They manage (or rather don't) the property next door. I've been watching it deteriorate for years. It's empty now, and they don't bother to maintain it. They expect tenants to do repairs, neighbors have to do yard work because calls are ignored. Plumbing problems are so bad water flows off the roof. Don't rent from them. You'll regret it, and good luck getting you're deposit back. read more

Wiser property Management is a great place to rent from. Ava the office manager is very nice and extremely professional. My wife and I rented a home from Wiser for four years untill we bought a home. They are very nice and great to work with. Big shout out to Robert the lead maintains man he is very nice and very knowledgeable. We would definitely rent from Wiser if we needed a place to rent. They returned all our deposit except for a very small amount we agreed on. read more

Let me start with the office. They were very nice and helpful but when it came to our rental it was a different story. Slum lord.... We moved into our apartment dirty. The very first night both the toilet and shower would not drain and we had to wait a week for someone to come out and fix it. The carpets were almost black (they were suppose to be light brown) outlets didn't work and the kitchen was a disaster. We lived in that apartment for over 3 years. Any time something went wrong it was a hassle to get it fixed and we would have to pay all the fees. Also on multiple occasions they tried to take rent out of our account multiple times in one month and would blame us and then charge us a fee to return the money because it made their bank statements look bad. When we moved out I spent hours cleaning that apartment. Not only did they keep our deposit they charged us a massive cleaning fee. They even charged us for things that were wrong with the apartment when we had moved in. Worst of the worst. They're definitely two faced money hungry. But any time you talk to them face to face they would put on a good show and be nice. I don't recommend this company at all. read more

I will start by saying the the ladies that work in the office and the maintenance team of Wiser Property Management were always very personable and nice to deal with.... That being said the rest of our experience renting through them was far from great. When we got the keys to our rental the place was filthy and in need of repair (many of the things that needed fixing the owner never attended to when we asked) When we moved out we had the carpets cleaned, as we agreed to in the lease, and cleaned the house (even though it was not clean when we got it) They have now kept a hefty chunk of our deposit, we are still waiting for money owed to us. Not worth the rent price or the trouble! read more

this place is hands down the WORST property management in lompoc. They fail to give you info & expect you to know things they don't mention. On top of that they always have bad attitudes and horrible customer service. I recommend somewhere else if you want to save money & get respect. read more

If I could leave negative stars for this company I would. I was literally electrocuted while pregnant living in one of their properties due to bad electrical work not done to code. They had to "fix" it but were too cheap to use a licensed electrician so the work took over 3 weeks to complete. We were out of water and power the whole time and had people coming in and out of our home 8am-5pm everyday. This was incredibly bad for me as I worked from home and had no internet access! We had to fight for them to credit us for rent and even then they shorted us. They never told us at the time of move in that the back tenants in the guest house has permission to walk through our gated backyard to get to the street in front and people would just walk by as we were on the deck. This wasn't the real issue but the fact that we were told we could go through their property to access the trash cans in the alley however the tenants had large objects blocking the gate and a large Rottweiler which made that impossible. We had to literally walk down the street dragging our trashcans around the back weekly. They did nothing about it. Water heater busted in the middle of the night and flooded water all over my office and damaged a lot of things. This was because they hadn't replaced or service it in over 10 years. Forced for us to pay for a "gardener" half way through lease because they claimed we were not keeping up the yard. However, from the get-go yard had nothing but dirt and weeds to maintain. We asked that if we must pay for landscaping they actually fix the lawn to a usable state. Nothing. When we moved out we left the property in PRISTINE condition and cleaned things that were disgusting in the first place and they still kept almost half of the security deposit- for "cleaning" and sent us a copy of a receipt which had clearly been altered to show a larger amount. It's too bad we didn't have the resources otherwise we should have taken these people to court. WARNING to anyone thinking of doing business with them. read more

We moved in to one of their apartments and the shower never drained. It was still full in the morning. We called to have it fixed and it didn't completely unclog. We were told to try drano and eventually our sink and shower backed up. We had to deal with it for 2 days because they didn't come out right away like they said they would. Then they charged us for the problem that has been reoccurring since before we moved in. Refused to remove charge when disputed. They added the charge to our rent for the following month instead of charging our security deposit. They made us pay double the normal security deposit because we are young renters. When asked if it is only our apartment or the whole complex with problems Ava said she didn't have time to look. I had to call her over a week later After I called her the first time. She was supposed to get back to me. Apartment has old carpet with stains and coming up from the ground on the end. Have had shootings on all sides of our apartment. Do not rent from Wiser. read more
