Especially throughout the pandemic and a job loss where worries and concerns were present every day for me and my family. They were very hands on in getting me to the next phase of our living experience where we were able to get on track with their help and understanding. I am forever grateful in the leadership role Kelsey Mosher has taken with our situation and we continue to watch her and her team grow together in these most difficult times for us all!! My wife and I lived here for a year while she was finishing her master's degree at Texas. She graduated in May 2024. When we first moved in, the management team was fantastic--friendly, responsive, and easy to work with. Unfortunately, that team left about 5-6 months into our lease, and Elias took over. From that point forward, communication became practically nonexistent. When it came time to move out, we had communicated our intention to leave with the original manager, but we had not submitted a formal written notice. Because of that, we were required to pay an additional two months at the month-to-month rental rate. When we asked whether the previous manager could confirm our earlier communication, we were simply told she couldn't do anything. Fast-forward to now: under yet another manager, we discovered that a $191 utility balance had been sent to collections. We only became aware of it after noticing the impact on our credit scores. We ultimately paid the balance to resolve the issue. When we spoke with the collections company, they were unable to see any emails from Elias regarding the balance. Our experience showed us just how dependent Greystar properties can be on whoever happens to be managing the property onsite. We went from having an excellent management team to extremely poor communication and, ultimately, a collections issue that affected our credit. Based on our experience, I would never recommend Greystar to a friend or family member. DO NOT LIVE HERE. read more

The building is trying to bully its residents into using a scam service called Fetch and is being purposely difficult with actual delivery people to hinder and prevent deliveries. They're absolutely shameless. Lots of Amazon sellers don't allow their items to be shipped to a third party delivery service and they'd prefer if you're simply unable to purchase those items. Fire alarms go off, not just in the affected flat but the whole building, including a loud alarm that blares into the street. They go on for hours, the fire department can't seem to turn them off. The management is unreachable. This building has no regard for its surrounding neighborhood. read more

WKF is in a really good location for a very affordable price, and better yet, everyone in the leasing office is so helpful, amazing, and incredibly friendly. I went through a peculiar situation that led to me having to alter my lease, and they guided me through the whole process with ease. I had no issues at WKF and whenever I needed something done they were on it immediately. If you have a problem and bring it to their attention, they will get it done ASAP. Amenities are good as well. Emily in the leasing office is hands down one of the best people ever; such a kind, genuine, and helpful person. My husband and I have been residing at West Koenig Flats for over 6 months now. I wanted to wait until it made half a year to share my experience, to make sure I was being as objective as possible. We are the first to reside in our unit and noticed a few things. While the rent is expensive, this is a problem that is present throughout most of Austin (believe me, I've looked). West Koenig Flats for the price they charge offer a very clean building however and comfortable living. We always had a good experience with repairs whenever there was an issue, and the staff has always been very nice to us. Our part of the building is quiet and we are seldom disturbed. That being said, people on the first floor must be having a different experience altogether, considering the traffic on that floor is in much larger numbers than floors 2, 3 and 4. The community has a nice pool, a nature area, a lobby with couch and TV, and a gym room. It's also got a business center that is nice when the printer actually works. While we had an overall nice experience so far, with both management companies, annoyances include: A lack of dedicated recycling bin makes trash/recycling pickup quite annoying; Fellow residents often fail to dispose of their trash properly and block the trash chutes, resulting in big piles of trash in the garage (not impressed); Pet rent is expensive (and a stupid concept too, if you ask me, that looks more like a way to screw residents over by charging a tax for having a pet); The trash valet are nazis about how they want their trash prepared so we just take care of it ourselves, though there's no option to opt out of the paid program, which sucks big time; There's no composting available (the lack of care for the environment is unfortunately very Texan, I have found); Sloppy aesthetic detail work in the apartment and building as a whole, as in splashes of paint here and there, crown molding isn't perfect in all places, cabinets misaligned, cracks in the room corners, all indicating the workers rushed to complete the construction in 2015-2016. But all is not bleak. West Koenig Flats is conveniently located near North Loop strip which includes some nice cafes and bars, and it is easily accessible by car or bus. The bus number 7 which stops right in front of the building takes you downtown in less than half an hour, no transfers needed. Dog poop has never been an issue for us, though there is a nasty stain in the middle of the hallway leading to our apartment, which we suspect might be old trash juice. West Koenig Flats is a nice apartment complex. It's not perfect, but it does deliver quality in most areas. read more

Before I moved to West Koenig I lived in an apartment off of South Lamar. Due to a new job and wanting a little more quiet, my roommate and I decided West Koenig would be the best fit. When we came to tour the apartment we were blown away by the beautiful finishes. Dark cabinetry, stainless steel appliances, lovely granite countertops, nice size closets, double sinks, the lists goes on. Often times the tour will be great, but once you move in things start to fall apart. That has not happened whatsoever, and my expectations have been exceeded. The management has done a great job of communicating with me and completing my many requests. The maintenance staff has been beyond generous, and has gone as far as mounting my tv and helping me my hang curtains. With all the great amenities, an awesome neighborhood near countless restaurants, a central location to Mopac, 1-35, the MetroRail, and downtown, West Koenig just made sense! read more

The WKF staff is so amazing. One time my friends & I were trying to grill by the pool but were having trouble, so Emily came down to help us. Since then, my friend (who is not a WKF resident) always asks how she's doing just because she was so kind and left such a great impression. I love stopping by the office just to chat with her. She always makes me smile. :) The staff is always greeting residents in the hall and are quick to handle any problems you have. We called today to get some information and were invited to make an appointment for today at 4:30PM to check out the apartments in person. We made arrangements to be able to do that and drove, arriving at 4:24PM. Upon arrival we were unapologetically told by the same person we spoke to that they were about to take a couple that had just arrived on the last appointment so they would be unable to give us a tour today. This was particularly frustrating since we do not live near this complex. In short, we were invited to take a tour by appointment and it was cancelled on us upon arrival without any prior notice. read more

The bureaucracy and potential bureaucracy of this apartment complex is large and without favor to the tenant: The lease you sign is far too long with minimal protection of your privacy and person. I recommend a strong attorney goes over your lease, especially here, before signing. While your car is well-protected in their locked garage, there is no security team on-staff to prevent greater problems. I was originally listing 2 stars but I am removing one more due to a lack of Google Fiber internet service, which any well-intended apartment complex will offer. The walls of the halls and apartments are an unfortunate white color, alongside the ugly plastic-white lightswitches and other fixtures; As if we couldn't gotten worse than beige. Bleck. The workmanship and maintenance of the hallways and units are lacking. There are scratches all over elevators, there are blemishes all over the doors, walls, etc. There is a great lack of mindfulness over the details that make a home truly maintained. I believe I even saw an exit sign that was hanging off the ceiling by its wires! Where is the art!?!?! There is some on the first floor but none elsewhere!? The halls are bleak! Is something wrong with your apartment? Need help with the super-long paperwork they gave you? Prepare to wait forever for responses and actual support from management. UNDERSTAFFED: Not enough people on the phones, not enough maintenance staff; And, again, no security staff! Maintenance claims to have fixed something when they have not, requiring the labor of repeating the request. Most of the problems of this property can be explained by a lack of consistent managers: All staff, top to bottom, is always changing. Your name and your needs will not likely be remembered except on sterile, joyless paperwork. read more

I loved living at West Koenig Flats! The only reason we are moving is to be closer to Downtown Austin. Amelia and Tanisha go above and beyond all of the time. They are awesome! If you have a request, issue, or any type of question, they are always happy to help you! The team hosts brunch and other events at least once a month which is a nice way to meet your neighbors. Apartments are what you would expect for a newer apartment complex. Granite countertops, stainless steel appliances, W/D in unit. Rent is on par with any other luxury apartments in the North Loop area. ~$1400 per month for a 1 bedroom plus all utilities. Utilities for our 1 bedroom ran anywhere from $25-75 per month. Any maintenance request was done within hours of the request. Noise level- normal, you will hear your neighbors through the walls, footsteps from the above unit, people talking in the hallways. We lived in a unit facing Avenue F and Koenig with a moderate amount of street noise. If you do not like hearing traffic, I would recommend renting a unit not facing the street. There is a nice workout area with weights and cardio machines. There is also a club room with a pool table and kitchen. The pool area has two grills and a bunch of a chairs to lay out. Easy access to 35 and Mopac, great commute if you work North. Neighborhood is walking distance to small a convenience/gas station, restaurants, bars, shops, etc. 10 minute drive to downtown. read more

I have been here for about a year and a half, so far it has been a wonderful experience. The management has been quite accommodating and extremely friendly/courteous. The coffee machine is the best I have witnessed. Offers a great view of downtown and I'm only 5 minutes from workplace. The message board is a great venue for information and for management to raise awareness on certain issues. The recent addition of an Amazon hub for lockers is most welcome. I hope to live here a while and crossing my fingers the current management sticks around as well, especially Amelia and Tanisha. P.S.-To that negative recent review from last month, the dog poo was not the fault of management, but an awful resident and management took care of it promptly. Also there have not been that many break-ins. I had a far worse experience living down near Riverside and Pleasant Valley. The streets aren't clogged either due to alleged lack of parking spaces, that is the fault of the neighboring houses down on Avenue F. I have always found parking spaces in the garage. read more

I have lived at this apartment for year and a half, the apartments themselves are fine if you enjoy hearing every move the person above you makes, but besides that the management is really where the issue occurs. They are near impossible to get in contact with better yet get them to actually do anything. When we informed this apartment we would be moving out, they responded right away that due to use not meeting the 60 day notice we would be extending our lease and paying month to month rent for the appropriate days. This is understandable. My response was asking how much our rent would be for the reaming days, management then didn't respond for 7 days. I had to email them again to please inform me that amount more I would be paying, due to the fact I have to plan my finances and at this point they hadn't even confirmed the actual move out date. But the story counties, it is a week before I am set to move out. I tried to sell my bed, but was unsuccessful, management had previously stated that they can arrange for a trash company to come by for a fee to pick it up. I contacted managed a week before my move out, I called at least 5 times that day and left a detailed message. I called the next day an additional 5 times and left a message, on the third day I called 5 times and left a message as well as sent an email. on the FORTH day I called 5 times and left a message as well as posted to the community wall. I then called an additional time, I FINALLY got the manager, I stated how I have been trying to contact them and the means that I went through, she responded "okay, how can I help you". No apology, obviously didn't care and was completely unprofessional at this point she was more of a problem than any actual help. Now its Thursday (I move out Saturday), she states well I don't know if the trash people will be able to come and get this because I don't think they come on the weekends and it is already Thursday. I was absolutely blown away with this unprofessionalism, not only am I in the middle of trying to move out, I am having to stalk down management to do their job. At the very least they should be contacting me for moving out procedures. An absolutely headache. read more

During the ice storm of Texas Kelsey the property manager came out herself to break the ice on the sidewalks and entry ways so we could be safe. I could not recommend this place more! We moved to this apartment complex about 6 months ago and we are very happy! Amelia is the nicest and funniest person, she was one of the reasons why we picked this place. She knows everyone by name and genuinely cares about everyone who lives here being happy. She was very patient and took her time to find an apartment that was just right us. Katy and Tanisha are on point with anything we might need. I truly recomend this place to live if you want to feel like a part of a communtiy and were the people who work here actually care about you. Everyone is always very kind and happy to help. I've lived in other apartments here in Austin and I must say this is by far my favorite place. I honestly haven't had any issues since moving here. Yes there has been some delay on construction, but before we moved in they communicated clearly that this might happen. I've also never seen any rats anywhere in or around the apartment. I've barely seen insects for that matter which is great! As for living in the apartment, I love it. There is no noise issues since the walls are pretty sound proof. The only time you'll really hear anything is when you walk down the hall. The management team is friendly and incredibly helpful. Any maintenance issues I've had have been taken care of quickly. We always get a call before they come in so we haven't dealt with anyone walking in. I think once the apartment complex is 100% complete, it will be fantastic. I can't wait for the pool and grills! I don't know what other people's views have been on this place, but it has been my favorite apartment thus far in Austin. read more

I can't say enough great things about WKF! I was sold on this community before I even arrived to view the open unit they had available for me. I first met Lexi and she was very friendly, welcoming, prompt, and thorough. so obviously, I jumped at the opportunity to apply! after I was accepted, I met Kelsey, the GM, as well as the maintenance staff and let me just say they are ON TOP OF THINGS. questions? they have prompt answers for you. maintenance issue? they'll likely get to you that day even if it's not one of the *emergency* situations... the weekly newsletter is very informative on super cool events and visits from local food trucks etc... seems like everyone that actually lives here cares about the community as a whole. the area of town in which we're located has gotten better as far as crime outside of the community as of recent but even on the occasion that we have an incident the staff is swift in taking action and addressing the issue. it's very well manicured in its appearance and inviting. very dog friendly.. again I could go on all day but I think you get the picture without a doubt- I'll be staying at this community for the foreseeable future. read more

I lived in this complex for a year and upon moving out my rent was supposed to be $200 and they auto paid $800 which I had canceled and it still went through it is now a month and a half later and they have not refunded me for $608. They are trying to keep my money and hope that I don't come back for my $600 that they overcharged me. when I lived there there was a huge water leak from above that leaked into my first floor apartment that was never fixed for nine months. the carpet was ripped up and the baseboards were gone the whole time my roomates and I lived there. The maintenance man gives me extreme creeps and well overstayed his time when he would come into the apartment, we are three young girls and it was threatening. He also would watch me when I went to the gym. could also hear the man above me sneeze every day and his alarm every morning Please don't live here way too high of rent for shit service. read more

Warning: for some reason this property was allowed to be developed with too few parking spaces in the garage to accommodate all of the units. As a result the nearby surrounding neighborhood streets are constantly clogged with cars (maybe they feel safer in the street since there's been so many break-ins in the garage). There's dog crap everywhere thanks to the inconsiderate dog owners who live there. The only good thing about it is that the rent is so high it won't attract crackheads who try to murder me in my sleep. read more

All 3 are quick to respond to all inquires , requests or concerns and they show genuine care and empathy for the residents, something I haven't seen often. And ladies if you don't want to be chased down by a homeless man running to your apartment this may not be the place for you. I really like living at WKF. I feel like I'm picky about where I live, and I honestly can't complain about this building. It's located in a good central location, a generally safe neighborhood, and the actual units are really nice. There are always growing pains with any new complex (or any apartment, really), but the management has been great with addressing any issues or concerns that residents have. More importantly, when there is an issue, they take action super quickly and are really transparent and open about addressing it. Added bonus: there's a new dog park on the property! read more

The inside looks nice, but that's about it. Rent here is expensive, but the location is nice. You can hear everything from your neighbors, and that is the ultimate reason why we broke our lease. We couldn't sleep because of the constant noise. The grounds outside the complex are awful - dog poop everywhere, people driving in the grass which makes it muddy, and the joke of a 'dog run' (which is just a mud pit). We only dealt with the new management company, Greystar, for a couple weeks before we moved out, but I was not impressed. They hugely overcharged for some repairs that we needed done after move out. Overall, I am extremely happy to not be living here anymore. Edit: After posting my initial review, the property manager contacted me and we were able to work out our fees. I added a star to the rating because I appreciated that and I do understand that there is a transition period when the property is changing management companies. read more

I lived at West Koenig Flats for one year (2016). I left because I moved cities. I enjoyed living in the complex -- the pros include proximity to the north loop area (walking distance to Workhorse, Epoch, a little further is Flightpath, etc), very convenient bus lines (the 7 goes straight downtown). New building, so the appliances are newer, and the units are pretty nice. Service requests on our unit were fulfilled very quickly and easily. As a side note, I personally really enjoyed the change in management. Seemed odd that it changed hands so soon after opening, but I really enjoyed all the folks in the office that I interacted with from Graystar. Under ZRS it seemed to have higher turnover, and not quite as good of an experience. The issues/drawbacks we experienced were very minor. The rent is quite expensive, but pretty aligned with the rest of the area. The walls are in fact super thin, and you can hear conversations and music. I didn't take as much advantage of the amenities -- if you have a dog, they have a small dog run, and are pretty pet friendly (though they charge pet rent), they have a clubhouse area with a pool table and kitchen area. They also have a gym, which is a pretty basic apartment gym. All in all, a place I very much enjoyed living, I recommend it. read more

Of course there are cons to every complex, but the 'Amelia, Katy, and Tanisha' team makes sure that the pros far outweigh them! I've moved complexes every single year for the past 14 years but this was the first one where I renewed my lease (technically I changed units, but staying with the same complex was a first). My dog loves visiting the aforementioned ladies in the office since they have treats and are always so friendly. The apartments are modern and the maintenance staff is prompt to fix any issue whether it's a burnt lightbulb or a broken doorknob. I love the HUB because I can get packages at my convenience (any time day or night), and they just switched to a valet trash company (Benco) that not only comes when they say they will, but they do weekend pickups! The pool is always clean and hardly ever packed, though it only gets sun for a portion of the day. The downstairs room is awesome to host get together like baby showers and I even saw someone have a wedding reception there last weekend! As I mentioned, there are some cons: I would try to look at the apartment you are going to rent if possible, or talk to the leasing staff regarding the layout. Some have a gap between the bedroom walls and ceiling, others do not have bedroom doors and instead have a large opening in the wall. No matter what floor you are on, you WILL hear the traffic from 2222 if you have windows on that side. I have heard from other neighbors that they can hear the residents above them, so I'd suggest getting the top floor. Some residents don't pick up after their dogs which means the grassy areas can be quite ... poopy-- not a fault of the complex, but just know that there are some residents who don't respect those around them. Lastly, I had a storage unit broken into a couple of times (management was quick to review the footage to catch the culprit)--it's not in the best area of town, but I've felt safe walking to and from my car in the garage and staying close by the complex when walking my dog at night. If this location is convenient for you, I'd definitely recommend coming by and talking to one of the great staff members! They're the reason I stayed and will miss this place when I move. read more

I've been living in West Koenig Flats since July of 2016. My roommate and I were the first in our units which are beautiful! We are facing the pool and very rarely hear anyone out there even when it's a full on weekend pool party. The community was owned by another company and was taken over by Greystar a few months later. Overall, I have really enjoyed living here and am leaving mainly due to location as I work further south and value for the price. We could easily get a 2/2 closer to downtown with similar amenities and pay the same price. There were some issues with security end of last year even with the gated garage dealing with car break-ins. The staff responded right away to residents' concerns and had a meeting for the community to talk about our concerns and come up with better solutions for what was happening. Since then, it seems to have gotten better. Another reason for less than 5 stars is we actually had originally signed with the understanding that our unit was underneath the model, paid a higher price to not deal with noise above. After Greystar took over, a few months passed and they informed us they were leasing the unit. We do hear occasional doors shutting and footsteps but nothing terrible. There's a wide range of people from college students to families with little ones so it all depends on who lives around you I'm sure. Other than those things, we have really enjoyed the staff -especially Amelia who is always going above and beyond to take care of the residents and addressing our concerns. I am a bit sad to leave - but won't miss the commute down south I'm currently facing! read more
