I found Kent on Yelp and gave him a shout. Made an appointment and boom, the inspection began. Kent was at our home almost 5 hours. I was extremely impressed with his knowledge of construction and building code. Needless to say our home is looking pretty good. Kent did find a few items I need to have Toll Brothers fix. A cracked roof tile, an unmarked fire door entering the home from the garage, and a landscaping drainage issue. If you are looking for peace of mind with the investment regarding your home, I highly recommend Kent come take a look. After he was done, he took the time to chat with me to discuss what he found, propose solutions, and answer any questions I had. He was very clear in how he described things and would show pictures of what he found and pictures of what it should look like. He clearly takes pride in his work and has years of experience. A couple days later, I received his official written report and I was pleasantly surprised at how long and detailed it was. If you need an inspection, this is the guy to hire! Also, his wife, Lori, handles scheduling/admin duties and she was also very pleasant to work with.

    Weintz performed home inspection services for the buyer during the sale of our house. There were…read moremultiple items listed on their inspection report that were not properly inspected or tested. This ultimately affected the sale of our house. If a certified inspector is going to create an official document that affects major purchases or has legal use, they should perform a full and proper inspection--do the job they were hired and paid to do. Items were incorrectly identified that demonstrated their lack of knowledge. For example, "Master bathroom does not have an exhaust fan." Inspector either doesn't know what an inline exhaust fan is or they didn't take the time to properly inspect. If an item is going to end up on an official report make sure it's accurate. Another couple example, "South exterior outlet is not GFI protected, all outlets throughout house must be GFI protected". That statement made the potential buyer assume none of the outlets were GFI compliant. The south outlet Weintz notes was not even connected, it was an old existing abandoned outlet that just needed a $1.00 cover plate instead of making the buyer think an electrician needed to be hired for the whole house. I would not hire Weintz to be inspector for a sale or purchase. Find an inspection firm that understands what their service is ultimately being used for and doesn't just go through the motions. I should note that I work for a general contractor and I have never worked with Weintz before.

Vapor barrier he wanted could not be reinforced 6 mil visqueen, it had to be replaced with black 6 mil. visqueen to his liking and would not sign off on the new reinforced visqueen unless it was black. So many other issues that he can up with for the buyer and wouldn't let me know when he was doing inspections and 3 more reinspections without my knowledge.He does not work with you, just the buyer realtor and buyer themselves.

    I was very disappointed with my inspection from HomeTeam. First, I had to call Greg back out to…read moreinspect the front gutters. He noted trouble with the back gutters, but not the front which were far worse than the back. When he came back to check it, he pulled a piece of roofing tile out of the gutter and threw it on the ground. Didn't look to see where it came from or seem to care to find out. After moving in, I have had to repair things I feel he should have caught in the inspection. First, my kitchen sink leaked from the beginning and the faucet had very little pressure. I went to take a shower in the guest bath and there was no hot water. When I called a plumber out to fix these things, he found the expansion tank on the water heater was full of water and had to be replaced. Then we found the toilet in the master bath had been leaking for some time and there was black mold under the linoleum. I had to replace the floor. It was quite evident under the house it had been leaking, showing on the plastic. He noted on the report there were cracks on the outside of the house, south side. However he failed to note the bulge on the side of the house under one of the cracks. I have no idea what is causing that or how much it will cost me. I'm not a happy camper to say the least. Sure, they are going to miss something. But I feel this has gotten out of hand. That's just way too much. That's why I had an inspection, to know if I was willing to take the fixes on my own, or ask for help from the seller. Too late now. I own it.
