I have rented from Richardson Apts. for over 3 years now. Have paid my rent early for the next…read moremonth 98% of the time. I've kept the noise level down, no late night parties, etc. I work, come home, mind my business. I called the office about my window air conditioner over two years ago, maintenance came, checked it, yep, not working -I was told when I called the office that well...It was the first of September, so they are not going to replace it, I had to endure the rest of September and most of October, as to this day, they have not replaced it. I also called last year about certain tenants who threatened physical violence on me AND another tenant, to which they were not interested in, the other threatened tenant moved out not long after that, I didn't have the money to move. Richardsons moved a meth house in a few months ago. This meth house had a broken down van in the parking lot with people coming and going into it all hours of the day and night, also in the house was a huge abundance of traffic 24/7. I called about them, received a very curt, and short reply and hung up on. My grandsons' bike was stolen, then brought back with a chain and locked to the stairs to where he couldn't ride it. I called Richardsons' Apts. and told them about it to which I was hung up on again, with Steve Richardson calling me back, I asked him if he would bring a pair of lock cutters, he told me "no, he didn't want to get involved", even though he was going over to talk to the meth house on "behalf" of another tenant who had previously called about them (they took the other tenants' word and finally evicted them). My 10 yr. old grandson moved in with me 2 years ago, I took him to the office to introduce him to the owners, to which they told me he couldn't play outside (he is Mexican, I look Mexican as I am from an Indian tribe), that I would have to take him to the park to play, even though the white kids are allowed to play outside, but, mind you, the two neighborhood drunks can start a bonfire between the cars in the parking lot late at night. Their "uncle" moved in downstairs underneath me a few months ago, and I have had to shut down our conversations over him wanting to tell me rude and mean gossip about the other tenants, as he is very involved into the "well being" of the other tenants. Their uncle took over my parking place to where I have to play musical chairs with the parking spots,as it seems everyone else was allotted one. The people who spray for bugs once a month will tell the owners who and what you have inside your home, as the owners' wife called and reprimanded a tenant for having a cat, they told her they don't have a cat, to which she replied "He must've had the wrong apartment." I guess I really ticked off their uncle when I finally blessed him out because Gail Wright, the owners' wife called me at work the other day on someone else's cell phone to tell me I was evicted because her uncle had issues with my grandson. Mind you, he has lived with me for 2 years now with no complaints. Oh, they don't have any child child protection locks on the upstairs windows. I don't recommend these rental apartments.

My husband, daughter, and I just moved into these apartments just a few weeks ago. We have already…read moremade quite a bit of friends here. The landlord is nice and we had a few things that needed to be repaired and she got her maintenance man on it. He got half of what we said needed fixing. But he does have another job so he is going to finish it as soon as he has a day off. Everyone is real nice here. We are in one of the quieter buildings and we really like it here. My daughter loves her new school and her new friends and so do we. The apartment has new hardwood flooring and a new paint job. Of course there is a few other minor details but you can't expect a rental property to stay in tip top shape without charging an arm and a leg. lol. But we think this is a great place.

MAINTENANCE is atrocious and they only provide "adequate" fixes as Jordan the general manager states and that is all they have to provide even though my fridge was brand new and after 2 months it failed!! They tried to replace it with an old rusty fridge that looked like it was from a garage that you would use as a beer fridge!! Roaches, roaches, roaches are everywhere!! They "spray" once a month but it is very minimal at best!! Management team is very incompetent and does not know any state and federal laws. Candice Wise the current manager just walks into any apartment whenever she feels like it as she walked in on us while we were sleeping and told us she was doing an "inspection of the air filter". No notice, no text, no email nothing and took pictures of our kitchen and living room! The fees, don't get me started on the fees. The water bill they charge every month is different for everyone. It ranges from 60 to 80 a month even thou there is not a meter to prove the use. They are 35 apartments here and according to the water department the bill is only 285 a month for the entire building and they are making money on this charge. They also charge a "liability fee for insurance". Who is the liability insurance company? They will not tell you that. We have had our own renters insurance for the past 5 months after figuring out that the charge is for liability only and not the contents. We are still getting charged for "their" liability even thou our renters insurance covers that and we are double charged for that. One last thing on the charges. Just to pay rent you "have" to use the app which charges you $9.99 each time you pay rent and they will not take any other form of payment. So it cost you $9.99 just to pay your rent. THEY ARE A TOTAL SCAM!! We know of one tenant in the building that has not had hot water working for 3 months and they have to take showers at the gym which is the only way they can take a shower. They are very timid as they are very young and this is their first apartment and they are "afraid" to say anything as Candice Wise is extremely rude!! We are moving out of the building. We have paid every month on time and never late even though of all the issues that have come up. We, I am sure that we will not get our deposit back as they are that bad. If you look on the Lawrence county court records Wind River Property Management LLC has over 38 active lawsuits in the record since January 2025. Please do your due diligence on looking for apartments as this one you need to just skip. Do not rent there. You will regret ever doing so!!
