I started working with AvenueOne for the last two years, initially with one house, and now I have a second one managed by them. Before choosing AvenueOne, I had conversations with 3-4 other companies and asked similar questions to calibrate my expectations and have a comparative view of options. AvenueOne emerged as the winner for me, and specifically, Julie was influential in my decision. She is a great person to work with, reasonable, timely in her communications, and quite experienced in this field. Secondly, Monique was responsible for handling tenant screening and lease management, etc. Brianna is the person actually handling day-to-day operations as my property manager. She is a gem, if you can believe it. She is really understanding and hardworking. Anytime I had something on my mind, dropping a message or email, she was there for me. Lastly, I also had online conversations (via email) with Kathy for portal-related and payment-related questions. Overall, I am highly satisfied with the AvenueOne experience over the last two years. Here are some points I want to highlight about AvenueOne: Responsiveness: The company's response times to maintenance requests and inquiries are generally quite satisfactory. They make an effort to address concerns within a reasonable timeframe, which is appreciated on my end. And this is not only for me as a landlord but also from the tenant's point of view; I can see the same level of responsiveness. Communication Quality: The folks at AvenueOne maintain decent communication with both tenants and landlords through regular updates and reminders. For instance, I receive updates about quarterly audits at the house, along with a detailed report with pictures showing potential issues. Overall, I was mostly happy with the quality of communication. Maintenance and Repairs: For cases where a tenant raises a ticket, AvenueOne has been on top of those tickets and confirms with the tenant. I was also notified about raised issues, and for urgent matters, they immediately jumped on the solution. For others, generally, I was pulled in and asked for approval. I've had mostly positive experiences with the company's maintenance and repair team. I also had a case where the tenant was a bit unreasonable, but to be fair, Brianna, my property manager, did a great job reflecting my opinion and setting reasonable expectations with the tenant, effectively balancing the needs of the tenants with the long-term financial health of the landlord. Property Upkeep: My understanding is that the properties managed by this company are usually well-maintained. They send periodic audit reports about the health of the property, with varying levels of urgency, e.g., things to keep in mind for future maintenance vs. more urgent fixes needed. Each item in the audit report is generally accompanied by pictures. Rent Collection: The rent collection process is generally convenient, mostly automated for the landlord. Each month, you also get a report on the breakdown of costs, if any. Tenant Screening: The company's tenant screening process appears to be decent, which helps maintain a sense of security and community among residents. Their attention to this aspect is appreciated. Lease Management: So far, I have only had the experience of lease renewal and not termination or move-outs yet. But overall, it was thoroughly documented, and it was an easy process, all done via DocuSign. Online Portal or App: The company's online portal and mobile app are convenient tools that simplify various processes. I appreciate the portal a lot. Value for Money: Considering the services provided, the management fees charged by the company are reasonable. Overall Satisfaction: Overall, I've had a great experience with AvenueOne. The company is run by great people, all doing their best to reflect the landlord's best interest while being sensitive to tenant needs as well. read more

I rented from Avenue One (AO for length) for two years and I cannot recommend them to renters who are looking for consistency or dependability in their landlord. The first clue was in month four after we reached out to our property manager about cutting the 6x6(ish) front yard. We requested AO to amend the first draft of their proposed lease agreement to exclude the yard as a tenant responsibility - they agreed and the lease we signed included no tenant responsibility for the front yard. When they finally hired someone, the third-party company blew a rock that shattered our glass door. Given the glass covered the entire door, it was an extreme safety and security hazard. We shared with AO that someone could easily kick it in and that it could also easily break w/ daily use. They came out quickly to assess and scheduled a third party shortly after. We then made time out of our professional schedules 5 times to get evaluations which AO insisted upon even after given guidance to replace by 2 separate contractors. It took us emailing the owners of AO directly to have them schedule one final evaluation, which ultimately suggested replacement anyway. It took TWO MONTHS to replace our front door, and only after requesting and negotiating were we offered compensation. The front lawn was not mowed again for the last 18+ months of our lease. This was a pattern. AO hired third parties that weren't consistent in communication or performance. Other maintenance requests were put off and ignored. In the case of a separate upstairs bathroom issue, the hired team broke an item in a bedroom and left $20 to help replace it. We received a new property manager after the door incident, and while certainly better than the first, the communication felt clumsy, incorrect, and in need of prompting rather than being proactive. I expect more from a company that chooses to rent to people, as it should be predictable and dependable in exchange for the monthly rent - and we were tenants that paid rent on time, every time. We gave 50+ days of notice before vacating. A new employee from AO who showed properties sent an email at 1pm on Friday to begin the process to list our apartment but mentioned no timeline. Less than 4 hours later, we received a curt email alerting us that an ad "was live" and that they had "3 people waiting to see when they can tour" on Monday afternoon (less than 24 business hrs). After calling and sharing our circumstances, they emailed it was within their rights to show our home w/o consent with 24 hrs notice. My roommate negotiated a few days to return from travel and to secure our valuables. Our caution only came as a result of several encounters where the AO team and their third-party contractors broke things in our house. The request we received to show our home and the striking urgency that AO created is a pattern that shows they do not respect tenants. Pressuring us to respond to them showing the apartment over a month before our lease ends with 4 hours in between emails is not reasonable. It is particularly unreasonable given we had provided our notice to vacate over 2 full weeks before that email exchange (nearly 2 full months before our two-year lease ended). This urgency to move rapidly had never once been AO's approach to maintenance for any concern we had. When the agent ultimately showed our home, they sprayed heavily scented perfumes (they admitted to this later) in our purposefully unscented home, resulting in significant allergies that caused a night of headaches. When it came to the walkthrough, we had to basically beg to be there. The timing of the walkthrough was shifted on the night before the appointment. In an email before the walkthrough, they mentioned extra charges if our unit wasn't in the same condition it was upon move-in. However, we confronted them with language from the Seattle Renters Handbook that if cleaning fees are charged as a fee before move-in, you cannot be charged for cleaning after moving out. They requested we sweep the rooftop deck that was rotting and decaying - yet another ignored maintenance request that they received months before they knew we planned to move out. We did get the full deposit back, but I have to chalk that up to our clean nature and our unrelenting focus on over-communicating and keeping written records. This level of vigilance felt exhausting, but something we had to keep up with AO because they never seemed to have our best interests in mind. Ultimately, I could not in good conscience recommend this company to any renter. AO showed time and time again what they thought of us by providing absolutely minimal service and little respect to us as renters. If you do rent from them, start keeping written records and don't hesitate to contact the Seattle Tenants Union for guidance. The only striking positive was the initial real estate agent, Barb Bender, who was incredible. She showed care, created clarity, and sold us on AO. read more

First of all, we are about the best tenants you can find with impeccable rental history and great income. This is all verifiable th This house is expensive.. so expensive I am embarrassed to say it here. It came with so many wonderful amenities.. until it turned out that it didn't. A huge modern TV in the basement! I guess that helps make the price worth it! Except the TV is from 2010, cant load any modern streaming services and is basically huge e-waste. (Don't feature it in the add for the house.. ). Its trivial, but our old 2015 TV was giving us some headaches due to its age, so seeing this in the add was like "ah! Perfect for us!" But. hilariously the huge TV doesn't work unless you hook it up to a laptop with an HDMI cable across the room. Don''t believe me? Look up Sharp Aquos Quattron. See if it hooks up to even Amazon Prime Video (spoiler alert, it doesn't). (Oh and it turns out Netflix stopped supporting this machine many years ago). The hoops we had to jump through to secure this house! Way too hard. Its almost as if they are justifying their service by putting people through the wringer.. we could have cared for this house ourselves and done just as good of a job if not better.. but they justify their enormous costs basically by making people go through SO MUCH effort. It's starting to feel like a grift/cash grab. That being said there are positives. Kathy is kind and responsive (was). The recruiter who we contacted was just wonderful. So it's not the people we deal with, it's the actual process, hoops and the rug pull we are currently feeling. We arrived after an arduous move, very long and serious to find our trash so full and heavy that the garbage men rejected it due to its weight.(400 pounds?). this is after my wife and I both pushed and pulled it up the hill to the street, injuring ourselves in the process. So now we are saddled with this super heavy trash and nowhere to take it and no where to put OUR trash.. We PAY for our trash services... so.. ? Find a house that is being rented by the owner and just do a good job caring for the home. You will save yourselves THOUSANDS of dollars, a myriad of hoops, headaches and effort. Plus they force you into a 24 month lease.. and now I know why.. because people would leave in droves. So that's some more good advice, if they force you to do a long term lease, that is a big red flag. Also, we have rented sight unseen in the past. No problem. Why? Because those owners were confident the house was fine. If they DONT allow sight unseen.. what does that tell you? Something is wrong.. or they are hiding flaws that they want you to walk by without noticing so they can sign their 80 page move in documents. More good advice, ask about sight unseen (even if you don't intend on doing that and see what the response is). They reach out 3 times to verify we set up utilities (a month after we already did that) almost as if to justify the existence of the utility manager.. but the internet, the one and only utility besides electric we need to work for our jobs.. that doesn't count, no assistance or advice there, just figure it out.. but if you pick the wrong services you are in for another headache. Just make sure you pick the same service that the house had before .. or you are in for more delays, headaches and stress. The home is quite lovely as is the yard but far from worth this cost (the cost includes pain, stress and anger) ... and there were some issues moving in, the drawers and cupboards were grimy and we had to clean it all with a scraper. Yuck. a couple bad electrical outlets (which we haven't even mentioned yet, one issues at a time, we are not trying to inundate them).. wiggly and loose thick glass shower and bathroom doors (all of which look brand new and never tested but sure do look nice. Pooling water on the floor after a shower creating a mold stain. We created tickets in the portal, but they are now showing closed and resolved! (They are NOT resolved). Its just for the money we pay, you would think the things that were part of the draw, (like the TV) would work and not just be more work for us.. heck for this money even be set up for us on our arrival! But no.. we are saddled with a big (70 inch) hunk of junk. If I owned this company I would make it right by purchasing us a TV that actually works with the modern streaming services (not some ancient xFinity Vudu nonsense). Last but not lease.. the faucet. We come home.. burnt from moving, start our first dishes and it squirts right in our faces! LOL.. its hilarious..until its not. except nobody seems interested in fixing it.. or if they are we are not in the loop. I jammed my thumb up into the faucet so now at least it sprays in other directions than directly at our bodies. Maybe waiting for parts? Maybe they should tell us that. . This post is from 2023 . but somehow just showing up now, you should hear about the MOVE OUT PROCESS. It was even worse.. AVOID THIS BUSINESS AT ALL COSTS. read more

We have gone over a month without mail service, because they claim they fixed the mailbox, but the post office will not deliver because they are unable to secure the mailboxes for the building. Clearly the mailbox has not actually been fixed. Our apartment was missing screens on the windows when we moved in. We still have not recieved replacement screens and its been over 6 months. Avenue One is the perfect example of a corporate property management who will send you a monthly reminder that renters insurance is required, even though it wasn't in your lease, but can't at least ensure you recieve mail. !!! BEWARE DON'T RENT ANY PROPERTY FROM THIS COMPANY !!! Don't ever rent any unit - single family, townhouse, apartment - from this horrible company. I would give zero stars if I could. They have the worst customer service and support and it starts from the top of their leadership down. The place was filthy when we moved in and we had to had to hire 2 separate pro cleaning companies to clean after they claim it was done. One pro cleaner apologized for not being able to do more in the HALF DAY we hired them because of the amount of grime. From the 2nd week of moving in their staff was rude and insulting. Claiming that we didn't know how to use tilt-in windows when requesting maintenance for obviously broken window frames. This was especially insulting to two African-American professional adults who lead their areas of practice for their employers. They've been late on repairing the locks to external doors for months at a time posing a major security risk to our family. While blaming their inaction on 'owners' who are not adhering to Lessor responsibilities and flouting WA renter's rights and their responsibility of managing the property. The company refused to replace a broken and non-insulated sliding glass door for over 6 months in the coldest months of the year. Our energy bills were unaffordable and the property was freezing. When we demanded they repair the unit according to renter's rights law, they raised the rent $500 after we had just moved in about a year before proving that they operate by the worst slum lord tactics. Our lease at our previous home ended mid December and we started looking for our new home mid-November online. We knew we wanted to find a home managed by a property management, where communication and expectations are clearly explained/defined. We found a few possible homes but reviews of the management companies were discouraging. As luck would have it, we came across the listing for our home within a few hours of its post with an availability date close to our previous lease end. We contacted Avenue One through Zillow messaging and received a reply within a couple hours. From there, after a few questions regarding move in date, family size, pets and income, we scheduled a viewing the following weekend. After the tour (thank you to the previous residents for letting us tour) we immediately submitted our application. Comms regarding lease signing and deposits were efficient. On the day of move-in, we walked the home with our Leasing Specialist and everything was noted in the walk-through check list, including photos of light damage, normal wear and tear. The communication between Avenue One and us from the beginning to move-in has been flawless. The online resident portal for rent payment and maintenance concerns is convenient and easy to use. The multiple department coordinators (Leasing Specialist, Maintenance Coordinator, Utility Coordinator) made our move-in so easy and best of all, gave us security knowing we would be taken care of during our time as tenants. We rented a condo, managed by Avenue One. We moved here at the very beginning of the pandemic and were a bit traumatized. Things were crazy, to say the least. They were there for us even to change the batteries on the fireplace remote (thank you, Blake!), when we didn't realize we just had to open it up and replace the batteries. Silly us. If I could have given 0 stars I would have. This management company is very difficult to work with. Our move in person was amazing but once we moved in another person took over our file. To say the least very upset with how Saniya Zaveri has handled our move out. Upon move in the place needed to be cleaned, painted, holes in walls, carpet had needed to be replaced before we moved in. We didn't complain and it was properly noted at move in. Fast forward 10 months we broke our lease because we purchased a place. We gave well over 30 days notice in hopes of them renting it right away. They did rent it but accepted an application with over a month out move in date leaving us on the hook for rent we can't afford to pay. We just got our final report and they are hitting us up with over $1000 dollars in fees for cleaning, yard work, handyman fees and garbage disposal. All bullshit charges because we left the place better than what we moved into. So now are whole security deposit and pet deposit is taken plus us owing $1100 more. In 2016, I posted a yelp review that was unfavorable for Avenue One. They weren't concerned about my thoughts... until she read my honest yelp review. They reached out to me in 2016 to see if there was anything they could do to have me remove my yelp review. I declined. Today, Feb 24, 2021, I got an email from yelp that said: " We're reaching out to let you know that our moderators removed your review of Avenue One Residential Leasing & Management. We typically remove reviews that include the full names of employees in roles where the use of full names isn't common (such as retail associates or food service workers) and where a first name better reflects how they are identified to other customers. In this case, it looks like your review included the full name of someone in one of those roles. Your review text is copied for reference below, and we hope you'll continue to share your experiences on Yelp while keeping the Content Guidelines in mind." No last names might be valid for their examples (hourly employees) but I was working with an OWNER of this business. I have removed the name of the person that I worked with and I'm reposting my original review: I interviewed several property management companies and was impressed by Avenue One. The pros of the company were: They were professional and got the property ready and a tenant quickly. They were very good at communicating with me and the accounting department provided regular and timely monthly statements. Now for the cons: The first problem I experienced with them was when I wanted to list house while tenants occupied the house but on 8/18/2016, Ms. S emailed me the following: "It is Landlord Tenant Law that dictates that an owner cannot list or market the property until the list 20 days of tenancy. They have legal rights to possession of the property as the lease is a valid contract." This wasn't true. I was able to list the house later in March without problems. When I addressed this inconsistency with Ms. S, she said that she only suggested that listing a rented house would be difficult to sell. Obviously, from her 8/18/2016 comment this wasn't what she communicated to me. Part of the services provided by the company was monthly inspections. The inspector didn't recognize that the tenants had installed a full-size air condition although it was visible from the street. The tenant's drilled a large hole from the exterior of the garage into the interior of the garage to accommodate the full-size A/C. On May 13, 2016, Ms. S said, "Yes, we not only drive by the property but do an exterior inspection. I would assume that the inspector that works with us was not aware that there was not suppose to be an AC unit on the house. I actually do not think I would have known that either if I did the inspection as many properties do have those units. I am sorry that we didn't realize the unit was not yours. It must not have looked out of place when viewed." I believe that the inspector should be familiar with the house so these type of changes are identifiable. Ideally, take exterior pictures before tenants move in so they have a comparison of the starting point. The tenants were growing marijuana in the garage and in the 2nd bedroom of the house. Tenant drilled a large hole from the interior to the exterior of the house of the 2nd bedroom to aid their growing of marijuana. These are significant changes that I would expect the home inspector to notice. After the tenants had moved out, my handyman inspected the house and reported that the repairs were poorly done and he had to re-do the work. Ms. S's comment was "the repair work when it was removed must have not drawn attention to the area as badly done, or this also would have been noticed." She also said, "It is often difficult to tell when a repair has been made on an older home. It must have been done well enough not to be detected but I understand your frustration if it needs to be further repaired for the closing of the house." Two large and poorly patched holes aren't normally wear and tear on an older house (house was built in 1949). I believe that these changes should have been detected. My handyman shouldn't have to make the improvements to facilitate the sale of the house. The tenants received the majority of their deposit (minus cleaning and Avenue One's handyman costs) back even though they significantly and negatively changed the house. Ms. S's comment was, "Having tenants in properties is not without small challenges. We do the best we can to maintain the property in good condition and this issue was not apparent upon move out. " I don't believe that two holes drilled entirely through the walls (interior to exterior) is a "small challenge"! Throughout the tenancy it was my opinion that Avenue One was representing the interest of the tenants and not representing my best interests. For this reason, I do not recommend Avenue One. read more

I have been leasing a townhouse for the past 1 1/2 years and Avenue One has been the best management company I have ever worked with. The staff is friendly, reliable, and helpful with any concerns or questions I have. They have continued to work with me to mad me feel comfortable in the property. I live in an apartment managed by Avenue One and they are too busy sending us long emails about the rules to spend time responding to maintenance needs. One of the main windows in my unit has been broken/unusable for 5 months since I moved in. The laundry has had a broken machine in it for a long time. They're getting loud work done right outside my unit and wont communicate with me about when the workers are coming. They're trying to charge me $75/month for a crappy parking spot when there's ample free street parking in the neighborhood. While they have a large administrative team, communication is lacking and staff will be rude if you email them directly rather than communicate through the portal. I would never live in a unit managed by this company again. read more

Thought these people would be a good fit, but after almost 3 months, my property was still not rented. 1: Julie expressed confidence that it could be rented at a price I thought was too high. 2: Leasing agent continually lowered the rental rate and after 3 months still no income. 3: Water was found on new flooring supposedly the result of pressure washing. Property manager spotted it, locked the door, advised the landscaper (who was on the property), emailed me and left the property. (She could have let the landscaper in to clean it up.) 4: Even though they charged me $400 for cleaning, the property manager could not find it within themselves to either wipe up the water or charge additionally for maintenance to clean up the water. My first choice would have been to let the landscaper in to wipe it up. As it is, the landscaper believes the property manager put the water there - I don't know. I have used the services of Avenue One since January 2021. I have nothing but praises for the staff I've been involved with. They have been professional, thorough, responsive, knowledgeable, communicative, and a pleasure to work with. In the past, I had a property manager (in another area) who did not do his job and just collected his fee. He was lazy and difficult to work with, and found me a nightmarish tenant. Between them, I had such a negative experience. Avenue One, conversely, found me an ideal tenant They also look out for my best interests while taking good care of my tenant. I do not hesitate to recommend Avenue One for their property management services. Worth every penny. read more

We've been working with Avenue one over the past year and unfortunately this has been the worst rental experience. While they are quick to get back to us regarding maintenance issues, they don't really fix the actual issue. For example, one of the closet shelves is about to break, and they are unwilling to replace the shelf. Instead they just put some glue on it. Two refrigerator doors were broken when we moved in (took them 6 months to fix it and the new drawer doesn't even fit) and a bunch of light bulbs were out too. Who lets new tenants move in like that? The biggest issue is the washer/dryer. We requested a new one as it was outdated and non-functional. When it arrived last week, it started leaking, and now we have to wait weeks for a replacement. When asked for compensation, they denied us, even though a working washer/dryer is a part of our lease. I now have to spend 3 hours of my day and additional money at a laundromat. On top of these issues, they are raising rent on us next year. It's safe to say we will not be renewing, and I'd recommend anyone considering a rental unit managed by them take their money elsewhere. read more
