We have gone over a month without mail service, because they claim they fixed the mailbox, but the post office will not deliver because they are unable to secure the mailboxes for the building. Clearly the mailbox has not actually been fixed. Our apartment was missing screens on the windows when we moved in. We still have not recieved replacement screens and its been over 6 months. Avenue One is the perfect example of a corporate property management who will send you a monthly reminder that renters insurance is required, even though it wasn't in your lease, but can't at least ensure you recieve mail. My relationship with my landlord and property were far superior before Avenue One took over management. AVOID RENTING PROPERTIES MANAGED BY AVENUE ONE. update: 10/21/2024 Due to Avenue One refusing to replace the mailboxes and diverting the blame to USPS, USPS has labeled the property vacant on their end. All my mail is now return to sender. Not sure I will be able to vote or receive my ballet now, over 3 months after the issue was reported. *The response from the business owner below is incorrect. Jacquelyn and Julie were amazing through the process of getting our son a last-minute rental in Seattle. They walked us through the entire process seamlessly. They sent all the paperwork in a timely manner, were very punctual answering questions we had, followed up on any items missed, dealt not only with a new renter who was traveling across the country in a car throughout the process, but also with 2 parents who tag-teamed on all the time sensitive items! They also did the walk through for us since our son was still traveling at the needed time and did a thorough job documenting everything for us, arrived early on move in day to save a couple car spaces so my son could park the car and trailer in close proximity for moving in, and met us at the door with smiles on their faces giving us a grand tour of the facility and apartment. They turned a very stressful and chaotic event into a smooth process. !!! BEWARE DON'T RENT ANY PROPERTY FROM THIS COMPANY !!! Don't ever rent any unit - single family, townhouse, apartment - from this horrible company. I would give zero stars if I could. They have the worst customer service and support and it starts from the top of their leadership down. The place was filthy when we moved in and we had to had to hire 2 separate pro cleaning companies to clean after they claim it was done. One pro cleaner apologized for not being able to do more in the HALF DAY we hired them because of the amount of grime. From the 2nd week of moving in their staff was rude and insulting. Claiming that we didn't know how to use tilt-in windows when requesting maintenance for obviously broken window frames. This was especially insulting to two African-American professional adults who lead their areas of practice for their employers. They've been late on repairing the locks to external doors for months at a time posing a major security risk to our family. While blaming their inaction on 'owners' who are not adhering to Lessor responsibilities and flouting WA renter's rights and their responsibility of managing the property. The company refused to replace a broken and non-insulated sliding glass door for over 6 months in the coldest months of the year. Our energy bills were unaffordable and the property was freezing. When we demanded they repair the unit according to renter's rights law, they raised the rent $500 after we had just moved in about a year before proving that they operate by the worst slum lord tactics. When Marilyn came out to the property, she put us at ease with her expertise and "this will be easy-peezy to turn around" attitude. Our lease at our previous home ended mid December and we started looking for our new home mid-November online. We knew we wanted to find a home managed by a property management, where communication and expectations are clearly explained/defined. We found a few possible homes but reviews of the management companies were discouraging. As luck would have it, we came across the listing for our home within a few hours of its post with an availability date close to our previous lease end. We contacted Avenue One through Zillow messaging and received a reply within a couple hours. From there, after a few questions regarding move in date, family size, pets and income, we scheduled a viewing the following weekend. After the tour (thank you to the previous residents for letting us tour) we immediately submitted our application. Comms regarding lease signing and deposits were efficient. On the day of move-in, we walked the home with our Leasing Specialist and everything was noted in the walk-through check list, including photos of light damage, normal wear and tear. The communication between Avenue One and us from the beginning to move-in has been flawless. The online resident portal for rent payment and maintenance concerns is convenient and easy to use. The multiple department coordinators (Leasing Specialist, Maintenance Coordinator, Utility Coordinator) made our move-in so easy and best of all, gave us security knowing we would be taken care of during our time as tenants. If I could have given 0 stars I would have. This management company is very difficult to work with. Our move in person was amazing but once we moved in another person took over our file. To say the least very upset with how Saniya Zaveri has handled our move out. Upon move in the place needed to be cleaned, painted, holes in walls, carpet had needed to be replaced before we moved in. We didn't complain and it was properly noted at move in. Fast forward 10 months we broke our lease because we purchased a place. We gave well over 30 days notice in hopes of them renting it right away. They did rent it but accepted an application with over a month out move in date leaving us on the hook for rent we can't afford to pay. We just got our final report and they are hitting us up with over $1000 dollars in fees for cleaning, yard work, handyman fees and garbage disposal. All bullshit charges because we left the place better than what we moved into. So now are whole security deposit and pet deposit is taken plus us owing $1100 more. We rented a condo, managed by Avenue One. We moved here at the very beginning of the pandemic and were a bit traumatized. Things were crazy, to say the least. They were there for us even to change the batteries on the fireplace remote (thank you, Blake!), when we didn't realize we just had to open it up and replace the batteries. Silly us. Kathy and her team were very responsive and kind to us, something a tenant doesn't always expect. In 2016, I posted a yelp review that was unfavorable for Avenue One. They weren't concerned about my thoughts... until she read my honest yelp review. They reached out to me in 2016 to see if there was anything they could do to have me remove my yelp review. I declined. Today, Feb 24, 2021, I got an email from yelp that said: " We're reaching out to let you know that our moderators removed your review of Avenue One Residential Leasing & Management. We typically remove reviews that include the full names of employees in roles where the use of full names isn't common (such as retail associates or food service workers) and where a first name better reflects how they are identified to other customers. In this case, it looks like your review included the full name of someone in one of those roles. Your review text is copied for reference below, and we hope you'll continue to share your experiences on Yelp while keeping the Content Guidelines in mind." No last names might be valid for their examples (hourly employees) but I was working with an OWNER of this business. I have removed the name of the person that I worked with and I'm reposting my original review: I interviewed several property management companies and was impressed by Avenue One. The pros of the company were: They were professional and got the property ready and a tenant quickly. They were very good at communicating with me and the accounting department provided regular and timely monthly statements. Now for the cons: The first problem I experienced with them was when I wanted to list house while tenants occupied the house but on 8/18/2016, Ms. S emailed me the following: "It is Landlord Tenant Law that dictates that an owner cannot list or market the property until the list 20 days of tenancy. They have legal rights to possession of the property as the lease is a valid contract." This wasn't true. I was able to list the house later in March without problems. When I addressed this inconsistency with Ms. S, she said that she only suggested that listing a rented house would be difficult to sell. Obviously, from her 8/18/2016 comment this wasn't what she communicated to me. Part of the services provided by the company was monthly inspections. The inspector didn't recognize that the tenants had installed a full-size air condition although it was visible from the street. The tenant's drilled a large hole from the exterior of the garage into the interior of the garage to accommodate the full-size A/C. On May 13, 2016, Ms. S said, "Yes, we not only drive by the property but do an exterior inspection. I would assume that the inspector that works with us was not aware that there was not suppose to be an AC unit on the house. I actually do not think I would have known that either if I did the inspection as many properties do have those units. I am sorry that we didn't realize the unit was not yours. It must not have looked out of place when viewed." I believe that the inspector should be familiar with the house so these type of changes are identifiable. Ideally, take exterior pictures before tenants move in so they have a comparison of the starting point. The tenants were growing marijuana in the garage and in the 2nd bedroom of the house. Tenant drilled a large hole from the interior to the exterior of the house of the 2nd bedroom to aid their growing of marijuana. These are significant changes that I would expect the home inspector to notice. After the tenants had moved out, my handyman inspected the house and reported that the repairs were poorly done and he had to re-do the work. Ms. S's comment was "the repair work when it was removed must have not drawn attention to the area as badly done, or this also would have been noticed." She also said, "It is often difficult to tell when a repair has been made on an older home. It must have been done well enough not to be detected but I understand your frustration if it needs to be further repaired for the closing of the house." Two large and poorly patched holes aren't normally wear and tear on an older house (house was built in 1949). I believe that these changes should have been detected. My handyman shouldn't have to make the improvements to facilitate the sale of the house. The tenants received the majority of their deposit (minus cleaning and Avenue One's handyman costs) back even though they significantly and negatively changed the house. Ms. S's comment was, "Having tenants in properties is not without small challenges. We do the best we can to maintain the property in good condition and this issue was not apparent upon move out. " I don't believe that two holes drilled entirely through the walls (interior to exterior) is a "small challenge"! Throughout the tenancy it was my opinion that Avenue One was representing the interest of the tenants and not representing my best interests. For this reason, I do not recommend Avenue One. read more

Thought these people would be a good fit, but after almost 3 months, my property was still not rented. 1: Julie expressed confidence that it could be rented at a price I thought was too high. 2: Leasing agent continually lowered the rental rate and after 3 months still no income. 3: Water was found on new flooring supposedly the result of pressure washing. Property manager spotted it, locked the door, advised the landscaper (who was on the property), emailed me and left the property. (She could have let the landscaper in to clean it up.) 4: Even though they charged me $400 for cleaning, the property manager could not find it within themselves to either wipe up the water or charge additionally for maintenance to clean up the water. My first choice would have been to let the landscaper in to wipe it up. As it is, the landscaper believes the property manager put the water there - I don't know. I quickly ended our relationship. read more

One of the main windows in my unit has been broken/unusable for 5 months since I moved in. The laundry has had a broken machine in it for a long time. They're getting loud work done right outside my unit and wont communicate with me about when the workers are coming. They're trying to charge me $75/month for a crappy parking spot when there's ample free street parking in the neighborhood. While they have a large administrative team, communication is lacking and staff will be rude if you email them directly rather than communicate through the portal. I would never live in a unit managed by this company again. read more

We've been working with Avenue one over the past year and unfortunately this has been the worst rental experience. While they are quick to get back to us regarding maintenance issues, they don't really fix the actual issue. For example, one of the closet shelves is about to break, and they are unwilling to replace the shelf. Instead they just put some glue on it. Two refrigerator doors were broken when we moved in (took them 6 months to fix it and the new drawer doesn't even fit) and a bunch of light bulbs were out too. Who lets new tenants move in like that? The biggest issue is the washer/dryer. We requested a new one as it was outdated and non-functional. When it arrived last week, it started leaking, and now we have to wait weeks for a replacement. When asked for compensation, they denied us, even though a working washer/dryer is a part of our lease. I now have to spend 3 hours of my day and additional money at a laundromat. On top of these issues, they are raising rent on us next year. It's safe to say we will not be renewing, and I'd recommend anyone considering a rental unit managed by them take their money elsewhere. read more
