In 2019, I feared putting a review on here would result in revenge on myself if I ever moved out, from the general manager Jimmy. DO NOT RENT FROM THESE PEOPLE!!! I moved in 7/2019. did not have hot water. told maintenance. & the office several times since. was always told " you have hot water, you just have to let it run for a little while." on dec. 23, 2019, after several complaints about this matter, I find a maintenance tag on my door with the familiar phrase, "...you just gotta let it run." so, on dec. 28, I let it run... FOR 45 MINUTES! STILL NO HOT WATER!!! I called the "Emergency maintenance #" to call it in , the maintenance man HUNG UP IN MY FACE!!! the next day, at about 9am, I went back and turned the water back on... and left to go to church. when I returned @ about 3pm, guess what... STILL NO HOT WATER!!! I REFUSE TO PAY RENT IN A PLACE I CANNOT LIVE IN! IT'S LIKE PAYING $410/MON FOR STORAGE!!! read more

Currently pursuing a lawsuit against these people. Apparently they think they can move a family into our home and void our lease without anything but consent from in-laws. Sorry but they're not on lease so that was pretty Illegal. And no return deposit or reimbursement for the electric used by this other family nor water. We did a lot of work on this place because it was in bad shape, black Mold, disgusting carpets with some kind of oil that made its way to the floor board, water damage, smoke smell all throughout, hole in ceiling, bad maintenance and they only seem to care about money and themselves, not out putting families. This is definitely not going to fly and I suggest you stay away from this company entirely. They could improve by actually do things right and not cutting corners or just doing as they please no matter the cost to others. read more

DO NOT RENT FROM HERE. I cannot even stand to give this awful place one star. Biggest crooks you will ever rent from. Nothing will get fixed, our water was out in the kitchen and it took a WEEK for them to come fix it. The middle of my bedroom floor leaked pools of water every single time it rained, it was never fixed. Nobody will answer the emergency phone number. The office is closed during its business hours randomly. They will NOT give you your security deposit back. AND BUGS. We rented a duplex on giant city road and I have never seen an infestation with spiders in the summer and Black crickets and Rollie pollie bugs in the winter like we had. Worst landlords I've ever had. Don't expect them to do anything or fix anything. Be prepared to do it on your own.

DO NOT RENT FROM WRIGHT PROPERTIES. The apartment we were shown and told was exactly the same layout as the one we were getting, was NOT the same. We signed the lease thinking we were getting one thing and ended up getting something different. We were told that their properties are cleaned by a "professional cleaning lady"... absolutely untrue. The tenants before us smoked heavily in the apartment...so bad that the walls, cabinets, countertops, doors, and light switch covers were covered in thick yellow gunk. The one good thing Wright's did was paint the walls and replace the carpet like they promised before we moved in, but the smoke smell did not leave and now all of our belongings smell of stale smoke. Not only this, but the kitchen was filthy, sink, stove, and refrigerator were not cleaned at all. While renting from Wright Properties, you will never be lonely, as you will have a new bug infestation every season to keep you company. In the fall, we had brown recluse spiders, during the winter, we killed hundreds of crickets (glue traps will be your best friend!), and in the spring once again we had brown recluse spiders. Not to mention the smaller, less harmful spiders and roly-poly bugs which live there all year long. I noticed several times there were dead rodents outside on the patio near our apartment, and I am concerned about what killed them and the fact that the cats from next door wanted nothing to do with them. Wright's does not take care of loud, unruly neighbors, so there were many times that I came home to them parked in my only parking space directly in front of the door to my apartment, they let their pets run rampant and their dog walked into my apartment several times, and they play such loud music/tv all night long that it is impossible to sleep. Unfortunately, Wright's does not care and will do nothing if you complain. There were several spots on the ceiling that had clearly leaked, and a few times our carpet came up wet after a heavy rain. Wright's brilliant way of fixing this was to turn fans on to dry the carpet. Our back door had a gap in it, where you could see clear outside, which is where many of the bugs came in. Our bathroom did not have an electrical outlet and had a heater that was clearly a fire hazard, so we never turned it on. The walls were covered in wallpaper and they tried to cover a hole with moulding but it was still noticeable... I don't even want to know what the wallpaper was covering. None of the bedroom or bathroom doors had locks on them, which is unfortunate when you're living with roommates. When asked, they claim they spray for pests once a month, but no one has ever seen this happen. One evening we called the emergency maintenance line 15 times and they never answered or called back. However, one night I called twice, left a voicemail, and didn't hear back, but the maintenance man showed up 15 minutes later. This is great service except that he showed up unannounced and it was midnight. Typically when you don't receive a reply to your call you assume they're not coming. We didn't have running water in our kitchen for two weeks because Wright's did not believe this was an emergency and took their sweet time coming out to fix it. They let the grass get about a foot high before they will come mow, and the dumpster area is always disgusting and littered with garbage because we only have 3 trash cans and that is not enough for 2 duplexes full of people. You will spend extra on your heating and cooling bills because the properties are not kept up with. Our hot water heater never worked properly and there were times that we could only take about 5 minute showers. Their office hours are 12-4:30pm throughout the week, but most times we tried calling no one ever answered. When they do answer, 9 times out of 10 they are rude. I have also gone there during office hours and they have been closed early. Unless you enjoy renting from horrible landlords, do not rent from Wright Properties!!! read more

I just got a call 5 years after I left the most horrible "out of regulation" place I've ever rented... that I owed money that they're sending to collections. I've never missed a payment of anything in my entire life... and here they are lying about me owing money. Next time they call I'm giving them my lawyer's number. These people are criminals! Oh.. did i mention that they wouldn't fix the heat in December and January when I had a newborn in the house? FILTHY! To start out when I first moved in the place was filthy. here was a vomit stain on the carpet and the place had roaches! I called maintenance and hey cleaned it up while I had lunch out. I had to wait 8 months for the heating/cooling unit to be fixed despite many calls. Roaches got worse after they took out the sink in my bathroom to fix some pluming. They didn't clean up after doing that including leaving my bathroom door off it's hinges! Grounds are full of liter and he dumpster is fenced right next to the building. So it's no surprise they had to have someone come and make sure all our apartments were cleaned. I tidied up, vacuumed, cleaned counters and bathroom, everything and they still threatened to take me to court saying it wasn't clean enough! If the court case had gone through I could have been thrown into the streets! Not good people! Do not rent from here! read more

DO NOT RENT FROM THEM. They are the worst rental company that I have rented from. They are slum lords who do not fix any of their rental properties up. We had water leaking from an active light fixture, and we kept calling to have this repaired for ONE YEAR. Over the entire year, they did minimal repairs. We had to live with multiple holes in our ceiling that leaked water for over 1 year, and not once did they ever attempt to fix the holes. This happened over and over again anytime something needed repaired. It would take multiple calls to get a maintenance guy to come out (if they ever came out). More often than not, no maintenance man would come out to the property. The house is falling apart and in AWFUL condition, because they refuse to do any upkeep on it. The people in the front office (namely Shannon) are RUDE and give you awful customer service. They may have cheap houses for rent, but take your money elsewhere (they're cheap for a reason). They can (and will) keep your security deposit for repairs to the property that you did not even cause. read more

My g/granddaughter along with 2 friends rented from Wright Properties for 1 year. After the termination date on lease they moved out. Caroline, the property manager starting say 1 girl owed 2 months rent and my g/granddaughter owed 1 month. I had paid her rent from Jan/June. When I talked to Caroline she went though her computer and said all was paid till Jan. Well, I told her that I had all rent records from Jan/June. At first she said she didn't have record of my Jan rent. Then after I gave her the info she said "Oh, I have that"... I asked who does the bookkeeping and who was the owner, she has been there for 30 years with no complaints and Wright Properties is the owner. I asked her if she ever checked YELP there are plenty complaints. She said she doesn't pay attention to that. I just saw that Matt Wright said his business started 10 yrs ago. Now she said my granddaughter didn't turn in her key... and she was charging them for changing the locks. Landlords should always change the locks when a tenant moves out. My g/granddaughter said she put the key in an envelope and brought it to her office. Caroline complained the house was full of furniture.. there was 2 coaches that a friend was going to pick up and my Granddaughter Mother asked if she could leave them there and Caroline said "Yes"... Now everything is a threat... She claims my g/granddaughter owes rent but doesn't know for what month. She told me that I had put the wrong month on one of my rent check I sent her and she scratched it out and put the right month... LIE I told her I looking at all my checks and none of them had anything scratched off anywhere on the checks. When you try to correct her when she gives you wrong info... she claims you're being rude. She told my granddaughter the last check she got was dated March.. I told her NO the last check was made in May and gave her info. Now she says "Oh I have that record"... She's a horrible bookkeeper and she wants 2 months rent for 1 girl and another's months rent from my granddaughter, but she's not sure what month they didn't pay. read more

Lived in two separate properties at two different times years apart. Both times my apartment had fleas that they took weeks to fix. Both times they added charges at the end of my lease for damage. One of the charges were for thumb tack holes in the wall and their lease explicitly states to use thumbtacks or nails to hang things. If you have another option do take it, but in Carbondale that isn't always a choice. Sorry if you do end up here, though. read more

If I could leave negative stars I would. Not only was my place disgusting and damaged when I moved in, but they lost my check in form, never fixed anything, and blamed me for not making a copy (a copy I requested many times). Their office hours are terrible (only 4 hours a day) and the majority of the time no one is in the office during those times. They never once returned a single one of my calls and I left many messages. I had a wasp problem in the walls of my apartment and called every month and wrote notes when I turned in my rent. They never fixed the problem after promising me an exterminator. The place was super run down and could be cute if it was actually taken care of by the property managers. Every single other tenant that lived near by me was also completely and utterly unsatisfied and had the same problems. In the end, it wasn't worth the fight on all the money they claimed I owed them because everything got twisted to be my fault. So just don't rent from them. The prices may lure you in but you'll make up for it in outrageous heat and electric bills because the house is so run down. So just rent a nicer place in Carbondale. It's way worth it. Further, when I called her, she never answered. Then, she shut her phone off on us. Not good; not professional. Like so many Carbondale landlords, Wright Property Mgmt is not good. I lived in their Monroe St apartments next to the public library, and had to deal with the following during my residence: repair men who do not pick up after themselves, a monstrous flea infestation which took them weeks to actually address and spray for, horrible communication, Wright Property Mgmt forgetting to pay our water bill on time, resulting in an all-building water shut off (of which, when I called them they lied and blamed on the city); freezing water during the winter, of which they attempted to brush off and say "well the water heater is working, so we don't know what to tell you," ( i had to call and complain to the city to have it addressed), and THE WORST water pressure you've ever experienced (seriously, it's like taking a shower with a low-pressure garden hose). Also, they're rental office is only open from 1-4pm daily (that's 3 hours a day for you). The women that work in the office are nice enough and seem to be working hard, however, there appears to be very little communication between them and the repair men--that or the repair men are just idiots, who knows. When i first moved in, they had said they were going to repalce my old window wih updated insulated ones. This took months to do, and to cut costs, they only replaced 5 of the 8 windows and BOARDED UP the other three. That's what you get with these folks. I do not recommend them. read more
