Whitaker properties bought apartment complex, signed new lease with a 25% text increase. Purchased insurance through Allstate. Everything was going good. 90 days later, told to vacate or move to a different unit. Moved to different unit, did not get my original deposit back, being charged a new deposit, another 29% rent increase, and now my Allstate rental insurance is not acceptable. What BS read more

The houses all look like shit and they never fix anything. I have had roaches and rats since I moved in and when I tried to move out he kept my deposit over it! I reported him to the authorities and they said he will be shut down soon... don't risk renting from them no matter what! It WILL be a nightmare!!! read more

Whitaker Properties has great units and and the staff is courteous and respectful! Ive had great experiences since I began renting with them, my apartment is spacious​ and well taken care of, the maintenance staff does a great job at keeping it that way and respond quickly to concerns. My neighbors are friendly and welcoming​ the area I live in is amazing and I'm new to it, every establishment that I've visited in the area is staffed with great people! I love my new home and if your looking for home give them a try you won't regret it. read more

This had potential to be a great experience. Was able to rent monthly, in a nice area. The upstairs door was broken, had to fix myself and not securely though - it was manageable. The dishwasher leaked, didn't work. His response was 'just don't use it.' The refrigerator leaked on the inside so we kept a plastic jar under to catch the drip. All minor. Though we did put in maintenance requests which were never answered. We paid on time each month. Paid all deposits. All that. Good renter, previous home owner with good credit. Then things started happening, like the lock broke to the outside door. They did respond that day. The heat went out. That took a bit to come out. Not freezing but in the 40s. Ants. They sprayed for that. When the neighbor moved out (was a double), realized they must have had a mouse infestation as they migrated over. Lost count after 14 were caught by the guard cat within 10 days. Numerous calls, maintenance requests online, emergency calls, spoke with maintenance when they came out for something else. The last straw was when reached for a glass out of the dish drainer and a mouse ran out from underneath to the kitchen cabinets where they were nesting, apparently. You could hear them in the vents, in the walls scampering, squeaking. Absolutely nothing was done about it. Nothing. So, left. Had to leave a lot of items as it all had mouse droppings in it - left all the dishes in the cabinets, food in fridge, vacated. Let him know. In his brilliance, he took photos of what was left (in case we forgot), said rent wasn't paid (even though had that month's receipt and he got two weeks of a vacated place paid for), and no deposit returned. That was our experience. Wasn't a good one. It had potential to be a good place as the area was nice and the home was decent, just not kept up or maintenance or addressing the infestation of mice. read more

Very unprofessional horrible horrible, signed lease on friday, paid deposit, couldn't turn on electric till monday, apt inhabitable due to no electric, electric company gave me run around and cant come till Tuesday now bc no meter for unit, why didn't he tell me that I would have to call ahead, I called over a dozen times now no answer no call back, he knew I was signing on friday the previous monday. read more

I live in California and have had Whitaker Properties find me deals, tenants, and manage my properties for over a year now. They handle everything for me and give me thorough reports. Even though my portfolio is small, they treat me well. My phone calls and emails get answered on a timely basis, and a communication thus far has been crystal clear. Having tried to deal with the county and tenants remotely by myself, I found it to be a giant pain in the ass. The fee they charge is industry standard and is fair. Whitaker Properties has been managing my building for less than 60 days, and he has already violated my lease that HE claims was still in effect from my previous landlord. On 4/18/16 I found a handful of bedbugs in my room, and I immediately called per my lease agreement. Gary Whitaker tried to tell me that bedbugs do NOT travel so they were only going to spray my room and not my living room or my son's room. On the first day of treatment 4/19/16 they were over an hour late to my apartment with no notice, and I threw out my box spring as Mr. Whitaker suggested that day. On the third day of treatment 4/21/16 I took off work to move all my belongings back into the apartment. His maintenance man was a half hour late, and the only thing he sprayed was generic "bed bug" spray from Walmart and a Conair Steamer. I called Mr. Whitaker to ask why they were not being professionally treated, and he told me this was to save me money, because he was only going to charge me $150 for the treatment that he was doing. I told him at that point that my lease stated I am not to treat bedbugs on my own; I have to call the landlord and the landlord has to set up an appointment with a professional. He told me my lease doesn't hold up under new management, and I reminded him that the letter he posted to my apartment door the day he took over says he DOES have to hold up it. I let Mr. Whitaker know that my rent was going into Escrow until he had a professional treat my apartment. I had Enviro Works at my apartment at 3:30 PM that same day. He claims he was charging me about $375 for this service, but I called Enviro Works myself and they told me it was $225 +tax. I called Mr. Whitaker to let him know I needed the invoice from Enviro Works before I would pay for the service because my faith in him was SHOT because he had already half assed the work in my apartment and lied to me. He called me names and told me to watch myself. I called Enviro Works and asked them for proof of what was done in my apartment, and they were more than happy to send me over all documentation they had and set up my next spray date. Mr. Whitaker also refused to tell any of the other tenants that there are bedbugs in the building because again, "they don't travel" so I let everyone in the building know to check their stuff. I followed every rule that was laid out for me, and Mr. Whitaker tried to cheat me of the proper protocol. This man is NOT to be trusted! Document anything and everything that he tries to charge you for because he will try to get extra money out of you somehow! Do NOT rent from Whitaker Properties!!!! read more
