The carpet was poor quality and outdated (compared to the carpet in other units at the Terraces at Northridge), and showed normal signs of use for 4 years. The only damage was from when their toilet cracked and spilled water all over the closet. This is a sneaky practice that appears to be a way of using tenant funds to pay for updates they would have needed to make anyways. I am saddened to have to leave this bad review.

They take care of the outside to reel the tenants in but once you sign on the dotted line they no longer care what you think. DO NOT BE FOOLED BY THEIR MODEL SUITE!! They make that apt beautiful because they know its what prospective tenants see before they sign on the dotted line. Ask to see an actual apartment to get some idea as to what your getting yourself into. I wrote a letter and it was posted on the wall in the model not sure if its still there but if it is I wrote that a long time ago when another company owned the complex to say how much I enjoyed living there well that is no longer the case. I asked for it to be removed not sure if it has been yet!! And dont believe most of the nice reviews you see about this place because Neiderst paid any tenant with a $25 gift card for each good review you would write on Apartmentratings.com, googleplus,yelp and on their own facebook page. Any apartment would look great with all the rented furniture in it when no one is living in it and they make a point to keep it top shape to reel people in!! THEY MAKE YOU PAY A WATER BILL! Yes you heard right a water bill in an apartment complex. Instaed of raising your rent they have you hassle with paying water separately. Most think its stupid and they have problems with people paying theirs!! Their regional manager Linda is very rude. I had an issue with them towing my daughters car out of my own spot and this women wouldnt even let me say a word just screamed at me on the phone and then hung up on me. And dont expect Neiderst to care if you complain to them because they don't care and Linda is allowed apparently to be rude and disrespectful to tenants as long as Neiderst bigwigs dont have to be bothered by us peons!! My parents live at Forest Ridge and in fact I have had other family members and friends live there as well. I use to enjoy living there and wanted them to enjoy it too but havent been able to convince anyone to get an apartment there in a long time because they saw the state of my apartment and were worried they too would have trouble getting stuff fixed or replaced. I know a few other long term tenants like myself that have moved out as well like one lady that lived there for 40 years so it isnt just me. Many buildings have had or still do have bed bug problems. I had them twice my mom had them twice the building across from mine have had several apartments treated. I know another building where almost every apartment in there has been treated once if not more. There is a lot of other buildings I have seen the equipment truck with the bed bug heater equipment near. I have had black mold that they just painted over, they put new kitchen tiles down over old and they just started peeling up and I told them repeatedly and they never came and fixed it and soo much more and how they took the closet doors that fell off and never brought them back!! The straw that broke the camels back was how I had the same carpet, that was used when I moved in, for the last 17 years. I was PROMISED when I resigned my lease that I was gonna get the new carpet because I would NEVER have resigned my lease if I knew they were not going to give me the new carpet. Now Beth the apartment manager did all she could to give me new carpet. On 3 separate occasions she scheduled it and we moved everything and all 3 times they were no show. Turns out that Neiderst Corporate and or Linda decided that I couldnt have new carpet. And my now ex-neighbor saw one of their maintenance men go into my apartment without my permission before I turned in my keys which is against the law unless there is an emergency, I am notified within 24 hours or they have my permission which not one of those reasons were valid. Makes me wonder how often they just come rummaging thru our apartments when we are not home. Although the maintenance men spend most of their time hiding out in the pool house which I know the old maintenance man and he agrees plus my moms bathroom window looks straight out on the pool house and you can just look out the window and watch them there lol. Neiderst pays them to sit around lmao! There is so much more I could say but I am sure you get the general idea that the place is just no good!!

Jad not only sent me listings like most agents but he sent me spreadsheets of what my cash flow would look like with realistic income and expenses. He was willing to move on with properties that didn't make sense with my requirements. It is hard to find agents like this as an investor, and it is crucial as an out of state investor. Jad also manages the properties that he helped me purchase under his brokerage, B2B Realty. A lot of them required a rehab upon turnover. Again, as an out of state investor it is tough to get a lot of bids for construction to gauge prices. Jad has not only referred me to a great contractor on a property that is not even managed by him but his construction team has also done work on the same property that is not managed by him (yet). His team has also carried out multiple rehabs on the properties managed by B2B Realty. They are not only reasonable on costs but they do great work and get the work done quickly. Regarding the management portion, units are filled quickly on turnover, I have always obtained the rent figure that I expected or better, and I always get detailed responses to my questions in a timely manner. I have Jad to thank for helping me create the lifestyle that I was hoping that I could produce. Jad played an instrumental part in helping me to make enough income off of our rental properties so that I could stay at home and watch my 15 month old daughter full time. Jad has impressed me as a realtor, and a property manager. I can only expect the same with his new brokerage. I would highly recommend B2B Realty for any of your real estate needs.

Did not return phone calls, avoided me and the tenant and offered with lies when I chased them (Devin, Seth, Ralph, Sammy, Matthew, etc.), all placated us and lied about work being done, making false promises, took the LLC money, and generally treated us in an obvious, patrinizing and chauvenistic way. b. When I finally found Sammy after weeks of stalking him by phone and trying to find out why I was charged but the work not done he made the excuse that he was fleeing Pakistan to Qatar (so unprofessional, customers should not have to care about that). c. We received reports from the tenant that contractors would come by, not do any work, and left debris all over the yard. d. I traveled to a site visit scheduled four months in advance. Joshua was assigned, was SO rude, would not respond, denied the appointment, and stood me up. They assigned a black contractor that was confused about why he was there instead, and had not EVER been to the house before that day. FINALLY ENDED THE PROPERTY MANAGEMENT AGREEMENT 2. The tenant and other interested parties verified continued issues through a thorough site visit. The home was found NOT properly managed and dangerously uninhabitable. a. Urgent work paid for on this property has NOT been completed although B2B said they were. b. The issues have caused serious harm to the business and the tenant, for an extended period of time.
