I wish I had read reviews before renting through Welch Randall. I was recommended a rental property by a friend, only to be under the management of these guys. Unfortunately, we did not have a good experience. These people will find a way to nickel and dime you every step of the way. I was once threatened with a $50 fine for contacting the homeowner (my friend) directly about the house. After my pregnant wife and I deep-cleaned the house, we were hit with another $360 cleaning fee for a dirty oven and dust on the porch. They send a random handyman to do repairs and then don't provide itemized receipts of what was done. Then charge you for the mistakes of their handyman. This list could go on and on. In my opinion, you should not rent from these people. They are unresponsive, greedy, and gave my wife and me a negative experience in our first place together. Would steer clear of them! read more

I am writing this review as someone who lives in a town home community and our HOA has hired W.R. to take care of some management of our community. It is a very small community and while some others also have complaints, this review is about my own personal feelings toward the company and about our current property manager. I write this for other HOAs looking to hire a management company and also because I want to be heard by the company, I do don't believe that would happen if I did not air my issues in a public forum given the poor communication and customer service skills of the person who is our current property manager. If I were to have written a review before the person who currently is in charge of our property, I might have given the company 3.5 stars. Maybe bordering on four. He was responsive and had good customer service skills. It really was a shame to lose him. There were some issues in the past where I asked the property manager to let the yard company they hired know not to trim the bushes in my yard and my property was destroyed anyway--two of the three times that did not get passed along, though the third was on the yard company--the property manager at least had good customer service skills and was able to smooth things over. As someone who has owned a property and personally hired a management service to work with my renters, I would have felt good about having hired this company when communicating with him. I can not say the same about the person who now manages the community that I personally live in. I do not use names on Yelp when I am unhappy about something, but the owner is welcome to contact me for more information. I have had two issues with this particular individual; which, of course, translates to "I had an issue with the company" because this individual represents the company. Both of which have to do with communication issues. The first has to do with a safety issue that was communicated to to him by not only myself, but other residents. Several years ago, there was a massive fire behind the property that affected the community. This is a green space that is owned by the city. Due to the damage, the city put a 10 foot dirt space between the back of the community gate and the wild land that is to be kept clear by the city. One of our HOA board members worked for the city and always made sure the city didn't forget to clear it of the weeds that grow quite quickly and become rather large, and can become a fire hazard to the community. He was the only resident who lived on that side of the community. Since he has moved, and I am not on the board, I didn't know at the time if that was something that he communicated to the management company and that they knew about, or if it was something that the HOA needed to deal with. I was willing to contact the city myself, but wasn't sure who to contact or if it would be better if the management company contacted them because they would seem to have more authority than me. I communicated all of this to the property manager, who simply brushed it off as "not on the property, not my problem", which I understand, but I was trying to get information, not necessarily asking him personally to deal with it. His had the same response when I tried to tell him what information I was trying to get. It would have been helpful if he would have at least given me the information of someone on the HOA board. This was not someone complaining about any kind of visual inconvenience, but a genuine safety issue. Multiple people wrote him with the same concern and he brushed them all off. The second also has to do with communication, this being that instead of communicating to the community, and asking us how we felt about receiving our communications through text instead of email--and there may be some who would like/prefer this; but, again he didn't ask--he proceeded; then realizing that multiple messages were not received and that he probably did not have some resident numbers, he sent an email saying as much and telling us to send our phone numbers. I was not asked if I wanted to opt into receiving automated text messages from him that would not be able to be replied to. My texting service is not there for that, there are also some who may not want to pay the charge for his texts. Perhaps it would have been different for some people if he would have asked, or even given the respect of alerting the community, about this desired change; but to simply assume was inappropriate, presumptuous, disrespectful, and thoroughly unprofessional. In short, because I'm running out of room, perhaps there are good representatives of this company, or perhaps they left for a different company that respects their customers. We are not renters. We do have the power to make changes in our community, and moving our business elsewhere is one change our community might benefit from. We are hiring you. You are our client. Act like it. read more

The duplex I am renting has a shared backyard. I asked for help with an issue with a neighbor's dog. My neighbor's "service animal" has more rights to the 'common area' than my son with health concerns. The early terminate fee is 2xrent+$400 equaling over $2,500 which is outrageous. They don't fix anything. They closed tickets without looking into at them. They don't care. They are rude and unprofessional. read more

Unfortunately, Welch Randall is "the used car salesman" of home rentals. I have had nothing but issues with them and the sleazy lawyers they choose to align themselves with. I rented with them for 3 years and upon moving in noticed the house was not up to the condition in which they claimed it to be. Black mold, ants, plethora of weeds, broken blinds, stained walls, destroyed carpets, busted window screens, and more decorated this abused and neglected house. All of which were written down and expressed and photos were taken as good tenants ought to do to protect themselves. We gave out list to our new landlords and expected them to do the right thing. Unfortunately, they did not want to put any extra money into this house and expected us to pay for it all upon moving out. They clearly neglected the law (Title 57 § 17-3) and took approximately 40 days to give any itemized bill to us, the renters upon surrendering the property. Once we received out "itemized" bill it was lacking in credibility I.e. itemized by a guy who works for Welch Randall with numbers that cannot be valid prices of our current market. All together they charged $800.00 for normal wear and tear. We tried to reach out and renegotiate but they were not having it. They merely tried to send us to collections. If you rent from these guys please do not use your toilet seats, showers, or sinks because they will charge you significantly for it. Luckily for them, I do not have money for a lawyer to combat the ones they choose to align themselves with. All I can tell you guys is to not rent from Welch Randall unless you want a significant headache. read more

I wish I would have looked at the reviews before trying to rent through them. We were interested in a couple of their properties. We called the property manager and never got a call back. We tried texting and he finally answered back at 11 pm. I thought that was pretty unprofessional but we looked past it because of our interest in their listings. We set up a time to view one of the properties and decided to apply. Instead of applying online, we decided to go into their office in case we had any questions and just because we prefer to do business in person. The gals at the office were less than helpful. It's like they didn't even want us to apply for their rentals. They also kept giving us wrong information and then requesting different "proof" that required us to leave the office twice to go collect said "proof". Couldn't they have just told us everything at once? We wanted to apply for 2 properties. Logic would say we should only need 1 application for each of us to use for either property. Nope! You are required to pay $70 per couple for each property you would like to apply for, even though we had asked before we went to the ATM (because they don't take cards or check). They let us know they had 3 applications for one of the properties so we decided to just apply to the one that had no applications yet to hopefully increase our chances. Finally we got everything completed and we left their office very hopeful. The next morning I received an email saying we do not meet their requirements and so our applications are denied. She directed us to their website to review the criteria. I did not see anything that stood out that we wouldn't have met so I emailed her and asked if she could be more specific as to why we wouldn't qualify. Perhaps there was a mistake or they needed more information? She wrote me back that "Under federal law, the contents of the screening cannot be disclosed. We advise applicants to review the screening criteria in reference on their ability to qualify." What?!?!? When have you ever applied for something that requires a hit on your credit report and they refuse to tell you why you were denied? In fact, if memory serves, you get a notice in the mail with the reason you were denied as well as the option to get a free copy of your credit report. Not only do I find this to be unfair but also just bad business. For all I know, they maybe misunderstood something I put on the application and it could be easily fixed. Leaving it up to interpretation seems like it could easily leave them open to possible discrimination allegations. How do I know we weren't just turned down for our race or age or religious beliefs? I truly hope that is not the case but being turned down with no specific reason just seems odd. So if you are looking for a property, I would suggest doing your research on these property management companies. From start to finish with Welch Randall, it has been incredibly frustrating. The employees must really be under duress to hate their jobs so much and be so unwilling to be helpful. read more

Please. Please. Please. I have permanent serious problems form mold exposure after living here!! Do not rent from Welch Randall. Our experience with them has been nothing short of a nightmare. We found a very serious mold issue a few days after moving in. We told them about it and we were told that the homeowner was aware of the problem but had decided not to take care of it because they were just wanting tenants to move and pay rent. I am on supplemental oxygen for lung disease. They did not repair it after us repeatedly asking and I did end up very I'll the entire time living there. I missed a lot of work. After living there for 4 months, I have lost 5% more lung function, and the mold was found in my throat and nose after testing. We had a toilet that NEVER worked. A shower we couldn't use almost the entire time we lived there. And a nice big spa bathtub we couldn't use because black flakes of mildew and mold came out when you turned the jets on. The house was disgustingly dirty when we moved in. The oven had a really gross thick film and splatters all over it. We put in maintenance requests that were closed out without even looking at the issue. The refrigerator, dishwasher and sink were leaking the entire time. After 3 months the sink was fixed but not the dishwasher or fridge. We had severe water flooding in the kitchen every single night. We could not use the dishwasher without it leaking. The ice maker in the fridge would not work because they didn't want to let the water get turned on to it because when it was it leaked everywhere. They lie straight to your face. They email, call and post notes on your door all of the time. We even made a payment arrangement with them to make rental payments in December. I had missed work due to illness from the mold they would not fix, and we had a family member pass away and had to help with a lot of things pertaining to that. We had agreed on a payment plan in person the very day that they had come to our house to supposedly "do a regular inspection". We were told they were going to test smoke detectors and check to see that things are working. They took photos of our personal items while walking around. Our electronics, any of our things that looked like they might have value. They didn't even check all the smoke detectors. They checked a couple, but it was clearly a lie. The day that we made the first payment of the payment arrangement that we made with them they posted an eviction notice. They canceled the arrangement on us. Of course after we paid them the first part. But it was very odd that they decided to cancel it after the maintenance tech, who was at the home looking at the different problems that were occurring, had found that they needed to replace a toilet, possibly the dishwasher, replace the carpet in the bathroom (where the mold was), possibly replace the shower, and put new flooring in. That was all discovered after he had to replace the garbage disposal and the sink faucet. So he had already spent hundreds in repairs. It's no coincidence that after finding out that they needed to spend a lot more money to make the home safe. They needed to do the repairs to follow the law and keep the tenants safe. But we were unable to use appliances while living there also. They do not care about the safety of their tenants. During the eviction process we had been trying to pay them. We even offered full payment to their eviction attorney. He refused and the reason that he gave us was "we are the kind of case that just never goes away". Well yes, sir, because we are having a lot of problems that need to be fixed and they are not being done. So it looks like a couple of weeks after we got our things out of the home, they have it up for rent again. They would have had approximately 10 days to fix all of the issues that needed to be done. I do not think that they have fixed the issues. The pictures that they have put on the listing are the exact same ones that we had seen when we looked at it. They have not taken new ones. And those pictures were out of date from what we had seen at the actual home. Do not rent anything from them!!! Especially not 5848 Oakwood Dr. South Ogden. You do not want to end up sick. I should have known when we were rushed to move in, forced to sign the lease before inspecting the property, and told when we picked up the keys that they had just evicted the previous tenant. They probably discovered all the problems too!! They are all cons. They lie, they are dishonest and we have serious damage in many ways from dealing with them. They are horrible. We do not know how they can sleep well at night after the way they treated us. Please stay away!!! read more

This property management company is the absolute worst. From communication to nasty attitudes from their staff. They refused to give me back the deposit I was due. They took pictures of other rentals and used it as mine and only gave me back less than 1/2 of my deposit. Also, the home builder warranty people came in and patched up stress cracks as it was nearing the year warranty and left the spackle and never came back and fixed it and they charged me for that!!! I'm very dissatisfied with Welch Randall. Alison Fairborn was our property manager, and definitely wasn't very fun to work with on the whole. I felt like she puts a lot of emphasis on 'the process' rather than 'the people.' It's constantly like "well you have to do this process, it's not my fault!" rather than "OK, let me help you out with that!" Alison was fine though, she never prevented us from doing anything, just not a 10 in terms of quality of communication. Our real beef, however, is with the whole move out process. When we moved into our place, there were paint splatters all over the house. On the cabinets, on the blinds, on the windows, etc. We were promised that, upon moving in, they'd be fixed. They weren't fixed when we moved in. So we wrote down all the issues, including an unclean tub, unclean toilet, shards of glass in windowsills and the carpet, stained carpets in closets, etc. etc. On move out, none of our move-in form complaints were reconciled with the move out process. We were charged in excess of $500 past our deposit, ($1300 total) when we're convinced that had they reconciled the move in form with the move out form, we'd definitely have done more when we moved in than what we left when we moved out. We're not saying we're inculpable here. We definitely left the lightswitches dirty, and apparently we were supposed to clean out the inside of the vents. (seriously?) We didn't have time to complete a pre move-out inspection because it was the holidays, so before you move out you MUST do this, but it was still a frustrating experience. Our advice: If you're planning to move into a Welch Randall managed apartment, DO NOT MOVE IN IF IT'S NOT IN PRISTINE CONDITION. Fully expect they will NOT give you the benefit of the doubt, nor will they reconcile their move-in inspection with their move-out inspection. Again, caps because it's important: DO NOT MOVE IN IF YOU SEE SOMETHING IN UNACCEPTABLE QUALITY. DO NOT SIGN THE LEASE, DO NOT WORK WITH THEM UNTIL THEY FIX IT. It's unlikely we'd work with Welch Randall again. The move out process was bad, compounded by poor customer service throughout the life of our lease. read more

While I can post a warning on the military housing website to avoid this company, you will not see it unless you have access to it. If somebody is looking to rent a property from this company, they should just be aware of the possibility for poor communications and treatment by the staff. There is also the possibility of bogus or inflated charges being deducted to your security deposit. We had a very unpleasant experience all around. Please do not use Welch Randall Real Estate if you are a renter or a landlord. Our property manager was changed to this company 7 days before our lease termination and move-out date. We are military and had PCS orders. My husband had just returned from a year deployment from Afghanistan and we were moving to a new place to the northeast. That being said, when we received our security deposit (or what was left of it) we were very dismayed to see that $800 of it was deducted!!!! More than half of our deposit was taken. 300 dollars to clean the carpets. 250 dollars for detailed cleaning (no itemized list, just a blank invoice with $250 written on it). We took pictures of when we left and it was spotless. If fact, my father-in-law who owns his own cleaning company in the northeast, personally cleaned the house. $175 to replace a blind and fix a toilet flapper...because we were charged 3 hours of labor for this. 3 hours...And to add salt to the wound they charged us for the water bill which is included in our month rental charge so we paid for water twice. These deductions were not made until 4 weeks after we moved out. The invoices and receipts are dated 4 weeks after we moved out. It was almost if the company knew that our security deposit had to be returned to us and so they came up with a bunch of charges to prevent returning it to us. In fact we received the check one week after the 30 day mandated law to return our deposit. The staffing assigned to us was very unprofessional. Our point of contact was perhaps the most condescending person in a customer service business I have encountered. Her communications via email made it seemed like she was talking to a cockroach and that she was being inconvenienced by a person who had valid questions and concerns regarding a change in management 7 days before moving out. read more

Overall this is the most professional property management company that I have worked with. It is very easy to pay online and their web portal has a user friendly interface. We recently used it to get a repair done on the oven. Welch contacted the repairman and set up times where I would be home. They took care of all the paperwork from start to finish. I have been living in their unit for three months and so far, everything is going great! They are also easy to reach and always call back when I leave them a message. I'm currently renting with Welch Randall. The contract says you have to report any damage within 24 hours of noticing it. But then they won't answer you. It took them almost 2 months to have a fallen tree removed from our backyard. It's been almost three weeks since they sent someone out to check out some water damage. The wall still isn't fixed. We received an email saying they were sending someone out to inspect the house (they do this quarterly). The email said they would be documenting general cleanliness and ensure the fixtures and appliances were properly maintained. The guy came in with a camera and took pictures of everything in the house. Why do they need to document every piece of furniture in the house? The lease says they can come in at any time. And they fully expect you to allow them to do so. The inspection letter was just a courtesy. They don't care if you have company, are working nights, or if you left your teenager there with instructions not to open the door for anyone. The day they have scheduled for your inspection is the day you get. There's no rescheduling allowed. WR has no respect for their renters. They don't trust you. But they demand you trust them. read more

They run the HOA for our community. We have rules and CCR's that are NEVER followed! Our neighborhood looks getto! Why pay them when they won't make residents follow the rules!!! We had to call 911 and the first comment the EMT's said was" wow, it's almost impossible for us to get down the street with cars parked on both sides". Fire truck people...... picking up a emergency patient, the shouldn't have to fight to get to their destination!! read more

If I could give them 0 stars, I would. Our HOA recently changed from having a private manager to WR. I have lived in my home for 10+ years and loved the community. Now I am considering moving. WR are negligent on safety issues, like clearing the snow and ice In parking areas. They don't respond to repeated maintenance requests, and aren't knowledgable about the policies of the HOA guidelines for each property. What they do excel at is giving notices and fines for absurd reasons, often contradicting what's officially allowed in community guidelines. When questioned they say 'our lawyers are working on changing the bylaws'. Which residents are expected to abide, even though the current bylaws haven't legally been changed, and they won't tell you how they're being changed. I have no complaints against any specific employee. I'm sure they're as frustrated as the residents are, trying to illegally enforce such asinine requests, before they are even made public. Zero stars. Find another company for your management needs. read more

We have lived in a community managed by Welch Randall for almost 3 years and it has been the worst experience I have had with an HOA. They are a very significant reason why we have decided to sell and get as far away as possible. During the process they are somehow getting almost 1000 more dollars from us in change fees though. This is on top of the yearly fee raises and special assessments because they dont know how to price out snow removal. The property isnt well taken care of for the price of our HOA. When you call they will be so rude and unhelpful it is almost easier just to grin and bear it. We will avoid doing business with them at all cost. read more

I think they were in it for the money as once papers were signed we never heard from them again, never got a house warming gift and they were even doing a promo of a cruise if you bought with them and we never saw that. This company is literally a joke. I first couldn't get in touch with a single person for at least half a week. I put in inquiry's online I got something that looked like auto texts. When I finally was able to get someone on the phone I was lied to. I asked multiple times about the app fees. I told them about my concerns with applying. They told me not to worry cause they could refund it and or move it to another property. I called about a refund and they supposedly knew nothing about it and couldn't do it such a lie waste of time and money. read more

I should have had them go through the move out terms more thoroughly and read better myself but this was our LAST RESORT option after getting PCSed here and two weeks before having a baby. I wanted to get out of my lease 4 months early because I feel VERY UNCOMFORTABLE, BULLIED, TARGETED, and UNSAFE at this property. They are wanting to charge a very unreasonable amount to move out even with a 2 month notice! Do not EVER rent from Welch Randall you will not get treated with respect from Alison nor anyone in the company. We sent in a work order on Monday to Welch Randall to fix/replace our kitchen faucet because the handle just broke off. We are unable to get the water to the kitchen sink turned on. They called us today (Tuesday) to say they'd be out to fix it. This was around 9am. At 2:30 pm they called us to say they didn't have our key so they weren't going to come until tomorrow (Wednesday). This is twice now that they've told me they can't find our key in their office. Apparently next time we need to submit a work order, we will put in our message a reminder to bring a key. So we are going into day 3 tomorrow with no access to water in our kitchen. read more

This is the most terrible company to rent from. If I can stop one of you from renting from this company this was worth it. Do not do it. Find someone else. You will be treated very poorly. You will be robbed of just the right amount to not sue. Periodic tenant inspections every few months where they come in and take pictures of all your stuff to document if you have caused any damage. They will show up anyway even when you schedule an alternate time with them, and they will just enter your home without you present. When I gave notice, they immediately scheduled a walk through during the moving/cleaning process, so they could start billing me for damage. (Seriously!) You will not be treated with kindness or respect from Alison. They made me pay up for rent and utilities for time I didn't even live there, the home owner was moving in before I was even out. After they gave me my list of charges, that I was agreeable with, they then dawdled on sending the check for several weeks. They then added many more trumped up charges and allegations. With no supporting documentation, and you can't fight them because it will cost you more to sue. Over my time with them I estimate that I paid over $52,000 with perfect payment history and gained no return respect whatsoever. There are many fair on honest companies that will work hard for your money and respect, this is not one of them. read more

I was surprised to see the ratings so low for Welch Randall. I have had nothing but good experiences with them. Finding a place is extremely stressful and Welch Randall made it easy. The realtor that showed us the property we are renting was very relaxed and answered all of our questions. The application process was quick and easy and we got our lease right away. Alison is our property manager and she has done nothing short of an amazing job. She handles a lot of property and still takes the time to address any of our concerns and answer any of our questions. The ladies that run the office are always helpful and welcoming. Welch Randall has given me no reason to complain. read more

I've rented a home in Salt Lake for 4 years managed by Welch Randall. Never had a PM co before, but everyone I've dealt with from sales to service has been very professional and helpful. Their online system is user friendly. Even though based in Ogden, needed repairs are handled promptly and efficiently. They make sure the owner is well-informed and the property well-maintained. I rarely give 5-star reviews to any company. A 4-star is a strong recommend from me. read more

1. Their employees are rude and unresponsive Alison Stokes didn't return my emails for 2 month when I called her out on it she said that she was out of the office on sick leave. When I suggested that she might use out of office replies(with screenshots) with someone else to contact she told me that your email server doesn't have that functionality. I'm an IT professional and I know that is a complete sack of horse shit and she just didn't want to admit she fucked up or completely ignorant . Matter of fact I received an out of office reply from someone else in your company the following week. There front desk girl (Julie I believe) was extremely rude when I called to get some assistance with my sprinklers that were running non stop for two days. Everyone passed the buck to the HOA and when I suggested that Julie get me the number so I could confirm that this was the case she suggested that I googled it. I was not able to find there number and eventually after several emails to Alison's boss your company finally confirmed that it was their responsibility and finally took care of it about a month later. 2. Predatory land lord After living there for one year I received a letter from Alison that said that you would be raising my rent 3% per month due to "economic rental inflation." If I didn't want to sign a lease that would increase my rent by more than 36% by the end of the lease then you would charge me 10% per month to go month to month plus the 3%. After I moved out you rented the house for exactly the same amount that I was renting it fore. It almost seems like you are attempting to gouge your renters who do not have the ability to leave one of your properties. My wife was 8 months pregnant and you essentially forced us out of the house when she had already gotten a nursery established. Dick move 3. Gouged my security deposit. I received $478 dollars back from my 1325.00 that I originally gave you and I left that house in better shape that I received it. That house was a disaster when I moved in and we spend two days cleaning it. In my book a couple of window tracks and light switches should not cost 392.00 If I didn't have better things to do I would take legal action on your company, I too took very detailed pictures when I left the house. The only people in your company that where not complete assholes (of the ones I dealt with at least) where in the maintenance department. Either way it is your loss I paid my rent every month on time and took care of your clients house I hope you have as much luck with all of your renters. read more

Worst rental experience I've ever had. I am military and have lived all over the US for the past 13 years, have rented with many companies in many states (Texas, Oklahoma, Nevada, Alaska, Utah) and Welch Randall was the worst. I followed the move out checklist to the "T" and they gouged my deposit, kept over $900 out of $1050. I did most of my own repairs and improved the home. Good luck getting Alison on the phone, I would call and she would email me back. Many times I submitted maintenance requests to have the sprinklers fixed and they would never show. My grass died in June of this year and they charged me for it when I moved out. I am a renter and Welch Randall is the management company for this property. They are friendly but slow to respond to emails and very slow to respond to maintenance requests. I submit online & then wait a few days & always have to follow up with them due to lack of response. I understand this is being rectified by a new hire. Stay AWAY from this management company. We looked at an apartment and went to the office to sign the lease. They told me they would meet me at the apartments on move in day with the keys. So I showed up with my things in a moving truck. They gave me a key that was to a different apartment from the one they showed us and the one they told us we would be moving into. The new apartment had dirty carpet with stains all over it and mold in the bathroom. I would have denied the new apartment but we had all of our stuff packed and was already out of our old apartment. So we took this new apartment. The dish washer in the apartment did not work and there was space heaters that did not keep the house warm, so our power bill would be over $200 a month yet we were still freezing. Also, the garbage trucks would come as early as 3am multiple times a week and made it impossible to sleep. Our garbage disposal stopped working one day and they charged is $75 to fix it. When we moved out we had the carpets cleaned professionally and cleaned the apartment immaculately yet they still charged us $100 for a "cleaning fee". They also tried to charge us with things that were broken when we moved in. Good thing I kept the pictures that i took when we moved in, because they tried to charge us $500. We bought a house and moved out one month early and they charged us $2,000 even after the apartment issue we had when we moved in. These people want to charge you in anyway and everyday they can. I'd advise to stay far, far away from this management company. read more

Had my sewer back up six times in just over one year!Guess who they made clean up the sewer in my basement four out of the six times,Thats right I had to go down and do it all.Welch Randall said it was not their problem"What"why do I pay rent then.Did replace the main sewer line but the yard is still all mud and a disaster"Maybe I have to fix it all on my own".Will say that the office personal is great to work with. read more

Welch Randall has been our property manager for several years and it has performed with professionalism and kindness. As fair as it has been to us, the owners of the property, I believe that it has been to the tenants. I would not use any other management company. read more

Welch Randall as a company was horrible to work with from the beginning. Starting with the property manager Alison stokes. Alison stoke had an-absolutely horrible attitude towards me and my wife. Then cam moving into the property where we had found numerous safety issues. In which we where told that they would get someone to look at them. No one ever came and looked at the issues. When we called back in to see why they claimed we never called them for it. Then we where having issues with the carpet being covered in dog piss smell. We contacted them about it. They sent a carpet cleaner out to see what he could do. He attempted to clean the carpets but it never worked. I had a professional carpet layer come and look at the issue he said that the carpet and pad had to be replace. That it was a health issue. We contacted Alison Stokes and she directly told us that she was good friends with the property owners and that they would never replace the carpet. We recently just moved out and guess what the now replaced the carpet. The property manager Alison stokes in my books is by far the worst property manager I have ever dealt with and I have had a few property managers. Alison stokes constantly had the worst attitude a person could have towards and individual and acted like she looked down upon those who were less than her. As for Brad Randall the owner and Trista the manager of Welch Randall these two are horrible to try to get ahold of let alone get them to take care of a problem. read more

I couldn't have more positive things to say about using Welch Randall Real Estate. Brad Randall was my realtor and was absolutely fantastic. I am a first-time home buyer and had some pretty specific wishes for a downtown SLC condo. Brad showed me all the places I found on my own and a great list he compiled. He handled my multitude of questions, texts and emails (even at inconvenient hours) like a champ. Once we found the [absolutely perfect and amazing] condo that met every point on my wish list and more, he helped me every step of the way through a very stressful bidding war and negotiating with the difficult out-of-state bank who owned the property. I could never have done it without a very patient and diligent realtor and I am SO happy it all worked out! Brad was a dream. I wish someone would of told me sooner. I leased with Welch Randall worked with Allison in the office at first everything was good, She is not the nicest person but most of all, They don't do a walk through of the place with you (I thought that was odd & didn't think much of it at the time) according to them we never turned in the move in. After move in I called & called the company for weeks no return calls very bad customer service. The kitchen sink was leaking, toilet was leaking, basement shower didn't work & was disgusting dirty, toilet was dirty they never fixed which we thought they would. Walls had mold and chipping in the basement bathroom. I cleaned it didn't make it a big deal. I did take pictures of the condition of the house. It took a month for them to fix I had to go into office upset. Upon move out we had outrages charges for blinds that the house didn't even have like 400.00 and cleaning charges 560.00 plus the charges you already have to pay ( read the lease carefully) Basically we paid an 800.00 deposit aprox. And had to still owed a few hundred over. They sent pictures and list I admit the carpet needed & there a few things that needed touch up but considering the way we moved. They will screw you over. The charges for blinds were adjusted upon dispute , they checked their records & didn't see it had blinds. Wich means they just add charges without really knowing the condition of the home. IF you are planning to lease from this company I would recommend being extra careful. TAKE PICTURES OF EVERYTHING BEFORE AND AFTER YOU MOVE IN, have them fix everything, and most deffinately have them do a walk through with you. I read bad reviews on here and most deffinately relate to my experience. I'm still disputing charges with them, so unfair to me . read more
