It was an immediate warm reception, and they took the time to explain the buying process. There were the expected frustrations of looking at properties in the morning, and by the time we were ready to talk about them and possibly make an offer, they were already pending. Both Alyse and Neal explained there would be ups and downs, and walked us through the process when that happened. We finally found our perfect home, and didn't hesitate making an offer that was accepted that same afternoon. There were some very unexpected last minute major bumps on the part of the sellers agent and confusion regarding status of the property due to estate transfer etc. In the end, they stuck with us minute by minute with updates and "plan B" just in case. We feel that Alyse and Neal went above and beyond to make sure the deal went through as expected, being available nearly any hour to answer questions, and even take a call while they were on vacation to let us vent our frustrations. Cannot recommend this company due to the unethical behavior of agent Amy Burrell. I'm currently in…read morea rental that's been listed for sale, which is no problem for me because I'm moving anyway. However, as the listing agent, Burrell seems to be under the impression that I'm at her beck and call, and she has been nothing but rude and pushy. My last straw with her was when she contacted me for a showing via email and I responded that I was out of town. She then responded that I was "impeding the sale of the home" by not being here to let her in for a showing and that it was a "is a breach of your rental contract!" which was not only a lie, but it's an ethics violation for Burrell or any other agent to review lease/rental documents or advise on landlord tenant agreements/arrangements unless they also have a license to practice law. Furthermore, even if I had flat out refused the showing, which I did not, Oregon law allows tenants to do so under reasonable circumstances, and being over 100 miles away would constitute reasonable circumstances. She could have easily called the property manager for access anyway, and it was pretty nervy of her to expect me to drop everything and run back to Florence for her convenience. Burrell was provided with my contact information without my knowledge or consent, and because she seems to be suffering under the delusion that she has carte blanche to push me around, she has since been told to contact the property manager to arrange further showings. Those who are considering selling a tenant-occupied property would be well-advised to find a better agent; trying to push tenants around accomplishes nothing and can make it more difficult to sell a place. Additionally, a competent agent would never have listed this property at approximately $135K over market value. After over two months on the market, there's only been one party interested in a showing, while similar homes that are appropriately priced are selling within a matter of days in this location. The listing itself is also fraudulent; Burrell claims there are "tons of updates!" but there are NONE. The place didn't even have a functioning range when I moved in over four years ago. I feel sorry for the property owner, who was probably hoping the place would be sold by now; the only reason it hasn't sold is because of Burrell's incompetence.

In the meantime within the 30 days my husband found the house of our dreams. Susan and Ken made it happen within 30 days unbelievable, held our hand the whole way. Empire discriminates against disabled people. I'm a live in care giver who provides daily…read moreassistance to a few developmentally disabled adults. I applied and was transparent about my situation and Empire approved my application. Literally the same day I was supposed to do a final viewing and sign the lease they email me and change their mind. They inform me that my severely disabled residents who can't take care of themselves have to apply, be screened and approved, even though this is federally ILLEGAL. When I inform them that this violates the Fair Housing Act they essentially tell me to get bent and that me taking care of disabled people where they live constitutes me "running a business" out of their home. After that they stopped responding to all of my emails. If you are disabled or require live in services of any kind then avoid this company at all costs. They're perfectly happy to break the law to discriminate against vulnerable people in their community.

Some of it is above the doorways and it's mostly X's and arrows. It was covered with a paint that didn't match the existing paint in sheen. The whole house needed to be repainted inside and out. Almost every window covering and the carpet need to be replaced. The grass was about three feet tall. When I would call Empire it would take weeks to get a response. If you just want to pay a third party to handle your money, they'd probably be ok. But they have steered my from ever using ANY property management Co.
