I thought very carefully about this review, as you will see below. When I compare Williamsburg to the other rental options I had (quite a few in a fairly large geographic area), it was the best of the lot. A very good experience overall. First the PROS: - At the top of the list is the STAFF! From the office staff to the maintenance folks, all involved are top-notch. I've never rented anywhere, or heard of a rental complex, with a more professional and responsive staff. And not just the nice sales pitch to get you to sign a lease. Every inquiry, every issue, was addressed immediately. Early on I had to change my move-in date several times, and they were extremely accommodating ... even nice about it! - Location, location, location! If you enjoy hiking and being near the national park, this place is for you. You can *walk* from your door to the park trails, bike to the towpath or to the Bike & Hike Trail. It's also located within the Greenwood Village Community Association, so you have access to all those amenities (indoor & outdoor pools, tennis courts, fishing lake, etc.) in addition to the Williamsburg-specific amenities. - Attached garages. These are quite roomy, and offer great storage place for all that stuff you won't be able to fit in the unit (see cons). - Extra services. The leasing office will do things like hold packages for personal pickup. I found this to be a nice security feature, so you don't have delivered boxes sitting by the front door. - Townhouse style units, so no one living above or below you. - You can have pets, even big dogs here! - A number of lease term options. You generally have a range of 5 months to as long as 15 months from which to choose. - A great place to hang out if you are looking to purchase a house or condo in Greenwood Village. There are many different associations in Greenwood, and the best way to learn about the pros/cons of each is to be IN the community. (Williamsburg is the *only* rental complex in Greenwood btw.) - Units are being re-modeled as they turn. I moved in earlier this year, and was treated to new countertops, kitchen fixtures and kitchen appliances. New flooring too. - Very pretty from the outside. You won't be embarrassed to have your family/friends drive by. Now the CONS: - Floorpans. Whoever designed these buildings had something else in mind besides ease of use or comfort of living. The spaces are poorly designed and chopped up. So, what *should* fit into an 830 sq ft space does not. (Thank goodness for the nice wide garages ... storage!) Getting things like mattresses & big furniture up the staircase is a challenge. Your movers may curse a bit. - Poor HVAC design, and poorly insulated. You will likely end up paying extra elec/gas to heat the place in the winter and cool it in the summer. If you don't mind wearing extra fleece in the winter, and hanging out in your skivvies in the summer, you'll do just fine. (To be fair, part of this is the nature of a townhouse. Heat rises, so they're warmer upstairs. I've owned three townhouse style condos and all had the same issue, though not to this extent.) - Can be noisy. You may hear your neighbors on either side through the walls. I was lucky to have reasonably quiet neighbors, but on one side the tenant had two small dogs that yapped often, which was rather annoying. (At least they didn't bark at night, so I didn't complain to management.) - Expensive. And you pay for everything (nothing is included in rent): water, sewer, trash, Greenwood fee, and of course all your own regular utilities like electric, gas, any cable. That's on top of pricey rent. But like I said, given the LOCATION, I doubt one could find anything else to rent (near the park and with an attached garage) for cheaper. (Maybe this Con is more of a gripe about the current state of rental prices than a "Con" for this development?) Knowing that there are no "perfect" scenarios, Williamsburg has earned a 5-star review in my book. read more

For sure the worst place I've ever lived, and I've lived in apartments for the last 15+ years. Expect there to be a vast difference in temperature between the upstairs & downstairs, delayed maintenance (they say per Covid but if you're really that understaffed then don't rent out every apartment and charge an obscene amount per month,) crappy/overpriced/small apartments, and the office does not care or do much at all. I waited almost 10 days just to get my downstairs window lock fixed as a woman who lives alone and had to beg their property manager Crystal to even give me a $100 discount. I also experienced a broken door lock and upstairs window that was broken & wide open at night, and emergency maintenance said "there was nothing they could do and that I'd have to wait until the office opens the following day." I found mouse poop upstairs in a closet, I've had a crack in my front door that was never actually fixed that I can feel a breeze through, there is a crazy amount of spiders that still get into the apartment since it isn't properly sealed, I've had incidents with a creepy neighbor that had to involve the police, sounds/lights from the busy street right next to the apartments keeps me up at night, my kitchen cabinets have a very musty smell, and they provide you with less than 24 hours notice about coming into your apartment for routine maintenance. They also have an extensive list of dog breeds that are NOT allowed, and it's expensive to even have a dog altogether. These places are such cheap crap and overpriced honestly. I could go on & on, and I have countless pictures, videos, and emails, but I am trying to leave a shorter review so that prospective renters can easily read it. Please note you have a $125 "turnover fee" upon move out as well. I can't wait to get out of here. read more

Barely had any issues after they fixed our leaking bathroom sink and sagging ceiling from the air conditioner. That is if you dont count the flooding washing machine where we had to replace a section of the carpet multiple times, or the shotty windows where we've had to use duct tape in order to not make our home look like something out of Jumanji (RIP Robin Williams) or The Amazon Rainforest . The maintenance crew here is very thorough, making sure you call at least 3 times before doing anything. Williamsburg Townhomes are in an absolutely gorgeous area. My husband and I moved here from California and were shocked at just how pretty this area is. Because we were from out of state, apartment living just made sense until we could scope out exactly where we wanted to live, and Williamsburg's flexible lease terms (you can choose month-to-month on up to 15 month leases) were ideal. We chose 8 months. Williamsburg also allows dogs, which is huge, because we have two big labs. Everyone in the front office is always really nice, and the maintenance staff is just stellar. They love our dogs and always come up to pet them when we are out walking them. That's huge for us. Sure, it takes awhile to get requests in sometimes, but you just have to look at how many apartments are in the complex to understand why. I'm sure they are incredibly busy. There is a smaller pool right in the complex (which people are in all the time in the summer; they obviously don't have a problem with it), and you have access to the neighboring complex's outdoor and indoor pool, fishing pond, etc. They have events all the time, like a clam bake we were able to attend for free because Williamsburg purchased a certain number of tickets for their residents. To summarize-its a townhouse complex. You will have neighbors, and some might be loud. (Not our experience though; its been amazingly quiet!) You will live in a home that many other people have lived in before you and some things will be in disrepair. This is what you sign up for with apartment living. The only reason we are leaving is because our dogs need a yard and we need to be closer to our jobs. Very much recommended, especially if you have dogs! read more

Nice area, good location but not much space. The family room is very small and can only fit a couch. Scroll for the major negatives.. Some minor negatives: pool isn't heated, lots of leaves pile at your door in the fall, poor lighting, outdated appliances and galley kitchen. Some positives: small fitness center, close to the towpath, and convenient to highway, personal garage. Now for major negatives.. 1) upstairs is always warm and downstairs is freezing. I'm talking temperature difference of 15 degrees. Very poorly insulated... 2) they charge you 3500$ and 2 months rent to break your lease early. read more

I'm a current resident of Williamsburg Townhomes - I've lived here for 5 years and I've had nothing short of an absolutely amazing experience. The staff is welcoming, friendly and efficient - They keep the property well maintained and they attend to all requests in a timely manner. Management has done a great job with the culture within the community; it's diverse and there's always an event, social or celebration to partake in. Another highlight is the amenities; we have multiple pools (indoor and outdoor), a nice workout facility, tennis courts and even a lake for fishing! There's a beautiful scenery within the neighborhood and it's surrounded by even better people. This place COULD be great. The town home apartments are not insulated, so be prepared for high bills- summer and wintertime. The maintenance requests take about one month for attention...if you get any. The prices are way too high for the size of place you get, but they allow dogs of any size and more than one, so I guess they figure they can overcharge. The fitness center is always full, so get your own local gym membership. In the summer, the pool was crowded with frat boys. They do accept your packages, which is a nice plus- but good luck catching someone in the office to pick them up. The kitchens have no windows and are about as big as a dive bar bathroom. And when you move out, forget about getting your deposit back. They choose nickel and dime items to wind up keeping your money. The only bright spot is the property management girls, but most of them don't live onsite, so go figure. read more

Let me first say 1200 dollars a month is what the cost of this apartment is after all of the hidden charges they don't tell you about when you sign the lease. Maintenance is non-existent and you receive an eviction notice if you are 3 days late on your rent. Your gas bill in the winter will be 250 to 300 dollars because the windows are faulty, you can literally see the blinds move when the wind blows. the locks on the door are broken the drawers in the kitchen are broken all of the faucets in the bathroom are broken there are visible water stains and damage in the downstairs and the ceiling literally looks as if it's going to cave in. Furthermore your electric bill will increase by at least 50 percent because the dryer takes approximately 2 hours to dry one medium load of laundry. The pool is average however it is filthy and maintenance depends on the residents to take care of it. Anyone who has ever seen the Tom Hanks film the money pit will know exactly what I'm talking about if they move into this building.. If you are dumb enough to sign a lease with this place please know after your lease is up if you wish to resign you will be charged $200 extra month for a 10 month lease or a whopping $500 more a month to sign a month to month lease at that rate you will pay 1500 dollars a month not including any extra charges they hide in there.. For only 950 dollars a month not including all utilities with a much better pool and view and balcony you can live in a bigger apartment at the Eaton Ridge Apartments on Northfield Road please take this into consideration.... I have never posted anything negative on this site about any place I have visited that is how strongly I feel about informing the general public before they make a huge decision and mistake when renting in this place. read more

This information is 100% correct true. Williamsburg Townhouse takes a horrible experience to the next level. The staff here is completely ineffective. The vendors they use dont do things correctly and you have the same problem over and over. During the winter you have to run space heaters in your unit to stay warm. Plus keep the heat on 75 degrees and you still freeze in the lower level. They have electric dryers and washers and you dry your clothes FOREVER. And it sky rockets your electric bill. The appliances are from like 1990 and saying that is even being generous. Maintenance wears shoes in your home makes a mess and doesnt clean up after themselves. And they cant even schedule garbage pick up on a regular basis. And when you have to go throw away trash its a true nightmare. Please do yourself a favor take the warning, if you move here your asking for nothing but trouble, headaches and LOTS of aggravation. Not to mention the unit they show you is nothing like the unit you move into. I have even dealt with their corporate offices. Associated Estates could care less they just want your money. Living here is like living in a rich ghetto. I even had one of the past office staff tell me she couldn't wait to retire from here. This place is run so bad and there are nothing but complaints all day everyday. If you dont believe us ask some of the residents what they think before you sign a lease. And I give Williamsburg Townhomes no stars at all. As a matter of fact I give them negative 3 stars. And if it happens to be summer time when you come in go check out the pool. I read the terrible reviews online before moving in and decided to give it a go anyways. Mistake on my part. Living here was the worst 1.5 years of my life ( as far as living conditions go) During my stay I had to get a hotel room on 3 separate occasions because of the conditions at home, and no I wasn't compensated. The first was during move in. It was FILTHY. Yes, that could be slept in, but our downstairs windows didn't lock and I didn't feel safe staying. Our stove had food it in on a baking dish. Crystal compared it to her foreclosure in Bedford she just bought, totally different as I am a renter! The heat vents didn't have covers and my cat could have been hurt! Try staying in a hotel with a cat. The second was in the middle of summer when our AC went out and it took them 5 days to return my calls. Our apartment was 90+ degrees and that is impossible to sleep in. The third was after it flooded. The maintenance man ripped up my soaking wet carpet and left the floor tacks exposed, another hazard for me and my cat. They then replaced it with the used carpet from next door. It smelled like the ape house at the zoo in my home. People I work with even commented on the smell of me because it was so bad there. Crystal thought it was acceptable because I was moving in 2 weeks. I would have to disagree. I will not comment further on Crystal because I do not believe in saying rude things online, however I will say dealing with Gabby was great. Upon moving out, I was not given my entire security deposit, The place was a mess, yes, due to the flood. I was treated and talked to like garbage here and I lived like a refuge too many times. We have lived at Williamsburg Townhomes for two years and it has worked out wonderfully for us. The Townhomes are very nice, the grounds are kept beautifully, and we've really taken advantage of the amenities (e.g. Pool, Exercise Room, Picnic/BBQ area etc.) which are also excellent. There are all ages and everyone we've encountered has been pleasant and respectful. The response to a handful of maintenance requests we've had has been professional, timely and efficient (even one after hours when they came and fixed the A/C right away on a hot evening). The office staff, especially Gabrielle, were exceptionally nice when we first looked at the property, and have remained that way ever since. The location is excellent, close to highways, shopping, restaurants and of course the Cuyahoga Valley National Park. All in all, a great place to live ! read more

I lived here for a full year while attending school in Independence (2014-2015). I had a loft style one bedroom, which was reasonably priced in comparison to other apartments in the Cleveland area. I have two dogs, which were very happy here. What I originally liked about these units were the miles of bike and hike trails surrounding the property. I am from a small town, and it was important to me to be surrounded by nature. I really enjoyed my time here. I am sad to leave, mainly because of the relationships I have developed with the staff. Of all the apartment complexes I have ever lived in, the people that work here are outstandingly respectful, friendly, patient, and professional. My experience here has been terrible d/t maintenance issues, and rude staff in the office - who smile while doing absolutely nothing to resolve issues. The Windows don't lach properly which causes issues especially in the winter -the Windows have a breeze that has actually moved the blinds even when they are shut. Additionally, in the summer the upstairs is constantly 10-15 degrees colder than the downstairs- perhaps and insulation issue but it makes it hard to sleep at night. There have been tons of maintenance issues and when they come over to do repairs they leave a horrible mess! One time I guess the ate lunch at my place a they left grapes on my diploma that was on the counter. The "fixed" the sink and left tools and drain water from the garbage disposal all over the floor ruining my rug- nice to come home too. My neighbor said they broke a light bulb and didn't even sweep it up. In addition they don't make all the repairs at once so be prepared to complete many work orders for the same thing! They repaired the carpet but then clogged the drains by pouring glue down the sink! Run don't walk away! While the area is awesome, the day to day headaches make it a nightmare! Good luck! read more
