BEWARE AVARI VACATION RENTALS: Condo uninhabitable,…read moresignificant water damage and mold, refund or relocation refused We booked unit A412 at the Waterscapes in Fort Walton Beach through Avari. Upon entering the condo I noticed a musty smell and the condo looked severely neglected- chipped paint throughout the corners and baseboards that looked like it needed to be touched up for multiple seasons, with significant water damage and mold/growth growing around the baseboards and drywall in the bathrooms. Upon brushing my teeth I noticed that the bathroom faucet was completely caked with black and green mold and we ended up using bottled water to brush our teeth. One of the showers wasn't dispersing water properly and it was actually painful to shower because of how much pressure was coming out of the shower head (water was only coming out of half of it, so it was shooting out to the point I couldn't shower my child because it was like pins and needles). Usually high water pressure is great but this was extreme and from obvious neglect. When we got into bed we noticed our sheets were stained throughout the middle of the bed. The condo was truly disgusting and I have ZERO idea how anyone thought it was OK to have guests in it at all. We had to stay there one night because our flight got in super late (we arrived at the condo around 12:30 am) and I had my 3 year old with us so we ended up switching beds to one that looked cleaner and crashing for just the night hours (until around 8:30) before hauling out of there. I was in contact with customer service from about 1-2 am, but was told I would have to wait until the on site property management before I could be relocated or refunded. When I finally got a hold of the on site property manager (after calling multiple times from 8:30 am- 10:30 am) she told me I could not be relocated or refunded. It was after 11 am before I could see her in person though there were several urgent orders put in for her to contact me. We walked through the condo together and I pointed out all the issues above and told her the condo was uninhabitable and to ask again, and I was told the same again (no refund or relocation to a different condo). Apparently if the individual owner doesn't want to refund you your money- it doesn't matter if the place has obvious mold issues and unlivable! As a side note I woke up with a sore throat and itchy/runny sinuses that resolved after leaving, so I will be reporting this condo to the local health department. I truly believe this place is a major health hazard and caution everyone to stay away from Avari- they obviously do not care about the health and safety of their customers.

They have poolside activities like poolside movies. There is a small tiki bar with a small menu on site as well. They also offer umbrella/chair rentals on the beach in front of the resort. I can imagine without the construction project you have a better chance of walking to the nearby restaurants/attractions, but we opted to drive. The parking is gated as well as the pool areas.

There is an amazing patio overlooking the pool and ocean that doubles as our very own beachside dining location. Publix is right across the bridge and the Fudpucker's Okaloosa Island location is down the street.

Maintenance and pest control entered the condo during our stay without any prior notice. Our door was painted twice, and pest control came in to spray -- none of which we were told about ahead of time. We also spoke with three other families in the building who were frustrated by similar unannounced visits, though they had rented through other agencies. When we called Brooks & Shorey to ask if more workers would be entering, we were told it was "up to the HOA" and they didn't offer to follow up or check for us. The guest bathroom needs attention -- the toilet is in poor condition, the fan was hanging down, and there was no hot water in either the guest bathroom sink or the kitchen. We also noticed trash on the floor when we arrived, so the cleaning could have been much better. To top it off, we got stuck in the elevator with two other guests, and later noticed the elevator permit had expired in August 2025. Overall, the location was fine and the condo itself was okay, but communication and maintenance coordination were severely lacking.

The beach you were not able to sit close to the beach line because chairs was set out and reserved for our condo took up the entire front line leaving no for others. Destin West is fully equipped with a winding, lazy river, waterfall pool, two hot tubs, grills, bay access, and a sky bridge to the neighboring resort on the gulf-side. Even though this resort is getting a bit older each year, it is maintained exceptionally well and the features never lose their appeal to all ages. After staying in many each of the towers and different rooms throughout the past few years, there are a variety of room styles to accommodate various family sizes and preferences and budgets. As things progress, many condo owners have transitioned to airbnb for their booking services. Though this can have its perks, in my opinion it can take away from the resort-feel by eliminating the client-to-resort interaction. Not a fan of a key- lockbox for entry. Coastal Vibes brought donuts & refunded cleaning fee so that we could clean ourselves, then ignored us after couple days of us notifying them of continued nastiness. The elevators, walkways, lazy river area and garages are dirty and need maintenance care. Rules are not enforced; no bands, vapes/smoking, drinking in hot tub, kids running wild. Beware if you choose to stay here and are looking for cleanliness and more on the upscale side. Of course, if you don't care and just go to party and have a big crew; it may be your place.

It's like a 90's spring break hotel room! Black mold in the vents, toilet seat broke, shower in master bedroom clogged, & deck door broken! rudeness from having to deal with such a horrible place but paying premium price two days of texting and phone drama. One lady even had the audacity to say just don't use the door and we would be responsible for the black mold if we used the air to low and set it above 72 and refused to give her name. It was rented through Vacasa and they've been more understanding than the local people here. Idk how that works but this has been a terrible experience. I would not recommend this to anyone. The pool is 3 to 4 ft deep and at most would fit 13 people in this whole place. I love okaloosa Island but our first time at Gulf Dunes and we will not be back. Unit 513 is a complete disaster!!!

Service Review - Vacasa (Island Princess Unit 402)…read more Our stay at Island Princess Unit 402 was largely positive in terms of the condo itself, cleanliness, and location. However, our overall experience was significantly impacted by ongoing construction noise that was not properly disclosed or handled. Vacasa did not disclose ongoing construction at the time of reservation, which is critical information for guests planning a vacation. The first written notice about construction was sent on the morning of January 20--after our stay had already begun. More importantly, after receiving that notice, we spoke directly with a Vacasa agent by phone on January 20 at approximately 11:15 a.m., who assured us that the construction was not taking place in the part of the building where our unit was located. That information turned out to be inaccurate. In reality, construction was occurring directly on the parking ramp below our unit, producing loud, persistent noise for the entire day, every day, during the final five days of our stay. This substantially disrupted what was meant to be a relaxing vacation. We have video evidence documenting the noise both inside and outside the unit. While Vacasa later stated that there were no internal notes documenting our phone conversation, the lack of internal documentation should not negate the guest's experience--especially when the impact was so obvious and prolonged. We believe Vacasa has a responsibility to: * Disclose known construction issues before booking * Provide accurate information when guests inquire * Take accountability when misinformation materially affects a guest's stay This situation was disappointing and avoidable. Future guests should be clearly informed so they can make an educated decision before booking. We hope Vacasa will improve transparency and communication to prevent similar experiences for others.
