    Okay, so your looking for a new place to live? You have a million choices. Where to begin? It's…read moreoverwhelming. You grab apartment guides, you look online on apartmentguide.com, you check Craigslist (oh my gosh...be careful!) You even drive 75th St looking and thinking, there's got to be something better? THERE IS!!! Prairie Lakes, next to everything, by the way. It takes me mere minutes to get to my bank, Walmart, Target, Michael's, Sprint, IHOP (IHOB???) and just about any other place along SM Pkwy I can think of! I'm close to all the major highways; I-435, I-35, a short jaunt to 69 Hwy, and all the other hubs are just a hop, skip and jump away. Now as for the review you may have read in '16...it was pretty bad...I read it, and I've lived here for 3 years, so I can effectively say, Yeah, it WAS pretty bad in '16. Management sucked, maintenance sucked, and the riff raff that hung around (meaning the residents) were pretty bad too. I felt like I lived in the 'hood. But the new year brought new changes, and with that - new owners. And a whole lot of good things have happened since then. And 2016 is a thing of the past, I'm happy to say. Now, management is moving in a very positive and upward direction. They truly care about the residents, and they make that abundantly clear in the simple things; like remembering your name when you call - and in the not-so-simple things; like calling maintenance out to your apartment in mere minutes when your dishwasher is filling with water that refuses to drain! They're awesome, and they prove it by their actions. Not their words. Which means everything to me. I love that I walk in the door and Alisa says, "Hi Elizabeth...you have a package!" And she runs to grab it for me! I never even said I was there for that! To me, that's top notch service! Let's talk amenities for a sec. I live in a two bedroom. If I get the chance, I'll bump up to a 3 bedroom, 2 bathroom. But right now I'm in a 2 bedroom, 2 bath. I have a spacious apartment, well laid out and roomy. (Honestly, the carpet is old and falling apart though in multiple places - it's splitting it's so old and exposing the fibers underneath - an issue the old management handed to us, thank you very much.) We have a full size washer & dryer off the kitchen (few places in Shawnee have that any more) and water, sewer & trash is included in the rent. The apt is all electric, with central a/c, and maintenance is SO good, they will change the air filter every month at my request because my daughter has severe asthma (who else does THAT?). I have a huge private balcony enclosed on all sides so my Yorkie (service dog) doesn't get out when I let him roam the patio, and a private locked storage on the patio that is quite spacious. I have mini blinds throughout of course, the complex was freshly painted last year on the outside (although living here 3 years with an 8 and 9 year old, I could sure use a fresh coat of it on the inside!) There are dog waste deposit cans throughout outside, and charcoal grills since grills aren't allowed on private patios. There are 2 sizable pools, well kept and clean! YES CLEAN! And the furniture around the pools are well kept and in great condition, not dilapidated pieces of crap (like we used to have to deal with!) Im sure there are many other amenities I am not thinking of right now, or ones I don't use...but you know the drill. Just CALL THEM and ask! Complaints and issues with other residents, (and yes, I've had them) are dealt with swiftly and equitably and most importantly, confidentially! So would I recommend moving in to this place! OF course! I don't plan on leaving any time soon unless something changes that causes me to move, like a rent increase that I can't afford, or a tragic incident that I just can't deal with - you know the meaning of TRAGIC! My kids love Rhein Benninghoven Elementary School...the teachers there are fabulous, and it's a hop (literally a 2 minute drive) down the road. Our neighbors are great, I'm friends with all of them in my building...I bake stuff...they eat it...it's a great thing!!! I know this has been long, but that's how Elite's do it. We like to "represent" when we write a review - not just lay down a few words. So no fair coming back with any "oh she's jus advertising for the complex" comments. I'm truly not. Trust me. I'd love an off leash dog park, a fresh coat of paint on my walls and new carpet. So I have my complaints as much as the next guy. I just have to be reasonable, too. One thing at a time. There couldn't be a more peaceful and relaxing place for us to live with our new puppy during this time or some other. This community is everything you'd need for an elite lifestyle. From their concierge to the fitness center, my husband and I love everything. I love the beautifully crafted wooden cabinets and the magnificent kitchen island. My husband and I cook together and it's so amazing to make delicious food in a gourmet kitchen! The lighting is just perfect around the house and we love love love the spacious patio! We love it all! We follow their facebook page for regular updates and particularly enjoy their posts. Recently, they had a table set up for dog parents to collect some treats for their furries and I thought it was a great idea! Their New year goodies and champagne setup was very cute! Their monthly newsletters are very informative and I love the swimming pool area. The maintenance is top-notch and very prompt. The management always reaches out after a maintenance call to check if everything was according to expectations. The community outdoors is maintained beautifully. The shrubs, trees, grass and pavements are all maintained quite well. We love walking around the community with our little puppy and she loves it too! One feature that's very noteworthy and probably never seen in any other apartment community is the presence of only one large trash compactor as compared to multiple overflowing trash cans. I love this because I don't like smelling trash while walking around. There's a wonderful trail all around the community and it's a great run or a walk when you want to experience the outdoors when not in the mood for hitting the gym especially during the pandemic. This is an amazing destination to call home and will be for a considerable amount of time. When it comes to quality, Price Brothers Management does not hold back and we are very happy residents of the Prairie Creek Apartments in the beautiful city of Lenexa.

They didn't seem to care about the noise they made, nor the time they made it, often 12 to 1 in the morning. We introduced ourselves and kindly asked them to quite down at least during the property quite hours that were in the lease. They acted as if they were just unaware of the noise and would try to do better. This lasted 6 days and then it all started again. We went to the office and they wrote a letter to the tenants reminding them of the quite time. This had little to no effect on them. The noise they made sounded like they were throwing bowling balls at each other or maybe trying to become professional wrestlers. This was a constant thing. Banging, pounding, banging and more pounding. We asked them numerous times to please stop over the next year. We went to the office manager and requested another letter be sent. The office manager said that they could only send out a letter every six weeks to give the offenders a chance. This happened multiple times. After 6 months of this, we asked if we could break our lease and move out. The office told us we had not met our half way point of our lease and would have to pay 15,000 dollars to do so. We stayed and the neighbors got to continue doing anything they wanted. We finally had enough and paid the fee to break the lease (3000) and left. The office doesn't care about the good tenants who follow directions and are courteous to others. They only care that the bad tenants make their rent and they get paid. I would not live here again if they were to offer me any amount for of money.

In December 2024 we went from a wonderfully small family-owned company to this corporate company and the difference is indescribable. Under the previous owners, the property manager lived onsite with his family, they were always engaged with the community and did unique things like having a book library by the pool, and large community gatherings to get everyone together. His wife managed the pool and was constantly down there with their kids in the summer, their family was always friendly and engaged with the neighbors. The office door was ALWAYS open during business hours. Now the office door is constantly shut and now there's even a sign about how it's BY APPOINTMENT ONLY! Residents can't come in to talk without an appointment now! And don't even get me STARTED on the "snow removal contractors" they had after the big blizzard a few weeks ago... a bunch of people with shovels that only shoveled half the driveways in the neighborhood and left the other half completely buried until the snow melted. We used to be able to pay by check or money order, but now we have to pay through this ridiculous portal where we have to pay by debit card or credit card and WE THE RESIDENTS have to pay the service fees to use our cards on this poorly run portal system! We have to pay extra fees even though we didn't ask for this! People who have always paid on time are being told they didn't pay their rent and are being charged late fees for weeks! Now people are getting their lease renewals and RENT IS BEING JACKED UP 20%! ESSENTIALLY $300 INCREASE IN RENT. OR IF WE CHOOSE MONTH TO MONTH IT'S A $500 INCREASE! THIS IS ROBBERY! These townhomes used to be some of the most affordable in the area and now they're jacking up rent - oh and also adding pet rent which was NEVER charged under the old ownership! They're making it impossible to afford living here for longtime residents who have been here for a decade or more! Between the jacking up of the rates, the poor customer service by the new so-called "property manager", the ridiculously awful portal, good residents will be leaving in droves but Prism doesn't care because all they care about is making money. We are not people to them, we are disposable as long as they can fill the units with make their money. This transition between owners has been absolutely awful and many of us long time residents feel this way. The sense of community is GONE. The sense that we were safe and cared for is GONE. It's a tragic circumstance and we strongly advise any potential residents PLEASE go to the other townhome communities in Western Shawnee before you come here... IT IS NOT WORTH IT!

    Absolutely loved living in these apartments. We lived in two different units over the course of…read morethree years. We made it a year in a one bedroom before upgrading to a one bedroom with a study. We only upgraded for the extra room and it had a concrete deck, which meant it was legal to use a grill. The office staff were nice, but sometimes bitchy. We had others complain to us more than we had complaints ourselves. Didn't have much need to ever talk to them aside from when they found the cat we were hiding. The maintenance staff were extremely nice and quick. We called in for stuff ranging from a broken dryer to water leaks/mold in the ceiling, and I can't recall it ever going past a day before they came out. The complex itself is made up of individual buildings of 12 units, all surrounded by trees. 6 units have a wooded view (which costs extra) and the other 6 face the parking lot. The top floor apartments have vaulted ceilings, which also cost extra. The complex is very well lit and feels secure. Most of the tenants seemed to be young professionals or med students. We had a police officer in our building and another in the building next to us. We received our deposit back after we moved to another unit and when we moved out of the complex. My wife even lit the counter on fire in the second unit, but I guess they didn't mind the burn marks. We even received our pet deposit back despite the fact that we didn't tell them we had a cat, and thus didn't pay pet rent for two years. The only complaint I can think of is that since it is a complex of young professionals and med students, there are a large number of douche bag tenants, but I can't blame Hillsborough for it. I would recommend a unit with a view of the pool for any lonely males in the Mission area. Complete skinfest in the summer.
