Astounding as the market was, we believed Terry when he projected the high selling prices of homes we considered.  They were selling WAY above recent sales, so we could see the "writing on the wall".  In fact, we knew that we would have to offer $150,000 over the asking price to win OUR dream home against competing buyers.  By this time, we were semi-jokingly calling Terry a "prophet" for his totally accurate projections of selling prices. So, we made our offer and then something incredible happened!  Even though we submitted our written offer, Terry managed to work with the listing agent to get us our home for $25,000 LESS.  To this day, we have NO idea how Terry did this for us, but getting it at all (and then for $25k less than we offered) was more like working with a "miracle worker" than a "prophet"!  Terry ROCKS!  (Terry mentioned that the listing agent caught some flack from his seller when the seller realized what prices were doing.) We're totally moved in now and we enjoy our new home every day.  We are SO glad we worked with Terry to get it done, despite the crazy market. Even though we knew what was going on in the market when we bought, we were still a little concerned that we had overpaid, until about 10 days later.  That's when another home came on the market for $1,800,000 that was over 300sf smaller than ours.  And it sold in only 5 days!  At the same cost per square foot, OUR home would have cost US 300K more than what we paid for it! What's more, the smaller, more expensive home backed to busy Turtle Rock Drive and fronted to the busiest internal street in the neighborhood, while ours was quiet, low traffic and close to the local park. In case you can't tell, we are TOTALLY impressed and happy with Terry and the work he did for us.  We recommend him to EVERYONE! PS:  He even has a program where people who need to sell their home to buy a new home can do it WITHOUT having to sell their home first and WITHOUT trying to get a seller to accept their offer subject to selling their home.  Ask him about it!

It would have been his 48th birthday on August 24. He managed to accomplish so much during his time on earth. He built a loyal network of friends, professionals, and clients with a natural, inviting way that always felt real and honest. He was our real estate agent to begin with, and shortly thereafter, quite naturally, he became a close family friend. He went out of his way to help us with renting our condo in Aliso Viejo since 2010, and even took it upon himself (being a mom and pop shop) to look over our property while it was being rented throughout our relocation to Hong Kong since early 2011 and up until his departure in March. He would check in on the tenants here and there, take a look around the exterior for HOA needs, and would even grab our mail when the tenants were out of town. He never charged us a dime for this. On a personal note, he would call me in Hong Kong just to check in on my family. Nothing business related. At some points he would call at 2am over here, and I picked up the phone laughing because I knew that most likely he forgot about the time difference. He so easily laughed at his little mixups reminding us that he is human like the rest of us. There was one time where Chris inadvertently patched up a heated disagreement I had with my then girlfriend back in 2010. My gf (now wife) were arguing about something and then ding dong, it was Chris at the door who just stopped by to see how our relocation packing was going. This broke the tension. He came in with his trademark charm and charisma and it eased the tension and completely dissolved the spat my gf and I were having. I never told him about this. Chris also got real chummy with my mom, and even drove from OC to La Verne to help her with getting things in order to sell the place. Gotta work with Alex!…read more So my wife and I were completely lost and trying to buy our first home with a family friend. The friend was helpful and kind but really didn't know our market or have any relationships with other realtors in our area. We had problem after problem because we were FHA buyers with little cash to put down, and our realtor seemed to lose out on every offer we put in. That said, we got frustrated and decided to make a change, so our friend referred us to Alex. As many reviews will testify, Alex was amazing from start to finish. I'm going to keep it simple/honest in what I was most impressed about: His communication is amazing. He's always available, always returns calls quickly, always informative and answers questions fully and patiently (we had MANY). His "know-how" was incredible. While other realtors told us "no way", "cant be done", "i dont think so", "its just the way it is", etc. Alex was savvy and strategic in his approach. If you need any proof, look at my deal...we were first time buyers, FHA loan, 3.5% down and we STILL were able to close our deal against cash offers. To make the deal even more complicated, the house was a PROBATE SELL IN FORECLOSURE. And will still won the deal via FHA. As most realtors told us previously, "dont bother looking at probate prices, you'll never get it with FHA against cash buyers". I can go on-and-on about the drama of our deal, but the point is, Alex was a rockstar and never let the deal get away. He's an incredible advocate for his clients and an all-round great guy.
