It makes such a difference having wonderful leadership at the helm of any ship, and I can't say enough wonderful things about the staff - first with Hannah, Meagan and Emily, and now with Patrick and Haley following in their footsteps. This community is so lucky to have Mike as the kind, competent, hardworking head of maintenance. The collective staff has always gone out of their way to make this community feel like home to the residents. Whenever we have faced an issue with our apartment, the staff has exceeded our expectations in leadership, communication, kindness, expediency and follow-through. My boyfriend and I moved here temporarily after being displaced by water damage a year and a half ago. Downsizing from a 3BR home into a 1BR apartment took some getting used to, but we have fallen in love with Arbor Trace and we've decided to hit pause on building a new home for the time being. I don't think there's a more beautiful community in Wilmington, thanks to the preservation of the large Live Oaks throughout Arbor Trace, which are illuminated at night. We couldn't ask for a more perfect location, as it's just 10 minutes to downtown and 15 minutes to Carolina Beach. It's a kind and quiet community, filled with a diverse community of happy dogs and their owners. We attended the recent fall festival thrown by Patrick and Haley. They went above and beyond to make it a fun, creative day for the residents by providing free pizza, snow cones, Haley's special cheese fondue, caramel apple bar and live music. Patrick arranged for a professional photographer to take a free photo for each resident. After 18 years together, my boyfriend and I have our 1st professional photo, thanks to the beautiful eye of Savannah brown, (savbrownphotography.com). We couldn't be more grateful for our time living here at Arbor Trace.

However after the…read moreinteraction the office manager Allison had with my wife today 9/11/24 between 5 and 5:15 PM, I've decided to consult an attorney to protect my bases and let the record be straight. My wife called about a confirmed delivered package at minimum 6 times in 45 minute intervals. Nothing. Finally after the 7th time Allison picks up. After asking about it again, Allison says "It's strange because it was delivered to our office building with Whats in it? Because i find it odd it was delivered to our office and not you." Ummm are you kidding me? Why is that your business? Not to mention it has a logo from Target on the box and shipping label. Either way my wife says it's bathroom supplies and Allison finally "gives her permission" to get her purchases. My wife arrives and sees another man waiting and Allison on the Lan line and cell phone. She ends the conversation on the phone and before my wife says anything, points her finger at my wife and says "you need to wait your turn, he was here first" SERIOUSLY!?!! Why would those words ever come out of her mouth??? Allison is supposed to be our support, not authoritarian! Not to mention because this man is on his speakerphone, she can hear he is also there to receive his package. After my wife goes to grab her own package which was clearly labeled, simply to end this charade of authority, Allison says smugly "I'll get it". Honestly my blood is boiling for obvious reasons. The fact that you have people like that working for the supposed "people" is an atrocity. But here's the living conditions as of 9/11/24. They talk amenities with Hawthorne. OK let's talk. Pool went from being heated Saltwater to broken down and abused. Literally. Our pool has been closed a ridiculous number of times this year. Whether it be improper levels, broken glass, maintenence??(isn't that improper levels again?) Not to mention there are literally family members and friends of residents pulling up to swim when it is open and running. I get a few guests, but families of 12??? They don't pay for that pool. We do! Service is a joke. Our building hasn't had 100% of our bulbs working for over a year. Over a half of the bulbs have been out for months on end. I requested a cheese drawer for my fridge 3 times on their app and twice over the phone and got back a used drawer 8 weeks later with mold on the screws! We have a coffee machine that's free though! Whenever they decide to clean it so it runs. Flies all over the syrup. Have at it! There's a gym you can use! Just make sure you bring your own soap and sanitizer because it's not cleaned daily by staff. Only by people who want to work out and not catch something. Even if you miss the gym, you can get your steps in walking. Theres no parking anywhere. Good luck coming home after 6pm. You pay for valet trash service which comes when it wants to. Then when you take your own trash out, your welcomed to other people's crap lying on the floor. No recycling either. Who cares about the environment??

    They rented me an apartment and had me sign a lease on an apt. Without letting me pre-view it…read more after starting to move things in, I noticed the master bedroom closet smelled like cat urine. When I refused to accept it, they somehow cleared/cleaned the odor and tried to gaslight me and get me to still take that apt. When I went to look at it again with the maintenance supervisor, the leasing manager played dumb and said she couldn't "smell anything" after Covid. I was not even considering staying in that apt and that meeting was a waste of time and her comment about not being able to smell anything was very insulting to me So I had to move my stuff to a new apt., with no offer to help me move it. They forgot to change my apt unit information on my lease, so I got a notice saying my rent hadn't been paid and a late fee I Had to go to the office and straighten that out A major concern- The one gate to the complex works sporadically. When I brought up my concern a second time, because we have road construction near the complex now, and it needs to be working consistently, as we do pay to live in a " gated" community, the response to my concern was " no one else has ever complained about it" well I brought it up 5 months ago and several residents have shared with me it doesn't work for them either - that's called gaslighting- and not a professional way of running an apt complex. everyone should be able to come into the property without issues Parking is very tight and its difficult to maneuver and park your vehicle in your Assigned spot Lounge chair Seating at the pool is limited. I requested more lounge chairs be purchased, as there is room on the pool deck for more. I was told to bring my own lawn chair if there weren't loungers open. that doesn't sound like a solution A few more loungers would be a welcome solution to residents wanting to enjoy the beautiful pool during busy weekend hours This area recently had a shooting nearby. i don't feel safe here, there was a fox inside the property as there is an opening in the perimeter somewhere it's clear that The leasing office staff is more interested in renting apartments, than keeping current residents happy and taking resident concerns seriously Maintenance staff is amazing! Stay away from these apartments- they are very small and you will feel claustrophobic- between apt size and parking constraints and lack of pool seating.

I assumed that they were old factories converted into apartments but that is not the story for all of campus. This apartment campus is a hipster paradise with stained cement floors, exposed red brick (original) but modern kitchens. There is a front office that serves Starbucks coffee. Movie theater, gym, pool, and rooftop hang out area are also available. I was looking for a potential place to live and was welcomed to tour the facilities right away. South Front used to be the location of Section 8 housing however became abandoned in 2007 and reconverted into luxury apartments. A lot of young folks live here. The apartments are on the smaller size, a one bedroom is about 570 square feet. The one bedrooms are end units and have lots of light while the town hour units are located more in the middle and do not have as much light (was a bit mildew smelling when I checked the place out). Kitchens are small but it is perfect for one person or two people who are minimalists. Plenty of outdoor space available. Do note that only one parking space comes with each apartment, if you have two cars - the other cars would park in the guest lot. Plenty of room in the guest lot.

Doors weren't sealed. When I told him about that, he had maintenance bring some cheap stick on door draft guards that were like scotch tape. They always came back off the very next day. Their Lawnmower crew blows debris right under the door, followed by the blower which led to a full blown chigger infestation. They never had grass catchers or directional blowers on the Mowers. They finally started using them in October (Pictures are available) You can't keep food sitting around or they're in your food, your drinks and they've even crawled up into my nostrils. My body was a feeding ground I guess. (Pictures enclosed). The landlord said that he would spray the bushes and along the outside and as far as I can tell that was never done the pest control guy that works for him came over at the end of September after we had spent over a month in a hotel because the infestation was actually worse by September. I knew I spent over $3000 in bug sprays and fog killers not to mention that I had to hire Orkin pest control on their Annual pest control plan, to no avail. I even bought ultrasonic bug repellents and I know we also bought over 20 lbs of diatomaceous earth that's supposed to kill insects. Spread it everywhere and still no help at all. . You can shut the doors and see outside around the edges. He finally changed the front Doors, in October, one month away from my Lease expiration. The bugs are still here and having a field day. I had to cancel some very important medical and dental appointments because these things will jump from one person to another every chance they get. I have been saving money for a full set of mouth implants and now I can't afford to get those. Which is very unhealthy for me because I'm also a diabetic on insulin shots 4 times a day. This house is not equipped for disabled people because first of all the toilets sit too low in the floor and they're cramped into a little space well you can barely sit on them. The seals they're using around the toilets are not effective because the toilets both upstairs and downstairs leaks quite often. Especially when it rains. The leaks from the upstairs bathroom floods all over and through the walls, downstairs which causes a major flood in the living room. That has totally destroyed my brand new Windows computer system, and leaks all over the brand new sectional sofa. I have a house cleaner that comes every two weeks and I've also paid Stanley steamer twice to clean the carpets the furniture kitchen chairs everything. I have invested in two vacuum cleaners since we've been here. One had the bag which I realized which is allowing them to accumulate inside the bag so I had to throw that one out and get one with the debris collection cup but obviously that doesn't get rid of them either because they stay trapped inside of the bathroom cleaner. Mold is obvious. The toilet upstairs leaks. When it rains they don't flush/Fecal matter and everything comes up in the bathtub. The bathtub was painted with what appeared to be latex paint. Black Mold was spewing out of the faucets and into the toilets. I bought a portable Icemaker since there wasn't one built-in the refrigerator. It also accumulated mold from the drinking water.

A puppy was abused so badly that he had to be euthanized. Yet the complex did nothing. Even after reports of hearing animal screams and cries. Despicable.

The Reserves at Forest Hill looked decent for the price point, compared to other apartments in the area. They only had the "deluxe" version of the apartment we wanted. What this means is that they painted the cabinets white, poorly painted them, I might add. Still, at the price point we went with it. We moved in a couple weeks later. When we moved in, the amenitiy center was down for 3 months due to the kids in the slums down the road gaining access and destroying it(this has happened multiple times now). The pool was also closed for a week due to those same delinquents throwing rocks into the pool. So day 1, for 1500 bucks, we had just an apartment, no amenities. Over the next 2 years we would find this to be the case, more often than not. Even today, August 21st, as I am writing this, the pool is closed and has not opened at all yet this year(picture attached below). The rec room also is locked more than half of the times i have tried to go in there, even though it was midday. So do not live here based on the amenities, because you'll rarely use them. It's also a terrible "neighborhood." We regularly receive correspondence about shootings and stabbings locally, and even had one ON THE PROPERTY last year, then rent went UP by 300 bucks in the following 3 months. We now pay almost $1800 for a bedroom, essentially, and you're in danger the whole time you're home. As far as the admin and maintenance goes: the maintenance requests are typically handled pretty quickly. I've only had 2 bad experiences with them, one being an inexperienced tech that took 1.5 weeks to get my ceiling to stop pouring water(and then never repainted). The second time was when we filed an emergency request for our A/C at about 8 o'clock one night(because the sheet says that is an emergency and to call.) The ac wasn't emergent by any means but I followed the instructions the apartment people gave us. The bald maintenance guy with the rectangle frame glasses had an attitude the second the door opened, he stormed in said he wasn't worried about it and would be back monday, which was 2 days later. He did not return. No one ever came back. Still to this day I've never heard anything else about it. I also have ring cams and have caught the maintenance people doing things they wouldn't do if they saw that there was a camera LMAO. I've caught one maintenance guy silent-screaming "FUUUUUU***KKKKKK" one time when he messed up and tried to blame something on me because he FORGOT TO COME BACK the next day like he said. One time, one of the ladies came from the office with a maintenance guy to do regular pest control. I have 2 dogs and they bark, so I took them for a walk while the gentleman sprayed. On my camera I caught the lady fist pumping in joy when I left as she started to snoop around my apartment. Admin also will never answer a phone call, so don't bother calling. Another thing they fail at, is the help they hire. I've had instances where the landscaping people have bounced shit off of my car while I was actively sitting in it, the pressure washing people rush so quickly that the building don't get clean, they don't even get the physical bird shit off the side walks. Even the concrete guys sucked, they re-did the whole parking lot and it looks worse now than it did before they did anything. Overall, this is the worst apartment I've lived in while it is also the most expensive. I genuinely feel bad for all the college kids who end up here based on outdated pictures on their websites.

The apartments are in great shape, updated, and spacious. Jim, the groundskeeper, keeps thing looking nice and will always help when asked. If you can put up with Leland rush hour traffic, these are a great, less expensive alternative to living in Wilmington. The pet fees are also better than most apartments. The only issue is the office staff. The letters they send out to residents are terrible, or laughable, when you see the amount of spelling errors. Keep on top of your charges because they do not follow through well. Our main issues with the office happened when we tried to move out but I'm sure that happens at most places since they know their revenue is leaving. Many of the financial problems were fixed once we bugged them enough.

The second bedroom had water pouring down from window casing. My mother continued to complain. The maintenance man caulked around window but water continued to pour in every time it rained. She had to put towels around the ledge and on carpet below. Management did nothing and did not seem to care. When she recently moved out, we discovered black mold behind her bed. Property Manager tried to blame my mother because she had not reported mold behind her heavy bed. They did not fix crack, mold in the corner of her room or the water that was pouring down in second bedroom. Shame on them. Management takes no accountability whatsoever. Of course, when she recently moved out, they wanted her to sign a Release of Liability to protect themselves. Thank God that my mother is out of there! Not good.

    Bryten Reality Monica Ferguson (Moran) corporate supervisor (I see Monica is mentioned in another…read morecomment below, not favorably), Brad Cross Property Manager and Jake Hyatt Assistant Property Manager. If your looking for a clean and reasonable place to stay, this is not it. As of 05/06/26 $1434 for a small 1 bedroom. By the time you finish paying all of the extras, your cost is $1600. Community internet is mandatory for $75 a month and is slow. Additional charges for pest and trash $37 a month. Water and sewer fluctuates with an additional monthly charge of $36.75. Hallways between apartments are often cluttered with toys, strollers, filthy walkways and debris. The electronic gate to the pool has been broken since October 2025. Tenants have cut a hole in the fence to use the override. One Sunday the gate was left open all day. I was concerned a kid could wander in and drown. When I told Jake Hyatt this was ridiculous the gate being broken this long he said "why didn't you just shut the gate?" (today is 05/06/26 and the gate lock is still broken) Recently Bryten decided to install electronic door locks on all of the apartments. I figured if they can't fix an electronic pool gate, there would be no way they could manage electronic locks for the entire complex. Is it reasonable to be concerned about being locked out of your apartment or wonder aloud why keys are suddenly a problem, after hundreds of years? The keyless entry requires the batteries to be changed every 12 to 18 months. Lets hope your lock battery doesn't quit when maintenance personnel are not around. So I didn't want to give out more personal information to the door lock company and asked for a 4 digit code with a card backup. After a week of word salad from Brad Cross I told him I could no longer accept the incompetence. All talk with this staff and corporation. I contacted Monica Ferguson who sent me an e-mail telling me "the manner in which our team has been addressed is not acceptable". After a week of zero action, nothing but talk I told Brad he and his assistant were incompetent and embarrassing. I told Brad I'll call county code enforcement for the pool gate and I was forced to download the app for the apartment lock. Monica decided to not address any issues either and instead sent me a nasty e-mail. All of these Bryten employees are nothing but word salads cashing paychecks with no accountability. Good luck if your planning on staying here. I won't be here much longer. You have to decide if you want be treated like trash paying thousands of dollars. I pay my rent early or on time every month for over 2 years. I keep to myself and don't ask for much. Bryten's only interest is getting your check. ...and as you can see below, Bryten "Partners" has decided to send the obligatory " we plan on doing nothing to improve our performance but we will continue to take your money and here is our corporate word salad we encourage all of our employees to master" SMH Dear Gerald, Thank you for sharing your detailed feedback. Vacuums Up to 4 times a day. Someone in my building is locking their small dog in the closet so they're not disturbed. Yet it's barking all hours of the night, into early am. And now my wonderful upstairs neighbor Hears me let my dog out on the deck as I always do in the am. And she dumps a gallon of some kind of liquid on her. I'm so over this place! And all they say is "without proof." bla bla bla ... They can't do anything. It's apartment living ..." Ok. I've been sick since I've moved in here. I've called about the black Sludge". Coming out of my sink. Exactly what is this Disgusting black crud? They told me to just wipe it off once in a while. Along with the newfound issue of the pipes banging every hour or so, that I thought were mice at first. I have no idea. Neither do they. Nor do I care anymore.. yesterday was the second time I was approached by a strange person. Who dosent live here walking a massive King Corso Dog. I was on the phone walking my dog. I simply steped off the sidewalk. As I noticed his dog acting aggressively already towards mine. My dog never looked his way. He started yelling at me that my dog is AGGRESSIVE. And continued yelling... I just kept walking. My friend heard this entire CRAZY thing go on. . I've never seen this person on this property before. yet this is the second time this happened. Except it was a different guy who lives in the condos. Who strolls through here like he owns it. My dog Is NOT aggressive in any way! I guess there is something in the water !!
