BEWARE AVARI VACATION RENTALS: Condo uninhabitable, significant water damage and mold, refund or relocation refused We booked unit A412 at the Waterscapes in Fort Walton Beach through Avari. Upon entering the condo I noticed a musty smell and the condo looked severely neglected- chipped paint throughout the corners and baseboards that looked like it needed to be touched up for multiple seasons, with significant water damage and mold/growth growing around the baseboards and drywall in the bathrooms. Upon brushing my teeth I noticed that the bathroom faucet was completely caked with black and green mold and we ended up using bottled water to brush our teeth. One of the showers wasn't dispersing water properly and it was actually painful to shower because of how much pressure was coming out of the shower head (water was only coming out of half of it, so it was shooting out to the point I couldn't shower my child because it was like pins and needles). Usually high water pressure is great but this was extreme and from obvious neglect. When we got into bed we noticed our sheets were stained throughout the middle of the bed. The condo was truly disgusting and I have ZERO idea how anyone thought it was OK to have guests in it at all. We had to stay there one night because our flight got in super late (we arrived at the condo around 12:30 am) and I had my 3 year old with us so we ended up switching beds to one that looked cleaner and crashing for just the night hours (until around 8:30) before hauling out of there. I was in contact with customer service from about 1-2 am, but was told I would have to wait until the on site property management before I could be relocated or refunded. When I finally got a hold of the on site property manager (after calling multiple times from 8:30 am- 10:30 am) she told me I could not be relocated or refunded. It was after 11 am before I could see her in person though there were several urgent orders put in for her to contact me. We walked through the condo together and I pointed out all the issues above and told her the condo was uninhabitable and to ask again, and I was told the same again (no refund or relocation to a different condo). Apparently if the individual owner doesn't want to refund you your money- it doesn't matter if the place has obvious mold issues and unlivable! As a side note I woke up with a sore throat and itchy/runny sinuses that resolved after leaving, so I will be reporting this condo to the local health department. I truly believe this place is a major health hazard and caution everyone to stay away from Avari- they obviously do not care about the health and safety of their customers. read more

This was a our 1st visit to the area and will not be our last. I used a rental company and this was the resort we chose and so glad we did. The location was great, the room was amazing, the amentities were the best part. This is a great place for families as the many pools and water areas are so much fun. They have poolside activities like poolside movies. There is a small tiki bar with a small menu on site as well. They also offer umbrella/chair rentals on the beach in front of the resort. I can imagine without the construction project you have a better chance of walking to the nearby restaurants/attractions, but we opted to drive. The parking is gated as well as the pool areas. read more

I love waterscapes. It's so family friendly and this is our 2nd year in a row coming. And we will continue to come and use this place as our "destination vacation". Last year we came end of August so it wasn't as busy. This year we came 1st week of August and we still had a great stay. This is my one and only complaint. The chair saving at the pools. People will line up for the pool to open at 8am and we watched someone saved 8 chairs!! We were behind them and were at the pool all day and only 2 people used the chairs!! Meanwhile we watched families come down as a whole, having to place their things under palm trees and bushes. We also had a table and chairs next to us with a pool noodle, and an empty bag on it to "save it". No one ever showed up to sit down, but I saw a family come through the gate from the beach, decided not to use it today and grabbed their things and leave. I understand the wanting to save chairs so you've got it! But I find it dis-heartening to see people take advantage of it and not even use the chairs your saving. I wish they would either enforce a no save for later policy, or limit the amount of chairs you can save per unit. That's my only complaint. Other than that. It's a blast to be here. read more

Horrible stay. . 6 people to a room must share 2 beach chairs or pay for extra chair $$$$$ . Elevator broke . 2 rolls of toilet paper for a weeks stay per room / cheap at that. . 1 towel per person so you must do laundry daily in a cheap washer and dryer. . Dresser drawers broken not usable in master room . Mini blind that covers the bedroom door is broken so you must tie it to the dresser to keep it open / up . 1 dishwasher tablet 1 trash bag per trash can . Cheep cookware not usable . Bunkbed room has NO door or curtain shown in the rental photo No privacy ! But we found the rod in a closet. Lol . Wrist bracelets do not work to aces pools. . Master bath tub runs not able to completely shut off . You walk Avery long distance to the garage from any room and it was hot. !!! . My family and I stayed in a Vacasa unit during our Spring Break vacation. We want to start by thanking Vacasa for making it possible to have a place to stay away from home. The location of the unit was stellar to accessing the beach and pool. While the location was great, we didn't find many other aspects to rave about during this visit. Please know it is not in our nature to write in with complaints. We do travel a lot and recognized too many areas of opportunity not to share this feedback seeing as we paid a premium price for this stay. Upon arriving, the musty smell was overwhelming. The floors were filthy with black and sand immediately sticking to our feet. As we entered the bedrooms, we discovered the furniture was pieced together and really just beat up from an aesthetics perspective. The bathroom carpets were terribly worn too. It was tough in the bunk area not to have storage for clothes all week. When it came time for dinner, we quickly discovered there was not quality cookware along with bent mismatched silverware. At bedtime, we discovered the water head in the guest bedroom was leaking and didn't provide full strength water pressure. When brushing our teeth, the sink in the master bedroom backed up very quickly and took an extended time to drain. There were two different colored lights above the sink that just seemed janky and annoying that they didn't match with one being bright white and the other soft white. There was also a ball of hair in the shower. When drying our clothes, there was a terrible squeaking noise. We did not continue drying in fear something else was wrong with the unit. Lastly, overall, the unit did not have any amenities for the beach. In the past, units have provided an extra chair or two along with toys and other items that make the beach more fun for the whole family. We recognize this is a corporate-owned unit verses owned by an individual. Therefore, we let it go and went to buy these items. We reported the most pressing issues of the floors and sink clog with maintenance and cleaning coming that day to fix the issues. We appreciated the quick turnaround time. However, while on vacation, we weren't expecting to accommodate having repair people in the unit. We didn't feel safe with them there while we were gone. In addition to the repairs, Orkin stopped by and asked to spray the unit for pests while we were relaxing. Again, not something we expected while trying to enjoy down time. read more

Late July 2024 unit A422. After anticipating this for a year, we excitedly checked-in Saturday afternoon and used the pool that evening. It was crowded, which wasn't surprising, but the lazy river wasn't great because kids were jumping in and swimming the wrong way, people gathered and standing along the side so that you had to try not to run into them each time around. Not exactly relaxing. The next morning was horrifying - we found 10 cockroaches within 3 hours of waking (adult and baby, coming out of a wall outlet and in drawers). Management offered to relocate us to a unit at Miramar but I asked for a refund (and had to argue to get a full refund after spending my first day killing bugs and on the phone with management). I found a beachfront hotel close by, and the rest of my week was amazing. A lot of people love Waterscape, and maybe the units owned by individuals are better, but I won't book anywhere through Vacasa again. read more

Let's talk about the beach... I'm currently staying at Waterscape, Day 3, the room I'm staying in is unimportant to this review because it is wonderful and I don't want this review to reflect upon the condo owners. I will review them separately with a full 5 star. This resort however, could use some work. Prior to my check-in I had received several emails regarding rules and regulations of the property, never once did they include a map. They should. This place is a labyrinth. Not a set back, but an easily corrected oversight on their part. Next: The fees for this resort are ASTRONOMICAL with cleaning being a huge one. Including cleaning fees like that (nearly the price of all 4 nights) I would expect daily cleanings like one would receive at much cheaper hotels, not the case. You won't have your room cleaned unless you're leaving. All of this could be easily swept under the rug by a beautiful day at the beach, YOU WILL NOT RECEIVE THIS HERE - I REPEAT YOU WILL NOT RECEIVE A BEAUTIFUL BEACH DAY YOU WILL STARE FIRMLY AT YOUR NEIGHBORS FACE AND YOU WILL CHASE THE SHADE ALL DAY BECAUSE OF CHAIR SETUP. I have been coming to Destin/Sandestin for 15+ years and never have I seen the "horseshoe" set up like it is here. There are 3 large horseshoes of chairs that face each other. I will include photos. Day 1 we came down to the beach at 10am, I know the game, first come first serve but I was shocked at the horseshoes. "No matter", we said, thinking we'll get up at 8am when the beach service opens and get better chairs, AGAIN not the case. Day2-3: Not sure how the entire first 2 rows (which is about 6 sets of chairs) that actually face the beach were already reserved with not a soul to be found at 8am. Super frustrating. Wish I would have known about the garbage horseshoe setup before spending thousands of dollars to stare at other people & their personal setups in the middle of the horseshoe. If you're looking to spend some time at the beach, genuinely, go somewhere else. This ain't it. I'll never be coming back here again. Ps- the owners setup is not in horseshoe and enviable. I love this place, our church group has about 1200 students spread around some resorts. but all of our high school students stayed here! the pool is awesome and the lazy river is fun! P.S. the big waterfall feels really good as a massage!! the only bad thing is that the 6 level smells like mold. read more

Stayed B-314 2-bedroom July 6-13, 2019. Place is awesome for families. Had 6-adults and four young grand children. Two adults used bunks and worked just fine. Half bath at bunks. Great pools and worlds best white sand beaches. Now why only 4-stars. Booked through Best Beach Get Aways. Wyndham rents 200 of 300+ units. Our fridge went dead Sun. 7/7 and not fixed until Tuesday. Holiday weekend, but real hassle with baby milk, etc. Wyndham would have fixed by Monday! Unit B-314 looked nice but carpets seemed soiled and porch mold dirty. Moms not happy with two crawling infants. Furniture might be newer but worn. Of course any rental, to be expected. A fan didn't work and struggled with some kitchen ware. Another pet peeve, no extra towel hooks. I highly recommend, but keep in mind, very large place with solid grand parents-parents - and kids-kids-kids. Would not go back, but everything as advertised. We stayed at Waterscape Resort last year for our annual family vacation and were very pleased with the property. We rented unit B616 from Kimberly Lang Rentals which we were also pleased with because of their easy booking, guest service, and the discounts they offer returning guests. Waterscape is a very nice resort; it's super big. Be forewarned that Waterscape is a family friendly resort and there are LOTS of kids here; not a place if kids get on your nerves . *Beer helps :) The resort offers great amenities like 2 pools, a splash pad, 2 hot tubs, a lazy river, and access to the beach. The resort grounds are kept very clean; from the grounds to the public areas. Because we rented from a private company we didn't deal with the staff very much, but there were occasions we bumped into workers around the resort and they were always super nice. The location of Waterscape is great! It's on the beach and a short walk to many restaurants and the Okaloosa pier. Across from the hotel is the popular AJ's Seafood that's good for drinks and live music, but the food is sub par, there is also Old Bay Steamer across the street that's a little expensive but well worth it for steamed seafood, and also across the street is several other restaurants and business including a liquor store and gentleman's club (lol). The pier which is a short walk on the beach from the resort also has several restaurants and shops and an aquarium. read more

Stayed here for Spring Break 2019... unit B503. The unit is awesome... very good sized 2 bedroom plus sleeping area. 2.5 bathrooms. We had 6 people total and it was just right for us. The condo is very tastefully decorated, the beds are fantastic, and they had very nice artwork. Gulf views from the patio were incredible. Management team clearly are professionals... Resort is wonderful too. It's right next to a lot of attractions on the strip. 3 different pools to enjoy. Awesome beach service by great staff. Grills available for cooking on. Overall, just an outstanding property for a family beach vacation. I will be happy to give this one 5 stars read more

Went on an all "Ladies getaway with the Kids," which is an annual event for us. We usually reserve a 3 bedroom condo during Memorial Day weekend. The room was definity comfortable and spaceous for our group of 11. The kitchen was fully equipped with every thing we could possibly need to make breakfast, lunch and lite dinner. The room was ocean view, however, from a distance. But you can still hear the waves crashing ashore. Along with beautiful sunsets. Of course you don't travel to Ft. Walton Beach to stay in your room allday, we explored the beach, which was absolutely clean, soft white sand. We were about 5 mins from Destin, 10-15 mins away from the nearest supermarket and 30 mins from the outlet. Such an amazing time...looking forward to next year. read more

we are mid week and A huge trauma happened this evening when my young adult kids got stuck on an elevator that was out of service 2 days prior. The call made in elevator was not reliable or helpful as the connection was muffled and not beneficial. Bad signals from inside hindered timely help and resulted in trauma. many guests were reporting similar circumstances with problems on elevators afterwards. Waterscape is responsible for the elevator malfunctions and shame on the very slow response time. The fire department (Captain Brown) only escalated the situation after arriving moments after security, causing further trauma. Captain, I sure hope you can undergo more training when coming onto a scene to better de-escalate situations and better help those to cope with what has and is happening. read more

Wonderful place to stay, especially for families with small children. There's a wading area with toys to climb on just for them. It had the water sprouts and looked like so much fun. Get a unit closer to the back (units -I would go after May tho because it was still pretty chilly and windy April 18-25. The staff is super fun and great to help in any way they can. There's a box of free toys so if you didn't bring sand toys or a boogie board check there first before you go buy them. When you're ready to leave you can leave your new or used toys for the next guests. The view of the swimming pools, hot tub and especially the beach was superb. Been here a total of five years and will continue to come back. Fun for all ages especially children though. The have four different pools: two kid areas, one adult, and one lazy river. The best part is you're right on the beach. Every time I've gone I've tried to get a nice beach view. I've stayed in different units each time and they were all lovely. Do yourself a favor and find somewhere else to stay. Unless You like cockroaches and massive crowds of people. My legs started itching while we were staying there and I had clusters of little bumps that itched terribly. Those bumps are now red and itchy and they look to be bug bites of some sort. I'm guessing it's either fleas or bed bugs or cockroaches. We killed two cockroaches on our second day there and called the front desk who sent maintenance up to spray our room with chemicals, which I declined. Then they put cockroach traps all over the place and he didn't seemed fazed at all but mentioned it was odd that we saw them in the living room crawling up a wall and not in the kitchen where they usually are. I was told a manager would call me the next day and of course, never did. We didn't read reviews before we booked because someone recommended the place to us. We continued to see cockroaches for the next two days. Now that Ive read reviews I can see filth and cockroaches is an ongoing theme. And one morning I saw someone from Orkin pest control walking through the pool area so I can only imagine how bad the cockroach problem actually is. The room looked nice at first glance but the floors were filthy and then when we saw the cockroaches we were totally disgusted. We also saw a picture of what we thought was our condo over looking the water but our view was of an access road and the side of another hotel and a fence that was falling apart. We also had to go buy paper towels and garbage bags because we cooked food there (keeping all food in the fridge because of cockroaches) and ran out of garbage bags on the first day. The dish soap they left didn't even last two days either. For that price those items should be provided for us. We stayed in A105. We would have left that day had we not had friends and family meeting us in town for the trip and because it was Labor Day weekend and because of the evacuees from the hurricane every place was booked solid so we had no choice but to stay. The beach had garbage all over it and the chairs were placed so close together that you were pretty much in everyone's space no matter where you sat. The pool was crazy busy with kids running around unsupervised and some wearing diapers in the pool... and I'm not talking about swim diapers. There was also no place to sit at the pool because people put their stuff on chairs right when it opens and then go back to their condos and don't actually go to the pool until later so you're left with either not being able to sit anywhere or having to move peoples things so you can sit there while you're actually using the pool. I'm mad we spent as much as we did to rent the place and I wouldn't stay there again even if it was for free. Our friends stayed at an Airbnb down the road and paid way less than us and had a beautiful apartment to stay in. I don't know if the bigger condos and hotels are just not great in general in that area or if this place was just a really bad place to stay. I wasn't thrilled with the area anyways because it's very crowded and touristy and there's not a lot of great food options. The way things were handled weren't great and I felt like they honestly didn't care because this is an ongoing issue for guests. You're better off finding an Airbnb if you plan on visiting that area. read more

My family comes here every year! Love the location, sugar white sand and family atmosphere. There is plenty of parking in the parking garages as well as carts to bring your stuff to your condo. Here's the skinny - if you are going for the rooms and expecting it to match the cost of the nightly price, you will be disappointed. If you look at the amenities and the view / location, and regard the room as furniture to use while you are there, it's a great option! The ropes, lilly pad, fountains, lazy river, etc are a blast for kids and adults. The view from the patio, which in our room (2 back from the beach) also was visible from the front door, was absolutely amazing. You have instant access to the beach from the pool area and the sands are white and soft. The views at night with the pools lightly lit were also beautiful. While our room had some repairs needed (the door frame was spackled for painting the week we were there, but not painted, the sprayer on the kitchen sink was not mounted, some furniture had chunks out of the wood), it was clean, comfy, and spacious. The pots and pans were terrible, but I have learned to bring a good one of each, plus a good knife, to any resort or cabin by now. For us, that was worth the cost and we all had a great vacation. This was Fall break in Georgia, which turned out to be perfect timing as the beach and pool were far from occupied; kids were on the lily pads all day without standing in line and I was in the hot tub whenever I wanted. Never talked to the front desk after check-in, so can't comment on the customer service past a good experience coming in. read more

We stayed in C203 which was the perfect location for a family with kids! Plenty of pool and yard toys, ideal location to the amazing pools and quick access to the beach. No need to bring anything! Our first trip to Florida and we got the chance to book a stay here. Good place for the kids and easy access to the beach since it's right on it. The view from our unit B400 was great, you get to see the beach from each room and in the third room you have a view of both the beach and pool area. I wish they had more available days here and better selection of rooms bc we had to do a split stay for the first two nights, which, originally I book them here at the same place just different units, but I had to move the first two nights to a location down a few since and upgrade to a 3B, the look of the decor in unit B610 was super ugly. One thing I would change about this place is the furniture, it is literally cheap and looks like it too. The mattress is really important but they had a noisy and uncomfortable one in the master room. Over all, I would recommend this place to people we know and look at the units before agreeing. Also, try to avoid the holidays or maybe book ahead of time read more

This place is amazing! We are locals and and have been to numerous condos in the area but none compare to this place. All the rooms seem to be very well kept. The amenities are amazing especially if you have kids. Several pool areas, lazy river, heated pool and jacuzzi, nice gym area, plenty of places to grill out, a place to order food and adult beverages during the day. The location is also a plus. It's located right off 98 on Okaloosa Island which is mostly out of all the heavy traffic in Destin yet only 10 min away. Waterscape is also beachside so you can walk right off the resort onto the beach that has chair service. All of the people that work there are amazing. I've never had a bad experience at Waterscape and highly recommend. We have continued to stay at Unit A423. Nice furniture and a clean look to the place. Also highly recommended. read more

My wife booked us a 2 bedroom condo (#619A) here at Waterscape for the week (Saturday to Saturday). She researched quite a few different places and found Waterscape to be our best bet. Out of all the rental places that she viewed, Waterscape appeared to have one of the better pool areas. And it did! The "main" pool was very large and accommodated various age groups. There was an area for smaller kids (including infants) that had a "walk-in" approach (as if you were to walk into the beach surf) with the towering mushroom water fountain. Had a couple of other "water toys" that kids could play with. As you moved into deeper water, there was an island that was connected to a aerial roper ladder that kids could cross walking over the top of several "platforms" placed along the route. There were also two additional pools located just upstairs from that one. Somewhat of a round shaped pool with a center island but did not have obstacles or toys for kids to play with (little bit deeper water than what small kids could play). The last pool was for small children which again had some water attractions as well as a small slide that kids could play on. There was access to the beach area which was easily accessible from the pool area. You had to cross a small boardwalk leading to the beach, but that wasn't bad at all. There were tents and chairs for rent from the property. Upon our arrival to our condo, we had wristbands for each occupant. Not quite sure what these were for, perhaps indicating that you were staying at the resort? I say that because we saw a TON of people walking around the property and utilizing the pool area, who were not wearing wrist bands. Our condo faced southeast overlooking the site of the currently under construction Hilton Garden Inn. You could see the beach and some of the other hotel / restaurant properties in the vicinity. NOTE: It was brought to our attention that odd number rooms face "out" and even numbers face "in" (which would include views of the pool and beach area). The accommodations were pretty good. We had two bedrooms (one on either side of the unit) and a set of bunkbeds. There was a small kitchen area with a full-size refrigerator, microwave, 4 burner stove with oven, dishwasher, sink, and plenty of cabinet space. It also came with a stacked model washer and dryer. It was very comfortable. If you're looking for the flash of a Four Seasons or Ritz Carlton, this isn't for you. But if you are wanting a nice, comfortable space for a week or so, you can't go wrong with Waterscape. When we initially drove onto the property, we took the parking garage all the way up to the sixth floor. By the time we arrived to the sixth floor, one of the employees met us there and informed us that he had "chased" us all the way up because our car top carrier had made contact with some of the height bars that were present in the garage. He allowed us to unload our van on the sixth floor with the promise that I would reposition it to the first floor parking area. There was a gate code to enter the garage, and a door code once we got to our room (both were emailed to my wife prior to our arrival). Waterscape is conveniently located just off of the Miracle Strip Parkway bridge (not sure of the official name of the bridge) and approximately 6 miles or so west of the Destin area. There are plenty of restaurants nearby, souvenir shops, and a Publix grocery store across the Miracle Strip Parkway bridge on the way back to Fort Walton (again, not far away at all). Miracle Strip Parkway contained quite a few small shops, restaurants, and bar type environments. If your goal is to relax and chill without the hustle and bustle of everything and anything going on, this is the place to be!! I am trying to recuperate from our (my families vacation, lol) so I plan to add to this in greater detail later but just in case never happens....first let me say I am an unapologetic completely "A" personality that plans and plots and wants to know every detail of all especially when going on vaca. This place is awesome for a family vacation. It is right on the beach and they have great pools for all ages. If you are looking for a place with no kids, then don't come here. However this place is perfect for families. There are different size condos. We rented A207 which has 2 full bedrooms each with its own bathroom and in addition there is a bunk bed in the unit that is separate from the two bedrooms where a couple of kids can sleep. We have 6 people staying very comfortably in this unit and could probably fit 8 comfortably if we wanted. The unit balcony is very spacious and a great place for that morning coffee. A207 has a partial view of the ocean but there are other units with a better view. Those staying here must wear waterscape wristbands while in the common area. There is a great little poolside bar and food joint. Many great restaurants nearby. We are on day 5 of our trip and are having an absolute blast. Amazing experience. We will be back for sure! Great vacation for families! This condo complex was super! We had a 2 bedroom condo with an additional bunk room with bunk beds that my children slept in. The 2 bedrooms each had their own master bath and there was an additional 1/2 bath. The pools were perfect for my 2&3 yr olds. The large pool was beach entry, had your typical wateescape features, a Lilly pad walk with rope & waterfall. There was a lazy river, a second donut shaped pool and a splash pad with slide. My girls were enthralled with the pools. The beach is the best beach I have ever been to in the continental US. Not one rock, fine white sand and shallow warm waters. We loved it so much, we are considering purchasing a condo there. read more

We paid 2500$ for a week in Oct 2019 and it was the worse place we've ever stayed . We usually stay at Ron Jon's in Cocoa Beach (now holiday inn resort) but wanted something closer to home this time... huge mistake ! There's only 1 place for food or drinks on site and it closes at 5, no where close to dinner time . The pots and pans in our condo were from the 90'a (B512) so everything we cooked burnt because the pans had no Teflon left at all. What you get in each condo is up to the owner but ours had stuff bought from a thrift store. The housekeeper walked into our room twice while we were there thinking we were checking out , although we weren't , called the front desk and they apologized and then it happened again . The beach is the worse part . It's a very small section where they put a TON of people ! They set the chairs up in giant horseshoes so you're looking at people across from you instead of the ocean , people play frisbee or ball in the center ( got hit several times with one) . Woke up at 6:30am to try to get a close spot to the ocean but people were earlier than me and will put towels on the chairs to "reserve" them and will do this for 3 sets of chairs and then leave and won't come back till noon or whenever and there's no rules against it so we were stuck in the far back of this crazy horseshoe. I asked the chair guy from Lazy Days if we could rent a set instead of the included one with condo and he said that we could pay but we'd still sit in the horse shoe set up , they won't set it up somewhere different even if you pay. It's a joke , don't waste your money , go somewhere different. read more
