Location: 5/5 Experience: 2/5 Over 6 months of loud construction happened during my lease--to replace the railing in the courtyard. Crews are loud af, making it impossible to WFH. All the grass is dead. The stairways are inaccessible. And the elevator was out for over 1 month. This place would be a 4 or 5 out of 5 for the cheap price, great area, and attentive staff but I had to move out because of 6 months of genuinely hearing yelling, all day long, right outside my door. Also, the laundry system is a pain in the ass. Cash may only be used to recharge a charge card in the leasing office. The office is open during regular business hours, so 5-days in office means you'll rarely get the opportunity to refill your charge card, making doing laundry for someone who works 9-5 m-f difficult without planning a visit home during the workday to recharge your card. read more

TLDR: so many issues with this apartment 0/5 if I could. Roach infestation. Property manager tried to kick us out because of apt issues that were not fixed before move in. Bathroom smelled like stale pee. Neighbors were horrible and stressful to deal with. Awful experience. Would never wish this on my worse enemy Honestly one of the worse apartments I've ever lived in. Since I was moving to Texas, my roommate went on apartment tours since she was already living here. When she was given the apartment tour, the place looked decent. However, you never get the apartment you tour. Our move in date was July 9th and I was excited to finally unpack and call this apartment home. When I got there, it didn't seem like the apartment was ready for us. There was a hole in one of the bedroom closets. The cabinets were not painted -- maintenance came in and had me remove all my stuff from the drawers and cabinets so they could paint it. The sink was backed up. So many more. Fast forward a few days, maintenance comes into our apartment to replace the bedroom closet door. I wasn't home that day so I wasn't aware that they were coming. I come back to see red sauce/stain on my white bed sheets. I never eat in my bed and it wasn't the time of month stain. I was so upset -- I went to the leasing office and they told me that maintenance didn't do such a thing as make my bed sheets dirty. So how did that happen? I am grateful they gave me $10 laundry card so I can clean the sheets. Another issue about this apartment -- it was infested with roaches. Every morning, I would kill at least 3 roaches. Around dinner time, a few more appear. My roommate and I are clean and we clean up after ourselves. However, there just seemed to be so many roaches EVERYWHERE. We've gotten pest control to come and spray down the apartment, but it didn't help. When we come home from work, there weren't any roaches. However dinner time approaches and they're back. It was horrifying. These roaches were in the bedrooms, kitchen, and living room. Sometimes I would find a roach crawling on my bed. It was a nightmare living with them. In my personal bathroom, the toilet smelled horrendous. It smelled like stale pee. I had to buy so many cleaning products to clean my bathroom and leave in the toilet to help with the smell. When I informed the leasing office, they told me that maintenance would come and check it out. They said it didn't smell like anything, but in order to solve it, they got a cleaning crew to clean my bathroom. Funny thing is, I've had multiple people tell me how terrible the toilet smells. When showering, there is a whiff of more stale pee. That's when I realized it could be the pipes that are corroded causing the smell. It was awful. I hated being in my room cause the smell of stale pee was always lingering. When I emailed the leasing office about the smell of the bathroom, I also added that my sink was a bit backed up from the last tenant. Instead of handling it, I had to purchase tools to unclog the drain. This was when the landlord decided he wanted to speak to us. When my roommate and I put in requests about the apartment and informing them about all the issues that we had at the apartment, the landlord/property manager said he would rather pay for us to leave the apartment complex than to pay for anymore issues with the apartment. He told us that he would prefer that we never rent an apartment again from any Tramor property. My roommate and I spent months looking at apartments and spent so much money and time moving in. Even if my landlord would've paid for movers and given us all our money back, we would have to find an apartment to sign in less than a month. This is not how you manage property. Since then, we were always too afraid to put in any maintenance requests. He told us if we wanted to live there, he implied that we will not bother the leasing office with maintenance requests for 2 months. In his terms, he is giving us a 2 month trial on living there and then decide again with what he wants to do about our lease. We lived our lives with a roach infestation issue and just kept our mouths shut. That was the worse 11 months of my life. The moment I signed a new lease, I moved out 2 weeks early cause I did not want to be there any longer. I know we can't pick our neighbors, but our downstairs neighbor would hit their ceiling. We lived on the 2nd floor and the floors would creak. Every 2 steps the floor would creak and we felt so scared that our downstairs neighbor would bang their ceiling to tell us to be quiet. There were days when my roommate and I would walk around our apartment at 11PM and just chit chat and we would hear banging. We were scared to walk around freely because of them. read more

I have lived within the Tramor Properties going on for 2 years now and I can say after living in various apartments throughout Austin, I'm currently living at the Victory Place property. Let's start with the negatives: The apartment gym is really minimal. The units are kinda average. Nothing fancy (unless you get a fancy upgraded unit) There's no hot tub. Not that i need one in the summer, but its just the idea that we don't have one. There's a lot of birds (gives a very nature feel) but then birds seem to go poo whenever their nests are. (there's a lot of nest) Okay, not for the positives! The FREE "covered" parking! The way that the apartment is setup, the parking spots are under the actual building so by default your car is covered. Which is great during these summer months. Keeps the car cool. Maintenance. I haven't had many issues with my unit, but whenever I used their online request system I always had somewhere there to fix whatever it was within that same day. I was expecting to take 2-3 days, but somehow someone comes knocking on my door to handle the work order. Location. This to me is the perfect location to be near downtown, without the downtown drama/traffic. There's easy access to get south or north with hwy 360, mopac, and 290 all nearby. The biggest reason I love living here are the actual property managers. Especially Katy. She is so nice and very honest about any concerns you may have. She tries to set you up with what you want without trying to oversell you. Genuine service is rare nowadays. The lead manager (who i think is unfortunately leaving) Diana is why I transferred to this property in the first place. She did so well at my previous Tramor unit (creek village) that when i needed to renew a lease i decided to stick with her. She gave me exactly what I needed as cheap as possible. I don't have any bad experiences. I'm a fairly easy going person (semi-annoying at times) but i feel that as long as you live here, don't do anything outrageous...there shouldn't be any issues. 100% recommend this property. Though it may not look like much, the location is very convenient and close to everything -downtown, Zilker, the river, etc. We can usually get anywhere in town in 15 min or less. Katy Bransom our leasing agent is AMAZING - the BEST we've ever had. She helped us find the perfect apartment within a few days and we were moved in the next week. She's super helpful, responsive, willing to work with us and made us feel very supported in our cross country move. She made the process as frictionless as possible. The maintenance guys are really nice as well. It was also very quite, didn't usually see too many people. Lots of sweet bird neighbors. I do want to note though that we did have 2 bikes stolen off our 3rd story balcony and 1 load of laundry stolen out of the laundry room so make sure you lock up your stuff and stay on top of switching your loads. We've always felt safe otherwise. Parking is also great - no assigned parking and very easy for us and guests to get a spot. We're going to miss living here! read more

Lived here a year (Aug 2019 to Aug 2020), and I moved because I got a new job in a new state. Victory place has an awesome staff, the leasing Manager Katy was always super attentive to my concerns, quick to respond to my questions/work orders, and super nice to talk to (she was never rude or grouchy). The maintenance staff are also really nice, the guy who does electric was super respectful and friendly and we greeted each other and we saw each other walking about. Here is a detailed list of the pros and cons, starting with the negatives. The cons: - I lived in a small studio with poor ventilation, so I had to buy a dehumidifier for my bathroom or else I was afraid of mold - The apartment is relatively close to a homeless camp (near the bus stop under the highway bridge) - The security car gate nearest where I lived was open at the strangest hours. It was open during work hours yet closed in the afternoon (why not close it all the time?) - There were people who neglected to pick up their dog poop consistently, despite there being a pet bag and trash station (the apartment should become more strict about having residents picking up after their pet, and fining otherwise) - The laundry room on the first floor tended to get dirty fast (the other two floors were not as bad) and often a machine was broken for days/weeks. Moreover, it was kinda annoying to have to wait until the office opened to refill my laundry card - a consequence of the apartment having an open-layout and less security. - I did see roaches a few times, but when I let Katy know she'd immediately schedule an exterminator to spray/check my apartment (I also had a ton of traps laying around so that might have helped). - There were a lot of birds, and thus bird poop, especially on the first floor The positives: - Not having had a car for the first few months living there wasn't terrible as it was close to a bus terminal, a Target, a Sprouts down the road, and a bunch of other shopping stores - Having free parking (and covered parking) was great when I had a car/people over - I never had any issues with neighbors but I lived on the first floor with only one other neighbor since i lived at sort of a corner - The other residents seemed generally nice and I never had a bad run-in - Having Katy as a leasing manager was by far the best part about living here. She's probably the most attentive and down to earth leasing manager I've ever had. I've seriously never had a nicer leasing manager. She answers all my emails and concerns with a positive attitude and is always willing to do what she can to help. Overall, a lot of the issues I mentioned come as unfortunate consequences of the open-layout design of the apartment and relaxed security. However, for the locational benefits (living without a car), the awesome manager Katy, and the price I paid, I'm satisfied with my time at Tramor at Victory. read more

I cannot say enough good things about this place! I love the management Jenny and Sarah. Always professional and willing to help. Definitely one of the best aspects of living at this complex. They address issues quickly and really work to keep their residents happy and make sure neighbors aren't disturbing each other. I have nothing but positive experiences with the both of them. The apartment themselves are really cute. I love the kitchen and backsplashes as well as the sliding patio doors in the bedrooms. I also really like the design of the pool area and it was a big reason why we chose this complex initially. The pool is small but nice and they have recently installed two new huge grills that are great for weekend grilling. Its never too busy either which is a huge plus. The location is also great for the price. Its minutes from Soco and right off Lamar. Its also only about a 10 minute drive downtown as long as you stay away from mopac, I commute during rush hour everyday downtown and it hasn't been a problem for me. I also love that its minutes away from some great greenbelt access points. I really loved my experience at Tramor at Victory and wish I didn't have to move! The only reason we are is that my boyfriend relocated North for work and so this location doesn't make sense for us anymore. I've lived here since 2013, no real complaints. Great location with good bars in walking distance (Pinthouse Pizza, The Park, Pluckers, Texican Grill, Azul Tequila, Lavaca St Grill, Baker St Pub, margs @ Torchys, etc.), and a bazillion pickup/delivery options. Pool area is dope (good thing). Only weird thing is if you're on the first floor and your bed is against the wall, you can end up with people parking their cars and talking like, three inches away from your face. I've never seen rats before, and I've got one of those first floor units that's open on three sides (front, stairwell, parking). So they either don't exist, or I'm lucky. Maintenance is great, too. Also I don't think I've ever come into the office (and I get a tooooooooon of packages) and NOT seen Sarah with a big smile and warm 'hey!'. Might be moving in with a significant other by the end of the year, so I'll miss a lot about this place when that time comes. I was living in North Austin and wanted to relocate further south to be closer to friends. I lived at Victory Place from January 2014 through January 2015. I was able to get a third floor 1 bedroom apartment within my budget, and was relieved that there was an elevator as it made my move-in a breeze (I try to only own things that I can move by myself so I don't burden anyone!). The unit didn't allow for much natural light, but that was kind of a selling point for me. Maintenance was very quick at taking care of a couple of small issues at move-in. It was really nice to be able to walk to Target, LA Fitness, Pluckers, Wheatsville, and my favorite: Radio Bar! I work late shifts, so I was worried about parking since there are no assigned spots, but there were always plenty of spots, and most of the time I could even get a covered parking spot even getting home at 12-1am every day. Victory Place may not look like much from the outside, but it was exactly what I was looking for at the time. My neighbors were all cool and friendly. They recently upgraded the laundry rooms that are located on each floor and switched over to a card system which saved me from having to visit the bank just to get quarters for laundry. It seems like more upgrades are coming steadily, and the complex should have Google Fiber soon. Everything else aside, though, Jenny and Sarah in the office are truly what make this property great. I feel like they truly know all of their residents and went the extra mile to make the complex feel like a home. I have never written a review for a place that I have lived, but these two ladies are so awesome that I had to get the word out. I never had any issues that weren't resolved within a day, and their communication with things going on throughout the property was always on point. I am an Amazon junkie, and they had to see me every other day so I could pick up my packages. Even now, I have had some issues with USPS with my mail not being forwarded, and Jenny has been getting ahold of it for me so I can come pick it up. I moved across the street because I was moving in with a friend and there was a unit available that we thought would work out better. Thank you again to Jenny and Sarah, I could never say enough great things about you two! Tramor at Victory Place - that water has been sitting there for the past twenty minutes soaking my sheets on rinse. - Apartments Near Me - Austin, Texas

The location is great, and the cosmetic fixes look nice. I used to live down the street when this place was the scary and sketchy Fountain Apts. Tramor came in, cleaned house of the worst of the lot and gave the place a make-over. The pool is cute, and they got new machines in the laundry rooms right before I moved out. There is an elevator, which is nice if you have a lot of loot to haul in from Target around the corner. A downside is the small size of the units. I had a 2 bedroom and all the walls are paper thin, I could hear conversation from my guests, my neighbors, and the meth addict upstairs who would bang on the floor (my ceiling) for hours when he was on a tweak weekend. Then the dogs and the dog poop! We had huge flies in the summer due to all the dog crap all over the courtyard, which stank like a kennel, but this seems to be happening all over Austin due to way liberal large-breed dog policies. So let's talk about that; I left my lease early, even though I liked my unit and the maintenance was great, because the woman in the studio next door to me acquired two pit bulls that howled and barked all day, causing other dogs in the complex to do the same, and would charge at me when let outside, because the neighbor didn't keep her dogs leashed as she was supposed to. I am afraid of large dogs, and I especially do not like large dogs with a reputation for biting. Then there was the ACL weekend when same neighbor rented out her apt to some Airbnbers who got into a domestic dispute, and I called the police because I heard a woman screaming thru those paper thin walls. Sarah declined to do anything about these issues, so I asked to be released and she did. I got my deposit back, but the letter said the reason for my leaving was that "management requested move out". Uh, I don't think so! I paid my rent on time, was quiet and clean, and put up with a hella lot of noise disturbance between the tweaker upstairs and the howling pits next door while I was in grad school. read more

After 2 years here I must say I'm mixed emotion since this is foremost a great location with so many places to go walking distance and area is very safe. The only reason I'm leaving is because work is being relocated elsewhere not worth the extra long commute. Staff is always very helpful and maintenance gets things done very fast. Okay, so my review isn't based on me living here, but my friend who does. Tramor recently acquired the old Fountainhead apartments which were a pretty run down property. Tramor is in the process of revamping and renewing this whole property. And yes, with that comes much higher rent. But I have to say this is prime location. If you can't buy it at Target or one of the 3 grocery stores near by, you don't need it. Anyway, my girlfriend recently moved in to an efficiency. I have to say the remodel is adorably chic, if that makes sense. Adorable because it's a little efficiency, but it seems so much roomier than it is. And it's been remodeled with new appliances, cool glass tile backsplash, pendant lighting and a lot more. And from what I understand Tramor is putting in a dog park, new landscape, and turning the pool into a glorious oasis. This will be cool to see the changes as I visit my friend. I've never seen a whole complex go through changes step by step. I'm sure the rent will probably go up higher when this is all complete, but seeing as my BBF hardly even uses her car I think it balances out. And she says the new management has been really great and on top of things. With the summer as hot as it's been many of the A/C units have been going kaput. They have been great about getting it fixed until a replacement comes in. She's had some other little minor issues here and there, and they have been remedied almost immediately. This is important because we both have lived in other complexes as roomies as well as apart, and it was like pulling teeth! Call here, go online here, sign here, come to the office, blah blah blah! I never thought we would get anything resolved, but the management at this complex is really trying. This apartment complex gets broken into several times a month. Management will never do anything and does not want to do anything to resolve their issue: they welded the front door shut so only the gate part works in the front-where the gate pad is (ON THE WRONG SIDE OF THE DRIVEWAY) HOWEVER they made sure the back door is completely open & the back gate is rarely closed so EVERYONE walks into back of the apartment complex. I moved to this location January of 2000, just over 14 years ago. At that time it was "Fountanhead Apartments" a rather poorly maintained property, but it provided me with a cheap 300 sq ft efficiency that was walking distance from my job at Central Market Westgate. Since then it has changed hands a half dozen times. Over the years only a few small improvements were made, but I stayed because the location was amazing. I was very nearly ready to leave when the folks from TRAMOR bought the place... and began EXTREME renovations. In the last year and a half I have watched as they dramatically improved not only the superficial exterior, but worked on the roof, the air conditioning system, put in a completely remodeled pool (it is just GORGEOUS now and has lovely seating and dining areas perfect for lounging or even an a al fresco dinner party!). After seeing the renovations being made in the apartment units themselves I chose to move into a refurbished and larger 1 bedroom on the top floor with a balcony, new french doors, hardy (easy to maintain) and beautiful faux wood flooring, all new black appliances and an artfully hand tiled black splash. I love the modern fixtures, from the faucets to the ceiling fans and AMPLE lighting throughout. Another of my favourite new perks is the gym with computer room. We had nothing at all like this before. A proxy key-card is provided for a one time fee (mine was $45) for its use. As a 25 year veteran of the Austin Service Industry, I take customer service VERY much to heart. And in this, I must say, they wholeheartedly excel. There have been a few issues as the place was being "purged" and reinvented, I briefly had a rodentia problem, but it was addressed immediately and I have since seen no sign of further invasion. A few nips and tucks were left a little rough after installing all the new appliances, fixtures, doors, etc- but each problem was tackled quickly and resolved to my complete satisfaction. The maintenance workers employed by TRAMOR are efficient, friendly, and thorough. Sarah (Property Manager) and Jenny have been an absolute pleasure to deal with, I have been nothing but impressed by them. My work schedule makes it difficult for me to get in to see them during office hours but Jenny has been more than helpful online. She is quick to follow up on any requests or inquires as well as keeping me aware of issues that might be specific to my "needs" (as I am a day sleeper). The ladies are great. At a time when Austin rental properties are skyrocketing I am happy to sign another year lease this month, with only the most MINIMAL of increase. This is an old Austin property, but it has been lovingly brought back to life and kept what I consider to be the very spirit of the 78704 area. While visiting my family earlier this month? I was away for several weeks taking my Father for his treatments at MD Anderson in Houston and then off on a brief vacation with he and my Mother... After a little over a week Jenny called me. She "hadn't seen me around", and a neighbour had also mentioned my absence and the collection of a few notices still clipped on my door? She'd been worried about me. The management called me, called me PERSONALLY, just to make sure I was safe. THAT is better than service. that, my friends, is a COMMUNITY. And for me, even more than the reasonable rent, lovely accommodations, and GLORIOUS location? THAT makes Tramor Place at Victory Drive my Home, for a long time to come. read more

Great location and great pricing. Everyone here has pets but I have not had any issues with any of the animals. It's a large collection of young professionals at an affordable price which is exactly what I was looking for. The pool is a great common area for meeting people and relaxing. The front office personnel are the absolute best! Any small issues I have encountered they have addressed promptly. The only downfalls are the building is a little bit older and there isn't much of a night life within walking distance. Have not encountered any of the issues that other reviews have but that may be due to being on the 3rd floor. I have a nice newer car and was a little worried about not having a garage but have not had any issues and usually can find a covered spot. For the price, location, and friendly front office staff I don't think it could be beat. read more

This is my first review ever on this website. I wanted things to be addressed that are still on my mind even after I moved out of this place. The upgrades I had were fantastic until I got a closer look at everything. Cabinets that were supposed to be brand new had sloppy paint jobs, I had a horrible tile color for the kitchen that didn't go with any of my neutral furniture, my shower curtain kept falling down because there was no designated spot for my shower curtain rod to go (they just tiled up the wall). Now there are quite a few other things that were wrong but I was able to over look that because of certain things. They had amazing maintenance guys that always came by the same day. One of the office staff members were absolutely amazing as well. If I ever had a problem they were able to help me in seconds. Sarah the brown haired one was super cool and we would talk all the time about our dogs. They had a dog park, laundry rooms, and free cable. This place was super close to my work but I ended up being transferred to a new city. If I am ever back in Austin I can't wait to live here! read more

So, I moved into these apartments last summer and when I did, I had a TERRIBLE roach infestation that I had to take care of myself. Then, within a couple of months of getting rid of the roach problem, I had a new pest problem, rats. I have come home to find feces IN my bed. I have asked them repeatedly to take care of the problem, yet nothing has been done to take care of it. Also, my AC has broken 3 times since living here, and since we live in Texas, that is no good. The second time it broke, I was without AC for almost three days while the temperatures outside were reaching almost 100 degrees. I will say, the maintenance guys are super friendly, but that's about the only nice thing I have to say about this complex. Lastly, one day I went into the office while these renovations have been going on and I was informed by the manager, Sarah, that when they went in to redo the outside, they fold MOLD inside the walls and that was why they were tearing away the paneling. Awesome. The renovations have made this place look nice on the outside, but when the insides are infested, a face lift doesn't do me much good. When I moved to Austin I had one day to find a place to live and now that I am a little more familiar with the city this was the perfect spot for me. The location was just what I was looking for. Easy access onto 360 , close to downtown and Barton Springs. The neighborhood has everything within walking distance Sprouts, LA Fitness, Starbucks, The Radio Bar one of Austin's favorite coffee stops. Central Market and Target. When I moved in my studio apt. had been completely upgraded with all new appliances, refrigerator, stove , dishwasher, flooring , light fixtures, countertop & tile backsplash. It has a full balcony with sliding doors and plenty of natural light. Since then they have continued to upgrade the complex with all new laundry facilities. The best thing about living here though is the management. Both Sarah and Jenny are great they made me feel at home & welcome and are always there if you need anything. I have lived here for 18 months and have only had one small maintenance issue that was taken care of immediately. Seriously, the management couldn't be better and the complex is clean, quiet, friendly and updated, I'm going to miss living here! read more

DO NOT LIVE HERE. I moved into a two bedroom two bath when this complex was still Fountainhead apartments. yes fountain was a bit run down, but the office staff and maintenance were very friendly and did their jobs. When it got bought my Tramor it was all downhill. We had a 10 month lease.. our a/c worked for 2 out of the 10 months we lived there, even with many complaints to maintenance and the office. The leasing manager Sara is never in the office and when she is, shes sure to greet you with a snarky remark and a sarcastic grin. She is rude over the phone, in person, email, and mail. Basically its hard to catch Sara in a good mood, if you catch her in the office actually doing her job that is. Now, onto the actual apartment and complex. The pool is always murky and the hot tub in never clean. When we moved into our apartment (111) it smelled like there was a dead animal in our walls.. and yup you guess it! even with multiple calls to maintenance no one came to check it out. Oh and the "renovated" units...HAH they painted over our plastic counter tops with black paint to make it look like granite and glued cheap tiles on the walls. Over all my experience here was terrible. Living at Tramor at Victory Place made me never want to sign a lease again. The only good thing I have to say is the location is defiantly great, but i would rather live on Slaughter than deal with this apartment company and Sara "the leasing manager" again. read more

I absolutely love living here!! Nice appliances, GREAT location, chic decor (tile backsplash, cool lights, nice pool) & friendly management. Conveniently located near Target, Randalls, gas station, freeways, great restaurants, etc. I definitely recommend this property!!! read more

Don't live here unless you don't want your monies worth. When I moved here half a year ago they told me that the pool was getting demolished and they were going to put in a new one, so that's why they didn't give me a key. Well it's the end of winter and the pool hasn't been touched, but I did get a roach problem that existed from before I moved in. They charge for pest control, but the guy came once in six months. Besides that everything is fine... No it's really not. The main leasing agent here at Tramor, Sara, is quite degrading when she looks down on us common folk living in our peasant housing for a ridiculous price. I can't wait til me lease is up, September can't come quick enough. Also they turn off the water in the complex when they feel like it and don't alert anyone. Horrible place, great location. It should be demolished and turned into a Wal-Mart. read more
