    Grab a drink, you're in for a long one! My partner and I have been living here now for 3 weeks…read more Before writing a review, I wanted to ensure I had a "real" experience. Now, let's start from the beginning... We started to look at this property in July. Getting back to us was a bit delayed. However, after getting into the building we quickly realized that safety was a top priority to this company. So they delayed tours a bit (from our POV). They didn't want any injuries to occur while touring, due to ongoing construction (definitely worth the wait). Shaun and Anissa are a tag team of perfection. They were informative and patient during our tour, they answered all of our questions, and provided us with ample support. After our tour we continued to have "concerns" about the layout of a few different units. Anissa continued to accommodate us and let us tour time and time again. Now the units.....they are amazing!!! Each one is unique, from the layout, to the finishes. Needless to say the finishes are all high end. The building itself is stunning. One of the bigger, and well equipped gyms I have seen. There is an adorable zen garden on the lower level, and the rooftop....the rooftop is perfection. On a clear day you get the most beautiful views of NYC. The pool area isn't opened yet, but it's such a beautifully curated space. Makes you feel like you are at a resort. There is also a pub on the main floor, it houses a pool table, fire place (electronic), and bar tops. It's a comfortable spot to hang with friends, or read a book. The area....so many walkable restaurants in the neighborhood less then 5 mins away. If you want to take a nice 10 min stroll there is a Starbucks. 15 min walk will get you to cross county shopping center (I actually mapped these out haha). For the commuters reading this, the metro north is literally 3 blocks away! Now let's get to the move in process....to sum it up....FLAWLESS. All communication was completed electronically. The management team does a phenomenal job at detailing the cost of everything. The Bozzuto company is also very transparent. There's no guess work or confusion regarding what you are paying for. On move in day Shaun did a walk through of the space with us, and took notes on any concerns we had (literally zero concerns for us). All moved in.....now three weeks later, we are beyond pleased, and we feel right at home. We have met the manager here, his name is Mo, and he is involved, and proactive. He will round with his team. Always inquires if there are any concerns they can improve on. Willing to fix all issues, no matter how small and trivial they may be. Now I know reading this you are probably thinking "it's a new building what issues could there be??" Well let me share some troubles we have had. Our washing machine was giving us an error message and wouldn't work. Mo ensured this was a top priority to fix. At this point we met the maintenance crew, Brian and Frank are AMAZING. They respect your space, clean up as they go, and leave maintenance update cards in your home if you permit them to enter when you aren't there. Our stove wasn't leveled, which made cooking a bit hard, Brian and Frank came right away and fixed this. Now that the building is open and ready to run. 42 Broad has employed a new sales and marketing associate named Janete, and a concierge guru named George. In our opinion, they are seamless fits in this team. Janete is informative and kind, just like everyone else, she is always smiling and willing to help. I see her touring all day and she's always in high spirits doing so. George is one of a kind, he is the perfect start to the day when you come off the elevator, and a nice welcome coming in from work. He is professional, and takes his job very seriously. I know this was long, and I hope you stuck around to read it all! Now come tour and be our neighbor!

    Shaun is the assistant manager over at my new building and he's hands down the best community…read moremanager I've experienced in the last 15yrs of my life pertaining to customer service. He took his time explaining every aspect of the building. I had a few options prior to this particular building but Shaun made me feel at home. Since my move in he has been there anytime I needed help. Thanks for the professional hospitality. New York City Needs more managers like Shaun. thanks.

    We were told "pack your bags" and threatened with a lawsuit as a result of our original Yelp review…read more(see attached screenshot below) Not feeling comfortable living under such an unprofessional landlord we mutually agreed to move out 3 months prior to our lease expiring. As of this writing our $2,825 security deposit is being held hostage until we sign documentation acknowledging water damage to the unit below Our unit was inspected the day after the incident and no concrete proof of us causing this damage was found only allegations by the landlord claiming we acknowledged flooding our bathroom to his mother and employee (which is not true). We are competent and responsible enough as a couple to not flood the very place we live in. We looked at every 'nice' building in New Rochelle, and this was hands-down the best one. When we came to see it for the first time, not only did Tony show us three different apartments in the two buildings, he also showed us all of the restaurants, bars, etc. plus the metro north station (4 minute walk) on a map, further encouraging us to live in the area. We have been living in the Hammel a year now, and it has been a dream. We've rented at multiple buildings over the past ten years, and this has definitely been our best experience thus far (moving in and living). The lobby is absolutely beautiful and always pristine. Marie is always putting out cookies for tenants, watering flowers, and running around making sure the place is perfect. She even brings our packages right to our doorstep (never a lost/stolen package in a rental building is a first for us!) There is a very nice little gym on the first floor with 2 treadmills, an elliptical, and a bunch of weights machines. Plus a giant CLEAN garbage room, covered/secure garage parking, and a dog walk. It is super easy to get into / let friends and delivery men into the building - they have instituted a system where when your door bell rings, you can hook it up to answer the door on your cell phone - how cool is that!! They have a HOLIDAY PARTY every year at a local Italian restaurant with a buffet and an open bar. Such a nice way to celebrate the end of the year and meet the neighbors. We made great friends in the building at that party. Our apartment is so spacious, always quiet, and OMG the closet space. Washer/dryer, giant sound proof windows, personal hot water heater, crown moldings, gorgeous hardware, and a chandelier in the middle of the kitchen! The elevator and hallways are also giant and well-lit. Moving in last year was a cinch, and walking in and out every day is a great experience. This building is pet friendly, but you'd never know it. It's kept SO CLEAN. When we adopted our kitten Poe, he was welcomed into the Hammel with open arms. I can't possibly recommend this building / management company enough. They are doing great things for the community. Please don't hesitate to reach out if you have any questions about the building and/or neighborhood!!

    i did not live in co- op city but i would visit the city cinema theater and play ball at truman…read morehigh school which had a better playing field compared to my school columbus high . before the bay plaza outdoor and indoor mall you had your local stores to get what you needed without leaving the area .co op city is the largest cooperative housing complex in the world and has over 35 high rise buildings , offices, it's own security force and 3 schools all located in the baychester section of the bronx. apartments are not pricey but you must meet financial terms to buy a unit and not be a convicted felon .the only problem is that it's not an investment purchase which means if you sell it you can not make a profit. an amusement park was built before it was knocked down to put up affordable housing . the parking situation has always been an issue with more cars then spots available for tenants. the folks who manage the property do a ok job keeping the place clean , safe, and in good working order but some folks do complain at times, some legit and some not . when i would visit my friends who live here a few times the elevators would not work and it was some hike up 12 floors but that life . overall many folks enjoy living here and the price to buy your own apt is the main reason why. for me personally it brings back plenty of fun memories . the public transit for the area is city buses only and for years there has been talk of building a subway line via the 6 train or a metro north station but plans have been talked about for years without any action. some notable past residents are kurtis blow, david berkowitz (son of sam), queen latifah, nba player rod strickland, big tigger. co-op city is 5 stars for me cause it's part of what makes the bronx great and among other reasons it's where i got to touch with total joy female breasts for the first time.

The current concierge team is unprofessional and lacks basic customer service. They no longer go out of their way to assist residents, even though that's a core part of their role. I'm a low-maintenance tenant, yet even simple requests feel like a burden to them. In particular, Tim, one of the concierges, is rude and selective about who he helps. Whether or not you receive assistance seems to depend on his mood, which is unacceptable in a building where residents are paying a premium. There are also ongoing issues with the Amazon locker system. Packages often don't come with access codes, forcing residents to rely on the concierge to retrieve them. However, staff frequently refuse or respond with attitude when asked for help. Meanwhile, residents are charged $5 per day for uncollected packages--even when the delay is caused by staff being unavailable. That's completely unfair. I've had no issues regarding my actual unit. The maintenance team is phenomenal! Very attentive and fast with their service. Overall, the new concierge team has made what used to be a positive living experience frustrating and disappointing. For the amount residents are paying, a higher level of professionalism and consistency should be expected. We miss stravros & Travis! Ever since they left, customer service is inconsistent!

I would NOT suggest moving here. See Below, I don'y believe any of the good reviews AT ALL! Hi Nicole, After careful consideration, I have decided not to move forward with the apartment. Unfortunately, the leasing experience did not meet the standard of professionalism and service I would expect particularly for an apartment priced at $4,000 + per month. This decision is based on the following: * Lack of Hospitality During Tour * We were given a sheet and instructed to tour the apartment ourselves. * There was no meaningful engagement or follow-up after the visit. * Even accessing the building upon arrival was unnecessarily difficult. * Poor Communication Throughout the Application Process * When our application was initially declined, no one contacted us, I discovered it by checking the website. * We had to call to determine the issue ourselves. * When the hold was lifted, again, no one notified us, I found out by checking online. * Lack of Transparency Around Costs * I had to call to ask what total fees would be due upon approval. * I received vague or one-word responses rather than clear financial breakdowns. * I was told the prorated rent could not be calculated until after the deposit was paid, which is not accurate. * I ultimately had to calculate everything myself to prepare financially within an 11-day window. * Failure to Deliver Lease as Promised * I was told I would receive the lease within 24 hours of paying the deposit. * It was not sent within that timeframe. * Calls and emails went unanswered, and I had to physically come into the office for clarity. * Inability to View the Actual Unit * I requested to see the specific unit I am expected to move into (which is different from the model we toured). * I was told I could not see it until move-in day. * That is unacceptable, especially when moving within such a short timeline. While I do need additional space, which is why I planned to move from 57 Alexander after selling my home, this experience confirmed that this is not the right fit for my family. My suggestion would be to significantly elevate the level of professionalism and hospitality within the leasing process. This is a hospitality-based business. There are several competing apartment communities in the immediate area whose service standards exceed this experience. If Avalon plans to charge $4,000+ or more per month, the service should align with that price point. Or in my opinion, just treat people like human-beings. Best,

I'm not sure if the professionalism varies…read moredepending on the Manhattan and Bronx offices but I went to 2 different open houses for their "luxury" rentals in the Bronx, the person showing the unit didn't know his a**hole from his elbow. Their sister buildings on the Grand Concourse are over priced and have ridiculous bills that more than half of NYC especially the bronx doesn't pay for. The Agent informed me that once my lease started I couldn't turn on the ConEd until the new year - FALSE All utilities are grouped with the rent until that time - FALSE The building has a contract with DirectTV so no other cable or internet providers are allowed in the building - True but retarded You have a water bill, YES YOU ARE READING CORRECTLY you have to pay a separate water bill -True You have to have a 750 Credit score - False it's the bronx people he should've known that solely on the borough And last but not least he quoted the apartment was going for $2500 - FALSE FALSE AND FALSE the listing was STREETEASY in plain site for $1950 The other open house had a very similar feel minus the water bill, credit score convo, and utilities grouped in with my rent. My guess is either the agent was brand spanking new, or he probably wasn't an agent at all just some random person from the office they gave the keys to conduct the showing, or the leasing office coached this idiot thinking someone will bite and they'll scam additional monies out of a tenant to pocket themselves for the holidays. This all took place back in Nov 2016. Regardless of all of the issues listed above I decided not to lease with Goldfarb all together since both open houses seemed very shady. #I'llPass

    WARNING: Do not rent from this realtor company! The apartment I was interested in was in high…read moredemand but I was one of the few applicants that was approved right away. After the apartment viewing I was ready to sign the lease with two exceptions (that fyi were not deal breakers). I constantly emailed my "leasing specialist," M. Tavarez that failed to respond to ANY of my emails. I left kind voicemails and sent various emails. I could not get a hold of him no matter what channel of communication I was trying. I then attempted to have my case transferred to a different specialist because he was doing such a poor job. She claimed to have forwarded my email to her manager but when I returned the call, my case was still under Tavarez. How hard can transferring a case be, right? I ended up losing the apartment because someone had already signed the lease. Tavarez failed to even notify me that the apartment was no longer available. I'm not upset that I lost the apartment that I wanted I am frustrated with the incompetence and lack of communication from the "specialists." I wish I had read the reviews prior to committing time, money, and energy into this company.
