If y'all follow my reviews, you'll know I'm not HUGELY prolific, but if I enjoy a good experience or encounter badness, I am happy to write about it. Today, I'd like to discuss my realtor, Zach Krasman. I've known Zach socially for years, as members of a volunteer organization in Los Angeles. When it came time to sell our home in Burbank, naturally his name came up, along with some other realtors I know. I was of mixed feelings contracting with a well known acquaintance - you know - "friends shouldn't do business with friends if they wish to stay friends..." Fortunately that chestnut proved incorrect this time... After meeting with a couple of folks, we decided Zach would be our best choice. His presentation was relaxed, but extremely comprehensive. He had an answer for nearly all of my questions, but more importantly, if he didn't know the answer, he wasn't afraid to say he'd find out and follow-up with me. We had lived in our home 25 years. Even though we had started prep for the sale, doing the obvious, we had no idea what was needed to be competitive in today's market. Zach recommended a number of minor tweaks, a couple of biggies, and professional staging. After a debate between my husband and I, we decided to accept most of his recommendations. The best decision, I must say... Zach has a list of vendors as long as my arm - folks to do help move and load, folks to do all the various inspections, handymen and women for the refurbishment... you name it, he's "got a guy" for it... During the process of doing final work - moving out into storage pods, pre-sale inspections, finishing details (including refinishing hardwood floors), Zach was always there with a calm word, supporting my anxiety and concern, helping guide us through the myriad of problems that this sort of effort wil produce. I can't stress how helpful he was... As a member of the Compass realty network, Zach has numerous resources available, many of which we took advantage of with great results. The most important - once we were moved out, but before the serious work started, Zach was able to take a couple of quick snapshots of the house and do a private listing on Compass's internal network... sort of a preview or "pocket listing" situation. Zach showed the house a couple of times to realtors and their clients. (Zach is always present for a showing) In the end, three days before we went to MLS, before we had settled on a final selling price, we received an offer $200,000 over our estimated list price! This is why we hire a realtor, folks... to get the sale. Even though we were insistent we didn't want to artificially gouge due to the recent nearby wildfires, we certainly wanted to maximize our investment and acquire a fair price. Goal achieved!! Buying and selling a house is a major financial event. it is also a huge emotional event (listing in the top ten stressors in life). Do not recommend! When we first met him, he seemed buttoned up. After working with him, however, we learned, first hand, that he is not as professional as we thought. He did the bare minimum with renting our house, and it has sat idle from May to present (August), costing us thousands of dollars. He offered no creative solutions and when I tried to get him on the phone to discuss strategy and next steps, he was impossible to connect with. We had to chase him down with repeated texts to get basic updates and information. He consistently set deadlines for himself that he did not meet and constantly used family emergencies and trips as excuses for why he dropped the ball or was unavailable. The straw that broke this camel's back is that he went on vacation and did not tell us or pass us off to colleague for support. We needed him to change the price on the listing while he was away. He texted in the morning that he would have it done that afternoon. Almost 48 hours later it still was not done, and I had to contact his office and get a new agent. After all of that, he refused to release the pictures that he took to our new agent (pictures for which he said he would not ask for reimbursement) until we paid him $1200. Save yourself the headache and drama and find someone who is professional. read more

Zach Krasman is an absolutely excellent real estate agent. He is efficient, thoughtful, honest, caring, communicative and completely on task. We know him from the buyers' side of the market, but all of the above attributes would make him "the agent to have" on the sellers' side as well. We recommend him to anyone looking to buy or sell a home or condominium. We collaborated with Zach for roughly three months in our search for a condominium, and, for much of that time, from afar. We saw a few condos with him in person to start off the relationship, to give him some sense of our likes and dislikes, but then searched online (on Compass) and relied on Zach for comments and, most importantly, visits on our behalf. He always responded in a timely manner to emails or texts on places we found interesting, and visited those places after chatting with us about them. He "face-timed" with us during the visits to offer insights not available (hidden?) in the online presentation. He was always an honest broker and offered advice about places given what he knew about us. In fact, on one occasion (totally ignoring his own financial interests), he simply said to us, "I know you like this place as it appears online, but trust me, you would be unhappy living there," and proceeded to tell us why. When we found the place we wanted, Zach walked us through the best strategy for negotiating, met us separately as we flew into town to see the place, and discussed responses to the inspection report and how to "close the deal." This writing is to recommend, wholeheartedly and without reservation, realtor Zach Krasman. He recently helped us sell our home of over 20 years to facilitate our move from Southern California. We bought the house in 2001, then upgraded certain features, landscaped, and did some remodeling. Time passed, and while we kept up the premises, some maintenance was deferred as we worked on our long term plans to leave L.A. We found our current home, away from L.A., in October 2022, and bought it, thinking we would either rent out the L.A. home if the market for sale was bad, or sell it, then began meeting with realtors. We liked some of them, but each had their own approach and none really clicked with us. Then the realtor who helped us with our new-home search, who is also a long-time family friend who did a great job for us in buying our new home, researched his company's database of realtors and interviewed several, ultimately landing on Zach, who he recommended to us. We liked Zach right away. But more than that, we were impressed by his clear-eyed professionalism. After spending a few minutes getting acquainted and touring the premises, he explained how he approaches selling a home. We will leave that to Zach to explain to prospective clients, but what he said was straightforward and made great sense. What he told us differed from the varied statements we got from the other agents who sought to list our home. We met with him a couple more times before listing with him; he remained consistent in his approach, never pandering, and offered up an understandable analytical model as to pricing the house and marketing it, and as to what we could expect. Another benefit was that he had a contractor who provided an amazingly reasonable price to address the deferred maintenance and make some upgrades to facilitate the sale. What we wanted was to work with a solid, knowledgeable and experienced professional who would handle things. We signed the listing agreement with Zach in December 2022, then moved from L.A. on December 15, We told Zach he had carte blanche with respect to design and color choices for the house, as well as to when and how to market the property. Throughout, he checked with us on everything to make sure we approved, and we said yes to everything he suggested. Zach entirely managed the entire remodel project as we were living outside of Southern California. We got out of Zach's way and gave him the space and freedom to treat the remodel and sale of our home as it if if it was his own investment project, which, in a way, it is, since a realtor gets paid only if and when the property sells. Zach delivered big time. His instincts as to when to activate the listing process, first through his company's private listing service, were spot on, especially given the impact interest-rate changes were having on the real estate market during January and February 2023. His contractor did great work (we visited the house once the work was done) at an amazingly reasonable price. As a result of Zach's handling of the project, we had multiple offers well above ask before the property hit the MLS, all from his efforts through his company's private listing service. It played out exactly as Zach said it would, except that the ultimate sale price was above what he intimated it could be. When the first offer fell through, Zach had two others waiting and ready, one at the same price as the first, another higher. We relied on Zach for guidance and advice while navigating the different offers. He never pushed one over another, but would explain different aspects of each to us, then when we expressed out our thoughts, he would respond analytically, still leaving the choice to us, but with guidance. Then, during the inevitable hiccups that plague anything associated with human affairs, Zach remained calm and analytical, and guided us through the close with sober, cogent advice gleaned from his years of experience and sound approach to selling homes.
