I lived at 4255 N Sercombe...First they had me sign a 6 month lease, then while I was only there for only 4 months they decided to kick me out, I was not late on my rent at the time. They dont want you slitting up the rent if something came up. After that kick me out they want to charge me more money after the whole eviction process has taken place I have not been there in months and 2 months later NOW you want to charge me some more money I DONT THINK SO. The neighbors told me that no on stays in that house for a long time because the company always kick that person out. Please do your self a favor and bypass this company and the landlords that they work for. The damn worst!! read more

I would give 0 if possible. They're outsourcing people who aren't even in the area to help answer questions. They take DAYS to respond to things, if they respond at all. The WILL nickel and dime you for EVERYTHING when you move out. Even after they told my fiancé that the work that we let them do before our lease was up wouldn't be charged to us, they ended up charging us to repaint the entire house. Which after 3 years of living there, is supposed to be a standard thing you do between tenants. They constantly insist on phone calls over emails, which we learned the hard way seems to be so they can't take any responsibility for things that were said, all the lies they told. Even after writing an email regarding why we were charged for paint, they never responded to it. This place is the worst rental company I've ever worked with. I've paid to have a space to protect my vehicle, but I cannot access it due to your incompetence and all you have is sorry? I highly discourage anyone landlords and tenants from this "company". It's hard to know how REIS is actually operating now. They merged with MKE Property Management and they are now WHMilwaukee (Welcome Home Milwaukee) Unfortunately, I can not recommend REIS/WHMilwaukee for Landlords or tenant. We hired REIS with very little time and ability to perform research due to a job relocation. Jacob Nelson pitched REIS as "all inclusive" and "transparent." They claimed repeatedly not to "nickel and dime people like the other guys." We went with them knowing we could switch property management companies later, which we did within a year. Jacob then showed our house to a couple relocating from out of state who needed to be in their rental property before we were scheduled to be out of our home. He said the couple loved our house and they were in the process of finalizing the paperwork with them. I called my relocation contact and told them that I needed the move team to be at my house earlier than our scheduled move to accommodate the renters. They scrambled to make this happen in the middle of winter. My husband, who was originally going to stay in our house longer, quit his job since we would no longer be supporting two housing payments as Jacob told us our home was rented. Days later we inquired about the paperwork and come to find out that they backed out and that REIS never had a signed lease from this family. At one of the most stressful times of our lives (cross country move, starting a new job) we hired a company who specializes in managing property, to mitigate our risk, and instead they dropped another bomb on us. Since my husband had already quit his job we went ahead and moved cross country anyway hoping the home would get rented quickly. Jacob did offer us a concession to make it right after we expressed extreme disappointment, however, the reality is a professional and knowledgable property management company would have never done this in the first place. Once they started showing our house they did end up renting it. The woman, Lindsay, who was showing it became a person we interacted with as well. Through these interactions we started asking her questions and she would respond and offer help to us. She inadvertently became our point of contact, but we found her interpersonal skills lacking in some cases. We asked her about lawn care, stopping by the property, and notifying the tenants. In the last situation we messaged her and told her that we would be stopping by the property inspect the yard, install some parts into an appliance, as well as access a locked cabinet in the property. We provided about a month of notice with a time frame of 2-5pm. I understand their job is to keep the tenant happy, but ultimately a property management company acts as an agent for the property owner, which means they work for us. The accusatory nature that Lindsay spoke to us in was ridiculous. Jacob handled this, notified the tenant, let them know that they were welcome to be there if they were able to, but that as the owners we were providing them with plenty of notice and legitimate reasoning. The last straw was when Wisconsin had heavy, extreme rains in August 2018. The communication log shows that the tenants reported streaming water into the finished basement on multiple occasions and that this was not addressed by REIS. We were also not notified of this in advance, we found out in the communication log on our Property Management report. We were unable to address this promptly for our tenants because we had no idea. Rather than notify us and let us get a window contractor to the house to replace the old basement windows, they sent their "best" at $68 an hour to put plastic window covers over the basement windows. Then they tried to charge us for "their best" to examine the foundation, which we declined. The issue was the old, original basement windows. We immediately started calling contractors and when we tried to ask them to coordinate a time with the tenant for the contractors to show up they said they would take 10 or 15% for coordinating a time the tenants would be home. What? It's literally coordinating an appointment. So much for not nickel and diming. After a full analysis of every question we asked, service we inquired about, and etc., we realized that they are going to default to a rate of $35-40 an hour for ANY service you ask and they're going to quote you a minimum of 4-5 hours for ANY service you ask for a "handful of guys." Need 4 flowerbeds weeded? $35 an hour for the morning, 3-5 people. Could be 3, could be 5. Almost a $200 difference without any way to control the cost. After talking to our tenants we realized we did them a disservice by using REIS/Welcome Home Milwaukee. Our accountant also noted our end of the year reporting was incorrect. I absolutely do not recommend REIS/Welcome Home Milwaukee. We switched to World Property Management and Joe Mundo and his team have been great. read more

There was not an option for no stars which is what they deserve. They are scam artists that lie to get you into a lease and don't fix anything or respond except for when you withhold rent then they threaten to put an eviction on your name. I signed a lease for $1300 to rent a 3 bedroom home off Sherman and capitol Drive but they never completed the upstairs. They strung me along for several months saying they would install the drywall and flooring until they finally said no they never agreed to it. Without the upstairs it's like I'm living in a small 2br apartment with no space for me and my family. There is also a mice infestation and old plumbing. I've asked several times to be moved into another property but they said I had to pay to break the lease and pay the rent until they find a new tenant. Stay far far away from these slumlords. read more

If you want to be nickeled and dimed, waste a lot of time, have bad accounting records and lose money then please go with Ed, Matt and team. I have been a landlord for over 12 years in multiple states with multiple properties and this is the only management company I have fired. I was with MKE which later became MKE Reis and later became Welcome Home Milwaukee. I tried to make it work for 2 years but it was a bad business decision. I give Ed 1 star for helping when I first acquired this property. He did go to the property a couple times while I had issues with an unrelated contractor. After that, there was limited "services" but lots of charges. But Ed used every opportunity to make sure I knew he really extended himself 2 years ago for one issue. Issues were numerous. I was charged for their in-house maintenance person to fix the bed he broke when adjusting a tenant's property for repairs. Why am I charged for your people's mistakes? I have never been so nickeled and dimed by any management company ever. Their records were confusing and hard to follow with limited explanations. Despite many emails and phone calls, I can't nor can my CPA understand their records. They "forgot" to withhold a security deposit, and I still can't reconcile that they did this correctly, but withheld it from me months later in a payment. They charged management fees on top of everything. After months and months of this, they decided to move to "investor minded management" and "a more tenant centric name". But if you unveil what's behind the curtain. They raised prices for monthly fees and placements without actually adding more services. This effectively doubled management fees without being contingent on actually collecting rent. Management fee should be contingent on receiving $. Industry standard monthly management fee is 8-10 percent. They priced themselves as 14-18% with lots of issues and hidden gouging. That makes it just a bad business decision. Then add on top of that 10% for a contractor invoice, $749 to place a tenant (more than 1 month's rent), $249 for a tenant move out (absurd) and on and on and on. When the new management company took over and inspected, there were safety hazards, needed repairs and tenant issues that Ed and team had neglected. In short, they were an expensive mistake. read more

I am a current resident. I had a dolly stored in the basement and it was stolen. I spoke to the manager I'm assuming, and he seemed to be so helpful and the owners agreed to replace it. I was told to send a photo of the dolly so it can be replaced. They delivered a completely different dolly after telling me they would replace the one I had. I purchased my dolly for specific reasons and they one they sent cannot do what I need it to do. I feel lied to and misled. I am an ideal tenant, pay rent on time-- no kids, not pets, never have company and for them to treat me the way they did is so frustrating. I am a single person that moves on my own when I have to and my dolly I had before it was stolen really helped me and now I have some crap they felt I deserved. I am livid. read more

This property management company is the worst. They were constantly charging exorbitant amounts for "repairs" or "maintenance" for my properties and on top of the repair charges, they would add more expenses for "repair commissions". Their management fees are ridiculous (over 11%) and they don't even have your best interests in mind. For example, one of my units needed a new gas stove. They went ahead and replaced it, then charged me $800 for the stove. That amount is just ridiculous to me, when I know I can purchase one from Home Depot for $400-$500 with free delivery + $50 for installation. Had I known they were going to charge me $800 for the stove, I would have just purchased one from Home Depot with a few clicks of my mouse. I got rid of this company back in April this year, when they tried to increase their fees even more. I'm so glad I'm no longer using them. I have a new management company now that only charges 6% and does not nickel and dime for every little repair. If you're considering using reis property management, I highly suggest that you find someone else. read more

Most of what i seen was half to worked on or never worked on. I seen leaking water faucets, crack walls and baseboards form of molding on ceilings in the apartments and in one of the single family i seen. I team up with a man name Tyler egglefield. We both agree that Ed the owner of Mke pm. Is very rude and disgusting and disrespectful to his tenants. People want get customer service,( they are paying you for a service, not the other way around.) Im a real estate investor. Ill never work with Ed Riggenbach. I've worked with Ed for awhile now. I have been through numerous property management companies... Milwaukee Metro, MPI - this is the first one that has been good. I would say that each of those other two lost me thousands of dollars. MPI is the dumbest group of people I have worked with. Milwaukee Metro is unresponsive, segmented, and nobody has a clue what is going on (the owner is in NJ now). I almost don't want to give them a good review because they make my business run. I almost rather let people go to MPI, get screwed, want out of the business, and sell me their properties. This has happened numerous time already. Anyways, these guys are responsive, move quickly, and know what they are doing. Going with anyone else I've worked with in Milwaukee will destroy your rental income. read more

We moved both houses to Ed and his company beginning to 2018 from Renters Warehouse. After Ed was able to provide great references to us. Then one house had tenant turn over in August, the repair bill was huge, and my wife called and try to figure out all the different line items (like $299 to drive some items to the dump, or $100 to put in light bulbs). Their maintenance guy Andrew, was a Slick Willie. Andrew would promise on the phone a price, then we get a surprised bill later, and he always managed to confuse or convince us to pay. Their accounting is very hard to read or understand. Close to October 2018, Ed suddenly emailed and said his company will No Longer be managing properties and we have 2 months to find someone else. We got the feeling they just got tired of dealing with us and lied. We believe they still manage residential properties. Overall, not a good company to work with and left such a bad taste that I have to write this negative review. read more
