Terrible customer service. We have raccoons living in our attic who have disconnected duct work so it's either freezing in the winter or scorching in the summer. Insulation is coming through the vents as well. Contacted them 5 times so far and still not one attempt to fix the problem or get the wild animals living above us. I have lived in this apartment complex twice. One was a one bedroom and the second was a two bedroom. Both leases were 18 months. Overall the front staff and receptionists are very nice. The resident events are fun and something to look forward to. The apartment itself are decent, but the rent gets upcharges pretty outrageously at each lease renewal. The pros - Pet Friendly! Pool, fitness center, Park, close to loads of nature trails, resident events, balconies, dog park. The cons - Very expensive, windows will get condensation and mold very quickly(you have to clean them almost daily), takes awhile for them to email you back(with my work schedule I can't always call), never enough parking spots, in winter the plow truck driver is an absolute idiot and rarely does his job so get prepared to not have the parking lot or drives to be plowed. read more

One star only because I can't rate zero stars. The management here is comprised of a group of condescending, unsympathetic, and rude people who are quick to nickel and dime you in fees for reasons that don't make sense. The apartments have appliances that are old, noisy, and unreliable. I should not be able to hear the person 3 units away from me running their washing machine but it shakes the whole building. Apartments are dark with almost no natural light and very poorly insulated. Mold is a problem. Management gives very little notice when there is maintenance happening that affects the residents. I was given 1 day notice to clear all of the furniture off of my balcony for power washing, and that my stuff would be ruined if I didn't comply. What if I had been out of town for work for a few days and never received this notice? Just terribly inconsiderate. Think twice before giving these people your money. I truly don't know how they can sleep at night. read more

Pretty horrid place. All the advertisements call it 'Luxury resort style living'; it is FAR from it (except the cost). They also boast how close it is to the lake, but it is a 3.5 miles by car to the public beach, and a gated community stands between the complex and the water if you wanted to walk to the water. Paper thin walls and floors, massive mold issues, bargain-basement appliances that are FAR from luxurious. The insulation is crap and the apartments are drafty; heating/cooling bills are huge. The mail room has been soaked in urine many times. Neighbors were always noisy (they would play electric guitars and drums late at night), and even though I and other neighbors recorded the noise and complained, the management told us that they 'have the right to enjoy their apartment too'. Management also frequently lost rent, and required me going to the bank to get copies of the cancelled checks, and even then still put up a fight. I am glad I am out of that dump and in an actual house less than a block from the waterfront. It was a typical shoddy apartment managed by IPA. read more

Cute area and the complex offers a lot of activities to do year around such as pool, tennis court, trails, gym, golf simulator. The apartment wasn't the cleanest when we got possession of it but worked past that and staff has been helpful since. read more

I moved into the area just a few months ago and have been enjoying the peace and quiet the area brings. My sister-in-law lived here prior so I had already had an idea of the facilities, but have been impressed with the updates made since then. Staff and maintenance are quick and reliable! Do not live in this place if you value your sanity. The girls at the front make this place sound great. It is not... the floors, walls and ceiling are too thin. You can hear your neighbors, walk, running, running water and even watching tv. If your lucky enough to get crummy windows, expect mold to appear during the summer and winter months. The heat in the three bedroom aqpartments are terrible. While the main room will be 75 degrees, the other rooms will be 64 degrees. Have plenty of space/room heaters if you have small children. As for maintenance, ask for Bill, otherwise nothing gets done. You will need them as all the utilities are terribly old and half need to be replaced. Good luck getting new utilities. Mold in the windows, slamming doors, smokers, lady bugs/bug (we killed over 100 on the window sil with WD-40 and they told us that "we live in the woods and that is too bad")and lazy maintenance guys (Ok, just Jim. Bill is ok). Snow removal will wake you up around 3am with either the sidewalk plow or the front loader. Good luck trying to work with the girls at office. They could care less about your problems. All the office girls do is give you a letter and hope that your issue disappears. I am living there my second year and can't wait to find a house into. I am loosing my sanity and am willing to pay the extra money to get out of my lease. Please avoid this place!!!!! read more

Ok, let me share with you an experience to explain to you why I love this place so much. Each day this week I have gone to the club house with my youngest soon to pick up my second son as he gets off the bus. We go into the club house and are greeted with warm and friendly smiles. Does your son want a hot chocolate or a juice while you wait? Would he like to play on the Wii while you go outside and meet your son? Then today they helped us by giving us a map of the trails behind the property and told me where to get on the trail and where to go. Oh, and by the way, don't forget that tonight is Friends & Family night. What is that you ask? Well that is where residents and their friends and family can come out to the club house and eat Domino's pizza and drink sodas or juice for free and visit everyone, all while the kids play games and have fun in a safe, warm and friendly environment. What more can you ask for than a fun adventure with the kids and hot pizza and cold drinks waiting for you when you get back, all without paying a dime! Yes, I think this place is a nice place to live with friendly staff, nice surroundings, and a great maintenance crew. read more

Woodland Ridge is the perfect place to stay during any transition in housing. The apartments are charming and the amenities are excellent. The setting is perfect for taking a lovely stroll in the woods - all the way to Hoffmaster State Park if you like! The staff is amazing. Woodland Ridge spoils me. My husband and I moved here about 9 months ago and are really enjoying it here. We joke that we'll never be able to move to any other apartment, because living here is so great. There are some downsides, but that happens with anything and any apartment. Negatives: We had 2 apartments near us with smokers. That's not bad in the winter, but I always have to run for the door to our porch when I start smelling smoke to avoid our apartment filling with it. I've heard some complaints about the noise, but I've never felt like that has been an issue. Positives: Quiet area. Lots of walking trails in the woods and close to the bike path. Just a walk away from the beach! Great amenities--pool, fire pit, playground, fitness center. Maintenance requests are filled promptly. Lots of optional (but fun and mostly free) resident events. read more

How long does it take Woodland Ridge maintenance to change a neon bulb in my kitchen? More than 24 hours. However its not maintenance fault cause the attitude was: "You can just put a lamp up from somewhere?" The administrative people didn't even know that the work wasn't done. And then she sloughed it off, oh well we'll get it tomorrow which was an excuse that put the owness on me to fix a problem I turned in that morning. This administrative team is lacking in customer service protocol which normally comes from the top. read more

I love living at Woodland Ridge. This company is no longer managed by IPA. The office staff is friendly and accommodating and maintenance gets work orders taken care of usually just a day or two after I place one. I have never had any issues with noise. It's apartment living, of course I can hear people outside the door sometimes but it's never been bad. The complex itself is secluded and in a wooded area which is so peaceful. There's a beach right down the road that is public access AND a trail that is only 1 mile to the lake, so I'm not sure why a previous reviewer says it's so far away. I've been very happy here, and I pay rent online and have never had any issues. It's worth it to give this place a chance! read more

I'm actually surprised at the terrible reviews Woodland has gotten -- I mean, have the other fellas lived in other apartment complexes? Woodland isn't perfect, but trust me, I've seen a heck of a lot worse. Anyway, onto my opinion of the place. I am going into my second year living here. I'm also in a different apartment this second year (we upgraded from 1 bed/1 bath to a 2 bed/2 bath). Both apartments have provided slightly different experiences. Our first (smaller) apartment had a few more issues than the one we are in now. Yes, the walls aren't the greatest, but they aren't incredibly terrible. Our window did grow mold which the repair people cleaned, but didn't actually fix, of course. So that's a repeat issue. At least the repair guys were pretty responsive -- came within 24 hours for that and other requests (like clogged shower drain). Biggest annoyance for us was the fact that a smoker lived beneath us (you can smoke here...I think there are a few non-smoking buildings, but that's it). Our entire apartment smelled smoky and sometimes our neighbor's smoking made us retreat inside from our deck area. Blech! Our second apartment is nicer. We're on the second floor this time, and we can hear all the footsteps from above which isn't ideal but is liveable. Our brand new washer doesn't wash very well though, and that's disappointing. It's hard to get our main bedroom cold with the air conditioning (requires closing practically ALL the other vents in the apartment) which is a pain. Our A/C was broken when we first moved in, but they fixed it quickly so that turned out okay. Otherwise? No huge complaints thus far. The perks of living here: near Lake MI (there IS a local public beach 5 minutes away by car OR you can walk the trails there which takes about 20 minutes...we've gone there multiple times and it's TONS better than GH's state park), nature trails (great for exercising), recycling, free meals a couple times a month, really decent rent especially for the space. The natural setting is fantastic (instead of these apartments that are plopped down into fields...not much for scenery or shade). Overall? I like living here. I've had to deal with other apartments & complexes that were much worse. (AND I know it depends on what particular apartment you get...your neighbors can really ruin things for you.) I still look forward to getting a house in the near future because apartment living is just that...apartment living. And it has some serious downsides. But for a little while, it's not a bad place to be. read more

I've been living at Woodland Ridge for a little over 2 months. So far, my only complaint is the incredibly thin interior walls this place has. I have lived in other apartments in various states, and this is by far the only place you can hear so much of what your neighbors are doing. This includes the microwave beeping, cell phones vibrating and other things I'm sure they think are being done in the privacy of their own apartment. Howdy neighbor! I'm looking forward to what summer at Woodland Ridge has to offer. I have to say the location is absolutely beautiful, and I'm hopeful things will only get better with the changing seasons. prelude: my neighbors, a couple with three dogs, rather than walking to the dumpster, took their trash to the front porch we shared and left it out for weeks at a time. it melted through the porch's concrete. i took it to the dumpster for them twice. they fought and i heard him hit her once after she said 'listen to me: i love you.' the bass on their tv was so loud that once i dug dirt out of my carpet after the booming made a large succulent fall. when my mother helped me move out, she complained to management about the smell. it wouldn't have been so bad if my boyfriend hadn't peed on it that week and yeah i'm still proud. my mother lived in grand haven on hiawatha drive from 1972-1976, the age of 4 to 9, i think. she attended lake hills elementary school and according to her stories got there every day by a sled pulled by my grandfather's snowmobile. i didn't press her on how she got there when there wasn't any snow. a man who lived on dogwood near the church owned an entire farm of animals including a pig that sometimes wandered. at least ten times my mom told me - throughout my moving process - the man would come to her door and say, pig's loose, you seen it? and she would say, we haven't seen the pig. the story was carried out so many times that actually the farmer was coming to my door at woodland ridge apartments and asking if i had seen the pig. i was getting to elementary school by snowmobile. at 900 square feet, with cataracts of natural sunlight and my own sequestered front and back door and a hiking path through hundreds of miles of lake michigan dunes and woodlands, the place took my sense of reality and distorted it. i moved here from a 100 square foot repurposed hotel room on the north side of chicago, and i moved from here to a 400 square foot studio in a nightmarish ghetto of kalamazoo. i was alone, and i just ran and ate all night long. on the bar stools two weeks after being laid off and 10 months since i moved in, i received a job offer in san antonio. i found an apartment there and rented a u-haul van one way to texas. i listened to 'how's it gonna be' by third eye blind more than 40 times and cried until parts of my face were bleeding from the salt and sleeve rubbing. in the morning i called my mom, walking outside for cell signal. a field mouse ran by me and i was nearly herded by a group of small deer in the grass. i reached a soccer field and my mom was excited and making plans but she didn't get it. i don't think i can do it mom. i know she says. i am helping you. no i'm saying. i'm walking past the soccer field in tall grass and my hair sticks to sweat on my shoulders and my tears are sliding between my cheek and the phone screen and making it beep. i don't think i can't move mom. i have to stay here. and i stop walking. you have to do what you have to do she's saying and i can't tell if she means to stay or go. something cuts my leg and i wipe the blood with my free hand and i see a black cat sitting in the grass ahead of me. i stop and tell my mom i think it's feral. she should know i'm doing this for my health. the last time i got a job in texas and stayed in michigan it was a bad idea but not now. it stands up, walks towards and seemingly through me back to the soccer field. 'i'm disappointed, yes.' that's what the email said and i can smell what the carpet smelled like in summer at that apartment when i quit a job i never even started. sweet like an old lady but kinda like pickles. my dad killed five bees when he helped me move out, one with a bagel because it crawled into the bag of bagels i brought to my family from kalamazoo which was the new san antonio. he picked up the bag and whacked it against the counter until the bee was not moving. and my little brother said, i'm gonna take this bagel because there isn't any bee on it. i looked how much sunlight was on the carpet. i cried in the bedroom. i checked the bathroom drawers. i left. 'that place was nice. and i get nostalgic for it in a weird way,' you said, and i heard your voice rumbling with my head on your chest as you talked. you quit smoking today. i'm hording your lighters. you did that for your health. i get angry with grand haven for spitting me out and i get angry with my apartment complex for being in pseudonymous backwoods territory that was post-marked 'spring lake' but truly wasn't anywhere. and i miss living two blocks from my mother's house in 1972. and i took pictures. and i'm the farthest from lake michigan that i have been since i was 17 years old. and how is that for my health? really it's ok. i moved seven times since 2009 and it's not meaningful. what i like is waking up and how you do it. and now i do it earlier and earlier because of what i see when it happens. read more

Don't live here if you want to be treated with respect. My husband is in the military and I moved here while he was stationed elsewhere to work at Mercy Hospital since I could not move with him. I have a cat so I moved into what I thought was a "pet" building (turns out there are just cats buildings, but I digress)...so I recently find out that my husband is being restationed and I am able to move with him. This requires me to break my lease so that I can move out two months early, which they charge you an arm and a leg for. My husband flew to see me with our dog, that he had kept with him but no l longer could take on his assignment, therefore I would have her for the few weeks until I relocated. Mind you that my thoughts were still that it's a pet building because I already have a pet in it, right? I received a phone call from Madison in the office, who proceeded to tell me that my dog had been barking and that I did not live in a dog building and there were not dogs allowed, not even to visit and that my dog would need to be removed. I tried to explain to her my situation and my ignorance of what the "pet building" was and she told me "that's not my problem, remove her." Being a therapist, working with mentally ill people and substance abusers I've been talked to a lot of ways...but never with this much disrespect and disregard. I broke down in tears. My husband is out there fighting for our freedom, and I'm trying to help the people of Muskegon not kill themselves on drugs....and they can't even muster up an ounce of respect or compassion but to tell me to "get rid of her." If you love the woods and nature, then this may be the place for you. However, if you don't want to live in a dungeon cave that has paper-thin construction, then this is not. We've lived in this complex for several years, and the only benefit was when there were no neighbors above or next to us to make racket. The girls (IMHO, young clueless people with little business running more than your local Whippi-dip register) are terrible. They send out unenforceable letters that do nothing to improve the situation. Further, should you get on their bad side, then they try to "teach a lesson" (overheard from the manager), which they are in no position to be. The present manager is big on rules, and will espouse how important it is that you follow them, yet from my view she has been willing to change them to suit her needs or to ignore them entirely. While they may be flexible for their office employees, they do not seem to want to work with their tenants. If you have kids, don't plan on being cheerful and doing such benign things as using sidewalk chalk, that's not allowed (actual letter to residents!). If you own a pet, plan on bringing them to the runoff-swamp-pond, um, I mean fenced-in dog park, for them to run around. I've had difficulty in the past using such simple things as their propane grills or propane heaters in the pool area because they failed to ensure that their tanks were full, which should be a simple enough task. So, all the complaining and the up sides are that you are a quick walk from anywhere on the property to Coast Guard Park, a Lake MI beach, or 100's of acres of state/city/local land that is Hoffmaster State Park (though you may have to trespass a bit of woods to get there). The pool is great and most neighbors are decent people, though you will get someone trashy every once in a while. If you ensure that you obey all the rules, even if they were as dumb as doing only cartwheels on the third Tuesday of the month, then obey them, because they will try to evict you in short order otherwise, and seemingly without warning. We're thrilled to be free of the place, and so are several of our past neighbors that we have as friends that have left this Spring/Summer as well. read more
