Ant time me and my neighbours have to submit a ticket to them for basic repairs, they get back to us days later and when they do send someone it takes another extra few days to repair - disrupting our schedule since we don't work from home and actually have to go to work physically. We've had to accommodate and waste our time for anything to get done. I recently moved into this apartment and discovered serious habitability issues immediately upon arrival. There was no electricity in the unit and a dangerous steam leak coming from the radiator, making the apartment unsafe to live in. These are basic conditions that should have been addressed before any tenant moved in. I am currently working with housing assistance and reporting the issues because apartments should meet basic safety and housing standards before being rented. Just another person coming on here to say that this management company is the absolute worse. ZERO STARS. Don't rent with them unless you want 500+ energy bills because of their neglect with maintaining heating and cooling units. We are cold in the winter and hot in the summer, not providing us with basic needs and in direct violation of The Warranty of Habitability. Don't rent with them unless you want a waterfall in your kitchen and a nice ugly hole to go with it. I'm no plumber but pretty sure it takes more than caulk to fix a busted pipe. Speaking of caulk they won't re-caulk our kitchen or bathroom (which had none) so there is lots of mold growth, yay us. Don't rent with them unless you want a pool in your apartment when it rains, a nice 5 or 6 inches of water covering the floor. This management company is ABSOLUTELY DOG SHIT. for starters we did not receive our mailkey or packageroom pin # for 2 weeks after we moved in. Even after contacting them every single day they did not help us and then gaslit us saying that they already gave us a key. Then followed up with "someone has attempted to come out twice to give you the key" and the entire time it was in a lockbox attached to the front door and they just had to give us the pin to get in it.... So they don't know where they place their property and obviously don't know how to keep records of it. P.S. their address is fake and if you try to show up to their business address it is just some apartments... like it is insane the level of unprofessionalism spewing from this company. Then I tried to get my internet set up where I was told by the 'after hours super' that he knows nothing about my apartment and they are closed today and he can't do anything for me and kept repeating he doesn't know where the key is.... WARNING Don't trust them returning your security deposit! The first lie to keep the money: saying the new tenant hadn't paid the security deposit and had to retain mine until then. I had to find the new tenant on my own to verify the information, I had a hunch. The tenant had payed the security deposit months ago before moving in, and they were kind enough to give me proof of payment, YHT Management would have kept my money. On July 15th, the planned move-in date, we were met with disappointment as we discovered the apartment in an appalling state. The floors were covered in soot, bugs infested the space, and the bathrooms were grimy with hair scattered around. Despite being assured that the apartment would be cleaned before move-in, nothing had changed when we received the keys. To add to our dismay, we discovered mold growing in the ceiling. While inspecting the basement, we encountered a wet spot on the ceiling. When we touched it, the drywall crumbled and collapsed onto the floor. Further investigation revealed mold and rot inside the pipes. We were in contact with YHT Management the entire time. Although they were responsive, we were disheartened to learn that they only intend to send over the Super, who clearly cannot handle the magnitude of this job alone. An issue of this scale requires an entire team to address the cleaning, mold removal, and repairs properly. It is such a pain working with this company. when we 1st got to the apartment it wasn't cleant and there were spiders everywhere. bathroom and toilet was also quite dirty. key was no where to be found. We spent money getting the cleaning supplies and even had to spend money staying at a hotel last minute. When i informed YHT management they put a deaf ear to our issues and ignored our inconvenience and did not even bother reimbursing us for anything. Now i am having issues logging into our account and they keep telling me it is not their problem and to contact the 3rd party company and the 3rd party company informed me that they dont talk to customers directly. Never again. Once my lease was over, I moved out. I talked to a representative from the company about the process and followed their instructions to a T! Alerting my roommates that I would be moving out, sending proof, and most importantly not signing the lease. Even so, they continually called my phone during the holidays asking when I was going to pay the rent. I told them I did not resign the lease and the documentation reflected that! Keep in mind, they've had the signed lease with my name not on the document. The calls didn't stop until they threatened to impact my credit and garnish my wages. Which they cannot legally do!!! DO NOT RENT FROM THEM!!!! I moved out at the end of August and my security deposit is nowhere to be found. This is one of the most unprofessional experiences I've ever had in my life. Anytime I call, it just so happens that the manager or higher up is "not there" or "not available". They have literally been giving me the run-around for months regarding my security deposit. I feel bad for any employee that has to work here because they literally have no power over anything. With my frustration I obviously wanted to raise hell but because of the poor/lack of management there was higher in the office for me to raise hell to which is alarming because how the fuck are they running a company without a manager or supervisor there at all times??? Today(October 27th) they tried to Scan my check online so I can deposit it. But the checks were absolutely useless. It didn't work because whatever they sent me wasn't a real check. I have not received the thing and they refused to send it via express shipping. I've never felt the need to go online and write a negative review until this experience. Because of the time zone difference I literally have to wake up at 6 am to actually speak with somebody, otherwise they don't answer and they take forever to answer their emails. I was a very good tenant and I was always on time with my payments so there is no deductions with my security deposit. This company is just cheap and lacks the proper management to actually get shit done. I would honestly love nothing more but sue them because obviously what they are doing is illegal. This company needs to be shut down. Also this has nothing to do with my security deposit but I was renting a room not an entire apartment. It was me and three other girls however at the end of August, two of us moved out. And management required the other two girls to find replacements for us or else they would get kicked out. Which is one of the dumbest things I've ever heard especially since it was a shared spaces apartment so we didn't know each other prior to moving in. They were given extremely late notice and had to scramble to find people to move in. And although I cleaned my room before I moved out the other girl did not and left her room and the worst condition I've ever seen(smell and all). I'm not sure how she was able to live there but regardless the company did not want to send a cleaning crew to clean her room prior to my other roommates having to show our rooms. Therefore one of the girls is left having to clean her super disgusting ass room so it would look good enough for another tenant to consider moving in. RUN!!!! Move in date was 10/01/2018 it's not 10/07/2018 and my family and I are still not able to move in due to black mold!!! Hired an attorney to obtain my funds and break the lease! Complaint with 311 and still work as not commenced on the apartment. However contractor buckets of paint and plaster along with Sheetrock are in my basement.... even though my move in date has passed and they had time to rectify any issues before renting the apartment as it was vacant for over 30 days. Part 2: Day 11 - still not in my apartment and mold has spread. There is no YHT Management Office at 230 Roebling Street, Brooklyn NY, The lockbox to the apartment did not open for me to leave the keys. The field supervisor Koby was to pick them up from my work.... didn't happen. Went to 320 Roebling street to hand deliver the keys to Malky the building maintenance manager; however, there's no office for YHT management at 320 Roebling!!!! Only a mail box office. Malky then calls " John" to coordinate drop off of the keys. "John" confirms to me his name isn't "John" and the sweeper in the store confirms that YHT management does this to everyone. "John" also confirms that he will place the key in YHT management mailbox. Malky not realizing I can still her laughs about the whole situation with her colleagues. I made her aware with some colorful language that I hear the laughing and convo where she tries to play me for a fool. These people think it's a joke that I'm without a decent apartment. The only time they showed any concern is upon receiving a email/ letter from the attorney. I advise urban pads and all realtors to stay clear of YHT Management UPDATE November 6th, my family and I have not moved in and at this point seeking a refund of monies paid. They have not provided an air quality report and the excuse was Enviro Cleaning did not obtain enough samples. They have not even provided a report from Enviro Cleaning based on observation. It's apparent that this willend in court or I'll have to move in and live rent free to recoup lost monies ( out an additional $6000 over this matter November 11, removed my belongings and will be picking up my refund on November 12. They did remove the mold and acrylic clean the apartment but this whole experience was very disappointing. read more

If Yelp had 0 stars, this would apply to this management. They also deserve a huge lawsuit. NEVER EVER, rent an apt from this management. They go by two names, one is YHT management and the other is B&H management, yet they are the same entity. I believe it is how they get away with the things that they do and also as no one has held them accountable. We were without heat/ac for the entire year that we lived there, with over 12 visits from incompetent maintenance workers, half of them never showed up or even qualified (consistently taking time off of work from our end) and ultimately we hired our own at our expense, making us aware the entire unit needed to be replace. We conveyed this knowledge to management and for whatever reason continued to send maintenance workers to evaluate the units all over again. By this point, we stopped payments on all rental checks(firstly I believe it is odd for a management company to request 12 months of post dated checks), as there is a thing as Tenant Rights which I believe they are not well versed in or maybe they are but it comes out from their hole out of their ass. Because of the extreme hot and humid summer we had this year, plus our bedroom was/is downstairs(which originally used to be a basement that they converted to a bedroom and didn't implement a vapor barrier) it created the proper breeding ground for black mold. It became insidious leaving property damage, to all of our luggage's, mattress, clothing, shoes. I became ill from it and was bedridden for a week and our dogs began getting sick vomiting/diarrhea. We notified management, AGAIN, and AGAIN and AGAIN, their only response " Did you notified maintenance?' They must be trippin!!! Currently, our lawyer is handling it, as we refuse to have anymore communication with them and they will not get one single penny from us. As a Brooklyn/South Bronx native, we don't play! I don't give a lot of 1-star reviews but this place is truly awful and the worst management company I've had since moving to NY for nearly 10 years (time flies). My roommates and I signed a lease in Bushwick and right from the get-go we were lied to since we were promised an entertainment/hook up in the basement. After much debate and signing our lease they said, too bad. Ok fine. We get over it but after our lease ends, we leave the place in decent shape. Not perfect but definitely not trashed. They gave us about 2/3 of our deposit back....odd ok maybe something odd happened, just tell us. We get no word because since their rep was on vacation. So a month later she apologizes and will "look into it," we go back and forth a number of times and she gets back and says the landlord cant provide documentation or reason on why we had those charges. If I can save one person the nightmare of dealing with this company than the last two years of frustration will be worth it. To be clear, it should only have been a year and a half, but they have yet to return our security deposit three months after the end of the lease, and continue to dodge our calls and emails. But let's start at the beginning. The apartment was newly renovated and cheaply so. Misaligned cabinets tore off molding if opened more than a half inch, outlets installed improperly, and the electronic lock on the front door never worked. We sent multiple requests over the course of the year to have the lock fixed, replaced, anything. Every time the ticket was closed with absolutely no-one coming to do anything about it. When we contacted management, we were given the run-around. The door got so bad that when the realtors began showing the apartment at the end of the lease, we were told we supplied them with the wrong code. Nope, that's just your insistent incompetence YHT. Almost monthly we recieved erroneous emails about late rent, which were immediately revoked because of a mix up on their end. We recieved a late payment warning a month after moving out of the apartment. Our buildings front door was broken into, multiple packages were opened and stolen, and YHT never contacted us about it, we just had to find out from the neighbors. At no point since beginning to deal with them have I gotten clear communication from management, especially now that they owe all of us our security deposits back (apartment was left in good condition and cleaned before moving out). We should have recieved it about two months ago, and have spent the entire month of August getting the run around. Emails aren't being answered, phone calls are not being returned or picked up. We will be contacting them via lawyer at the end of the week if they do not send the checks out. I've been looking forward to not having to deal with them anymore for over a year now and I hope that happens soon. I would like to update that this management continues to be absolutely terrible. I loved the new apartment but now I am working to see if there is anyway to break my lease. I wish I could give them negative stars. For starters, yes, my lease said 9/1 was my move in date. But Chaya called me on Aug 27 saying I could move in. Therefore I moved all my belongings from PA to NY, I even stayed in the apartment one night, illegally not knowing that permits were not approved yet. I was then told I needed to stay in a hotel, which I did and was told I would be reimbursed for it. I never once was told I would need to provide a receipt to be reimbursed, so I did not have one and now they are refusing to give it to me. In addition, many of my tenants have had issues with AC not working, hot water not working and we all agree communication by this management is horrendous. More recently, my apartment had a massive leak in it. This leak damaged, probably more than $500 worth of personal belongings, including every single book I own. This leak caused part of the ceiling to cave in. The leak was there for 3 days before it was fixed. This was due to poor welding in the new building (these are the exact words from the contractor). The hole in the ceiling has now been there for two weeks. I did not know insulation was falling from the ceiling and my dog ate it while I was not home. This caused him to become very very sick and I needed to take him to the ER. When I brought this up with management they said this was " best case scenario" when moving into a new building. So from my understanding their best case scenario is your loved one getting extremely sick. Pathetic! I was told that my leak would be fixed on Tuesday so I made arrangement for my dog and I to not be home. By the time we got home nothing was fixed. The management never reached out to me to tell me this wasn't going to get fixed. They said it was because the contractor had a "family emergency". When I saw the contractor on Thursday, he stated that there was no family emergency and that the management actually didn't contact him until Wednesday ( a week and a half after the leak happened). They lied to my face about this, so I would not be surprised if they have done so before, to myself and other tenants and have no doubt they will continue to do so in the future. This management is a LOT of talk and no action to prove that they care. I have requested to speak to their manager probably 10 times over the last few weeks and they refuse to put me through, probably because they know how terrible they are. It's cute they try to defend themselves, but every time they do so their words do not match their actions and it's getting really sad at this point. Well, I've lived in this building owned by YHT for a bit over a year now, and they are, without exaggeration, the worst business I've ever dealt with. Ever. In my life. The apartment is big and has nice features for the price, and to their credit, the people at YHT are reasonably quick to answer emails about issues, but that's where my compliments are going to end. Most of the issues stem from the fact that they use supers that don't live in the buildings and are some of the stupidest people I've ever met, combined with their shoddy, cheap construction work that breaks after not much time and not much use. The horror stories I've had with these people are numerous, so I'm just going to run through the laundry list of issues and how they've dealt with them: Washer and dryer worked at first, then broke down soon after we moved in. It was LITERALLY A YEAR of going back and forth with them, after a mix of incompetence and ignoring us before they finally replaced them. We had a roach problem in our kitchen and a bedroom. Took about two months to solve between the super and finally sending an actual exterminator (the super has never been able to solve any of our problems on his own, and always came thoroughly unprepared for the job). Our hot water heater broke and a pipe needed to be replaced. Took about 2 weeks to get it fixed, only because we kept calling and screaming at them to get someone over here. Would have taken longer if we hadn't. Faulty piping beneath the washer/dryer lead to water leaking through down to my roommate's bedroom. Fixed when they hooked up the new washer (over a year). Gas leak from the stove. We called Nat. Grid and they shut it off and told us YHT legally had 2 days to fix it. They took about 6. Go figure. We now have some mystery problem with the electrical circuit going to the two bottom bedrooms. The power shuts off when we're using any amount of electricity. I've begged them to just send an electrician and not the super, but alas, they've said the super is coming like 4 separate times over the past 2 weeks, and he's had a different excuse each time as to why he never showed up. tl;dr don't rent from BH Management or YHT Management. If you see either of those names on a contract, run in the opposite direction. read more

Writing here with an update: If I could give negative stars, I would. I've just returned from a week away on a red eye flight to find the pipes in my bathroom are frozen. No sink, no shower, no toilet. I called the after-hours super who answered and said they would come by later today. Well, after 20 follow-up calls that went unanswered and several emails they finally stopped by and are refusing to call a plumber to unfreeze the pipes. I was told by the head of maintenance, Mr. Deutch, that I need to be patient and wait for the pipes to heat up. It is currently 17 degrees and isn't predicted to be over freezing for the next week. (Mr. Deutch charmingly told me to wait for the pipes to "worm up" and refused to let the super who actually came to check on the problem do any work.) I called a plumber who told me that the pipes will not heat up on their own and that they would need to run special equipment to heat up the pipes and get the water flowing again. Mr. Deutch told me to turn on the kitchen faucet, which apparently has separate pipes, turn up the heat and wait it out. When I told him I would call a plumber to fix the problem and take it out of my rent, he proceeded to scream at me on the phone and say that they wouldn't cover the cost. I've now filed a maintenance complaint to 311. Mr. Deutch shouted over the phone, "the city won't help you, I've done this many times before. I'd gladly see you in court!" Bottom line: avoid any building managed by YHT like the plague. They are a bunch of incompetent crooks with nothing but contempt for their tenants. I filed multiple maintenance requests and have received ONE response giving me a phone number of a DIFFERENT GUY TO CALL. Worst management company I've had in my 15 years in Brooklyn. Quick to charge late fees, even BEFORE they are legally allowed to, per a binding lease, and slow to fix problems even when legally required to do so. You may have no water in your apartment and they won't even respond to maintenance requests. If you're looking at a place managed by YHT, keep looking. read more

RUN! RUN FAST AWAY! This has to be the worst management company ever. Took a month to fix hot water problem that they did not compensate anyone for. Took three months to get nesting birds out of the roof (which they still have to paint over the ceiling the removed). Took four months and counting to fix water damage that turned into a full on leak in the ceiling of one of the bedrooms that has ruined many personal items. In order to get things fixed or get a response from management, you have to contact them multiple times and cc everyone you have had contact with at the company. Packages get stolen, trash always overflowing. Has had numerous sanitation violations as a result. I could not be any more serious, stay far away from this company. read more
