    DO NOT MOVE HERE, THEY ARE HORRIBLE AND DO NOT CARE ABOUT ANYTHING! We have been having issues…read moresince day 1 of our move in. The unit was DIRTY and not cleaned or properly "inspected for move-in", the property manager swore up and down that it was clean and safe to move in; MAINTANANCE SAID OTHERWISE AND AGREED WITH US. The blinds were broken, mold inside the freezer, storage bottom part of oven was broken, the ENTIRE toilet was not installed right and was lifting from the caulk, the bedroom door was off the hinges and wouldn't close and coming apart from the bottom, there was a blunt inside the closet ashed out, the caulking in the bathtub was cracked and we had to call maintained to unlock the A/C unit. and it took them 2 months to fix it all, and the bathroom is still cracking. the original unit we applied for they called 2 days before moving in and said, "it's not ready due to the foyer, but we can move you into a similar one that is ready for your move in". that was a LIE. and only the $80 amenity fee was removed, some BS along with management and the community These apartments are OVERLY OVERPRICED for the condition and environment. Now ac isn't working going on day 2 and they are in no rush because it is not over 80 degrees out. since having to get a hotel to spend the nights until fixed, there is no compensation or any amount deducted for our rent. TRAH ASS APARTMENT COMPLEX DO NOT MOVE HERE.

    I would not recommend living at this apartment complex. For the cost of rent, the property feels…read moreoutdated and poorly maintained. Maintenance requests take forever to be addressed--if they even show up at all. For example, I had a leaking window when it rained. Maintenance came out, removed the pane, and supposedly replaced it, but the leak continued. This not only caused humidity throughout the apartment but also made air conditioning and heating costs much higher. On top of that, the refrigerator constantly leaked and was never fixed. The "gated community" claim is misleading because the gates are always left open, offering no real security. One of the pools stayed closed the entire summer despite being told it would be repaired before I moved in. Security is also a major concern--first my boyfriend's car was stolen, and later my vehicle was stolen while living in this property. While the office staff was nice, my concerns were not escalated to the level I expected, and with only one camera covering the office side, much of the property is left vulnerable. Even after these thefts, the gates were never repaired to prevent further issues. Overall, my experience living here was unpleasant. The complex fails to address basic maintenance and security concerns while charging a premium price. When I tried to end my lease early due to these problems, management still required me to fulfill the lease despite their inability to resolve many of the issues. Save yourself the frustration--this is not a place worth living in.

I had already paid my $200 application fee and my $614 deposit. Of course, I know I am not getting my $200 back but it is now May 2, 2025 and they still haven't returned my deposit. Getting someone on the phone is a joke. Like you took the money out of my account send it back. I spoke to a Ms. Adams and she told me 30 days to return my funds. It was sad enough my apartment wasn't ready but now you are keeping my money. I didn't move in. The deposit should be returned. When I went to even talk to someone about moving in Katrina stood at the door flustered because the leasing agent had left. Like why wouldn't he they are disorganized and unprofessional. Give me my money! Now I have to call my bank and get the charges reversed because like a dummy I really thought this place would give me my money back. This is sad! In Texas you are supposed to return a deposit within 30 days minus damages. I never moved in so give me my full deposit back. The apartment wasn't even ready because someone was still in the dwelling so it isn't like I kept it off the market. Give me my money!!!! Now they have new office staff I spoke to a woman named Casaandra. She is nice for what it is but she basically told me to do what I have to do because these people refuse to give me my money back. Like I never took the apartment off market. I am going to send a demand letter and after that I have to really sue a corporation for my money. It is sad! Give me my deposit back!!     This is just to finish my fiances review…read more Third the neighborhood and neighbors: although part of this, I will say is not completely the complexes fault the neighborhood was not a good neighborhood for a family or people who were younger in the slightest. I was constantly harassed by neighbors, saying sexual things to me when my fiancé wasn't around, so I ended up getting used to not leaving the apartment without him there was constant gunshots, some of which that would come from inside the apartment complex trails of blood had been found on our concrete at the bottom of the steps, trash would pile up so badly inside of the community dumpster that it would spill all through the top, and be sitting all into the road not to mention the huge divot in the road that they made when they decided they were going to "fix the road" which they started a couple of months into us moving there, and when we moved out a year later, still had not been finished. The security guards that we had met, and the first day that we moved after a few weeks of us living there disappeared. The amenities that would shut off when even the slightest drizzle of rain came through. Also, don't bother calling the cops because they will just simply not show up when you called them due to them knowing the area already I was trapped in my house due to my neighbors fist, fighting each other, having a domestic dispute for two hours, directly in front of my door dock blocking the stairs for me to get down to my car. I called the police and they did not show up for four hours, even though I had told them that I physically seen them hitting each other not to mention, the neighbors are pretty freaking gross as there were neighbors near us that would leave their piles of trash directly outside their doors for weeks on end and the across from us neighbors, who had been throwing their child's diapers off of the balcony for weeks and throwing just a regular trash off their balcony, and at one point I guess they heard me say that it was gross so they threw a diaper at my door. Door checks were constant and very scary saying as at that time I was home a lot and random men were just start jiggling my door and trying to pick my locks and this was something that had probably happened in excess of up to 12 times just that I had seen while I was there over the course of a year so much so that if you walk around the complex, some people have rings had printed pictures up of some of the perpetrators hung up on their doors. The dog poop the cigarettes the beer bottles the homeless people walking around the grounds. ALSO SHOOTINGS ALL THE TIME AND NO WARNING OR DETAILS WHEN A BALCONY HAD POLICE TAPE ON IT NOT SURE IF SHE WROTE ABOUT THAT BUT IT WAS SCARY AND THERE WAS NO DETAILS OR AWARENESS SENT TO THE SURROUNDING APARTMENTS ABOUT IT Fourth the amenities: when we moved in, we were informed that we would be getting two pools, a gym and two laundry facilities, which, after moving in, we found to be all false advertisements, the pool connected to the leasing office was never unlocked and the leasing office was never opened so you could never go in there and ask them to unlock it. While the other pool was disgusting to say the least the pool water was always dark brown but also it was locked. The gym are was also always locked and not able to be accessed and I was informed we weren't able to use it. One of the laundry was used as a storage area and the other laundry was locked and had a note that it was closed down until further notice. Fifth the move out: we turned in the notice of move out and were completely out of the house by the day of move out. Over 2 weeks later they texted emailed and called us (not leaving a voicemail that it was urgent) while we were at work and told us we needed to leave the premises. We were confused because we moved way before and had been living in our new home for almost a month. They have now after we called and left a voicemail and emailed them sent us an email trying to charge us 1500 dollars in rent and we have once again emailed and called them informing them that we no longer live there and will not be paying anything. Overall worse experience and there was no good outcome that came out of this experience period. Do better or go away and stop stealing peoples money with false promises and horrible management.

    !!!PLEASE READ BEFORE LEASING!!!!!…read more We signed up for a 1263$ lease but with bills, our monthly payment is over 1700$. We paid a 250$ WATER bill this month for a 1 BEDROOM, not including sewer trash, electricity, etc. Due to the constant huge shift in bills, it makes it extremely hard to bugdet for your monthly expenses. We had to pay 50$ more after paying rent this month because of the water bill. I understand we may have been slightly immature in regards to asking questions but a 250$ water bill is insane. The apartments are also not sealed completely, we have multiple gaps in our doors where they just provide foam sealant we have to replace constantly, which also means our electricity bill fluctuates just like the utilities! They also never let us know when the trash is coming to be picked up so there is always trash by the front doors until it is picked up whenever it is. They never update or give anyone any knowledge about when to expect it or if there are any changes. The mailbox locks are pretty much all broken and never get completely fixed. My mailbox doesn't have a lock right now, I have heard many of my neighbors complaining about this as well. I also would like to add to this, that we have witnessed two separate shootings and countless drug deals within the complex since living here, please be aware of where you are moving from prior to moving there. The handyman people are very nice and the staff working in the office as well. The one star is not for them is for the apartment itself and the conditions of the complex. We also pay for pest control monthly but only 2 have pest control visited, in almost 15 months that we have lived here. I called to ask about this and they said they just spray outside but the second time they knocked on my door the answers were conflicted answers ever. I know that wherever you go you can have issues but I just wish I would have been warned before signing a 15-month lease! Update: reached out to the office about the water, they blamed the city and basically said its inconvenient for everyone involved, they also stated corporate was aware but they have no solution and dont see it being fixed in the near future. I suggested I would call the city and they told me dont worry about it essentially because they were well aware of the problem Updated 02: I called the city, I told them I was calling for 1303, they started laughing and told me they are well aware. They told me there is one master bill and it is up to the apartments how that is delegated, also mentioned that 3 or 4 buildings are on one meter. Please be prepared for unpredictable water bills. Update: 03-27: Sent a letter via certified letter to corporate from lawyer, water bill changed from 240 to 70$, the allocation makes no sense! Please see attached bills for the past couple months water bills, 240$ for a 1 bedroom, 1 bathroom! My husband and I and our 1 year old live here, our water usage has no effect on this bill. Hopefully i will have a update with resolution soon. Update: 4-8 : never heard back about the letter, contacted corporate and told them i had my attorney send them a letter, they said because i said the word attorney they will not speak to me and i have to have my attorney speak to theirs. Still wont give me a breakdown of the water bill! Thats all ive been after. Please save yourself the headache and trouble. Thats all it is, greedy companies and trouble. Update: 4/28 : I received an email Marie Purnell, the 1303 management stating that "In this addendum you were made aware of the past average monthly bill for water/wastewater at the property and were further informed that the range was between $124.93 and $308.17 a month." I don't think anybody in their right mind would've signed this and been aware about it. I still cannot get them to give me a delegation of how they allocate the water bill. It's been back-and-forth the whole 15 months that I live here. Pest control still hasn't come again and people are constantly leaving here left and right. Just please pick your battles cause this one is one that I am tired of fighting. Nobody should have to pay over $1200 in water bills over a time span of five months.

    Ever since new management has taken over, things have gotten worse. Management, Ron, is refusing to…read morehelp change light bulbs in my apartment because apparently I'm responsible for them, but I have no way to get up to a light that is 12-ft in the air when I am barely 5 ft. They have no communication for anything and will leave maintenance requests lingering for months without saying anything to you. When you approach them in person about issues, they are rude and unsympathetic and do not want to help. Ron asked me if I could just reach my hand up and do the lightbulbs, which I replied no, I'm 5 ft and don't have the tools your maintenance team does to get up there. I also confronted Ron about the TERMITES that have been in my apartment for three months now and have not been taken care of. Ron claimed that they have sprayed for them twice, but after talking to Peter, the pest control manager yesterday, they were never notified about termites and just did a normal spray. Peter came out yesterday, confirmed the termites, and took care of business. I asked Ron why it wasn't taken care of and he said he needed to confirm they were termites. I asked why it wasn't confirmed the first visit and he had no answer. Ron had no answers for anything and was just a grade-A jerk. Thanks for nothing, Ron. There's nothing I love more than paying $1k a month for rent to have termites crawling all over my apartment! I hope I am financially stable enough to move out when my lease ends, this is the only reason why I am still here. My rent went up $200 when Ron and his team took over and no changes. The gate doesn't work, the pool STILL is not open after years, and many more. DO NOT RENT HERE.

The Pool was closed ALL last summer and is still currently closed. They use COVID as an excuse but hello chlorine kills germs! The gym is only open during their office hours... so unless you work nights and get to go to the gym during the day you don't get to use it... and their office is never open either. So I'd say the customer service and amenities stinks. My neighbors smoke weed so my apartment always smells like weed after we've been gone a few days. Fence is always broken as many times as it has to be repaired you'd think they'd just have it replaced...Other than that it's a quiet complex for the most part.
