    Dirty corridors, noisy apartments. Carpets are stained and the elevators smell of garbage. Overpriced rentals. Don't waste your time.

I can essentially confirm what every other review stats about Village Green. They care not at all for people or the community; they care about profit and outward appearance. Where to begin ... from the time they took over, my monthly rent jumped over 35%. Free parking went away. Guests were only allowed 7 stays a month for free and logging them in to an online account required their VIN and proof of insurance. Ridiculous. They gutted the Maintenance Staff to save money so work orders took months to be resolved and oftentimes the repair work was incomplete or slipshod. When the time to extend my lease came, they sent a Nonrenewal Notice rather than talk with me directly. All so they could seal up the woodburning fireplaces (which for me was the main reason I moved there to begin with) and "refurbish" to allow a massive rent increase (had i opted to move to a new unit, rent from the previous lease would have jumped another 21%!!!) for an open floor plan, no fireplace. Oh, they also took away people's ability to grill on their own patio. Even the clubhouse, which they did a nice job with, isn't available to rent; essentially serves no purpose except for pictures on their website. Village Green should change their motto to "Profit Over People"; at least people would know what to anticipate. PS The AI chatbot that responds to all these one star reviews is more proof they don't have any genuine interest in their tenants; all a show.

The problems honestly started with the maintenance on the building. My balcony nearly collapsed when a beam gave way underneath me from me walking on it, due to rotted beams. It took them over a month to have the contractors come out, which was the only time I actually saw contractors on the property. Also to leave a note on the way things were designed, who puts carpet all the way to the front door, leaving absolutely no area for a walkway or your shoes or anything, and then making it against policy to have anybody but their contractors come in to clean the carpets? It's absolutely disgusting the way they managed and maintenance their area (barely). I never got anyone ever to clean my carpets. I had to wait over a month for a new toilet because the medicine cabinet fell out of the wall on top of me after simply opening it, and landed on the toilet bowl which broke it. Glad I didn't have a concussion myself but they sent maintenance who plastered it together which leaked everywhere and I'm sure you can understand how unsanitary that was. They also didn't send the contractors to fix it. They made me wait over a month to have the maintenance fix it, which wound up telling me that the cabinet was actually never bolted into the wall properly, which is not my fault and was never formally dealt with by the office who claimed no liability towards it. Contractors were never available in general. Emergency maintenance tended not to come even if it was a plumbing issue or a heating issue. I actually had to stay at my mom's house because the heating was off during the winter and the emergency maintenance refused to come out. I also had times when my plumbing didn't work and maintenance was not available nor did the emergency maintenance come out either, which lead me to have to go elsewhere to use the bathroom. I don't really understand how they even had "emergency maintenance" at all at this point when there was nothing taken seriously about it. Past that, my downstairs neighbor was always yelling at me because he could hear me walking around. I worked night shifts in security so when I wasn't at work, I would be up typical hours that normal people wouldn't, but that doesn't mean there should've been an issue with him hearing every footstep of mine. I did contact the office multiple times and they claimed they had a contractor come out which I never saw and I did have a security camera aimed at my door the entire time living here. There was never any contractor in my apartment. Not even with the balcony. They fix it from the outside. However, the office swore there was one and supposedly the contractor did not find any issue and could not hear any footsteps, but really that's when they actually came from the office to assess the issue because there was so many complaints about it. When I began to complain myself, the office wound up unhinging themselves and in frustration, telling me that they would cut my lease because I was arguing with the neighbor below me. When I called them on that they even changed their tone of voice temporarily and their story, realizing that they actually have no right to do that whatsoever. Finally, my upstairs neighbor insulted my fiancé for being black and locked the downstairs door on us purposely as we were trying to get into the apartment. Racism was the final straw. I couldn't care less who anyone thinks they are but racism speaks for itself and is unacceptable. The office only offered to cut the lease and have me move somewhere else, which I did, but honestly that was the most pathetic help I think I've ever gotten anywhere, and for all that and how much they charge which is roughly around the same amount of money to live in a two story townhouse in a nicer part of Arlington Heights (which I now live in thankfully) is absolutely absurd and ridiculous. PS: it's in walking distance from a *c_ke* bar. I would've really love to know that before moving here. I mean seriously, who has a different fake security company sit around for a couple hours at night? I never saw the same one twice and at times there wasn't even security there in general. Honestly, why do you think they had that security, oh wait it's because of that *C_ke Bar* and all the junkies who stager over and sleep in the parking lot. Hope that helps those interested in this place find somewhere else.

    This place is going downhill!!! I have been here 5 years and…read morethe grounds are a mess. The garbage booths and pet stations are nasty disasters. The pet stations are tended to about once a month. Never any poop bags and the garbage poop just overfills (imagine that in summertime!). They send out notices for residents to pick up after their dogs and not rely on them for the poop bags. Really?!?!? What happened to "pet friendly community"? People have bad and busy days and don't always remember a poop bag. This is a pet friendly community, but it's not pet welcoming by any means. It's only friendly amongst other dog owners. There is NO bark park, no pet wash, a few poop stations without the bags (most of the time). They are VERY into their "Events" here!! They consider having a food truck visit the property about once a week (front of leasing office) as an "EVENT". Something indifferent and unexciting to look forward to every week. I have given suggestions and they all just go over their heads. They act like they'll do something about it by sending out surveys or collecting suggestions from suggestion box, but NOTHING is ever done. During the summer (since covid) the pool area has the most limited pool hours AND DAYS I have experienced in a apartment community. It's ridiculous. Expect the unexpected with this amenity. Notice after notice that they have the pool closed or early shut down. They claim they are short staffed, but really, they just don't want to hire another employee. I have worked and lived on properties where they didn't have a staff member "watch the pool". They just posted signs accordingly. You don't need a life guard or pool watcher on-site! The office staff are nice, but they don't work hard. They never are working when I walk in. They are all just chatting amongst themselves and seemed "too relaxed" the rest of world since covid. Customer service has gone down the drain every where in the world, and that includes this property staff. They don't pick up the phone or listen to their messages in a timely manner and then when you mention it, they apologize and come up with a good excuse. I had to go into the office and have this conversation with them because they never did return my call. The rent is luxurious no matter which apartment you have- standard or upgraded. The standard apartments are so outdated, that your countertops are chipping as soon as the 40 year sealant wears off (they never look clean! ) and cabinets/drawers are shaky, and you gotta love the POPCORN ceilings and walls. I will admit The upgraded apartments are very nice and trendy. But you're paying for it. You pay for the amenities here, but half-arsed. Go look at the gym, it's something from behind the times. Appears to be clean, but the years and years of use on the equipment doesn't make me feel confident stepping onto a machine. Nothing luxury about that! Cyber lounge is decent. But it doesn't get used to the fullest. I wonder why. Lots of ALERT notices will go out about locking your car lately. But when you complain about the squirrels getting under your hood or under your car and causing them to do damage to your vehicle electrical parts they don't do nothing to combat the problem with the garbage. They got a few new garbage booths, but all they did was make it bigger area for a bigger problem. What's great about this property? Great location, fast acting maintenance service people, floor plans, in unit laundry, nice neighbors, and if you LOVE FOOD TRUCKS, they got you covered on the weekly. It's not worth it here any more. Better options not too far from here for same price. Lease Penobscot Management YOU CAN DO BETTER for LUXURY residents on your luxury property. It's 2024! ~Unhappy Pointe Resident!

My advice to anyone is to take the time to read through all reviews, and make an informed decision. During the coldest temperatures this past winter, I had no heat. It was less than 30 degrees in my apartment for several days. The first time I reported it, the maintenance ticket was closed with no update. The second time I reported it, I received several different reasons which ultimately landed at no resolution and I had the option of moving into another unit. They acted as though they were doing me a favor by offering this, and by granted my request to not have a penalty move out fee. I ultimately chose to part ways with Gates of Deer Grove because I didn't want to spend money moving at the risk of having the same experience twice. They refused to waive my final rent payment (which was only $459.92), and told me that they already waived the penalty move out fee... when they are the reason I had to move out. As part of my job, I oversee two departments that are responsible for resolving customer issues and providing stellar customer service. I have NEVER experienced this level of disrespect and incompetence.

We moved up from Florida so imagine the transition and everything we had to get accustomed to! Victoria, is one of the leasing agents in the office. In all sincerity, she is part of the reason we picked Arbor Lakes. She was very helpful and overly detailed as I am, so I felt at ease. I remember when we first came by to look at apartments, we literally had her running around to 5 different ones and providing feedback to help make our decision. She's super peppy, sweet and patient! I know we drove her nuts but it never showed. I had an excel spreadsheet of about 10 apartments and we almost settled for 1 prior to viewing Arbor Lakes. However, we were also sold on the ambiance. They have such beautiful landscaping, great water views, and geese that roam around every so often. It's really nice. There's a lot of character to the buildings as well. We don't have kids but the park area for children is really fun, heck we've been on the swings! They also have a patio area with an outside grill, pool and a BARK PARK! They're so pet friendly, I love it! We have a service animal so it's really nice that he has a place to enjoy as well. TLC is the property management company that took over late 2016. They are very particular about customer service and it shows. They genuinely care and want people to stay long and enjoy themselves. They clearly take very good care of the community as well. They got lucky with the team they have at Arbor Lakes in Arlington Heights. When Victoria was out one day, Sara (property manager) stepped in to assist us and when neither were available, Lannae jumped in. It's wonderful to see such consistency across the board. It's not like, "oh that's your customer." They are all willing and able to go above and beyond. They're such a great trio. And maintenance is great too! So far, we've dealt with Guillermo twice and for really dumb things! I'm not used to gas stoves as I come from FL and we use electric so i wasn't sure if I turned it on and it was working. When I called, Victoria sent him over just in case but, it turned out everything was just fine. Guillermo did mind at all. The first time was when we moved in, he had to turn on the water heater, again a pleasurable experience. Coming from FL, I consider rental rates to be decent here. When shopping around Arlington Heights, I found 2 bedrooms to range from 1300-1600 and that's in a very nice area. Back at home (in those comparable nice areas) you're looking at 1500+++. Arbor Lakes is pretty competitive and within range of the surrounding communities according to the market. We did pay just a few dollars more to live here vs the one we first picked. We do not regret it at all. We gave up more sq ft for a better ambiance and trustworthy staff. What I really enjoyed is that they don't have two different prices for renovated and non-renovated apartments. Why? All of their apartments are renovated. As it should be! Every apartment has granite countertops, stainless steel appliances, carpet and tile. About 80% of the apartments have a water view which is a plus! Although, TLC just began managing Arbor Lakes as they used to have another property management company, they're doing such a great job. They're already starting to have events for the residents. Of course, things take time and approval but we were already invited to an event in October which is nice! Location, location, location. What's most important to ME is Walmart, Ross and good schools and we got it all and then some. There are so many retailers and restaurants nearby, it's very convenient. The train station is nearby as well which is great. You take that straight to downtown and you'll be there in 50 minutes. We have yet to experience the snowy months here BUT from reading reviews and talking to neighbors, it seems that they're pretty quick about clearing out the area. The best choice we made and we have tons of confidence in them!!

The door was closed to the leasing office so I called. A woman answered the phone and told me I had to wait until exactly 10am to enter. You could clearly see her through the window and she was just playing on her phone for 5 minutes rather than attending to the possible renter. Then, right after she tells me I'm required to facially scan myself on a third party website in order to tour any apartments. They LITERALLY STEAL YOUR BIOMETRIC DATA IN ORDER TO JUST SEE THE APARTMENTS. The building didn't look well maintained and I can understand reading these other reviews why people don't like this place. Unless you want to be fingerprinted just to take a tour...avoid this place at all costs. Staff is rude and I can't image the process it takes when something actually goes wrong with one of the units.
