Avoid This Property Management Company - Dishonest and Aggressive I would strongly advise against renting from this property management company. Our experience was incredibly frustrating and ultimately felt like we were being taken advantage of. We were charged $250 for a pipe repair without ever being contacted, consulted, or quoted for the work. When we tried to schedule a meeting to discuss the charge, they refused to meet, ignored our calls, and eventually threatened us with eviction unless we paid. We were forced to pay for something we had no opportunity to approve or dispute. When we moved out, we gave more than 30 days' notice, professionally cleaned the carpets and the home, and even touched up the walls. Despite this, they withheld $2,100 of our security deposit. Their breakdown included: * $300 for drywall repair (not previously mentioned or shown to us) * $1,100 for painting the entire house (even though we left it in great condition) * A charge to replace a lightbulb they falsely claimed was out * $260 for cleaning (even though we had the home professionally cleaned) Throughout the process, this company was unresponsive, evasive, and became aggressive when we questioned the charges. It was clear they had no intention of communicating fairly or ethically. They do not treat tenants with respect and seem to rely on intimidation and avoidance to force compliance. DO NOT RENT when Welcome Home manages a property unless you want to kiss your deposit goodbye. They're THIEVES!!!! My wife and I are 63+ year old empty nesters (no pets) on a little adventure.  Last year was our 4th year. We live in a different city from September through the end of June each year.  Four years ago it was the Denver area (actually rented a house in Boulder).  Three years ago it was in Salt Lake City.  Two years ago it was Santa Fe, NM. And this past year we were in Reno, NV.  We rent out our house in MA while we're away. So we understand the importance of keeping a house in great shape, because we hope for the same from the people renting our home. The beautiful home we rented in Reno, was managed by Welcome Home. We've been doing this renting nice homes thing for 4 years now. We've never had amount of any of our deposits kept. We know what we're doing. And we left that Reno home spotless. We cleaned it top to bottom ourselves just before we left. We had professional rug cleaners come in. We had professional glass cleaners come in. I'm telling you we left it cleaner than when we got there. They did charge us $85 to clean a spot on the couch. That was fair. And there was a rekey fee that was agreed to be paid before we moved in. Other than that, the entire deposit should have been returned. It wasn't. They claim there was a scratch in a glass table (which we have photographic evidence was not the case). They claimed we stained a night stand, which was that way before we moved in (and we sent Welcome Home photos of that before we moved in to be sure we weren't charged on our way out). We were charged for window cleaning, even though we sent Welcome Home the receipt for the window cleaning we had done before we left. They charged us a ridiculous amount of money ($400) to move a couple of pieces of furniture back to the way it was when we moved in. Took me 4 minutes to move it around when I did it. They charged us $550 for final cleaning even though the place was spotless. They charged us $100 to turn off a water feature that was off when we moved it. We turned it off before we left, because that's the way we found it when we moved it. In the end, Welcome Home only returned 34% of our deposit. That's RIDICULOUS! THIEVES, I say! THIEVES!!!! And then when we contacted them to dispute the lack of returned deposit, they wrote back and said "We no longer manage this property. Please send any disputes you have directly to the homeowner/landlords... The lease contract was between you and the homeowner and only the owner can make the decision with regards to a dispute." No it was not. The lease was between us and Welcome Home. And it specifically said in the lease not to contact the homeowners. DO NOT rent when Welcome Home is managing a property, unless you don't care about your deposit! read more

Welcome Home has managed many of my rental properties for several years and its extraordinary team leader and real estate broker, Erika Lamb, has helped me buy and sell homes as well. I could not be more satisfied with the company's services. What makes Welcome Home an exceptional property management company--and Erika a superlative broker--cannot be stated in a few words, so please bear with me. For starters, I've never known anyone to spend as much time keeping herself apprised of trends and laws that pertain to property management and the real estate market as Erika. She is forever surprising me with her knowledge of the legal rights of tenants, landlords and homeowners associations, which has saved me many headaches and a great deal of money. Likewise, Erika's bottomless knowledge of Reno's best painters, locksmiths, handymen, landscapers, electricians, plumbers, roofers, and other specialists has ensured that work performed on my properties was done right the first time, which has kept my costs down. Based on her advice in these areas I was able to obtain a record-setting sales price for a condo I sold in a huge complex near Midtown (more on her strengths as a broker later). Because of that experience and others, I'm eager to get her design advice on a 4-bedroom house that will be my first rental property in Verdi when construction of it is completed in several months. I could write a short book on all of the ways Erika has helped me with my rental properties--and how she'd likely help you if you chose Welcome Home to manage your rentals. But I'll move on because Welcome Home is more than Erika. The company consists of an excellent staff that calls upon excellent independent contractors as the need arises. For instance, the importance of an expertly crafted lease cannot be overstated, and I'm thrilled to report that Welcome Home works with one of Reno's top lawyers to keep its leases in line with current laws and to protect its clients from new laws that favor tenants. Put another way, Welcome Home has got your back on legal matters. A great lease, as some of you no doubt know, can protect a landlord in 1,001 ways, so to speak, and Welcome Home's lease is decisively the best I've ever seen. I have inspected the work of every member of the Welcome Home team, including its contractors, and have been impressed by all of them. Whether it's the team member who scrutinizes lease applicants and puts excellent tenants in my properties, or the team member who inspects and videotapes the condition of my properties before and after a tenancy to ensure that I'm not charged for tenant-caused damage, or the team member who smartly responds to a tenant request for a repair, or the photographer and the Photoshop masters who make my properties look gorgeous online (and generate above-market rents), there isn't a single person at Welcome Home or among its contractors that I don't hold in high regard. On a personal note, Welcome Home gives me peace of mind that when I pass on, my wife won't be burdened with all of the work and hard decisions that our rental properties require. Welcome Home will continue to manage them, even to the extent of providing my wife with annual tax statements she will only need to mail to our accountant. Preparing such statements is something Welcome Home does for us now. It's included in their host of property management services. How wonderful is that! Welcome Home is not the first property management company that I've hired in Reno, but it will certainly be the last. I cannot imagine how a property manager could improve upon the services offered by Welcome Home, and I'm a ridiculously finicky person. Back to Erika Lamb as a real estate broker. I've been very fortunate. I've owned real estate in Panama, Costa Rica, Pasadena, Altadena, South Pasadena, San Francisco and Reno. In Reno, I've owned no fewer than a dozen houses, townhomes and condos. Before listing a property in each of the above-mentioned markets I spent many hours identifying some of their best real estate agents and/or brokers and I'd give none of them a grade below B+ in hindsight. That said, Erika stands head and shoulders above the rest as representative for the buyer or the seller. We spent $150 on our application, and expressed to them that there was urgency to finding out their decision on the application, for the home we applied for. Property owners do not place your property with this management company. I was looking at a few properties with this company. Totally incompetent! They had a lock box on a property and it was coded incorrectly. They were supposed to follow up with me when fixed and never did. I waited a week and had to call them back. They are extremely difficult to contact. No one is ever in the office and their voice mail does not work well to leave a message. My husband was a licensed real estate agent in another state and we have owned a few properties that we have rented to tenants . We have rented offices, homes and hangars. We have an impeccable rental record with written letters of reference from property owners. We also were over-qualified with our income level however do not use credit for over 10 years. They wanted a double or triple deposit if you don't use credit. We decided not to do business with this company. Shame on them...they lost an excellent tenant. read more

As a 4 year tenant in a home that was being represented by Welcome Home, I can, honestly, say, I miss the people (Kellie in particular). If I ever had a question, concern or repair concerning the home, Kellie and Cesar were reticent to address, and there was a contractor/repair person in the home, ASAP. I had never leased a home in the past and had no idea what to expect. But I have spoken to others who have rented homes, since I have rented, and they were not so fortunate. I discovered that Communication and rapport between renters and property manager's are not always like my experience. Their stories were painful to hear. Both Erica and Albert are incredibly unprofessional, condescending, and overall worthless. Was charged $10 a month for filters that I only received twice in 23 months. Was without AC for 13 days due to my crawl space being flooded. My home never dropped below 90 degrees until Welcome Home suggested I buy (with my own money) a portable AC unit, which was $500 (their solution to the problem). The temperature then dropped to 85 degrees, so my kids and I could then comfortably quarantine together. I left the home immaculate but didn't receive my security deposit back. Had the house professionally cleaning, was charged $180 for them to hire the same company to do it again. Was charged $50 to pull weeds that didn't exist and $80 for them to mow the lawn that was already cut. They also added another almost $300 to the rent that I had already paid, making my remaining 17 days of September over $1100 when it was usually $1483. Ultimately, they want me to pay a balance of $75 after keeping my deposit. The house is now up for sale... through Welcome Home. Pretty sure they used my deposit to freshen it up to sell because I left nothing but normal wear and tear. Most frustrating experience of my life! read more

We were screwed. We were in the house less than 6 months, most the time we were traveling and not home. We were charged for the poor paint job they had someone else do. We never painted the house. Apparently we were supposed to turn the sprinklers on when it was still snowing. Had the house professionally cleaned by the company the said we needed to use and still was charged to have it cleaned. A side gate needed to be repaired or so they said and charged us for but we never used the side gate. Charged for caulking in guest bathrooms, also never used the bathrooms, not sure how there was any need.
