This is the WORST managed apartment complex ever!! It takes a lot for me to get fed up enough to write a review, but I've reached my limit! Windscape charges an exorbitant amount for rent, while the amenities keep decreasing. The security gates that were put in around two years ago worked for only a short time. What a joke! The homeless and drug addicts still walk through the complex, riffling through the garbage bins at all hours. The employees park in the resident carports, even though there's plenty of non-covered space available. One of the pools was non-operational throughout the past two summers. Little kids use the hot tub unsupervised. Minors use the gym equipment, despite a sign clearly noting no minors under 18 allowed. Whenever I addressed management about it, I'd get the "we're so sorry for the inconvenience and will look into it" response, but nothing is ever done. What got me fed up enough to write a review is that there was a break in the main water line overnight, so they had to shut off the water. This is the THIRD time since March 10. It's 6:50 PM as I write this, and we still have not had water all day. Picture how smelly the bathroom has gotten. What are we being offered for this major inconvenience? Hot tubs don't work nor do they have a working filter (they have a yellow tint, clearly from pee), I got offered drugs in the pool area, a literal fire happened, people screaming at the top of their lungs at 1AM (just because they can), drug attics everywhere, the gates were rammed twice, the key-fobs don't work, genuinely an unsafe area to live in. What can I say but what management told me for 6 months; NO!!! This is what I was told every time I asked a question to management. For example, "can I upgrade to a two bedroom because my daughter is living in the dinning room?" "No!" Said management. " can I get into the fitness room?" Management said, " no!" It was always no for an answer. I had a better conversation with a wall then talking to management. They also lie to me. Saying my credit was poor and it was consider excellent. That's when I starting to lose trust in the management. The workers were the most helpful. Anytime I needed a question answered they were there to help. "Can you pick up the nails so my harley Davidson would not get a flat?" "Yes, I will get right on that" said the workers. They were great and made the place great. They should get a raise. They were great. The apartment itself was not bad. I got one with new appliances in there but the rug was old and stained up throughout the apartment. It looked like it had not been replaced for years. Counter tops were used with knife marks and the patio was lacking paint. I liked the apartment and would stay in a two bedroom but the management was the problem. For the luxury things like the pool or hot tub was okay. The pool was always cold and sometimes dirty. The hot tub stopped working and was dirty 4 months into my stay. So I used it a few times. Fitness room was never opened. The only thing in used was the business center. Free copies and faxes was great when I did not need to talk to the management. And my daughter loved the playground too. I was there for 6 months and they raised the rent without any thing to give. Unfair to us. So I had enough and left. But if you like poor management, high rent for a place that many people sell and do drugs where management looks a blind eye and nothing works; then this is the place for you. This is our 2nd time living here. The first time our experience was pretty good for the most part. However moving back 5 years later the place has gone to hell to say the least. The management and staff are rude disrespectful; have no professionalism and have no business skills whats so ever. They advertise the amenities such as the pools, hot tubs, basketball and tennis courts and the gyms. Here is what they dont tell you. The gyms have been closed down due to constant vandalism. For a long time the kept the gyms open but none of the equipment works. The pools are also constantly tore up or unavailable for use. Kids and adults are always throwing the pool chairs into the pool, broken glass and food all over, and to top it off kids peeing everywhere (in the gym around the pool, ect.). The basketball courts are a joke. There has never been any repairs done and lets put it this way, I am 5'6 and I can slam dunk from a standing position. Honestly I have never gone to the tennis courts as I figure like everything else it is just not worth the time. When we moved in we were told if we signed a 6mon or 1 year lease and renew that lease each period that our rent would not go up. Needless to say like everything else that was a lie we just were notified that rent will be increasing $30 if we sign a lease or $80 if we do not sign a lease again. The place has termites like crazy and everything is falling apart. Then to top it all off our car was vandalized while we went out of town for the weekend. Of course the management and staff had nothing to say about it and we requested that the replacing the lighting in the carport; that too was to much to ask. So my wife went out and purchased a light bulb and replaced the bulb herself. Then today at about 4:30pm I go to turn on the sink to find we have no water. Call the office and they say oh yeah a line busted in another building so it will be off 3 to 4 hours. We never got any notice that they were shutting off the water; and this is not the first time this has happen. When we needed our fridge replaced the head maintenance man said he could not help us because they have not told him who the new vendor would be and he had no access to a fridge to replace ours. I called the office then and told them this is unacceptable and i need it replaced now, because now its costing me money. Somehow they pulled one our of their a-- but that's the most help we have gotten from them. Worst place by far. There is no way I will sign another lease with this rat trap. We are saving now to move out and find a much better place. The crime rate, drugs and the lack of concern for who you rent to is enough to make this place a zero, but the operation of this place is horrible. Applied for a unit about 3-4 months ago, had to put down a $200 deposit just to get the application in. The company said if you get denied they'll refund the money. Well, after being denied I drove from Santa Barbara to get my money refunded and they had already spent my money! Never got refunded. This company basically took $200 from me amidst trying to save and find a new place. They said they were gonna give the money back but it's been months without seeing it back. Do not waste your money on renting here. I am not one that complains but when I hear from my daughter and their neighbor about how management worries about their own pocket, then I want to step in. Before lease is up, they raised the rent AGAIN! COVID situation started up. They required everyone to get renter insurance. They had everyone in complex on the same water bill. (Probably because people started moving out). Washer/dryers are alway closed. They closed the Basketball , tennis courts and pools "do to COVID" still as of today, they chose to keep everything closed. Unfortunately for some of the neighbors that could not pay their rent due to businesses being closed, they did not except that as a reason to not pay rent.(even though the governor made it clear that landlords cannot evict). So I wanted to update my past review from two years ago. They have updated the apartments with new roofing on all the buildings and paint jobs on all the exterior parts of the building including the doors. I did like the older colors that they had and different ones on each building however the new paint and roofing looks nice. The Gyms and basketball courts have been fixed up and are kept up a lot better. There is no more fence/pole falling and leaning into the basket ball courts and they look nice. My old neighbor that I mentioned in a previous post is no longer around and so it has been pretty quite and perfect around here. Any Maintenance reports are kept up very quickly and I always see them in the mornings when I leave to work. The Grounds men always say hello and have smiles on their faces and look like they enjoy their jobs. The only thing I have an issue with at these apartments, and it doesn't have anything to do with the staff or the company that runs this place, is the car break ins. When i first moved here there was a couple and we got a letter on our door reminding us to not leave valuables in plain site or in the cars and to make sure everything is locked up. I don't know how they got into our car and our neighbors car but now every car alarm that goes off in the area, we are out of bed or out of the apartment running to see. No damage was done to our car but they did go through all our paper work, insurance information, stole some music CD's (gospel/Christian rock and hip hop, Maybe they will get some morals) an Emergency kit and some other stuff that wasn't very valuable, like old shoes, but the principal and now it always being on our minds. We feel very safe here and this area of Lompoc is MUCH MUCH better then the south side. I wouldn't want to move out unless I can upgrade to a house but since my apartment is on the street side, I think the car theirs have very quick, fast access to get away if they are messing around with someones car. The police seem to come by here a little more then I used to remember and I love it. It shows that our notes and messages to the leasing office are being heard and they are trying to do something about these situations that frankly, no one can really prevent. If a thief wants something they will do what they want to get it. Just have to be more diligent and watchful. read more

They are quick to address problems when they arise and strive to do a job the right way the first time. In addition, I really admire how well the grounds are kept and I've always felt safe in my environment. A while back the apartments got a paint job and some needed repairs. WORST MANAGEMENT EVER DON'T MOVE HERE ! I moved into this apartment complex in October. On my application I put that I had a dog. I got a call a couple days later saying that I was approved and could move in. I went in to sign my lease and we got most of the way through it then got to the part where I had to sign that I agreed to no pets. I told her I have a dog & she told me all she had was upstairs and there are no dogs aloud on the top floor. I told her that I could not leave him then she promised me that I would move to a downstairs as soon as one is open with no extra charge. So I had my dog stay with my sister, a couple weeks later I saw a few empty first floor apartments. I went into the office to ask to move. I spoke to a different lady sitting next to the lady who promised me a downstairs. The lady then told me I could NOT move until my lease was up as the other lady pretended she never told me I could move. I then emailed the director who took over a week to respond by phone only to be rude to me. I told her not to call my phone anymore. & even worse I have NEVER lived anywhere that the water was shut off so often !! "replacing valves" I lived in different apartments from 6months to 2years & never had my water turned off. This happens every 2-4 weeks in Windscape & sometimes they don't tell you then claim it to be an accident. I have emailed this company numerous times asking for the information of the owners never getting a response. I will just keep spreading the word of how horrible this place is. read more

Pros: - Convenient location to VAFB and the nicer side of Lompoc. Easy access to bus stops, highways, and shopping. You can walk almost anywhere from here. - Decent Price - Plenty of closet space and kitchen storage - Great placement of windows for airflow/cooling - Cheap electric/gas bill - Complex pays for water (but not sewer) Cons: - Large transient population of construction workers. They enjoy drinking, drugs, loud music, and don't care what you think because they're only around for a few months. - Neighbors enjoy loud music. Every single day. If you like to hear bass vibrating through your floor/walls, this is the place. I didn't realize it was still 1995 and people actually still blast music as loud as possible. You can try and complain to the office, but nothing will happen. - Lots of non-resident foot traffic going through the complex. It's a no-brainer to keep your car windows up/doors locked. You'd do that anywhere. However, A LOT, and I mean, A LOT, of people stroll through the complex on the way to Foods Co and Walmart. I know two people whose vehicles were vandalized, most likely by someone walking through. There's a reason why the neighborhood across the street has an 8 foot concrete wall around it--keeps people that don't live there OUT. - In addition to the foot traffic, I'm positive that nonresidents use the pool regularly. On a given weekend it's like tortilla soup down there. - Appliances are old, but they work. Unfortunately, some of the drawers don't open because the stove sticks out too much from the wall. - Keep an eye on your laundry. Even though a key is required to get in the laundry room, people will steal your stuff. - Lompoc charges you $25 bucks a month for garbage collection, which is ridiculous. Keep in mind that this is to empty a dumpster, they're not coming to your door. Other places I've lived (not apartments) are much less, and that's HOME pickup. Oh, and YOUR garbage bill covers the maintenance team throwing away grass clippings, which fills an entire dumpster at least twice a week. - Post office does not use the parcel boxes. If you get a package through USPS, you have to pick it up on the other side of town at the post office. Suggestions for management, if they read this: - Fence or wall off the perimeter to stop the non-resident foot traffic - Install gates to keep non-resident pool poachers out - Work with the city to lower the garbage collection rate - Actually do something about the noisy neighbors/construction workers read more

I can't recommend this place. The units themselves are fairly nice, but it's very poorly run. Many of the amenities have been closed since I moved in. This week I started getting "pay or quit" notices even-though I paid my rent in full more than a week early (they deposit the check the next day!). I will look to live elsewhere after my lease is up and wouldn't recommend the complex to friends. Follow up: I moved out in March. I cleaned very well (up to/beyond standards of every other apartment I lived in) and there was no damage that I hadn't annotated on the move in sheets. I got about $20 of my deposit back. Most of that went to a cleaning fee (there was nothing left to clean outside of steam cleaning the carpets), steam cleaning (I agree with this charge), and painting/repairing walls (like they should have done to begin with). If I move back into these apartments it will be because it's all that's available, not because I want to. read more

I was given a list of items to be cleaned..I followed the list completely except for turning off the frig...only lived there 6 months and never hung or taped anything to the wall..Left no scuff or any evidence that I had been there..Windscape kept over half of the deposit saying they painted, cleaned carpets and fumigated (for what I do not know). I lived in the Windscape Village apartments for 3 years, and it was, for the most part, a pleasant experience. The office staff was courteous and helpful, and I thought the apartments were lovely. They let so much light in, it makes the place I live in now look like a cave. I have only one complaint with this place: I had the unfortunate experience of being overrun by fleas on account of my cat getting outside one time. Literally, there were thousands upon thousands of fleas through the entire apartment. I tried as best as I could to get rid of them, even using foggers, carpet powder, carpet spray, all to no avail. It got to the point where I left the apartment for a week and stayed elsewhere. I finally called up the office and spoke to Uriel, and explained my issue and asked to have the place fumigated as soon as possible. He told me no problem and pest control days are on Fridays, that someone will be there Friday morning, and to cover all of my appliances to prevent damage from the chemicals. So, very excitedly, I covered everything and left until Friday afternoon when it was safe to return. I had a 2 year old son at the time by the way. So, we returned to the apartment, opened the door, walked in. No smell, nothing. I look down, and my son is COVERED head to toe in fleas, crying. I immediately phoned Uriel because they obviously hadn't come, and he explained that he didn't know what happened, but they'll be there next Friday. SAME THING HAPPENED! No show. :o( I called Uriel again and left a tearful message. My call was NEVER returned. I had to take care of the problem myself, which is okay because it was my fault anyway. I spent about $100 on flea bombs and bombed the hell out of my apartment and vaccumed like a madwoman! And that was that. But seriously, if someone's having that bad of a problem, don't leave them hanging! When I moved out of the apartment, I received my full deposit minus a mere $60 for cleaning within 3 weeks. I'll admit that the place wans't perfect when I left. There were dings and holes in the walls, but they didn't charge for that. I was surprised. Altogether it's a pretty decent complex. The hot tub and pool were always clean. Maintenance is quick and efficient, they would usually come the same day. They also have a little playground for the little ones. We only took advantage of it once, but it was just okay. There is no assigned parking (at least not 2 years ago), so everyone can park where they please. But there are enough spaces close enough to each building so you won't have to walk far anyway. From the outside the places look very nautical, like they belong on the east coast. That's what drew me to them. The same management company manages the Country Oaks Apartments in Santa Maria (which are TERRIBLE). The differences between Windscape and Country Oaks are just.....insane! I'm assuming it's not a property management issue, but more of an office management issue within the complexes. But if you live here, I highly doubt you'll be disappointed. It's a nice place to stay. :o) read more

I love living here it's quite and safe me and my wife and kids have lived here when it was Park Place apartments and we moved back .I love the office staff and the manager theres always on site and very nice and do events and stuff for the kids and I will say this is the best area of Lompoc. We previously lived at the Windscape Village Apartments and everything was really good there. When there was any issues with the apartment the staff was quick and efficient and made sure that everything was fixed and taken care of quickly. The ladies in the office are amazing. They go out of their way to make sure that we were well taken care of. We moved away and ended up coming back to the apartments and it feels as if we never left. We would recommend this apartment complex to anyone that is looking for an apartment in this area. read more

The staff is unprofessional in everything that they do. First, my roof has caved in 3 different times from water leaks from the above neighbors. The job took weeks to finish and even then I had to submit multiple requests to have them complete the job. The complex has had multiple "water breaks" which lead my family of 5 to not use the bathroom for over 72 hours. The staff waited days to call someone to come fix the problem. The laundry room is horrible they have completely ruined all of my clothes from random stains and I asked if there is anything that they can do and all they told me was whenever you use their facility you are using them "at your own risk". They have roaches and ants! I have scheduled multiple times to have someone spray and every time they have had to reschedule or they show up on a random date that they didn't schedule. I can't wait to move out of this place. If you are looking into moving into this apartment complex save yourself the headache and don't. read more

Place is quiet, dog friendly, has laundry facilities, gym, basketball court, tennis court and 2 pools. Only thing is rat/mice problem been here going on 3yrs and just recently discovered/ encountered rats coming from walls were the cabinets haven't been properly closed off. Hoping they will fix the problem soon. Our neighbors told us they're dealing with the same thing and were just given mouse traps. Lived at Windscape twice. Decent well-maintained apts in a good location where you can walk to shop. Laundry facilities and pools are nice. Neighbors were good for the most part. Only real complaint is that you can hear everything from your neighbors. Late at night my neighbor used to talk on the phone and we could hear him clearly through the walls. One apt I lived in here was downstairs and when they walked upstairs it sounded like a stampede. 2nd apt was upstairs and the downstairs neighbor smoked alot so couldn't really leave the windows open in the patio. All that is part of apt living though. Management was good and no problems with maintenance and they are fair, when moving out we received 100% of our deposits both times. read more

This is probably one of the best neighbor hoods I've ever lived in. I've never hear any disturbances, the community here at Windscape is always quite, calm and a safe place to live. Maintenance is one call away when you need any type of service to your apartment. The office lady's are also very welcoming and attentive when it comes to your needs. I have been living here for almost a year and am very pleased with my apartment and the community. My one-bedroom is about 670 sq. ft. and perfect for my needs as a single man. In fact, the bedroom is larger than the living room, which gives me plenty of room for my stuff. The apartments are relatively quiet, meaning very little noise from the downstairs apartment, or the one next to my bedroom wall or the kitchen/dining room wall. The community and grounds are well maintained, and the maintenance crew is easily accessible and very professional. The office staff is friendly and always ready to help. The rent is acceptable, especially when you consider how expensive apartments in Southern California have gotten over the last decade. Lompoc is a small community and Windscape Village is centrally located for all activities. I am a military retiree, so it is conveniently close to Vandenberg Air Force Base and any activities I want to take part in there. Overall, I am extremely happy that I was able to find this affordable, comfortable and well kept complex. Highly recommended! read more

Windscape Village is the definition of Slum Lord. They are horrible and their maintenance crew does not know what they are doing and cannot fix things correctly. Windscape will do everything they can to keep your deposit including lie. If you are military stay away from them they intentionally charge more at move out because they know they are getting deployed and do not have the time to fight the charges. They charge outrageous amounts even when your apartment is spotless at time of move out. do yourself a favor and do not go to them the apartments are very small and in poor shape for the price they charge and they also will raise your rent when the lease is up. They are the worst property management place I have ever been to. read more

I have lived at the Windscape Apartments for a year and a half and regularly I am reminded of peace and enjoyment when I enter the complex. Every time I have ever needed anything fixed in my apartment and called the management they had the maintenance people on it ASAP. By the way the maintenance crew here is THE MOST friendly, professional and helpful I do believe I have ever experienced at an apartment complex. The office staff are nice, professional, honest and caring - I trust them (and sadly, that can't always be said of landlords) . My apartment is spacious. Like with all apartments (unless you move into a brand new apartment place) the apartment has been lived in by previous occupants BUT they allow 3 days to write down any damage when you move in. My stay here has been wonderful and I don't plan on moving anytime soon. I highly recommend Windscape Apartments as they are (in my opinion) in the top ranking of apartments in Lompoc and to me - the best apartment complex I do believe I have ever lived in. Ok so I read these reviews and I am in shock!!! I have lived here for a year and I never had any problems with anyone with any staff or maintenance workers. Cherie lupe and Susan are awesome!!! every time I need something they are right on it they are so nice so considerate and just completely just great people!!! and every time I need a situation to be handled maintenance workers are there. if I have to go to work and they know they come right before I go to work so that this situation will be solved!!! totally awesome like I said I've been here for a year and I'm renewing my contract again because they are the best!!! I'm safe I'm secure I'm content with everything around me and everything in this complex!!! unlike Woodstone apartments who are needy little bastards!!! They want all your money !!they don't care about what you do!! they just want the money! !! They are just plain rude and that's why I moved away from there because they don't work with you when your rent goes up totally bad !!
