The Bison Ranch is perfect for a stay in the Heber/Overgaard area. Our spacious suite was just what we needed for our 5 night stay. The accommodation included comfortable beds in two bedrooms with two bathrooms as well as a fully stocked kitchen. The location also includes a restaurant, a fitness center, a game room and a kids playground. During our stay, we took advantage of the location to take trips to Payson, Petrified Forest National Park, Show Low and Winslow. We used the wonderful pool and hot tub after our daily trips. Attempted check in yesterday (Monday August 17) at about 6pm. I was in town conducting a cooking class at the Legacy Ranch, a 25,000 sq ft private estate in the area.(HIGHLY recommend, by the way.) As the class ended I was feeling increasing ill, and by the time I loaded my truck with my entire BBQ kitchen, I vomited several times before leaving. I was recently prescribed a glp from my provider for sleep apnea, and while I had the occasional bout of nausea and occasional vomiting, this was different. Do you know the feeling where it takes too much energy to lift your head, and you just want to curl into the fetal position and die?...yeah that was me when I arrived at the front desk. I had not eaten all day and was dry heaving, as there was nothing in my stomach but the little water I was drinking to prevent dehydration. Initially, the front desk agent was very helpful, she offered to let me sit in the lobby as she processed the reservation. I explained that I had the chills, and would need to go outside. She requested to run a credit card for $250 deposit, and I explained that it was on Google Pay on my phone and handed it to her. She seemed dumbfounded and said she did not believe they took Google pay..she wanted a card number exp. date, cvc code, etc...which my wallet Google wallet does not provide for obvious reasons. Meanwhile I got sick again in the trash can outside the hotel, and begged her to hurry and figure it out. By now, she had called a maintenance man for back up, to whom she asked "...do we take Google Pay?" (Yes, she asked the guy who drives a golf cart around the propery about accepted payment methods). to which he just shrugged his shoulders. At this point I was desperate, and I retrieved my business phone to see if I could obtain the bed Id paid for. No luck...as I was bent over the trash can outside, the maintenace man returned and told me that I was being asked to leave the property immediately, or he woukd call the police. Dumbfounded, I asked him why and he responded "we don't want you making a scene in front of our customers, (there were none in the fifteen minute exchange) and my general manager, was afraid I would be sick in our room." "So, leave the property NOW or I'll call the police and they will be here VERY fast." When I called the next day and spoke with the General Manager Cindy, she explained it was actually the assistant g.m. Krystal Kruze who oredered me off the property from her phone, presumably at home. On a brief converstation with them on conference, the next morning they again said they do not accept Goole Pay for the $250 deposit, (unlike virtually every other retail merchant in America with a modern card verifier) I said "...really? Then how is it that my Paypal account was attepted a charge from your hotel for $250 last night at 6 pm??" There was a pause, and Cindy replied "It was declined" "But, you just told me that you dont have the capacity or inclination to accept the payment method in the previous sentence? At this point I requested her Supervisors contact information, to which Cindy declined to furnish either a name or phone number for her supervisor. A general manager refusing to furnish corporate contact or escalation information to hide a guest complaint is a serious breach of standard hospitality protocol and ettiquette. read more

Stayed at this location twice before and had a good experience. Decided to stay there for Thanksgiving and made the reservations mid-summer to ensure we could start planning for the holiday. Received an email 2 weeks before Thanksgiving stating due to unforseen circumstances your reservation is being cancelled, sorry for the inconvenience. Where to begin? Very friendly and helpful staff. Very cute property in a quiet location. Everything is perfect for a quiet getaway. Well, until other lodgers decide to start slamming doors on their way out. The neighbors front door slams so hard it makes our entire unit shake. Must have been the morning wake up call that we never asked for or wanted. Charming. Then of course I can't leave out the staircase from hell that leads up to our unit. Definitely not made for older folks with a bad knee. Did I mention it's made from see through metal boxes, maybe old railroad car top running boards? Really helps get one over any fears of heights; how quaint. No cement sidewalk to our unit from the parking lot either, nice in rainy weather. Thank God the staff included a very kind and personable fellow named Matt that brought our luggage upstairs, otherwise I'd have been sleeping in our car, or lying dead on said staircase. Hanging out in this part of Arizona during monsoon season is quite interesting. You pretty much get to watch electrical storms and enjoy nature's power and furry. Hopefully you like weather of this sort because it wipes out the satellite TV signal when in play. Me, I love lightning; storm chasing is on the bucket list. Just saying. Would I stay here again? You betcha! Just get a ground floor room or one with an enclosed staircase to enter our room, that would have been much better for certain clients. All in all a pretty peaceful location. We explained to the desk staff that we would be using our room during the day, arriving back at the room really in the morning to sleep for the day. First night, we return at 2:00am and the key doesn't work. We walk to the office. They give us new keys. Didn't work. They give us new keys. Didn't work. The third time they say they will come over and let us in. Next night, key doesn't work. We go to the office and they say that they found out earlier that if the other guest locks the bolt lock on the door that the key won't work. They could have told us earlier in the day, they had our contact info. We had them let us in. Then we discovered we left an earbud in the room. $35 to send it to us. read more

Beautiful place to stay. The rooms were spotless. The outside areas were fantastically beautiful they would work on them very regularly. Not much to do there but if you are with friends, they have games to check out they have ping pong corn-holed; a beautiful area to sit outside & a fire pit. You have a wonderful patio on both sides of your home or balcony the patio from the front has a gas grill in it that you can use. Pool was not in functioning order that we missed. read more

This resort is a little dated. Not much to do if you have little ones. They have movies to rent ($3), a sand volleyball court, pool, jacuzzi, pingpong table, fishing, there are stables near by for horse back riding. Every attraction is at least 3+ hours away. Grand Canyon south entrance 4+, petrified forest 2+, driving zoo 2+, zoo 2+, space telescope 1+ (but you have to call ahead as it is not always open). All are worth the drive though, just do your research before taking off to maximize your time. We kept getting home past 9 and couldn't use the pool or porch as it was too cold. Exterior could use some paint to make it more appealing, but other than that it's a nice get away. Quiet even though a main road is right in front. We stayed in a two bedroom room that was very spacious. The rest room was a little cold after a bath because there was no heater. read more

Absolutely loved bed this resort! Actually a cabin feel bit more luxury with a western twist. Right in the center of Heber Az! Next door to the Wild Women Saloon that I've been to many times. Quiet, classy and perfect for peaceful getaways or family time. There are crafts for the kids, swimming pool, movies and also horse back riding etc for adventures. The townhouse itself was fully equipped. With everything you could want or need. Not that pricey! Cheaper then most fancy hotels. I paid 170 a night. It has several rooms and sleeps six. :) I will be back! Best getaway ever! read more

We were really impressed by the size and cleanliness of our condo and by the comfort of the grounds. Everyone we spoke to was friendly and we appreciated the proximity to Aztex Coffee and Taproom and the Wild Women Saloon. A downside was the last-minute notification of the pool and hot tub closure. We understood the pool was closed for maintenance, but it looked like the bone-dry, damaged-sided pool hadn't been open for some time and there were no signs of any work being done. We were offered access to a pool an hour away, but that didn't sound appealing after already paying a resort price and driving hours to get to Overgaard to visit family. Lastly, someone came upstairs and left two bins outside of our door on the last night without notification or signage on the bins. When a family member left our condo, we noticed the bins on the landing and felt a little uncomfortable knowing someone had been out there. I think the bins were full of cleaning supplies for our check out the next morning, but the whole thing felt inconsiderate and we felt our space was unnecessarily intruded upon. We watched two men carry the bins into our condo before we even left the parking lot after checking out an hour and a half early. Overall, nice stay with a couple of minor issues! read more

Might as well save your time and look elsewhere. We booked and paid for our reservation 3 months early. Not just the day of our booking, but 2 hours before our check-in worldmark canceled our reservation. We had already taken pto, made our arrangements, packed the car with all our belongings and the kids and were on our way up from Mesa. When I called their management said "oh yeah that is a problem if you book through like hotels.com or Expedia, see WE overbook and if you're not a timeshare owner than we cancel yours so those owners can stay. There is nothing we can do you need to take it up with hotels.com to find somewhere else." That's it. Like it's somehow a normal thing to hold your money for 3 months and then cancel right when you are driving over. Go somewhere else, this place cannot be trusted. read more

Love it. Not a ton to do, but if that's what you are looking for this is the place. Overall pretty clean, have seen better, but I imagine it's because we usually visit much busier locations. Also, people write about the lack of restaurants and grocery stores...it's a small town, but restaurants are all over and there is a Circle K, Dollar Store, and plenty of others around. I had high hopes when we pulled up the picturesque and scenic resort. The buildings look like an old western town and are set amidst trees, horse fields and a pond. While the unit was mostly clean there were many details lacking. The mirrors and floors weren't very clean. We've stayed at many WorldMark resorts and have always enjoyed the heated pools. There pool was closed and covered. The hot tub was heated but very dirty. We had to clean out bugs and leaves to use it and the bubbles didn't work. That was very disappointing. Sadly the general upkeep on the property seemed to be lacking. Buildings needed paint, landscaping needed to be updated and repairs were needed. I hope we caught them on their off season and that they improve upon their facilities quickly. read more

Comfortable, spacious, western saloon styled condos. Everything is pretty new and clean. Stayed here off season so it was pretty quiet. Beds are pretty firm, the way I like it. Swimming pool, jacuzzi, ping pong table, small gym with pretty new equipment, pool table (paid). There are some restaurants and boutique shops adjacent to the condos in the same area. Though I did not see the horses, but they usually have them for horseback riding for the kids. read more

Bison Ranch is a place to "get away from it all". Like the previous reviews, there's really nothing to do there unless you open up your expectations... ;-). If you're will to drive a few hours north, east, west you would definitely see and do a lot of things in northeastern AZ. We had a timeshare and stayed there for a week. We visited the Four Corners Monument, Sedona, Meteor Crater, Flagstaff and pretty much everywhere in between those places mentioned. The "resort" (more like a peaceful mountain community) provided us a way to unwind and detach from our normal hectic routine of the urban jungle. If anything, I would call it a retreat. The upstairs unit was comfortable and had all the fixin's that would make you feel like home away from home. So pack your car with things that will keep you busy as if you're at your own home. If you plan on making meals there, plan on getting groceries before you approach Heber because the nearest markets are limited and fresh produce is hard to come by in those parts. After reading the review of the bed bug, I'm fortunate enough to say there weren't any during our stay. The staff and maintenance crew were very friendly and made sure our stay was an enjoyable one. They also hosted activities for the kids in the rec area at night. We definitely had a great time there and would come back probably to experience a different season the next time around. P.S. - the WiFi can be spotty and the celluar connection is slow (3G at the most). Wifi is $15 per day but if you complain enough and be nice about it the Hostess just might give you a voucher card to login to their network for the rest of your stay ;-). read more

We really enjoyed staying a Bison Ranch, it is out of the way almost like a retreat. We spent a week exploring Northern Arizona, I never realized how far apart things are... we covered just about everything north of Phoenix, like stood on THE corner in Winslow Arizona, explored 8 National Parks including the Grand Canyon, saw the Meteor Crater. I digress, Bison Ranch was very quiet, although the rooms are located above stores and restaurants, we were not there during the day to be bothered by anything downstairs. Overgaard is really out of the way, like 2 hours from a WalMart, so if you plan on preparing food there, make sure you bring it with you from Flagstaff or Sedona. read more

A nice spot. Calling it a resort really builds the wrong expectations, but it is a pleasant place from which to explore this region of the state of Arizona. Located right on the major road, Highway 260, that runs through Heber/Overgaard. The old Western town exterior is fun and the grounds are well maintained. The property features a small swimming pool, Jacuzzi and a small playground. Pool tables and air hockey required payment, although ping pong was free. Felt a little nickeled and dimed. The layout is surprising, with all of the rooms located above retail spaces. We were above a hand crafted soap store. Fortunately we enjoyed the scents rising into our unit, but it could have been a problem for some. No issues with business noise except Saturday night, when the Wild Women saloon housed on the property must have gotten a little too wild. We did became major fans of Sugar Bears, a combo ice cream shop/bakery/coffee shop located there. The condo style unit itself is up to date. It features a full kitchen, washing machine, dryer, and gas fireplace, easily housing our party of six. Not a rustic cabin experience by any stretch of the imagination. Shut the door and you could easily think you're in Scottsdale. You'll need to look elsewhere if you desire a wilderness feel. I'm just not a fan of the economics of timeshares in general, but it was a pleasant enough stay thanks to a relative's membership. read more

My wife and I spent 2 days of a scheduled 3 day Labor Day vacation at Bison Ranch Condo's in Heber AZ On the second night around 11 pm we went to go to bed and pulled open the sheets and saw 7 bugs (small beetle type bugs with a body, head legs and small pinchers). I put three of them in a glass covered on the dining table, took a picture of one of them and sent it to an online agency that identified it as a bed bug. I put a note on top of the glass saying these were bed bugs. We packed up and left immediately. We reported this to the management and they said they would give us a partial refund because of this. We had to go thru a process of our bagging all our belongings and attempting to sterilize our suitcases and belongings. During the next week we both had series of three byte together appear on our legs, body, arms etc. We did not receive any help from management after the next two days. They said they had a exterminator come out and he said the bugs were bird mites. I looked up bird mites and they are microscopic creatures - so these bugs could not have been bird mites. We asked management for the phone number of the exterminator that they used. They never got back to us or communicated with us again. I contacted the county health dept. and reported them. I would not recommend this place because of the false info and failure to assist us in this terrible problem. Gorgeous resort!! The rooms are very spacious and it looks newly renovated. So glad we decided to come here to relax for the wk.

There really is nothing to do there. We did take a horse guide and that was fun and would do it again. We went to Pinetop and hit some antique and thrift stores, but hats about it unless u want to boat or fish and it was too cokd oje day and windy the other 3 days, the rooms are spacious and very nice and i love the eild soap shop there..... WARNING**** do not use the spa... 4 out of 7 of us used the spa and we all got sick, vomiting and diarrea, we didn't think about it but now that we have though about it, the filters on the pool were never on and nor the spa even after I told them and u didn't get that bleach smell in the spa which tells u they at least check the levels for chlorine, and that's the only thing us 4 had in common. So personally we will never spa, it's not worth the issues of sickness. Thank god our children were not.interested in the spa or too young to be in it or everyone would be aick. read more

I am speechless! I was super impressed, first of all, it was bigger than my moms second apartment, it had 2 bathrooms, 4 beds, and tons, and tons of storage space! When I walked in, I was expecting a small hotel with 2 beds and a tiny kitchen and living room, but it was the exact opposite! I mean, it had enough for me to do 5 science experiments. When you go to get your room, you see a shelf of DVDs, 2 pool tables, 1 air hockey table, a ping pong table, and what seemed to be a large living room! We got in the hot tub, and it was awesome, we were the only ones swimming, which made it so much better. The pool had a supersized volleyball, and a beach ball. We ventured over to the horses, and they were really cute, we got to feed them, and they seemed to want more the more we gave them. This place has little finches that are sometimes yellow on their stomach, and are all over the place, the seem really cute. There is a place called "Wild Women" that has a live performance at the bar. We ventured into a store called "The Quilt Show" and it had super nice yarn and fabric. This is a short visit, long visit place, made for both. There is a fountain and a pond in the middle, and it changes color as it lights up at night! By the pond, there is a ramada, we thought it may be for late nights and parties. If you go straight, you will come upon a movie theater, for movie night. Near the tv, there are 2 chairs and a long couch. I loved this place, and you will too! ;) read more
