 3rd floor. We were told they were waiting on parts with no clear repair timeline. When we expressed concern about moving furniture to the 3rd floor, the response was basically that the elevator is a "convenience" and stairs could be used. We also saw another resident's review warning people to "avoid Building 1 like the plague" and saying the elevator is broken most of the time. The worst part was the leasing office's handling of a unit switch. We saw another unit listed online at $1,150 base rent, so I called multiple times and left a voicemail, but no one answered. Because of that, my sister had to go to the office in person to ask if switching was possible, since the unit was on the first floor and would avoid the elevator issue. Once she got there, she was told the $1,150 price was a "system glitch" and that the actual price was much higher. We did not approve switching to that unit at the higher price. My sister only asked for a call back from the leasing agent we had been working with so we could discuss everything regarding our lease before making any decision. Instead, they sent us a new lease to sign for the other unit at $1,895 without our approval. We never agreed to the unit or that price. Asking a question is not approval. Mentioning a higher price is not approval. A missed call is not approval. Then they sent an email that correcting their own mistake back to the original unit was a "last change" "time consuming" and "unnecessary admin work." That was extremely unprofessional. Generating accurate lease documents, correcting errors, answering pricing questions, and confirming approval before changing someone's unit are basic leasing office responsibilities that are part of their job. Applicants should not be treated like a burden for expecting accurate documents before signing a legal lease. They also tried to justify missed communication by saying that if a voicemail is not left, they are not notified of every missed call. I had called multiple times and did leave a voicemail with my name, phone number, and reason for calling, followed by an email as well. Bringing that up felt like another attempt to shift responsibility instead of acknowledging that communication was handled poorly on their part. The unit issues were serious, but they could have been fixed. Cleaning can be done. Pest control can be scheduled. Maintenance can happen. What made us cancel was the leasing staff's behavior: dismissive explanations, shifting information, lack of accountability, an unauthorized lease change, and treating basic applicant questions like an inconvenience. We were not even residents yet, and the process was already stressful, frustrating, and disappointing. If this is how applicants are treated before signing, I can only imagine actual resident concerns are handled much much worse. Based on this experience, I would strongly warn anyone to be extremely careful before applying here.

    So, I answered an ad on a home that stated they accept section 8 as I'm disabled and low-income. I…read moredealt with a rental assistance agent in India that seemed helpful at first. After passing all tenent screening and background checks they referred me to some pet screening company to verify my "pet" that is actually an Emotional Support Animal. I could tell very quickly that the pet screening service was a farce.. they asked for information and proof that is all the way protected by HIPPA laws. I provided an authentic ESA letter and they (petscreening.com) denied that letter. After explaining the situation to one of Sulthars agents in India, the agent got pissed and hung up in my face and then took it upon himself to cancel my application. Next I spoke with Sulthar himself after gathering the information on his employees and company to make a complaint to HUD. Sulthar was pretty cool and expressed that he owns the company and that he has no issues with me having a dog but that he follows what petscreening.com tells him. I looked into petscreening.com and saw that as I already expected, they have a terrible reputation and have been accused of fraudulent practices plenty of times in the past by other rental applicants forced to use that service to complete a rental application. (I've included a link to a thread about petscreening.com below) Also during my conversation with Sulthar he began to mention things that made me as an applicant slightly uncomfortable. He started saying things about Lawton's Section 8 office and inspectors. I personally appreciate Section 8 and it's employees as that program has literally saved my life and given me a place to live that is comfortable and free of hazards and issues. Section 8 actually protects renters against most slumlords who buy cheap properties and then rent them out without investing in upgrades and fixes that make those home liveable. All in all, I'm very dissatisfied witf DFW Property Management and I feel that if they have issues with low-income renters on Section 8 or renters with ESA letters Sulthar should not advertise that his rentals accept Section 8 vouchers. He absolutely should not complain to a rental applicant about the processes and procedures of the Section 8 office, nor should he state that they try to get over on him. His company tried to get over on me and the Section 8 program helps me! He went out of his way to tell me that Section 8 always demands that he lowers his rent and he isn't lowering his rent.. what does that have to do with me? Anyhow, the entire process has been a complete waste of time and petscreening.com is a scam. They tried to make me pay a $400 pet deposit I'm not required to pay and $25 extra per month by denying an authentic and absolutely valid ESA letter. I think they must be used to dealing with certain types of people.. however, I'm not that type. I wasted time applying with DFW Property Management. There's much more I could complain about here, but for what reason? I'm not going to go back and forth with rental agents in India and fake petscreening webites or pay $400+ $25 per month just to rent from someone who purchased a house for $60,000 and wants to nickel and dime low income tenants. I can just notify HUD and the other agencies as to DFW's issues and find a real and respectable property management company to rent a home from. Seems to me that they are trying their best to take advantage of Federal Housing programs and low-income tenants, otherwise some of their properties just sit there. When…read moreshe was recommended to me I was thinking "An agent in Southlake????" and felt a little intimidated by the idea. The first time I met Lauren I knew I could put that fear to rest. It was my first home buying experience and I was looking under the $300K range (hence my intimidation)! I was also looking in HEB or Arlington area. I should note - this is all taking place during COVID as well. After reaching out via e-mail Lauren asked some introductory questions and got to work! Within a few days I was in the portal, matched with great listings and she was teaching me along the way. As someone who had no experience, I appreciated this the most. She took the time to teach me the terms, what to expect, and what portions of what I was asking made sense. By the time we were done I really understood the process thanks to her. I had a lot of questions, and I was always made to feel comfortable asking them. The time we were looking houses were flying off the market. She was sending us listings daily, and with our strict work schedules Lauren was working hard for us in the background - scheduling showings in the cold, after 6PM and on the weekends too! As she got to know the personalities of my partner and I she was adjusting along the way and the listings were absolutely matching our feedback and what I am sure she was noticing. In less than a month we found our retro remodeled dream near UTA and Lauren advocated for us the whole way. She was working for us like we were one of her million dollar clients, though we are just a hard working young couple getting into our first home. I will never forget that, paired with her true desire to see us happy. Buying a home is such a milestone and everything around it can be surreal. Many people describe it as stressful, but I never felt that. That says so much about Lauren, and I will recommend her to anyone looking for thier first place or forever home.
