My experience with Pyramid Properties LLC at their West Valley townhome location was a complete nightmare from start to finish. 26 Days Without A/C in 100°+ Heat: We moved in on June 14, 2026, and the A/C went out immediately. Despite countless phone calls, emails, and texts to Rebeca, Zach, and Eddie, we were met with nothing but false hopes and lies. It wasn't until July 9--26 days later--that a new unit was finally installed. Even after that, the system never worked right and only cooled half the house, which management deemed "satisfactory." Empty Promises & Missing Amenities: Upon move-in, we were promised pool and fitness center keys that never materialized. We sent Eddie (the director) a detailed list of other necessary repairs on July 7, along with another request for the pool keys. He responded that they would "get right on it." None of the maintenance items were ever fixed or attempted, and you guessed it--we never got the pool keys. Outrageous & Illegal Charges: We finally moved out on July 31, but the nightmare didn't end there. They slapped an illegal balance due of over $23,000 on my account. The entire place is run like a joke by a bunch of amateurs. Save yourself the stress and look elsewhere. Rina has been my on-site property manager and handywoman for over 3 years now, plus she manages the housekeeper. I consider her my partner, and I know she is critical to my successful rental business. I truly couldn't do it without her. Rina is completely reliable, an excellent communicator, and fairly priced. She ensures my condo is always immaculately clean and ready for incoming guests, plus she's available to them 24/7, so if any problem does happen during their stay, she comes over and takes care of it immediately. This gives me great peace of mind. She's also happy to answer questions and give recommendations. All my guests love her! In addition, she does weekly interior and exterior inspections to find and fix anything that needs it before it becomes a bigger issue. She also does seasonal clean-ups as well as Costco runs for household supplies and new towels and sheets when needed. She has completed countless handywoman jobs for me over the years, including fixing items that are broken as well as making upgrades to my condo (for example, she installed new toilets, new fans, and a Nest thermostat, hung TVs on the walls, dealt with Comcast issues, repaired and installed faucets and showerheads, got rid of wasp nests under the deck, and so much more). She's amazing! I trust Rina's judgement and expertise completely. Hiring her is the best investment in your vacation rental you'll ever make!

Why would you take it upon yourself to call someone, tell them they are the priority, when you've already actually chosen someone else? Property owners beware--excessive maintenance fees and sparse bookings…read more I entrusted my townhome to Lespri for the Winter ski season in Park City. I really wanted to work with a local company and since Lespri was working with our HOA for our common areas, I presumed they would be capable of managing my property (I later found out that our HOA ended their contract for unknown reasons). On the plus side, they do seem organized and handled guest issues and turnover of the property in a timely fashion. That said, their bookings were extremely sparse in the prime ski months of January and February. They only generated one booking in January for the first three days of Sundance, leaving it unoccupied for the rest of the festival. Only one guest was booked in February, for a total of eight nights. With no bookings on the calendar for March, I decided to move back to town early and that's when Lespri showed its true colors as a business. On my final statement they billed over $1100 for "maintenance" in a month where there was only one guest stay. The final bill included a raft of charges that normally would have been billed at a quarter-hourly rate being billed at full hour rate of $110. They charged $280 for a snow delay for housekeeping. This "snow delay" charge was added despite the fact the snowstorm that week came the night AFTER housekeeping turned over my property for the next guest. They even socked in a $27 charge for tissue, which isn't something owners are responsible for with guest stays. I've lived in this new-build townhome for over two years and haven't had to spent more than a few hundred dollars on maintenance, yet Lespri managed to rack up over $1100 in maintenance for a week-long guest stay. As an owner, all these excessive maintenance charges look like an attempt to maximize revenue in a slow season. Sadly for Lespri, it's a downward spiral because I will never work with them again, and I'm sure other owners feel the same way after being handed a padded maintenance bill like this.
