My overall opinion of the company suffered as result of these interactions and I was pretty convinced it might be time to seek greener pastures with another property management company at the end of my lease. She even gave me a warm "congratulations" on the new job I just got (most money I've ever made!) and it's not unusual to see a "Yay!" or other positive exclamation in her emails. Its so refreshing and really feels good to work with someone who is truly amazing at her job and who also truly cares about the well being of the world around her. And I guess Northwest Apartments deserves some credit for adding this "diamond in the rough" to their team. One of the best hiring decisions ever, imo! I've rented from more than a few property management companies over the years and most are just kind of "okay" or maybe even less than okay. This building blatantly broke the law--they are guilty of fraud, and I have the proof to back it up. After I moved out, they tried to steal my $600 security deposit, fabricating bogus charges for "unit cleaning" and "paint/wall repair" (see their letter and bill below). This isn't just shady--it's straight-up illegal. Specifically, this directly violates RCW Title 59, Chapter 59.18, Section 69.18.257, Paragraph 4 (photo of the law attached). Fortunately for me (and unfortunately for them), I have photo evidence proving the condition of the apartment when I left (see attached). I am now suing them for double what they stole from me. Wish me luck by leaving a like! DO NOT do business with these people. They will scam you, and now you've been warned. P.S. Parking is an absolute nightmare 90% of the time.

That's only the beginning of a Property Manager that operates like a criminal enterprise/shell company. Changing phone numbers and temporary email addresses are what you can expect from a sketchy company that will not respond to any problem, no matter how severe or urgent, even after they've illegally deducted thousands of dollars from your bank account, especially then. Yes they have apartments. They do not manage them. You will never talk to them again after they get your bank account information. They cashed our housing voucher payments for 2-3 months, but treated my bank account like a candy jar to withdrawal full rent anyways and have refused to talk to me about for over a month despite many messages. I removed my bank information from their sketchy app and told them to stop, but they continued to make completely illegal, unauthorized withdrawals anyways. We're talking straight up theft and embezzlement. We haven't even moved out yet. I am certain they are stealing money from tenants bank accounts for fake damage after they move out. I had to put a stop payment on this company long before that. We are very good tenants but Arboreal treated us like absolute garbage. We live in Brooklyn Yard which is also rented out to an electronic music dance club that uses the most invasive, illegal subwoofers 3-4 times a week that severely vibrate the whole building. You would think that they would stop at the time city ordinance mandates, but midnight is when these complete Aholes turn it up, and continue to get louder until the final 3:30 AM drop. We average about 4 hours of sleep and are on the bars schedule with none of the fun. We are completely sleep deprived in addition to the severe stress of these criminals overdrafting my bank account to steal thousands. At 8:00 AM you will be woken up by major construction all around your unit that is almost as loud as any noise can be, like grinding metal outside your door and toxic fumes filling your apartment. They replaced the whole 4th floor landing while people were living here without telling anyone what was happening other than forbidding them to leave or enter their apartment for 8 hours with almost no notice, twice. When that was done they started banging and drilling on the roof direct above our heads at 8:00 every AM, that is so loud it sounds like the ceiling will open up above me. Ive dealt with Ants before but nothing like what enters this apartment because nothing was caulked and theres no proper exterior. These apartments are poorly constructed and God knows what could happen in a real emergency. I had medical emergency when they decided to do an 8:00 AM fire drill with almost no warning. We were woken up by the loudest alarm possible in our bedrooms. I couldn't even give a decible to the volume of this alarm but it shocked us both out of a dead sleep after a long night of bass drops. I live with a very disabled woman who can't use stairs and thought there was a real fire. Maintenance barged into our apartment without asking to show me the notice they posted to my door less than 24 hours before. Thank goodness I had clothes on. Is that legal? Obviously No. Does Arboreal care? Im dont even think this is a real property management company. The stress of all this has caused me multiple medical emergencies. Arboreal has a severe lack of regard for their tenants. The apartment you think you are looking at is not the one you will get. Imagine the smallest apartment on the market. Thats what they will show you. If you apply without looking you will be shocked by a tiny, poorly designed box at move in that may or may not have a living room. There is no problem Arboreal can solve. Did they offer you parking? Its going to be a few months before you get a remote, if ever. That little glitch doubled our moving costs. And thats not all. Our toilet backed up into the livingroom the day we moved in. They abandoned a disabled woman without a bathroom for 4 days because of the weekend. We almost had to get a temporary rental as soon as we moved in. They are not available for plumbing emergencies on weekends or holidays so don't ask. Arboreal conducts business like a criminal enterprise. Its the kind of company you have to call the police on and will be forced to sue because they lack any ability or desire to resolve the problems they cause. They have so much availability for a reason. Perhaps if they responded to tenants and had a competent accountant, they could keep tenants. Just a thought. They seem to think I'm joking when I tell them Im filing a police report and taking them to small claims. Arboreal still doesn't care. Never trust a company that hides its business address. The police need to look into this company. STAY AWAY.

Before choosing AvenueOne, I had conversations with 3-4 other companies and asked similar questions to calibrate my expectations and have a comparative view of options. AvenueOne emerged as the winner for me, and specifically, Julie was influential in my decision. She is a great person to work with, reasonable, timely in her communications, and quite experienced in this field. Secondly, Monique was responsible for handling tenant screening and lease management, etc. Brianna is the person actually handling day-to-day operations as my property manager. She is a gem, if you can believe it. She is really understanding and hardworking. Anytime I had something on my mind, dropping a message or email, she was there for me. Lastly, I also had online conversations (via email) with Kathy for portal-related and payment-related questions. Overall, I am highly satisfied with the AvenueOne experience over the last two years. Here are some points I want to highlight about AvenueOne: Responsiveness: The company's response times to maintenance requests and inquiries are generally quite satisfactory. They make an effort to address concerns within a reasonable timeframe, which is appreciated on my end. And this is not only for me as a landlord but also from the tenant's point of view; I can see the same level of responsiveness. Communication Quality: The folks at AvenueOne maintain decent communication with both tenants and landlords through regular updates and reminders. For instance, I receive updates about quarterly audits at the house, along with a detailed report with pictures showing potential issues. Overall, I was mostly happy with the quality of communication. Maintenance and Repairs: For cases where a tenant raises a ticket, AvenueOne has been on top of those tickets and confirms with the tenant. I was also notified about raised issues, and for urgent matters, they immediately jumped on the solution. For others, generally, I was pulled in and asked for approval. I've had mostly positive experiences with the company's maintenance and repair team. I also had a case where the tenant was a bit unreasonable, but to be fair, Brianna, my property manager, did a great job reflecting my opinion and setting reasonable expectations with the tenant, effectively balancing the needs of the tenants with the long-term financial health of the landlord. Property Upkeep: My understanding is that the properties managed by this company are usually well-maintained. They send periodic audit reports about the health of the property, with varying levels of urgency, e.g., things to keep in mind for future maintenance vs. more urgent fixes needed. Each item in the audit report is generally accompanied by pictures. Rent Collection: The rent collection process is generally convenient, mostly automated for the landlord. Each month, you also get a report on the breakdown of costs, if any. Tenant Screening: The company's tenant screening process appears to be decent, which helps maintain a sense of security and community among residents. Their attention to this aspect is appreciated. Lease Management: So far, I have only had the experience of lease renewal and not termination or move-outs yet. But overall, it was thoroughly documented, and it was an easy process, all done via DocuSign. Online Portal or App: The company's online portal and mobile app are convenient tools that simplify various processes. I appreciate the portal a lot. Value for Money: Considering the services provided, the management fees charged by the company are reasonable. Overall Satisfaction: Overall, I've had a great experience with AvenueOne. A huge modern TV in the basement! I guess that helps make the price worth it! Except the TV is from 2010, cant load any modern streaming services and is basically huge e-waste. (Don't feature it in the add for the house.. ). Its trivial, but our old 2015 TV was giving us some headaches due to its age, so seeing this in the add was like "ah! Perfect for us!" But. hilariously the huge TV doesn't work unless you hook it up to a laptop with an HDMI cable across the room. Don''t believe me? Look up Sharp Aquos Quattron. See if it hooks up to even Amazon Prime Video (spoiler alert, it doesn't). (Oh and it turns out Netflix stopped supporting this machine many years ago). The hoops we had to jump through to secure this house! Way too hard. Its almost as if they are justifying their service by putting people through the wringer.. we could have cared for this house ourselves and done just as good of a job if not better.. but they justify their enormous costs basically by making people go through SO MUCH effort. It's starting to feel like a grift/cash grab. That being said there are positives. Kathy is kind and responsive (was). The recruiter who we contacted was just wonderful. So it's not the people we deal with, it's the actual process, hoops and the rug pull we are currently feeling. We arrived after an arduous move, very long and serious to find our trash so full and heavy that the garbage men rejected it due to its weight.(400 pounds?). this is after my wife and I both pushed and pulled it up the hill to the street, injuring ourselves in the process. So now we are saddled with this super heavy trash and nowhere to take it and no where to put OUR trash.. We PAY for our trash services... so.. ? Find a house that is being rented by the owner and just do a good job caring for the home. You will save yourselves THOUSANDS of dollars, a myriad of hoops, headaches and effort. Plus they force you into a 24 month lease.. and now I know why.. because people would leave in droves. So that's some more good advice, if they force you to do a long term lease, that is a big red flag. Also, we have rented sight unseen in the past. No problem. Why? Because those owners were confident the house was fine. If they DONT allow sight unseen.. what does that tell you? Something is wrong.. or they are hiding flaws that they want you to walk by without noticing so they can sign their 80 page move in documents. More good advice, ask about sight unseen (even if you don't intend on doing that and see what the response is). They reach out 3 times to verify we set up utilities (a month after we already did that) almost as if to justify the existence of the utility manager.. but the internet, the one and only utility besides electric we need to work for our jobs.. that doesn't count, no assistance or advice there, just figure it out.. but if you pick the wrong services you are in for another headache. Just make sure you pick the same service that the house had before .. or you are in for more delays, headaches and stress. The home is quite lovely as is the yard but far from worth this cost (the cost includes pain, stress and anger) ... and there were some issues moving in, the drawers and cupboards were grimy and we had to clean it all with a scraper. Yuck. a couple bad electrical outlets (which we haven't even mentioned yet, one issues at a time, we are not trying to inundate them).. wiggly and loose thick glass shower and bathroom doors (all of which look brand new and never tested but sure do look nice. Pooling water on the floor after a shower creating a mold stain. We created tickets in the portal, but they are now showing closed and resolved! (They are NOT resolved). Its just for the money we pay, you would think the things that were part of the draw, (like the TV) would work and not just be more work for us.. heck for this money even be set up for us on our arrival! But no.. we are saddled with a big (70 inch) hunk of junk. If I owned this company I would make it right by purchasing us a TV that actually works with the modern streaming services (not some ancient xFinity Vudu nonsense). Last but not lease.. the faucet. We come home.. burnt from moving, start our first dishes and it squirts right in our faces! LOL.. its hilarious..until its not. except nobody seems interested in fixing it.. or if they are we are not in the loop. I jammed my thumb up into the faucet so now at least it sprays in other directions than directly at our bodies. Maybe waiting for parts? Maybe they should tell us that. .
