I've lived in this building off and on since it opened and it's a nice building but the awful management makes it truly miserable to live here. I never imagined such a nice building could be run like such a slum. I've reported the dog poop on my hallway to three people over multiple days and it's still there. After maintenance ignored it multiple times, the second front desk person said he would have to deal with it himself since the maintenance left for the weekend instead of dealing with it. He didn't end up cleaning it up either so soon the shit will be smeared down the hallway. This is sadly a common occurrence. The staff is constantly changing which allows them to screw you over because it will be someone new to complain at who doesn't care. The maintenance is so bad that after multiple attempts to fix a broken toilet we gave up and keep the water off to that toilet. If maintenance tells you they will come at 2 PM tomorrow, they'll show up at 10 AM three days later instead when you're not home and say it looked fine. When we have someone visit we have to explain that after they take a poop they should let me know and I'll turn the water on for a minute and flush for them. Very cool. The alternative was paying $300 extra a month because the toilet runs so much. They promised they would clean our windows which haven't been cleaned in 3 years and you can barely even see outside. After many previous delays, they promised it would be complete by January and here we are in August after my entire lease is complete and they still haven't cleaned my windows. Imagine not being able to see out of your windows for years while you watch the building across the street clean their windows regularly! I've attached a photo of the dirt caked on the outside of my window to give you an idea. I actually have to blur the windows out of my baby photos because it's so embarrassing. I haven't even gotten to the biggest scam where the leasing staff were repeatedly aware that we wanted a 2 month lease extension and then after promising us we could do month-to-month for an extension they put it into their system as a new 1 year lease. They claimed the new lease end date was there to guarantee the same rent and we could cancel with 60 days notice. That was a straight up lie and conveniently everyone in the leasing office quit at once so they went back on everything that had been discussed. DO NOT trust anything they say on the phone as there is no record and they will screw you. Recently they switched parking vendors which means they rented a lot of the parking lot space to people who don't live here and started putting threatening parking violations on dozens of resident cars when they suddenly decided the spots they are in are now for non-residents with no notice. Imagine going away for the weekend and coming back to your monthly resident parking garage and finding out they towed you because two days ago they decided some bar down the street is more important now. There is a WhatsApp group where people repeatedly try to get a class action lawsuit going as they know it's the only way to stop them from running this place like a slum for maximum profit. People have to alert each other how to avoid the building scams and when cars are being towed over new rules that half the building never got an email about etc. The consensus is you should just live at AMLI Wynwood nearby instead which is apparently actually managed well. Another of their famous scams is charging a cleaning fee on move out for all units regardless of how well it's cleaned which is against Florida law. Just one more way to screw your residents. read more

I have been living here for 1 1/2 and I absolutely love it. It's in the middle of Wynwood and it's close and convenient to all the local shops and restaurants. The new management and team are super helpful and friendly. I love the newly added events that they host for the residents. It's amazing for creating connections and community. The management team is super friendly and helpful with anything you need. Alex personally has worked with me and been open to ideas that make the building better for all residents. We have fire alarm testing constantly and finally we managed to have a real fire, started by someone in the building and a leasing agent who lives here. Almost no one evacuated and what is insane...there are no fire extinguishers in each unit I have never lived somewhere there weren't fire extinguishers that were checked annually. This is a residence, not a hotel or an Airbnb. So those who are looking for reviews on their temporary stay here just be aware that subletting is illegal here for those who are renting their apartment. We were here for 3 years and have nothing but good things to say about our tenancy. If you are looking to move to this colorful and artsy district please be aware that this building shares a corner on a street that has a very active and boisterous nightlife, AKA: sometime we ear-plug it on the weekends to sleep. But if you are like us, and own a pair of noise canceling AirPods, or don't mind the night life, then this is the spot. The window/walls are absolutely gorgeous, and have given us full vantage of enjoying Wynwood Walls facing North. We found that the intuitive layout of the space also pairs well with the light invitation from the windows. The floor plans are open and inviting to any layout you see fit, and the thoughtfulness that went into each room shows. There might be some traffic on your way back into the property if you leave and come back during a busy time, but almost everything you could want or need is available without leaving. The pool is heated, and the gym is full service, all amenities open till late. We can't say that we've found a comparable location. This is a newer construction building. Kitchen cabinetry holds a ton if you're big on cooking, and the walk-in closets in each room are enough to hold your journey of things and clothes. We will miss the sleak design of the propery and the access to delicious restaurants!! read more

Living at Wynwood25 is literally like living t In the depths of the underworld. As you can see from all of the attached photos, management does not care about the upkeep of the building at all. Dirty carpets, windows, blood,dog waste everywhere. Our elevators were down for the entire art Basel weekend. One elevator was out for almost an entire year. Package room full of packages since the entire building (including stores and restaurants) deliver to the same package area as tenants. Open doors to all parts of the building allow for pretty much everyone and anyone to roam freely. Building also has a huge Airbnb problem. Go somewhere else if you want to feel safe or live in an "upscale" building. Since a change in management the building has been terrible. The photos speak for itself. read more

The pros - fun location Cons - Management is bad at their jobs (especially their new management team @ Paola and her "great" customer service skills, fire alarm drills long after the time period they provide, unannounced work on the internet closet that will cause you to lose internet connection for the day. shoddy construction in the apartments makes the tiles uneven, prone to cracking and nothing is properly waterproofed, grout comes off frequently. They can't seem to have more than one elevator working at a time in this building Ongoing construction constantly knocks out internet and power lines at all times of the day and night Fire drills with no notice, little adherence to the times posted. Makes it hard to know when there is a legitimate fire. Can't guarantee safe parking either: self parking is full of air bnbers/people who don't care, I've had to pay 1.3k in damages from someone hitting my car. When I moved to valet I thought my car would be safe but nope, since changing to valet services I've picked up my car with flat tires on two desperate occasions due to "construction" going on in the garage. I am seeing a lot of negative reviews. However, My partner and I moved into this building 2 weeks ago and reserved our unit several months earlier in advance. I cannot speak to anyone else's experience but ours has been great thus far. Brenda and Belkis hace both been very helpful and made our process easy. They have answered all of our questions and worked with us step by step. The only reason I give 4 stars instead of 5 is because some of the functionality of the applications with the building are a bit glitchy. But from a personnel standpoint, we've had a good experience. Also the unit is great and the location offers lots of food and nightlife. read more

Came in to to view an apartment today and it was just YUCK ! They didn't welcome us in at all . 3 people behind the desk and no one thought to say "Hello" ... There was a worker that said my brothers name completely wrong and when he was corrected decided to respond with an attitude rather than apologize for the error . Then we were told they're "too busy" to show us an apartment ... mind you we scheduled a tour online for a 2bedroom with a terrace, when i called they told me they'd only be able to show the amenities and a studio ? Dear Orbitz SobeNY, I left the condo/apartment on 12/7/2021. Your building needs to be condemned. All elevators including service elevators were out of service for most of the time staying at your property. 11/29/2021 - 12/11/2021. I have a physical disability that requires an elevator. Your staff not giving a shit about the serious issues at this property is very concerning. The last straw was hearing a tenant screaming at the top of their lungs being trapped in an elevator was enough for me. You should be sued under the Americans with Disabilities Act in my opinion. Nothing even your rules to abide by will protect your from violating the Disability Act. read more

Stay far away. This apartment has stains and bugs on the hallway carpets, the staff is incompetent. The roof top pool has airbnb guests and is a mess, it's also incredibly loud at night and unsafe. Look to midtown, do not recommend at all as the rest of the Yelp reviews show as well. read more

Well stayed here recently for an airbnb. Felt like I watched the whole time. The unit had cameras inside to watch me. And also noise dectors. Very strange. Getting around the property wasn't very easy. Using this latch app. There are other options I noticed after my stay. Which I do plan to use. Lastly the building is great. Mainly stayed here for the location. I wish I had noticed the many other options in the building before my stay. Some of which are professionally managed units. Also getting to the pool was interesting. But the roof top was amazing. Which is why we really wanted to be there. Even though the surveillance was a little much. read more

Where do I even start ? After living there for 2 years... I can recall maybe a couple of days in which all elevators worked at once. Even tho the lease states that it's not an Air B and B property ... they turn a blind eye to the multiple units being used for that purpose. Windows were cleaned a total of one (1) time during my stay. Doors were never locked and pretty much anybody could walk in thru the garage and or restaurant entrances. This building is not secured at all! Multiple homeless people randomly sleep in some of the common areas of the building. Rooftop TVs never worked properly. Package room a total disaster and finally one of the most incompetent staffs I have ever encountered (with the exception of Cameron who no longer works there)... I would say that I don't wish this building on anybody... but I'm petty so I would wish it on my enemies. read more

This apartment building is residential! Not Airbnb's. We write leases that say we cannot hold air bnbs. Given that latch is an app phone which a lot of Airbnb's still have access to . This building has severe leakage issues and I would not recommend moving in. The entire second floor has flooded during rain season every year I've lived here (for nearly 4 years). Management at the TRG have done nothing to correct this issue and they allow airbnbers and short term renters to come in and trash our property, security is not right. Would not recommend moving in to this building. Concerns have been raised for years and I have seen no improvements. The best TRG employee is Manny Olivo, he is the only saving grace for this community. He responds quickly to issues, is 100% professional and cares about the residents. read more

This place is great. My brother currently lives here and has barely any complaints. It's at the heart of Wynwood which means he can literally walk to many great restaurants ,the walls, art, work, donuts etc. I'm not entirely sure how many floors it has but we went to the 6th I believe where the pool, tvs, board games, and bbq area was. All of it very fun for whoever lives there. They have the office space, the gym, another library area all accessible to residents. It all seemed clean and top of the line as far as technology and equipment. I believe it's pretty new as a building so it still felt like it. I think my only complaint was that they offered parking or maybe free parking for guests? and now they don't, which sucks. I think at some point some people may have abused it and now it be gone, yo. I'd definitely like to visit my brother here again and maybe even spend more time in that library! It looked nice. read more

Great place to live with so many restaurants options. Friendly management team who can help with everything!

This one of the two leaks that are in my apartment. Management refuses to fix this or at least tape the leaks again to prevent a leak from happening. The last time I contacted management was via the office was July 11th, Saturday, in the morning. I spoke to Cameron on Saturday and maintenance wasn't there until Monday. As I'm typing this it is July 12th and no one as as yet has come to at least tape up the leaks. I understand they don't understand what's wrong but at least put in some effort in an attempt to save my furniture. Management could tape up the holes and they don't think it's necessary. They also lied and said that my apartment was the only apartment facing this issue. Electrical problems as well. I contact the property management for this building and I'm awaiting a response. I'll just show it to demonstrate that I'm trying everything in my power to be cooperative but that means nothing to management. read more

Nice aesthetic, walls are paper thin, you can hear everything. Claims to be dog friendly but if you have a dog bigger than 10 pounds people are going to frown upon it. Staff is not friendly or helpful when trying to resolve issues. The owners don't care about helping you, not even if you were affected by Covid-19 financially. The walls are super thin, you can hear EVERYTHING your neighbor is doing. You can hear people in the hallway walking. If you're in the hallway, you can hear people talking from their units. Bathroom doors and bedroom doors are flimsy & cheap. You can hear EVERYTHING from the outside at night which makes it difficult to sleep. Wynwood is not a residential place to live in and should stay that way. The neighborhood and ambiance is cool. But a lot of lounges and clubs nearby are open late Wednesday- Sunday which doesnt help with the noise factor/ sleeping issues (they close at 3am). Then when you think everything is closed, people come out of there drunk and rambunctious and stay outside blasting music for at least another hour or two in the streets. Cause people also go eat nearby so there's really noise until 5am on those days everyday. The hallways have cheap carpet that stain easy. The carpet is barely cleaned or maintained. Sometimes pet owners also don't clean up after their pets, which sucks for the rest of us pet owners. Even though they say it's a pet friendly community, that only applies to small dogs. They've only washed our windows from the outside ONCE in a year and they're visibly dirty. The pandemic happened the last three months of us living here so it's not an excuse for the lack of maintenance on the building. Can't wait to get out of here. You can get your money's worth renting elsewhere in Miami. read more
