My aunt stumbled upon Wayne's profile when she was helping me research and literally called me and said "hey I found this realtor and he's very educated" - haha, she cracks me up! Of course I have to take what she says with a grain of salt... I'm sure you all have that one aunt or uncle. But it just so happens that a few of our friends recently purchased a home too and Wayne was their realtor! They purchased in West LA so I was a little surprised but OC is definitely Wayne's stomping ground. We like personal references and it's a plus that he has a good resumé that my aunt approves of so we had to go with him. We were first time homebuyers and Wayne really took the time to answer all our questions and pretty much held our hand throughout the process. I had forgotten what it was like to purchase a home as it had been over a decade since my last experience which was less than stellar. This time around though was an entirely different experience. Enter Wayne Chang.... While I had already picked the location of the residence I did not have a realtor in mind. So after looking at a few reviews decided to send a late night email in my search for a realtor and was surprised he responded so quickly. Wayne had some helpful input as very familiar with the area/homes and set upon an early strategy. We set up an early meeting and were the first to make an appointment for the open house. Three days later we were in Escrow and the rest is history. I cannot recommend Wayne enough to represent you for all of your real estate needs. I have known Wayne even before he got into real estate, as we both started working out of college as CPAs at a large international financial services firm. In my interactions with him he always exhibited strong business acumen and was highly regarded as a strong performer around the office. Wayne assisted me with purchasing a single family residence back in June 2013 and one of his greatest strengths was his ability to negotiate more favorable terms. During the escrow process the appraisal came in higher than the purchase price, so I asked Wayne to go back to the seller to ask for a lower price. Keep in mind this is when inventory and prices were a lot lower than present day, so all the good properties had intense bidding wars and sellers had a lot more leverage than buyers. Despite these unfavorable conditions and the seller's initial hard-line refusal to budge on the price, Wayne was able to negotiate a reduction of over $10k for a very minor concession in return. I immediately took the deal and Wayne proceeded to manage the escrow to close on time without any hiccups.
