I'm on the Board for a condominium building in Richmond City and after years of trying to self-manage, we were referred to Dodson. We work specifically with an Association Manager named Foster. Foster has worked tirelessly to help our building when we've had emergencies (on or off the clock), to schedule a reserve study and attend our work/planning session, to organize our financials/ vendor contracts, and to maintain regular communication with the building's residents. While these points are written into our contract as expectations, I feel as though Foster goes over and beyond with the highest levels of professionalism and attention. Dodson has highly reliable companies that they've referred us to for varying needs. I was skeptical at first that there may have been some sort of "kick back" for referrals they give, but our contract with them clearly states that they accept nothing in exchange for their referrals,and at any point we can always select our own vendors outside of their recommendations; the irony is - their recommendations have actually outperformed our own previous selections! Their rates are affordable and I feel like we really get every penny out of what we pay. Last but not least, Dodson has a wonderful handy man, Knox, who is truly a jack of all trades. He's quite accessible, very reliable and trustworthy, and consistently does good work for everyone in our building. Thank you, Dodson (specifically Foster and Knox) for making our condominium building a much more smoothly run home!

    Rented a property through them through VRBO. Although I canceled within the cancellation guidelines…read morethrough VRBO, the host refused to refund my deposit, claiming it was non-refundable. I had emails stating it was within the cancellation time, including the email from them that says it was non-refundable. After numerous attempts to contact them through VRBO, I still do not have my refund. I would not rent through them or VRBO again. Although I canceled within the cancellation guidelines through VRBO, the host refused to refund my deposit, claiming it was non-refundable.

    Due to lack of their attention to detail and absence of communication, this business has cost me…read moreover $2k in damages. They managed my property in Virginia Beach, VA from October to early December 2024 and consistently gave me false reports on the status/condition of the property, and they allowed the tenant to make permanent changes to the property without my knowledge approval. When their employee Tanya Zeigler did a walkthrough of the property after the tenant moved out, she sent me a report stating that the property was clean and no damage was found--upon inspection of her photos, I found damages and notified her/her supervisor--who then tried to argue that the damages were "wear and tear items" that they couldn't only hold them accountable for half the cost to remedy. It was later confirmed by the general contractor that the damages (some structural) were indeed caused by the tenant. I tried repeatedly to get in contact with this business on this issues before the tenant's security deposit was returned but I could never get anyone on the phone--nor could I get a response to message left via telephone and text message. This business also listed derogatory images of my property when marketing it for rent--giving the impression that the property contained maggots, dirty HVAC filters, broken items, etc. When it was brought to their attention, nothing was done about it. This company also allowed the tenant to break HOA rules by not enforcing the courtesy notices sent to clean out the property exterior (October 2024). All this has cost me lost rental income and repairs in excess of $2500 that I've had to pay out of pocket.
