We were concerned about finding what we wanted within our price range but Jim helped us map out a realistic timeline and encouraged us to stay within our preferred budget for a period of time to see what we could find. Thank goodness we listened to him - he helped us find a house that is PERFECT and negotiated it to our exact goal price. We were using a VA loan and Jim was great about letting us know which houses we shouldn't even consider because they wouldn't meet the VA standard, and what exactly would need to be done at the house we were purchasing to get VA approval. He was spot on every time. Every person he recommended (the lender, the attorney, all the way to the inspection company) was beyond fabulous. Being first-time home buyers we were nervous about everything and they helped us through every step of the process. The lender told us that they wouldn't let us let anything fall through the cracks - and he was right! All in all, Jim made what could have been a stressful process blissfully stress-free. He was incredibly helpful and trustworthy. I highly recommend him to anyone interested in purchasing a home.

I was not settled on a single family home versus a townhome, nor was I really married to any particular geographic region, architecture, style or type of neighborhood. I wanted to "see it all" which required Amy do to a bit of weeding and sorting on my dreams in order to figure out what I truly wanted and needed. Taking what little I offered her (which was not only ill defined but subject to change based up on mood, diet and a possible lack of sunlight), Amy worked diligently to get at my true drivers and, therefore what properties would be most appropriate for me. Some of this spade work required her to indulge my desire to look at some pretty far-flung properties, but Amy used this time to effectively educate me on what items would become important to my search, selection and, ultimately, my overall satisfaction. Amy took my feedback and began to deftly draw the funnel down towards properties that would be good potential fits for me. She took the time to really listen and engage with me in the process of finding what turned out to be a great home! Amy also worked tirelessly through the closing process, making sure I was well served and expertly represented right up to settlement. We worked closely with Amy Webb and Kelly Ceppa and highly recommend their services. Amy came recommended by a friend who had a wonderful experience. We reached out to Amy and fell in love instantly. She was detail oriented, supportive, and thoughtful from the start. We discussed our goals via phone then met shortly after in-person. She took us on a tour of local neighborhoods. It is a unique experience to have a tour of the neighborhoods by someone who knows the area so intimately. Amy was able to tell us the long-standing histories of the areas and describe the personalities of the neighborhoods. As we began seeing houses Amy helped guide us in determining what features were "must haves" and which were "nice to haves." Each house we saw brought us closer to our dream home as Amy learned our personalities and likes/dislikes. Viewing houses with Amy was a pleasurable experience. She helped us form pros and cons for each house. Not once did we feel pressured. Soon enough, Amy reached out with a house coming on the market that checked all our boxes. Amy was unable to accompany us to the viewing of this home, but just as she had promised beforehand, her colleague and team member Kelly knew all our goals and wishes. Similarly, Kelly was incredibly detail oriented, supportive, and thoughtful right away. With Kelly's assistance and guidance, we put in an offer that was accepted. Kelly was attentive throughout the entire process, easily reachable with any questions, and always pleasant. She helped organize everything needed to reach closing and navigated unexpected & unpredictable events with ease. She accompanied us during the home inspection, final walk through, and the signing of the closing documents. It was incredibly helpful having her well-trained eyes and excellent knowledge at each of these steps along the way. Kelly even had housewarming gifts waiting for us as we walked into our new home. Amy and Kelly felt like family during the process and have kept in touch with us even after closing to help us navigate new home ownership. They are both incredibly professional, responsive, and went out of their way to be advocates for us as buyers. Amy and Kelly truly made purchasing our first home a beautiful memory. We will be sticking with their services long term - I cannot recommend the Front Porch Team highly enough!

    Air conditioner was not functional for almost a whole month in the late summer-early fall. They…read moretook a month to complete the maintenance request. After that, our keys to the apartment stopped working. Had to walk a mile to the main office to have them calibrated. Throughout the course of 7 months, our dryer was faulty to the point of not being able to dry clothes, and worse, it shook and rumbled so loud that it was impossible to hear anything else or focus on anything until a dryer cycle was complete. I am surprised noise complaints from neighbors were not filed. It took more than 6 maintenance requests, and over four visits from maintenance, which ended up not fixing the dryer at all. We had to deal with a dryer that shook extremely loud, to the point the whole floor shook, for 8 months until the end of our lease. The problem was never fixed despite tireless attempts and empty promises. On top of that, the water/sewer and electric bills are inflated, likely through dishonest meter readings. Our charges were higher during the periods we left the residence unoccupied. On top of that, they will charge you ridiculous late fees when THEIR automatic payment system fails, and will not accept fault for their actions - only to exploit first and second-time renters and their wallets. Please assure you have an attorney to look into these predatory charges in order to ensure you are not sucked dry by Greystar. Worst management company in the entirety of Charlottesville, and would likely be under severe legal scrutiny if any state agencies decided to look into or audit their practices. Would never rent from Greystar again, no matter how close their properties are to UVA Grounds. 0/10.

They are absolutely 0 help with anything if you are reading this steer clear of them as a whole. They only care about your money and nothing else. Dealing with Evan, the property manager, and Emily, the rental agent, was a challenging experience. Since I can only write so much in these reviews due to word limits, this is just a small sample of our move-in experience thus far. We shouldn't have to conduct a walk-through of the house and report issues to maintenance. This is Jefferson Ridge's quality assurance obligation. We can understand minor maintenance difficulties, but major ones, such as the water not working, are simply intolerable. We were given a home with broken blinds, cabinet panels that were falling apart, an ice maker that was not working, missing flooring pieces, broken door latches, tub molding that was incomplete, and much more. In addition, we shouldn't be required to have electricity turned on in our name and not be allowed to move in until 4pm, while maintenance, cleaning crews, and others utilize it to finish jobs that should have been completed. Furthermore, no move-ins should take place around 4 p.m. on any day, especially a Friday afternoon. This situation does not provide enough time to address any issue that may arise. This company's failure to be fully prepared before a planned move-in, especially after being aware of the move since May 7th, is a poor planning decision. Today is June 30, 2025, and maintenance has yet to return to fix or replace anything in this property, despite submitting a repair order list as directed by maintenance while they were hurrying to finish. Emily and Evan have not contacted us to inquire about the move-in process. We shouldn't have to chase someone down to get them to do their job or even acknowledge that they are dealing with people's homes and lives. Furthermore, this is an "upgraded" property with a higher rental rate. It should have been completed by 4 p.m. for move-in, but it was rushed because there was far more to do than two maintenance contractors could manage in a single day. Why did this property delay weeks to hurry this home when they knew our move-in date? We should also not have to thoroughly reclean a home before we can move in, OR even have a list of repairs that need to be completed. Speaking with Emily or Evan will not help you; therefore, I'm hoping this review reaches a more senior property manager who can understand and hold individuals accountable. The Jefferson Ridge and Neighborhood Properties teams did not meet our expectations. Without any doubt, this has been the worst management company I've ever worked with. I hope that these reviews help others hold this corporation accountable. Unfortunately, this form doesn't allow pictures or videos, so future residents won't be able to see how our house looked on the day we moved in. However, I will write a review on as many sites as I can and include photos where allowed. Please do your research on this company before signing a lease, and hold this company accountable for its customer service and unprofessional behavior.

I never had any problems with pests, and the maintenance staff fixed problems within a day. They do raise their rent a considerable amount every year for previous tenants, but I think that might be standard practice these days. Overall, I was comfortable in my apartment and would recommend living with them if you can afford it.

    I am writing this opinion from the perspective of living in a community of 267 lots with MSC as the…read moreManagement Company for our POA in the Charlottesville Area for four years. They were originally hired by the developers. As a member in good standing and as a former Board member elected by the Community, I find their performance to be below average. I have worked with HOAs/POAs for over 45 years and in communities ranging from 60 to 1000 members in multiple states, including Virginia, so I have seen what good customer service looks like. Recommendation: If you are looking to renew a contract to support your POA/HOA or to start one, I recommend that you consider alternatives. We have had major problems with slow responses, lack of sufficient attention to cash flow, investment of reserves and effective oversight of major contracts. There are aspects of state law that are not yet being met. The annual budgets are unnecessarily high so that large surpluses are accumulated unnecessarily and there is only token use of user fees and no interest earnings in this era of high inflation. As of Dec 31, 2002, none of the capital reserves were invested anywhere. Most recently, they had not been keeping our money in accounts that fully protected them with FDIC insurance. These are basic competencies to expect from a professional management company in my opinion. There has not been a review of the breadth and adequacy of the various insurance coverages and the annual reviews and adjustments of the capital reserve study are not being completed at the required level of quality if at all. There has been a pattern of seeming to hide behind emails and not encouraging members to get involved more in building the community such as through more needed committees and special projects. These, and other concerns have been repeatedly reported to them to give them a chance to provide professional advice or examples from other properties under management. The minimum expected responses have not been provided.
