I've lived at The Vibe for nine months and I will not be renewing my lease…read more I'll start with the positives of this building because there are some. The unit I rented has nice appliances and fits squarely into what I'd call a luxury apartment. The building is in a pretty good location. It's walkable to all the normal things you'd expect from a city including good bars, coffee shops, a grocery store (although PCC is your only option and is exceedingly overpriced), and the Burke Gillman Trail which runs along the water out to Gasworks Park. Also, the building's rooftop is awesome (great views, gas grills, lots of patio furniture). Now onto the negatives. This building sees routine break-ins, which the management is aware of, and yet nothing is being done to secure the building. The most recent break-in happened a few months ago and resulted in me having several hundred dollars worth of packages stolen from the lobby (the building does not have a proper package room so all packages are placed in the lobby). The culprit was caught on camera and was easily identifiable (the building manager graciously offered to show me the security camera footage). The building manager refused to file a police report on this incident despite this evidence he had saying "there's nothing the police would be able to do". I was not offered compensation for the stolen packages and I was informed by the building manager that the building owner(s) have refused to take any steps to secure the building. This would have involved investing in a package locker or a proper package room, or even leaving packages in the stairwell which adds an additional keyfob barrier. It should be noted that the trash room is more secure than where packages are kept (2 separate keyfob doors protect the trash room vs 1 protecting the lobby). What's worse is that the building manager never sent out correspondence to all the residents about the most recent break-in. The only reason I found out about it was because I reached out to him after failing to find my packages in the lobby, so it's unclear the total number of break-ins we've had. The incompetence of building management and their failure to take responsibility for security matters in the building is the largest driving factor for me deciding to move elsewhere. Another consideration about this building is the parking situation. The building has a tiny parking garage and most residents have to street park. On the bright side, a Seattle street parking permit is only around $60 for two years, but finding a parking spot on the street is a hassle. This area is very popular with very few parking garages so it's not uncommon for me to be forced to park multiple blocks away from my apartment, especially when coming home on a Friday/Saturday night. I hate writing negative reviews because I believe people generally try to do their best with the businesses they run but this is an unfortunate exception. I reached out to the building manager one last time before sitting down to write this and they are clearly aware of the building's security problems but refuse to do anything about it. I strongly recommend against leasing at The Vibe.

Kathie is a great property manager and has been helpful the whole time i've lived there. My favorite parts are definitely all the dock access, to be so close to the water and have spaces to read/bbq with friends and paddleboard or kayak. They also built racks for paddlboards/kayaks that you can reserve for a season. There is so much greenspace as well and they upkeep everything with great landscaping and beautiful flowers :) It has a good mix of age groups and 20-30s roommates, young families and single people. Some people I met and became friends with had lived there 10+ years which is a great sign. The units (especially the ground level) are great because they have hardwood floors. It's one of the few places in Seattle in my opinion that is reasonable rent for a place with an open, airy feel, cute character and big windows. It is an older complex from the 1920s or 30s so it has its quirks - the biggest things to consider are an older heating system, hearing noise through the ceiling/floor and the laundry. Also, you do have to plan for street parking that is about a block away if you come back at night. For maintenance: they do have an on-site maintenance crew which were really nice/helpful and handled most things that came up within a few days. All in all, Edgewater has a sweet place in my heart and I would definitely recommend it to others.

Charming waterfront apartments in the Madison Park neighborhood. Big grassy spaces…read more Cons (a running list): 1. Parking is impossible if you need it on weekends, or anytime after 5ish. 2. Paper thin walls. You can hear your neighbors clearing their throats, receiving phone calls, and kinky Sunday morning habits. 3. Ancient appliances in poor repair. 4. Electricity is limited-if you try to use your coffee maker and toaster at the same time, you'll blow a fuse. 5. Management of the property is not great. Things are in poor repair, and there is a lack of communication from management. They are rude, and generally disliked by tenants due to how they treat folks. 6. Basements get flooded in the rain leaving moldy smells for days after wafting up the stairs. 7. No dishwashers. 8. Bathroom has no proper electricity socket - if you need to dry your hair, charge an electric tooth brush, you can find the outlet on the light outlet near the ceiling -- above the medicine cabinet. 9. Plumbing is terrible- they are constantly having to have it fixed--and charge tenants for it. 10. Again, you can't use more than one item in the kitchen at once - or have a portable AC in the other room, prepare not to use any thing in the kitchen or blow a fuse. 11. Angry emails from management for all sorts of random things that don't warrant anger. Especially to paying tenants. See example emails. 12. Management goes out of way to feed wildlife- they literally feed the raccoon family's every year, food bowls and all. Trash isn't covered so it further brings in rodents and raccoons. 13. You are forced to split gas, trash, sewer and costs with other tenants--so even if you aren't using your heat, your cost go up because your neighbors doesn't know how to conserve.

Tom and Luke were always friendly, great communicators, and accomodating. Another example is Tom/Luke helped me print something when I needed just 1 page printed for a personal errand. I do not have a printer and did not want to try to find somewhere that was open during COVID times. Without hesitation, they printed it for me and left in the mailbox. They have done a lot of little things that show that they do care about their tenants and it does not go without appreciation. Additionally, they also had occasional themed parties (pre-COVID) with food and activities and also put " tenant appreciation" door hangers with candy on everyone's door. - Parcel Pending lockers for easy and safe access to pick up packages. If lockers were full or too big, packages were delivered to the office or left in the mailroom area. To my knowledge, packages were never stolen. - Gym area. It's not huge or with super modern equipment, but it gets the job done and I enjoyed using it. - Lounge area with free Keurig coffee and dog treats - Nice rooftop area with views - Great Greenwood location walkable to Fred Meyer, restaurants and shops - Safe neighborhood area to walk/jog - We did not need maintenance during our time, but the maintenance man was always around. - The apartment given to us was very clean and had everything we needed. Washer/Dryer in unit was great! - Upon move out, the management company, EPIC, was very kind and considerate during these COVID times. We did not move out because of hardships due to COVID, but they provided our full down payment back to us in good faith that we will pay the move-out/cleaning fees when we are ready and able. It is admirable that they are doing this for their tenants. CONS: - Noise from upstairs was sometimes loud. It was especially bad in our bedroom when the person upstairs used the bathroom/shower. It sounded like a waterfall in our room and sometimes you could hear him/her peeing. It's an apartment, so I'm not expecting a full quiet room, and eventually, I got used to it. - There are a lot of tenants with dogs so the stairwells could have a lot of hair or a slight smell, but they did a pretty good job of keeping it clean and fresh as best as they could. Terrible tenant service. I was a resident at Etta from Nov 2019-Dec 2020. Post-Covid, I decided to…read moremove back to the East coast and put in a move out notice. Post move out, I was charged cleaning and repair charges which seemed like a regular process after the move. What was terrible on their part was that I was not provided a total sum nor a means to pay for it. These details were not provided even after my follow-up with their property manager. A few weeks down, I received a call from a debt collection agency indicating that PLP properties( ETTA's Holding company) claimed I defaulted in my payment and I was in default. Upon inquiry, I was told by GENESIS( debt collection company) that Etta claimed that I defaulted in Oct, which was strange given that I was a rent-paying resident till the end of Nov and the charges that they claimed to default were for the cleaning and repair charges. The PLP management was mute to my inquiries and it was extremely annoying to deal with these wrongful charges and the calls from the collection agency. I would highly recommend folks to stay off Etta- their amenities, and rent while being par at best are definitely not even worth it, given the bitter pill with their customer service and a terrible way to blind side its former tenants. The neighborhood has many apartment complexes that offer better move-in offers and are better bang for the buck in terms of physical amenities and mental peace. The idea behind my review is to try to share my experience and try steering away folks from falling down the same fate and not to wash some dirty laundry.

After having lived in many apartment buildings across the country, the Adams Building easily ranks among our favorites.* Here are some of the pros and cons: Pros: Price. Based on our survey of apartment buildings in the neighborhood, the Adams Building is several hundred dollars cheaper than its counterparts. This was the single most important factor for us, and is a major reason we would choose to stay here. Location. All the benefits of urban dwelling: a plethora of restaurants, coffee ships, and Pike Place Market are all within walking distance, as is downtown. Also sits next to some major bus routes. Style. My wife and I eschew the minimalist, sterile aesthetic that plagues so many Belltown buildings these days (despite the proximity of the Space Needle, not everything needs to look like the set of the "Jetsons.") The Adams building is an oasis of vintage design: dark wood floors, claw-foot bathtubs, exposed brick walls - all delightful. Management. The staff has been, with only minor exception, terrific. All of our questions and requests have been addressed in a timely manner. And I have to give a special shout-out to the maintenance staff, who swiftly respond to problems (to wit, I once submitted a non-urgent request online that was fulfilled within 30 minutes). Cons: Lack of Communal Facilities. The Adams Building lacks many of the communal areas - such as conference or media rooms - that some neighboring buildings have. This wasn't a problem for me - I wouldn't use those facilities anyway and prefer not paying extra for them. That said, a rooftop lounge would be nice. The Adams does have a modest back patio, though it's been too cold and rainy to use this so far. Lacks a Gym. Similar to the note above. Again, this wasn't a concern for us - most apartment building gyms tend to be lackluster anyway. However, if you prefer a "free" apartment building gym, the Adams will not be ideal. Also the building is not very close to any "standard" commercial gyms (with the exception of a few with astronomical membership fees). It is close to several alternatives, however, such as yoga studios, CrossFits, etc. It's also a quick jaunt over to the waterfront running trail. Grocery Stores. There are basically only two nearby grocery store options: a bodega-style store that has limited options, and Whole Foods, which is comically overpriced. We've taken to using an online grocery delivery service almost exclusively. The Location. With the benefits of urban dwelling come the drawbacks. While noise levels within the building are generally minor, we are located less than a block from a fire station and its attendant clamor. There is also a back alleyway next to the building that garbage trucks will loudly drive through at odd hours of the night. There is also a significant population of homeless individuals in the immediate neighborhood; loud arguments in the middle of the night are commonplace, as is aggressive panhandling. My wife has also been accosted on the bus. Nothing unusual for living in the middle of a large city, but something that residents should be aware of. Billing Issues. Although the management company's online billing system normally works well, its ledger has few peculiarities that have proven to be a minor inconvenience. * Full disclosure: tenants of the Adams Building, including myself, are being offered a credit towards their rent in exchange for leaving reviews on Yelp. The credit does not affect the substance of my review, however.

The coded entry to the apartment complex is very secure and I enjoy the ease to it. The management team is very responsive and professional. I haven't had a single issue with the unit, and they have answered all of my questions within an hour. The team works above and beyond to help with anything and they are also very kind and approachable. The apartment complex is cleaned regularly and the courtyard and surrounding areas are also well maintained. Packages and deliveries are very well managed here and I have not had any delivery issues that the management team has not helped me fix immediately.

I agree with others that the location is quite convenient. There is a bus stop just 1-2 blocks down that can get you to mostly everywhere you want to go in Seattle. Buses come regularly, so great to get around. It's super close to the Burke-Gilman trail and I would walk down that path for 15 minutes to get to my classes. Walking to Trader Joes for groceries isn't too bad either, being about 10-15 minutes up a few blocks. The restaurants by campus are all a 10 minute walk away as well. It's a pretty new building, so no maintenance issues at all. The entry into the complex and into the units felt very secure and convenient as well. The price was really nice for this area, especially because the apartment allowed dogs! This was hard to find. Studios are tiny, however, so just be aware (~300 square feet). Definite pro = in-unit washer and dryer unit. No A/C, but that's not unusually for Seattle, so not a ding in my book. I had no issues with getting my packages and had some items actually delivered right in front of my door (flowers). I'll vouch for the slamming noises, because the security gate is loud. You'll hear car sounds, but I would expect that from living in a city... I found it to be nice ambient noise. it's not bad at all like some neighborhoods with ambulance sirens sounding constantly. For example, living in Capitol Hill, you'd hear that ALL THE TIME with First Hill emergency departments on every block. I could see Mount Ranier from my window over the view of the bridge and the water. I loved that!

These fumes are going into my unit (464C) ​April 2024 - February 2026 (Safety Negligence): Records show a failure to perform annual safety tests since 2022, alongside repeated citations for broken emergency fire switches and the accumulation of combustible debris in elevator pits. ​February 4, 2026 (ADA Violations): The most recent inspection confirmed that emergency ADA phones inside the elevators are inoperable, leaving residents with no means of communication in a building with documented fire and leak hazards. Fact Check: It has been 37 days since the Jan 10 flood. Starting drywall on Feb 13 is not "ASAP"--it is negligence. Your claim about "legal representation" is a deflection; I have been Pro Se (representing myself) for 2 weeks, and management has simply chosen to ignore a medically documented life-safety crisis until 2/11 upon being served with a claim. Timeline: My apartment flooded on January 10, 2026 due to something happening in a neighboring unit. Because of the conditions, I stayed in hotels for my safety from January 10 until January 22. During the first 12 days, industrial drying fans were kept in the unit, which maintained the temperature at 85°F and the noise at 90dB, while the unit had to be closed-circulation (no venting of air at all). I was informed by local onsite management that this was "habitable, but unpleasant". For 11 of those days, the apartment's only bathroom was blocked by equipment and uninstalled doors After the drying equipment was removed, the unit was left with exposed nails on the baseboards and subflooring. Management had stopped responding to my emails at that time. Despite the flood happening on January 10, I was not given a timeline for the drywall construction to be finished until today, February 6. There is a waterline where I warned the office about while machines were running (photo). The current date provided for completion is February 18. A visit with my doctor confirmed that these living conditions and the duration of the repairs have caused a decline in my health regarding my existing mobility disability and asthma. I am sharing this so the public can see the timeframe and the steps taken to resolve a habitability issue at this property, especially if you're Disabled, or have health conditions. Update Feb 6: Breach & Reprisal Escalated to Greystar Corp. I sent a minimized settlement in good faith. Counsel accepted at 11:27AM, then defaulted on 2PM deadline. I know this listing is for an apartment complex but I am writing about the exterior + the…read moreaccompanying plaza. I have long thought this would be a pretty convenient and cool place to live. They have a lovely plaza, with fountain and manicured foliage, that includes the cinema a few steps from your door, as well as multiple restaurants and other services (a medical clinic). Right across the street is the mall. And just a little further down the road you can use the light rail (and of course you can catch a bus). I enjoy the convenience of coming here for a movie and a quick bite and imagine that the residents feel the same. The plaza is always clean and pleasant and quiet.

The apartment themselves are nice and the building is fairly quiet. The reason I don't recommend…read moreliving here is the management. Management has progressively gone downhill in the two years I've lived here. You have to beg management to get answers on just about everything. If you do get an answer, you feel like a burden. They'll make changes to the lock system without notifying residents. Your rent amount will be wrong and it'll take months to get in touch with somebody to correct it. There are major security issues and break ins that management refuses to adequately address. It truly feels like the only person who cares is the maintenance dude. Save yourself the hassle and live in a different building.

We were never sent a second bill, and even if we had been sent one, we were NO LONGER under contract with them, so they have no legal right to charge us for a second carpet cleaning that happened after our deposit had been refunded. Complete bullshit. BEWARE of getting entangled in any lease agreement with this building or any of the Mack Urban group apartments. Apparently it never ends and they can charge you whenever and for whatever they want, and if you don't pay up they will try to ruin your credit.
