Being a former Shawnee/Lenexa resident for many years, I was in need of a townhome in the area after 2.5 years in Omaha. I was familiar with Woodland Townhomes already, and it was not the first complex on my list for some of the reasons mentioned in previous reviews.......one narrow street thru the complex with MANY cars parked in the street, children playing in the street with complete oblivion to traffic, and mailboxes being blocked. After exhausting other options, I called Woodland and spoke to Patti. I scheduled an appointment to look at a 3BR and ended up with a 2BR after realizing the space I was getting would be sufficient. Patti was extremely pleasant and answered all my questions. Greg (property mgr) even popped into the office while I was there and was equally pleasant and helpful. I went ahead and gave a deposit with my application on the spot. On the Saturday I moved in, everything was as expected and the move-in packet and keys were left on the counter for me. Nice stainless appliances, fresh paint, and clean throughout. I completed my walk-thru the very next day with only trivial callouts. So far, I have had no issues. I believe that I set my expectations realistically, knowing that Woodland is nice, but not luxury. I absolutely appreciate that this is reflected in the more-than-reasonable rent amount compared to several other complexes in the area. Trash is included in the rent and other utilities are extremely reasonable. The location is excellent within a great school district with nearby shopping and dining. The walls are a bit thin at times and no washer/dryer was included, but that can be expected in almost any rental. Basically, you get what you pay for and I am completely satisfied and happy with my decision to live at Woodland Townhomes. read more

Be careful moving out of a unit if you were there before the previous owner sold it. They will charge you for petty things that were already messed up when you moved in!! They will nickel and dime you in anyway possible, just so you don't get your deposit. Management is unprofessional and disrespectful. Good luck not getting screwed over! I am a resident of Prism's most newly acquired development, Woodland Townhomes and I am here to warn anyone considering living in ANY property owned by Prism to RUN! and never look back. In December 2024 we went from a wonderfully small family-owned company to this corporate company and the difference is indescribable. Under the previous owners, the property manager lived onsite with his family, they were always engaged with the community and did unique things like having a book library by the pool, and large community gatherings to get everyone together. His wife managed the pool and was constantly down there with their kids in the summer, their family was always friendly and engaged with the neighbors. The office door was ALWAYS open during business hours. Now the office door is constantly shut and now there's even a sign about how it's BY APPOINTMENT ONLY! Residents can't come in to talk without an appointment now! And don't even get me STARTED on the "snow removal contractors" they had after the big blizzard a few weeks ago... a bunch of people with shovels that only shoveled half the driveways in the neighborhood and left the other half completely buried until the snow melted. We used to be able to pay by check or money order, but now we have to pay through this ridiculous portal where we have to pay by debit card or credit card and WE THE RESIDENTS have to pay the service fees to use our cards on this poorly run portal system! We have to pay extra fees even though we didn't ask for this! People who have always paid on time are being told they didn't pay their rent and are being charged late fees for weeks! Now people are getting their lease renewals and RENT IS BEING JACKED UP 20%! ESSENTIALLY $300 INCREASE IN RENT. OR IF WE CHOOSE MONTH TO MONTH IT'S A $500 INCREASE! THIS IS ROBBERY! These townhomes used to be some of the most affordable in the area and now they're jacking up rent - oh and also adding pet rent which was NEVER charged under the old ownership! They're making it impossible to afford living here for longtime residents who have been here for a decade or more! Between the jacking up of the rates, the poor customer service by the new so-called "property manager", the ridiculously awful portal, good residents will be leaving in droves but Prism doesn't care because all they care about is making money. We are not people to them, we are disposable as long as they can fill the units with make their money. This transition between owners has been absolutely awful and many of us long time residents feel this way. The sense of community is GONE. The sense that we were safe and cared for is GONE. It's a tragic circumstance and we strongly advise any potential residents PLEASE go to the other townhome communities in Western Shawnee before you come here... IT IS NOT WORTH IT! read more

If I could give Woodland Townhomes zero stars or even negative stars I would. I was lied to and mislead in believing that I was approved. When I was verbally told plus emailed a letter that I was approved. Come to find out I was not approved because I was $800 below the 3x the monthly rent income rule. First off this is a ridiculous rule because they doesn't guarantee that a renter is going to pay their rent on or not fall behind. Secondly they should look a renters history and the fact that as a single parent that in the almost three years of being a renter that I have never been late on paying my rent. As a matter of fact I always pay my rent on the first of every month no later than than the third. Now when I demand my money back because I put a deposit down to hold a townhouse that I thought I was approved for, the manager ignores my request. I would not recommend anyone to this complex. Very spacious three bedroom with full basement and large storage area which was very much needed since I was moving from a house. All the appliances and carpet were brand new and all the walls were freshly painted. Stunning remodeled bathroom in the downstairs area. There has been a few hiccups when I first moved it, but were taken care of in a somewhat timely manner. So far the neighborhood seems pretty quiet and close to very well regarded schools. read more

This is the absolute worst place I've ever lived. The management team ran by Greg, who we never met once in two years is an absolute joke. The townhouse we moved into was un a state of disrepair when they handed the keys over. There were holes in the walls, shower walls, and carpet. It took two months to replace our fridge that leaked everywhere. The entire basement smelled like cat urine. They eventually had to replace all the appliances and charged us an extra $60 a month to do so. Do yourself a favor and don't even consider moving in here. If you do you'll regret it everyday you live in this piece of shit complex. Greg is the absolute worst property manager ever and his maintenance "guy" isn't any better. read more

So far I am very impressed with my new Townhome. The customer service is outstanding. The maintenance staff are very friendly and helpful. My unit was very clean upon move in and I really like the layout. I also love how pet friendly the neighborhood is. read more

I've been living at Woodland Townhomes for two months, and I'm extremely happy about my decision to live here. The townhouse itself is great. It has lots of room and plenty of storage. I have a garage and can fit two cars in my driveway. My kitchen has new appliances and flooring that is very tasteful. The patio is a good size. The office staff is very friendly. They respect my privacy and always arrange a time that is best for me when maintenance needs to enter my unit. Parking is my biggest complaint. Extra parking around here is terrible! Both sides of the road are usually full which allows for only one car to pass at a time. On multiple occasions I've had people blocking my driveway at night. Overall, I am happy here and recommend Woodland Townhomes. read more

My boyfriend and I love it here at Woodland Townhomes. Whenever we have a maintenance issue or if we have any questions, the owner always answers back in a timely manner and makes sure that we are taken care of. Also when we moved in we had brand new carpet and appliances. Plus, the townhomes are in a great area with tons of shops and restaurants nearby! Great price for the area too. read more

Can you give them zero stars? My family has lived there for a few years. I don't live there myself, but I've witnessed quite a bit. Their townhome is falling apart around them, and NO ONE is fixing anything! The so-called property manager, Greg, won't return phone calls or emails, and he is never available during the "office hours" posted at the office! In fact, the office is rarely ever open at all! And if you manage to confront him in person, he calls the POLICE on you!!! He is rude, hateful, and extremely disrespectful, even toward elderly residents! There is no low he won't stoop to just to avoid his duties! He blatantly refuses to tell tenants who the property owner is, and has even claimed that HE owns the property! Some people can live in places like this, I guess. People, for example, who are "handy" because you'll be repairing ALL of your own property issues on your own. And don't even think you'll be taking it back out of the rent either. The last few summers, the pool was barely open for the use of the residents. Forget about finding out why because NO ONE is ever available to help you! This property should be shut down. They are running out their own paying residents at record pace! I do not recommend wasting any time to even look at this place. read more

Great location, good school district and convenient location for getting to major attractions and shopping areas. Neighborhood is really quiet but streets are narrow especially when majority of the streets are filled with parked cars. The townhome is very spacious and the appliances have all been updated. Couple minor flaws when I moved in but nothing major. All in all everything has been good, no complaints. read more

Overall, a great place to live if you are looking to move to the Kansas City area. The bedrooms are spacious and their appliances are nice. The townhomes are located in a quiet part of town, but still close to shopping, grocery stores, sporting events, etc. Maintenance is slow to respond to requests and lawn care needs improvement, but otherwise no major complaints. We lived there for 10 years. In that time we went through two property management teams. The first was great. Never had any problems. Sometimes maintenance would be slow. For example, we were missing the rubber sink insert for our garbage disposal. In the 10 years of living there, we never had one. I asked multiple times over those years to have someone come take a look and it was never done. I also had a maintenance man steal $300 from me. But there was no way to prove it, even though he was the only one that was in our apartment that day. The number of kids here can be overwhelming. It was a constant barrage of ding dong ditch. And the parents didn't do anything about it. The city complained to the property management time and time again about the number of cars parked on the street. It was so crowded that a firetruck couldn't even get through for an emergency call. I'm not sure how many times people would park in front of the mailboxes, too. Even though they'd been told many times not to. Then our mail wouldn't get delivered. Once we got the new management, I thought things would change. Boy was I wrong! I could never get ahold of anyone in the office! Their office hours were from 9am to 6pm, but good luck trying to get ahold of anyone. Anyway, I was so happy the day we moved out. But then, it didn't end. They used a service called Conservice for your utility bills. When you move out, only property management can cancel the service. So for 3 months after we moved, we were still being billed for utilities for a unit we didn't even live in! I called Conservice many times and they told me that they couldn't do anything about it, only the property management can cancel the service. I said, look, I don't even live there. I sent them proof that I bought a house and moved out. Finally, Conservice contacted me back and said they'd been trying for many days to get ahold of management and couldn't, so they went ahead and canceled the service. I didn't even get any of my money back. Now, when people say they are looking for a new apartment I am sure to steer them clear of this place. read more

DO NOT MOVE HERE. Management and maintenance are UNBELIEVABLY TERRIBLE. Our 2 bedroom townhome at $1,420 a month was not finished when we moved in. We didn't have a master bedroom door for 3 weeks, ceiling fans were so loose we were afraid to turn them on, doors were broken, toilet handles were broken, vents were not even there so we had holes in our ceiling, our ice maker didn't work for months after move in, and our neighbors are allowed to park in the vacant driveway that we share with the vacant townhome next to ours but we were told to never park there. No one is ever at the office, you'll notice that if you ever try to call and set up an appointment to view the complex. That should have been our first clue that this place is a total joke. No one answers emails, no one calls you back, and 90% of the time, the office voicemail is full so you can't even leave a voicemail. Maintenance always parks in our driveway when working on the vancant townhome next to ours, so my car is constantly blocked in the garage. We have had a wiring problem in the basement for 6 months now and no one even responds to my weekly reminder email anymore to give us 'updates'. Not worth the money, not worth the frustration, and not worth your time. We have talked to neighbors and they had to take the complex to court over outstanding maintenance issues - which may be the path we end up having to take. The streets are always packed full with cars - its like a parking lot - that you can barely drive down. Kids are always riding their bikes down the middle of the road, running out from behind cars, etc. It is just a complete cluster of a townhome complex. I have lived in two other complexes in Kansas City and had NO problems with maintenance or management. I have nothing good to say about living here. We will be moving out as soon as our lease is up!!!! Seriously do not live here... Look at other review sites - there are MULITPLE reviews giving 1 star to maintenance and management. No current 2016/2017 review is positive and there is a reason for that. Most recently, they were doing work on the vacant apartment complex next to ours and they were plugging their extension cords into our outdoor outlets while we were away at work. I called them after one of us were home randomly in the middle of the day and caught them in the act, and they admitted to it and said it was a one time thing and they would take money off our rent. They have been working on the townhouse next to ours for over a month now and they expect us to believe this was the first time they needed to use a power tool?! What a freaking joke. Since originally posting my review, the complex has taken money off of our rent to cover any excess charges on our electric bill from maintenance using our outlets. Our outstanding maintenance request has been completed, and I'm curious to see how things are handled from here on out. read more

My purpose in writing this review is not to damage the reputation of Woodland Townhomes but to hopefully prevent anyone else from going through what we did. I feel obligated to put this out there because I wish I had had some kind of warning. If you decide to lease a townhome from Woodland (or anywhere for that matter) make sure that you get to walk through the actual unit you will be renting with someone in management BEFORE you sign the lease and again when you get the keys. Take your time, open every cabinet and drawer, look closely beside the refrigerator and stove and inspect everything carefully. Ask for extermination reports and proof of how often those are done. I did not do this and lived through the nightmare of a cockroach infestation as a result. The office staff worked hard to provide good communication with us during this experience but it did not alleviate the problem. The owner's offer of resolution was not adequate or timely enough and still put us living in those conditions for several more weeks. The townhome we were in was uninhabitable. We had no choice but to vacate 2 weeks after moving in. The owner did reimburse us for rent, deposits and application fees but we are out over $1000 in a second mover's cost and all new packing containers and supplies. I never did get confirmation of past, ongoing or future treatments to resolve the issue. We also did not have a functioning air conditioner when we moved in, even though the problem had been reported at least 2 times by me prior to move day, there were holes in the kitchen vinyl flooring and a hole, lots of scratches and a gap in the seam in the outdated countertop. A thorough walk through before committing would have saved us a lot of time, wasted days off of work, distress and money. I have definitely learned my lesson here and hope no one else goes through this. This could be a really nice place to live if more were done to ensure the habitability and completion of repairs before occupancy of the units. read more

Not sure where to start so lets start with the complex. Mowing and trimming lacks effort and is not mowed on a regular basis. All the buildings are in need of paint, stone work, roof repair, and an overall updated appearance. There is nothing inviting driving into the complex and seeing what seems to be a parking lot, there is not enough parking for the size of the complex. Then is you want to rent it could take dozens of emails, phone calls and visits there to catch someone in the office. We as a family did not think long enough on our decision to move in with our children. There are plenty of good neighbors but they all will voice their frustration in the lack of property care and management of the complex. Things don't appear to be headed in the right direction and the reason being we found out the General Manager is related to ownership is some way. In addition the one maintenance person is very volatile and rude and if he doesn't want to fix your stuff he wont and you will be waiting a long time. I have seen more moving van and trailers leaving this place in the last year and moving in and when our lease is up we are GONE! Only move in if you want to be disrespected, frustrated, and unhappy coming home on a daily basis. read more

I have never done an online review before, but I feel compelled to now because this place is so awful that I hope I can help prevent future people from moving in and having to go through what we went through. The community itself is nice and quiet. There are always a TON of cars parked on the street, but that was our only complaint about the actual neighborhood and community. The problem comes from owners/management! First off, they pushed our move in back an extra week, which almost left us homeless, and all because they waited until the last minute to fix our unit up. They waited so long in fact, that when we did move in (a week late) it still wasn't finished. They hadn't finished painting and doing other small, necessary repairs. We tried to be understanding, and they reassured us that it would be finished within a week... well a week came and went and it wasn't until 8 months later that they finally came to fix and finish everything! We put in numerous work orders to fix things that went awry while we were living there and rarely did it get fixed. We would have to put in 3-5 work orders for the same issue before it would be worked on. We also were very frustrated because the office is NEVER open during "office hours" and no one will return calls or emails. The office is like a ghost town except when the part time staff is working. When the "manager" is supposed to be working, he never is... and he even lives in the adjoining unit as the office! We had so many issues we even went to the Better Business Bureau and they refused to even respond to our complaint. You have been warned! This is by far the worst place I have ever lived, and it is 100% because of how it is run and managed. It would be such a great little community if someone would run it with appropriate customer service and desire to make the tenants happy. (Also note that any good reviews you see from March or April of 2017 was only because the office was running a "reward" program if you posted a positive review-- I can only assume it was because they have so many bad reviews. I certainly wish we would have done better research and read reviews before we moved in so we could've saved ourself a year of living here!) read more

My family and I have lived here for coming up on a year now- Have has nothing but problems! The day we moved in the sink was not working- Contacted the office and a week later someone came to fix it, and left a bucket under the sink to catch drips, then told us they would be back with the correct part to fix it properly ( we had to move the pipes into the bucket for a week and a half when we wanted to use dishwasher or it would flood under our sink) Once they FINALLY came to fix it they used a purple sealant and spilt it on out white kitchen floor and till this day has not come to clean it up- Also the day we moved in there were WET paint rollers thrown in our back yard and when we told the office they said they told the painters to put them there and he would come that day and clean them up---- five months later my dog was eating one because he never came to get them- We have police officers constantly on our street for disturbances, my car has been hit (severe damage) and left - my car has been broken into- the neighbors have installed their own out door cameras because of the situation going on- Also they dont tell you half out the buildings are section 8... think thats something they should tell families before you move in... the lawns look terrible and youre lucky if they mow the front and the back- usually skip the back all together- stones are missing off most buildings and garage doors are all wrecked as you drive down this parking lot of a street- Do not move here if you have a family or nice things.... CAN NOT WAIT TO BE OUT OF HERE - the surrounding area is wonderful, youd never think this much trouble could come in one area read more
