He stayed in touch over the years and when we decided to relocate to GA we decided to go with him again to keep things simplified as there were lots of moving pieces with moving across the country. He was extremely friendly and communicative trying to earn our business, but the moment we moved forward with him, his communication and professionalism drastically changed. As you can imagine, being across country means communication is extremely important to the sale of our home. He provided little to no updates. When I asked for updates, he made passive aggressive comments saying that he would like to talk to my husband since he was the one who owned the home (we have been married five years and have lived together in the home since we purchased it, and my husband also works 6 days a week so I'm the one more readily available for informational updates. When I asked for written documentation for any correspondence his response was "I don't like email, I get too many spam emails" as if that was a justifiable response for lack of communication. From a legal standpoint I wanted all information documented, just for protection of everyone. When discussing listing price of our home, he made multiple comments recommending we drastically lower the price of the home (by ~15k). We politely pushed for our original asking price my husband and I discussed and we ended up selling it just under $4k under asking. When earning our business he prided himself on home description. When the listing went live, the very first phrase of the listing of our home was "Pull up to this affordable one story home and you'll see many other homes in the area are larger!" I pushed back that it would greatly affect the perception of potential buyers and he disagreed. Leading up to closing there was absolutely no communication other than two very short emails about directions and time. There was no information given in order to be adequately prepared or confident going into closing, especially after driving so far. I just feel very disappointment as he marketed himself as exceptionally hardworking in the best interest of his clients and my husband and I have experienced the opposite. Overall I feel extremely disappointed throughout this experience and would not recommend.

Walter Sanford oversaw a lease that I had had at a house for 13 years. When I was ready to move…read moreout for a job relocation I provided several months notice since my lease had gone month-to-month. During those 13 years there several things had failed, which was to be reasonably expected. Water heater, air conditioning, refrigerator, rotten siding falling off, sump pumps failing, poor plumbing, and others. I paid for many of these repairs without reimbursement. After cleaning up and moving out I asked for my security deposit back. I was told that I wouldn't receive it because I didn't provide adequate notice. I contacted lawyer to write a simple letter asking for the return of my deposit. I received a response that I would be counter-sued for $5000 worth of bogus damage to the house if I pursued litigation. From these experiences I can attest that Walter Sanford will find a way for you to make money in real estate. Though perhaps by ways that should make one feel guilty. Better advice would be that if you take reasonable care of your tenants, they then are more likely to take care of you. Be wary of his lessons and let common sense determine if you actually want to pay him to tell you how to make money. Getting rich by telling the "secret business" of telling others to charge for secrets on how to get rich sounds really shady.
