    The Summit at Coates run is possibly one of the worst experiences I have had with an apartment…read morecomplex. First, they have a monopoly on the Athens area. If you don't resign your lease within a day, they increase the rent. Rent is cheaper the sooner you sign a lease, and they continually increase rent until it becomes upwards of $800 per month by December. Second, when I moved into my apartment it was absolutely disgusting. There were stains everywhere, mold in the bathrooms, mold on our HVAC system, grime and soap scum on all of my faucets. To top it off, our apartment had FLEAS when we moved in and no one informed us. We found out when we all had red bites all over our ankles. Maintenance sprayed for our fleas, but no rent concession or apology was made about the state of our apartment. Third, the wifi and power goes out often. When the wifi or internet does go out, it is out for HOURS and you have to make your way to campus to complete any work. For $625 per month EACH we shouldn't be experiencing issues like this frequently. Fourth, The Summit is money hungry and will attempt to get anyone who is subleasing to sign a new lease so they can make commission, screwing you over. The Summit at Coates Run would be a great place for you to live if you enjoy supporting money hungry companies, rarely having internet, rarely having power, having a disgusting apartment that smells like smoke, and if you want pay expensive rent for subpar amenities.

    Maintenance is quick to respond! If you want 4 walls to live inside for reasonably cheap for a slumlord-run college town, this is probably your safest bet.

Most of the rental companies in Athens are already dog shit, but after having lived here for almost two years now this one has to be one of the worst experiences I've ever had. In one occasion, (take note that we are a house full of 5 college girls) over summer break while we were still leasing this house at some point maintenance people came in (WITHOUT a 24 hour notice or notice at all, which is ILLEGAL and is against our lease agreement) and fixed a small hole in my roommates bedroom. Why are they opening our bedroom doors and entering without us knowing we don't know... Most of our belongings were still in the house and none of us were even in Athens. Again with the maintenance people, they rev and kick up gravel with their noisy trucks at any hour if the day or night. We also were not told that we would be sharing what we thought was only our parking lot with the maintenance people. Yes our lot is large, but each of our five cars plus the 5 trucks that are theirs, along with the random people that our landlord would allow to also park in our lot it's not large enough. Just recently, one of our roommates who moved out and went to live back home (but still pays her part of our group lease) got an email saying that she was 3 months behind on rent. She was given no notice the first month, no notice the second month, and finally at the start of the final month of rent she received a nasty email saying and I quote "if I don't have the rent by tomorrow I will begin the eviction process". She does not live in town and the realtors know this, so she had no way to get the check to the office in time, luckily she has a friend in town who is able to write a check and take it to the office, but in the email there was no amount of professionalism when talking to her tenants the ones who give her the money that she so gravely needs. The wording came across as a personal threat against not only a girl who does not live in Athens, but the rest of us who still live in the house and had paid in time. As far as the house goes, all of the walls on the first floor are basically a think layer of plaster than if leaned up against will collapse and fall through into the insulation (if there is any). Light switches were put on upside down, rotting wood in our back deck, and the usual landlord special of painting over anything that previous tenants have left on the walls and windowsills. We even had a gas leak out in the front yard that you could literally smell standing on the front porch that maintenance people claimed to be normal. If you are looking for a place to live in Athens look elsewhere to save yourself years of rental trauma and degration from your landlord. They do not respect us and they do not respect the house they lease.
