The community is impeccably manicured, feels safe & the few times she has needed assistance they have been responsive and very helpful! The landscaping throughout the community is being improved, and we noticed painting being done on the carports recently, etc. She isn't at all tech savvy and prefers to call vs emailing, and there is always someone who has promptly answered the phone to assist her. She had some standing water gathering near her garage and within TWO days the landscapers(/maintenance?) were quick in clearing the drain to ensure it didn't attract mosquitoes. She loves using the hot tub and has been anxious to get back to the pool area and they happily answered her questions over the phone regarding re opening procedures as we come out of COVID. Overall I am very pleased with the management & their genuine care for the community and its residents - especially my sweet little aunt (: Thank you ABM!

They care about people and their residents. With other property managements, the dollar is more important than people. I saw another property management continuously mismanage their finances and also take advantage of their (1) senior citizens, (2) the young who work tirelessly, and (3) families who suffered constantly, but it was the older citizens that they especially and constantly took advantage. ABM Property Management, however, has shown to be the most amazing in every way toward all those who take good care of their properties and are good neighbors too. They have a consistent level of integrity that shows they care about their community, people in general and the residents here. They also make decisions that make sense, every time and over time. I have lived in this community for the length of time and I have seen how they make decisions at acute levels. This place is truly a paradise on earth -- at deep levels, inside and out. I am so thankful to be here. Thank you, ABM, for having us. More to rave about this place: This community has 24/7 security and with a low HOA! It is rare to have a 24/7 live security guard, but to also have a low HOA requires a lot of expertise and experience on the board member level and the property management group itself, too, in order to accomplish that acute level of fiscal responsibility to constantly pull that off. The landscaping is conscientiously and beautifully done. The high level of maintenance is regular and highly responsive. There are a lot of amenities: Play grounds. Pickle Ball courts. Tennis courts. Volleyball courts. Basketball courts. Picnic areas. Heated pools. Spas. All beautifully designed and maintained. And there was even fantastic recent remodeling. The neighbors are quiet and wonderful.     What a nightmare! I…read morewish I could rate 0 stars, but I can't. Do not rent from this company and if you have a property to rent, don't hire them to manage it. We leased a home through them for a year while our new home was being built. From the very beginning through the very end, the entire experience was mishandled. When we originally looked at the home, we were told that a shed in the back would be available to use. This was a big part of what made this home good for us as we had a lot of lawn equipment from the home we had just sold. During our walk through only days before we moved in we were told we wouldn't be able to use it and not only that, it was positioned in a way as to block the only window in one of the bedrooms and he refused to have it moved. At this point our escrow was due to close and there was no time to find another house. So with lack of fire escape safety (see pic) we were never able to occupy this room except for storage the whole time we rented. The house was delivered filthy. We had been told prior to move in that it would be professionally cleaned and on the day of move in, there was still greasy residue all over the microwave and dust bunnies hanging off of the shelving in the laundry room. Within the first week of us moving in, they broke into the home to retrieve the washer and dryer. The agreement had been to coordinate with us for the pick up, but they just came into our home without any notice or arrangements. We just discovered the washer and dryer missing one day. Needless to say this gave us the creeps really bad and permanently made us not feel safe. A few days later, when running one of the tubs, the water wouldn't shut off. We contacted Colin to have it fixed. All day long we were told the plumber would be there within the hour. The plumber never arrived until late in the evening. Not only did this ruin our day, but we also got a horrendous $330 water bill from it. The following month we had a $220 water bill. Turns out that there was a broken sprinkler coming on at 4am that we never knew about, running THREE TIMES for 7 minutes each EVERY DAY. Out of all this $550 charge we were only reimbursed $165. We also had trouble with their landscaper in getting the sprinkler fixed, and we had to attempt to fix it ourselves to try and stop the bleed with the water bills. There was a leak under the kitchen sink that I had reported during the initial walk through. They had said it was fixed, but it hadn't and water had been dripping the whole time. When Colin said a plumber was coming, I made arrangements to take time off from work to be there for him, and no plumber showed up. This took place at least 3 or 4 times before we ever got the problem fixed. We ended up doing some of the occasional minor repairs ourselves to avoid having to deal with this again. We are still waiting reimbursement for those items. Colin never forwarded notifications from the HOA to us and we had to rely on neighbors and Facebook groups to obtain essential information. He even had the nerve to ask ME for the gate code. This is something he should have been forwarding to us as we were not members of the HOA since we were renting. Finally, upon move out, he said he mailed out our return deposit. After a week of not getting it, he said it had been returned. Turns out he had sloppily scribbled the WRONG CITY NAME on the envelope. Probably in an effort to delay the payment to us. Do yourselves a favor and avoid this company.

I hope this review is not just seen as a complaint but a WARNING to anyone that is about to come in contact or do business with him. For the last 10 years there has been so many things that do not work and do not get fixed. Such as the dishwasher, air conditioning, heater etc. You can also expect him to duck your phone calls and when something broken or is getting fixed and when there is a leak you will go without running water for a few days at a time and pay the same amount of rent. Here are the worst/illegal experiences: A ruptured pipe in the kitchen which left me without kitchen access, running water in only 1 bathroom and an entire roon and bathroom out of commission for 4 months. Bedbugs that were not taken care of for 3 months which resulted in scars on my arm and body. Bedbugs are an owner responsibility. The last 4 years there has been a leak that has not been taken care of properly which resulted in MOLD that destroyed half of everything i owned in my closet. MOLD that i had to breathe in for 2 months or longer and when they FINALLY got smeone to look at it, left me to pay for a hotel room for a month that cost me over $2100 with no reimbursment. An termination of tenancy notice during the Covid-19 pandemic because the repairs were going to take 6+ weeks. STAY AWAY

Kenya connected me with Dio, who turned out to be an excellent fit for both me and my property. Throughout the leasing process, Dio was incredibly professional, responsive, and knowledgeable. He provided thoughtful recommendations, communicated clearly, and helped guide me through each step. As a first-time experience working with a property management company, I learned far more than I expected. The experience gave me valuable insight into leasing, tenant screening, documentation, and overall property management. What stood out most was the team's responsiveness and willingness to answer every question I had. When unexpected emergencies happen we are kept in the loop and issues are remedied promptly. Recently a neighboring condo had a snake bust one of our pipes. Luckily, Leo got on it immediately. He contacted the plumbing company who caused the issue and took care of our tenants by making sure there wasn't lingering water damage. During this whole process we received detailed updates along with photos of every part of the problem. Leo also approached us in a light way making this situation not feel like the sky was falling. We felt like we could ask questions or voice concerns without feeling like we were bothering anyone. We are so happy we chose this management company.

They couldn't handle a simple maintenance request the entire time I lived in a property they managed. Worst of all, now that our security deposit is due back to us, they are nowhere to be found, and have gone radio silent. DO NOT DO BUSINESS WITH THESE PEOPLE. THEY ARE COMPLETE LOSERS AND THIEVES.

We immediately noticed a deterioration in the quality of our service. Our monthly ownership statements were not being posted to the online portal each month.Emails were ignored, and our attempts to call were met with voicemail. Each month, as part of our contract, we were billed for gardening services. Real Property Management Ventura County billed us for the service and then failed to pay the gardener (according to the gardener). Our tenants violated a provision of their lease requiring them to maintain the lawn. For six months the lawn received no water, in fact the wires from the sprinkler timers were cut and 4000sqft of grass died. Since there was no gardening service, there was no one there to notify us of what was going on. At the end of the lease they refunded the tenant the FULL deposit without consulting us. We are out THOUSANDS of dollars to restore the property to the initial condition. After the tenants moved out Real Property Management consistently failed to respond to emails and phone calls. After the tenets moved out, we finally secured an in-person meeting at the property with the property manager and leasing agent. The property manager acknowledged the poor condition of the property, but refused to acknowledge their neglect of my ownership interests. The leasing agent wouldn't do me the courtesy of getting out of their vehicle to speak with me. We plan on settling this issue in small claims court. Do not work with the new owners of this franchise.

Kristen and her entire office/field staff are friendly, professional helpful with convenient access to communicate. Their newsletter updates help with reminders and information for keeping tenants and the property safe. The website portal for tenants is very easy to navigate for payment and loading documents. I have been very impressed with the prompt attention for the handling of all maintenance requests through the website and communication with that staff and their contractors. I have been a renter for over 40 years with different companies and 805 by far has been the best property management group.

We found how they manage work orders to be inappropriate. We ultimately asked that they not provide our contact information to vendors after being contacted by several vendors to make repairs we had not requested and were not aware of. Their move out procedure is unreasonable. While we did receive 97% of our deposit back, the move out walk through lasted 1hour and 45 minutes and mostly pointed out items to be addressed by the land lord. We were not able to use the trash service our last week of renting due to 805 leasing requiring no trash be left in trash cans. There was a significant amount of instructions about replacing light bulbs and the exorbitant charges you will incur if the light bulbs don't match or are burnt out
