Since moving here, I have had at least two thefts from my doorstep and being told by management it's not their fault because they can't have an indoor security camera to watch the hallways as it's a breach of privacy. However, this is supposedly a secure compound and yet I've two deaths. I also had a person who I assume is someone who is unhoused who broke into the courtyard and tried to enter my apartment thankfully, I was at the entrance. They were trying to get through and was able to stop it, but never received a reply from management about why there were someone trying to break into my apartment or what happened I frequently have people who use the courtyard as a free dog park which I think is against community lines, but also means that they're random dogs coming into my patio and pissing and pooping all over but if I guess management sees you with a leash on by the time that you were caught it's OK so I don't recommend a patio apartment. Also regularly the trash shoots are usually stuffed so being near the trash shoots I get smelled them quite regularly because it's not two weeks if I'm not just putting my trash out outside my door because there's no way to actually use trash shoot since it's jammed, The exercise room it is commonly deals with Brooke equipment and no signal so good luck there. The concierge they always say they are too busy to give you your packages so go ahead and try to figure out a schedule when to pick up your package but also when to respond have had to fire drills at least five times since I've lived here and the past three years there have been mostly in the middle of the night with no explanation from management (last time was this last Friday in September with no concierge staff to figure it out so stayed an hour upstairs helping fire crew break through the doors to disengage the fire alarm as management had no staff there to help authorities turn off the really loud alarms when there was no threat). Well, no one knows what to do. The alarm creates a high decimal level of noise that is unavoidable. I have never actually experienced anything worthy of a fire alarm, but have experienced hours of waiting in the lobby until someone figures out how to turn off the fire alarm., the concierge is normally not there or knows what to do last time. The fire department had to actually break through a door because no one was there to respond to the fire alarm. Emails, well ? management doesn't respond to emails. They don't respond to calls. They don't respond to anything so if you have a problem, just wait for it. I don't know there are at least three times that I have had to pay for parking in the garage that is insecure because the garage door has been broken for months. There's been no communitywide announcement about why this is happening or where it's going.. but I still pay for unsecure parking with people who can't respond to an email. read more

I currently live at 1Hundred and have experienced persistent issues with the building, my unit, amenities, security, management, and front desk staff. The property is poorly run and lacks basic accountability across the board. The gym has three treadmills and one bike, and 3 out of 4 machines are almost always broken. Despite repeated requests, they're rarely repaired. On two occasions, I saw a leasing agent remove "out of order" signs right before giving tours. When we signed our lease, we were told we could use the gym at Illume (a neighboring building under the same management). After about two months, they revoked access, claiming "issues" with no proof. This was advertised as an amenity and is included in the amenities fee--revoking it is misleading and possibly a lease violation. Residents at 70 Capitol reported similar problems--when their pool was out of service for months, they were told they'd be granted access to 1Hundred's pool, which never happened. The building constantly advertises resident events and happy hours that never actually take place. I've asked front desk staff--who are all day contractors--and they're always unaware or uninformed. Because these rotating contractors lack accountability or long-term roles, management gets away with unprofessionalism. Elevators frequently break, and at times it takes 5 minutes just to get out of the building. The garage doors have been broken for months at a time--each one being out for around two months, totaling about six months without proper access. No advance notice is given, and when they do communicate, they deflect blame to contractors they themselves hired. Worse, the front door has been broken for about six months as well. Their "fixes" never last, and the building is often left unsecured. A few months ago, a stranger entered the building and caused a scene that resulted in a major police arrest in the lobby--highlighting serious safety concerns that management continues to ignore. The Butterfly callbox system also doesn't work properly. Visitors can't reach residents directly--it contacts the front desk instead. A friend recently used it and was yelled at by the contractor at the desk because the call went to them and not me. Recently, the building switched to a cheaper trash contractor and, without warning, removed recycling bins from every floor. Two weeks passed before they sent an email saying only flattened cardboard would be accepted going forward. Meanwhile, no bins were replaced. Residents placed recyclables near their parking spots, only to get scolded via email. The building offered no interim solution and has made recycling functionally impossible. My own unit had a serious leak from the ceiling. We moved furniture to avoid damage and reported it immediately. The only question we were asked was whether we could still sleep in the apartment and if the leak was over the bed. When we said it wasn't, they acted like the issue was resolved. After pressuring them, they finally sent contractors the next day, but didn't tell us how long it would take or how disruptive it would be. It became a multi-day project with our ceiling fully torn down. Turns out the dryer exhaust was never connected properly and had been leaking into the ceiling for who knows how long. We weren't offered any accommodations while our unit was essentially uninhabitable. Package management is another mess. Emails falsely say "your parcel has been picked up" when it hasn't been, and they often fail to send any notice when packages do arrive. If you ask for help, they're frequently rude or dismissive. One night, I locked myself out around 2 a.m. and politely asked for help--the front desk contractor refused and sat watching TikToks out loud in front of me. Front desk staffing is inconsistent. Some contractors are nice, others are impatient. Many work there for only a week at a time, another cost-cutting strategy that undermines service and security. Lastly, when our lease was up for renewal, management tried to raise our rent the legal maximum (10%) despite all the issues. We had to negotiate just to bring it down to a somewhat reasonable rate. This building is overpriced and mismanaged. Between false advertising, broken amenities, safety issues, and an unresponsive management team, it's been an exhausting experience. Be warned--living here means dealing with constant dysfunction and no real accountability. read more

Since Greystar took over this property at the beginning of 2019, the management of the building has been a disaster. I've not had a single interaction with the management team where they were helpful in addressing a question or issue. As soon as they took over, the existing management team, front desk staff, and maintenance staff were replaced with a new team that wasn't ready to take over the building. The leasing agents provided inaccurate forms/leases, conflicting information, and were generally unaware of their own internal processes for having a tenant end their lease, adding a roommate to an existing lease, etc. Under Greystar's management, algae grew in the pool and that was coupled with massive wads of hair. The gym is often filthy with dirt, hair, and occasionally gum stuck on the floor. I don't think either have been truly cleaned under their watch. The coffee machine is constantly broken. The sidewalks in front of the building are full of dog pee and poop. It's not uncommon to go and use an amenity only to find it out of order. Numerous noise complaints about loud music from neighbors went unanswered and still do. They only ever became responsive when I filed a noise complaint with the police for noise late at night. Noise from an increased number of units has also gotten worse as the duration of their management has gone on. Front desk service and maintenance seriously struggled at the outset of their management. That said, over the last year, the front desk has dramatically improved and now does a pretty exceptional job. The same can be said for the maintenance staff. I would not recommend this building overall. For the price, many of the other buildings in Navy Yard are comparable and offer newer buildings and better management. This building is just not worth the money. read more

This is a review about the parking management at 100 Capital Yards. I have now come back to my spot being taken a total of 6 times. The parking situation here is out of control and there is no semblance of an effort to rectify it. My spot has been reassigned to other cars in the neighborhood. This is not the spot being taken by a random car who gets into the garage this is a reflection of the poor management of this property by assigning my already assigned spot to other residents. The concierge gave me a guest spot for a compact car in the interim. I have been trying to get in touch with the leasing office for over a week now sending multiple emails and calling multiple times. Not one of my attempts to contact them have been returned. I have not heard back from anyone. I spoke with another resident at the concierge desk who also iterated a similar experience of having a terrible time with parking. This management first of all cannot figure out this parking situation and second of all does not even respond to rectify the situation and is handling the situation very unprofessionally. read more

I've lived at 100 Capitol Yards for 4 years. Earlier this year, the building switched management companies and the level of service has gone down hill. Simple maintenance requests go addressed for weeks. When my AC stopped blowing cold air and my apartment didn't get below 74 degrees, I was told by Graystar maintenance that it was normal because if the hot weather. The main entrance to the building has not properly locked for about a month, allowing anyone to walk in. read more

We have lived here two years and we will not be renewing. The apartment grows mold faster than can be believed: in the dishwasher, on the front of the refrigerator, in the bathtub. I'm usually not a bleach person but have been going through it to fight the mold problems of this apartment. The walls are paper thin, can participate in neighbors conversations. Construction just started on three new buildings directly next to this building and will be listening to construction noises every morning starting at 6:30am (can't legally start until 7am but all the trucks start rolling in with the beeping noises at 6:30am). Building is not well maintained and has deteriorated in two years while living here. Despite all of the badness the management raised the rent amount the maximum amount allowed by law. read more

This is the cheapest building in Navy Yard. At least it was last year when I moved in. I just received my renewal notice and will not be renewing. The increase in rent for the next year is very high, but I haven't compared to other commercially owned apartment buildings in the area. So, given that the rent is (or was) low compared to the other buildings nearby, it is to be expected that the amenities or finishes might not be as good as other neighborhood apartment buildings. But they are so terrible. First of all, the cabinets in my kitchen are finished with what is essentially wood-grained contact paper, which is peeling off on the undersides of all of the cabinets. The dishwasher is a completely useless appliance. It has not once gotten a load of dishes clean in the year that I've used it and I have just decided to wash dishes by hand instead of ever using the dishwasher. The floors/ceilings are thin and I hear my upstairs neighbors constantly. The doors to the roof and the courtyard have intermittently been broken for large chunks of the time that I've been living here. I've been locked out three times when my key wouldn't work. Their solution is to just put up a sign that the courtyard is "closed". The lights in the courtyard have all burned out and the three water features are not functioning. It is so dark out there. Oh, and there are rats living in the courtyard; never seen one inside, but I have seen them in the courtyard during the middle of the day. The coffee machine is out of order or is empty or needs cleaning so frequently that it cannot be counted on as an amenity. And the front desk concierge.... I don't even know where to start. They are always on their phones or listening to headphones (which is so unprofessional), but more importantly they leave the desk unattended for very long periods of time. I once waited more than a half hour to pick up a package that I needed from the front desk. I came in tonight from a long weekend away and needed to pick up a package at 1am and waited for almost 20 minutes and nobody ever came. What are they doing at 1am? Who is watching to make sure only residents enter the building? Probably about a third of the time that I need something from the front desk, there is nobody there. They also don't have enough room to store all the packages they get for residents, so they just stack them in the lobby where it looks like a loading dock instead of a luxury apartment lobby. Honestly, this place saved me some money over the last year, but if I was moving to Navy Yard again, I would pick almost any other building in the New Jersey Ave and I/K/L St area. read more

I recently toured 1Hundred and I had the best experience ever. The entire office team was so warm and welcoming. The layouts are very spacious and the walk-in closet sizes are unmatched in Navy Yard. I am not able to move in until November but I plan to sign a lease once apartments come available for my movein date. I must say, compared to the other buildings in the neighborhood, I felt an increased sense of 'Home' when I visited 1Hundred. Move here! I'm almost sure u won't regret it. read more

I have lived here one year and love it. The staff are friendly and helpful. My maintenance requests have all been completed on the same day. Pet friendly. The mountains of packages are sorted and available for pick up with ease and efficiency. I have parking, storage in the basement so things I only need on occasion don't clog up my home. The gym is clean and has plenty of space and various equipment for a total body workout. I have thrown fun parties in the club room and held gatherings with friends in the patios with BBQs and outdoor furniture, and on the rooftop pool. I use the business rooms for online meetings and printing frequently. I enjoy the coffee machine often. The staff throw specIal events with food, drinks and fun often for residents who enjoy that. Some residents keep to themselves, others are social and friendly. My 2 bedroom 2 bath (on the ground level is awesome-no wait for elevator & easy pooch potty walks) is spacious with 2 large closets, plenty of room in the bedrooms for beds and furniture, lots of cabinets and pantry in the kitchen, nice appliances, entryway closet, lots of storage and linen closet in the bathrooms. Quiet washer and dryer in-suite. Good lighting and HVAC. Same block as Slipstream, around the corner from Whole Foods. Everything can be delivered here. Totally stoked. read more

This building used to be managed by Bozzuto, which while having a reputation for a lot of fees also kept the apartments some of the most affordable in the area because of a limited number of amenities compared to the dozen-plus other buildings in the neighborhood. Greystar took over 100 Capitol Yards in Navy Yard, D.C. and within months, the quality of service and the building plummeted. None of the "promised" upgrades when Greystar took over were delivered - new equipment, routine updates on building services, elevator upgrades, etc. Worse, they allowed a *club* on one of the top floors to continue despite repeated resident complaints. Simple questions about pool passes were deferred to multiple different staff, who hung up on us, and it finally took *3* staff to sort it out. When my first renewal came up, they decided to raise our rent the maximum allowed by the contract, too. I recommend staying far away from buildings managed by this company. read more

The employees are always there for you, they are very helpful and make sure my needs are met. They come to my apartment immediately if there is a problem. When they see me in the lobby they always say hi. The cleaning staff always smiles and if you have an issue they are always willing to work it out with you. They have no problem reaching out if anyone has a special need. The amenities are super and well kept. Greystar always has events to bring neighbors together so we can get to know eachother. The people in the building feel like a family, because of that we are cheerful to eachother in the elevators. Everyone is so welcoming. read more
