I really want to love this building because the location, the apartments, and the neighborhood are great but the management makes it almost impossible. Management & Staff The turnover is unbelievable. In just over a year, I've seen more leasing and management staff than I can count, and the professionalism never improves. A perfect example: the gym. It's marketed as "state of the art," yet it doesn't even have basic equipment like kettlebells. I've been asking for nearly a year. In July 2025 the regional manager told me they were ordered then that I in November I found out that wasn't true. Now they're supposedly coming "this winter," but I have zero confidence. The concierge team is a mixed bag some are downright unprofessional, while others are wonderful. Unfortunately, Greystar burns out the good ones by dumping way too much on them, so the people who actually care never seem to stay. Amenities The rooftop pool is tightly policed with three-hour reservations... just to sit on old, worn-down furniture. Guest limits are enforced unevenly, and it's frustrating to watch rules applied selectively. Communication is also terrible. People have literally stepped out of the shower to find window cleaners outside their glass because management didn't give notice. Even after residents complained, it took over a day to alert the building. There was also a situation where a child defecated in the pool something that should have been communicated immediately, but wasn't. The cost of working is also problematic as some people pay $200 but some of us pay $300 which is insanely expensive. $250 should really be the maximum! Packages, Fees & Overall Experience Packages routinely go missing, get damaged, or in the case of refrigerated items are stored improperly. The building refuses responsibility even when items are clearly mishandled after delivery. On top of that, residents are forced to pay rent and utilities through Conservice, which charges a $6 monthly fee just to pay bills - a cost Greystar should be covering, not residents. The sad part is that I love my apartment and the Union Market neighborhood. My neighbors are friendly, and this could be a true luxury building. But after living in a real luxury building in NYC for years, this doesn't come close. I'd move if it weren't such a hassle - the unit and location are the only things keeping me here. read more

have lived here for 3 years, cannot wait to move out. Save yourself the trouble and sign elsewhere. Management here has zero integrity, will treat you like cattle, and go out of their way to ruin your day so long as it helps their bottom line or just out of spite Over $10,000 of my personal belongings have been stolen from my car and my rental space on two separate occasions. Both times, management delayed cooperating with the police until the footage had been "automatically erased after 7 days". The same thing happened when the elevator door accidentally closed on my dogs leash, separating us on opposite sides of the elevator door. It began traveling upward which began choking my dog until her collar broke, injuring her and my hand stuck on the leash. Again, footage mysteriously "could not be located" despite multiple cameras in both the hallway and the elevator. Conveniently footage could not be located by the time I got legal representation The "luxury" apartments are like lipstick on a pig. Flooring, fixtures, and appliances are falling apart after less than three years. In a relatively new building, our unit has experienced multiple sprinkler leaks in the roof causing dozens of gallons of water to flood from our ceiling AC vents, lights, and power switches. Management tried to brush this aside and tell us it was normal. We had to twist their arm to get them do do mold remidiation and drying. Entry fobs are repeated de-programmed leaving you locked out at all hours of the night and staff is incompetent at reprogramming them. Same thing for parking garage entry gates. Instead of sending an email, they will put a nonremovable adhesive sticker on your car and mess up your paint as their preferred method of communication. When you have an issue, they make sure to not have a single phone number available other than the corporate line or the front desk, who likely won't answer and isn't able to do solve almost any issue beyond writing down your name and unit # They are wildly unprofessional and do not show any integrity when dealing with their tenants. Following an argument where a Greystar employee was speeding through the parking garage and almost hit me with their car, the employee used their system access to find where I lived and leave a threat on my door. They will "lose" your mail, hide security video to cover for their employees' theft / their own liability, and then try to throw a pizza party as if that makes up for it all. They have done nothing to address the MURDER in the building or theft of tenant's possessions, but they spend all their time cracking down on tenants for whatever minor infractions they can find. We made the mistake of resigning a lease once, you should save yourself the trouble and avoid signing a lease in the first place read more

I have been living here for close to six months now. Before i moved in there was mold inside of my washing machine and maintenance fixed it very quickly. As time has been going on i noticed pink mold growing in my shower so i have been cleaning it and it still seems to be growing back. there's pink mold in my bathroom sink and underneath my water faucet and in the drain looks absolutely petrifying with mold. My dishwasher has been growing mold and now my dishes have mold all over it - some having to be discarded. I reached out to the maintenance team because this seems to be an ongoing problem in my unit, and i am constantly getting sick due to the contamination. The head of maintenance came and basically gaslit me telling me it's just mildew and a cleaning issue, saying that there's no mold in my dishwasher just dirt. This has made me so frustrated because i have been in and out of the urgent care for MONTHS due to bacterial infection from the water. I have attempted to clean this several times and it's still an ongoing issue. I like living here because of convenience in location, but this has to change read more

I have been at the Gantry for about two years and I love the building. Not only have I built friendships with neighbors but the management team does a great job have providing events that help build community. We also have some wonderful staff! James was my leasing agent and put up my barrage of questions. Jasmin was my leasing agent when I switched apartments and her energy is infectious! I usually start my day with a warm greeting from Xerxes who is always positive. Oliver works at the front desk and always goes above and beyond. I also have to shout out Stacey from the maintenance team for handling my requests. Last but certainly not least is Miracle. Miracle lives up to her name because she is amazing at making sure our packages don't get misplaced or tracks them down if they can't be found. Her can do attitude is what makes her an asset to our community! I wait for her shift to start to pick up my packages because if there is an issue, she will solve it. read more

Beautiful building but worst management company I have ever experienced. They do not call you back, the "communal amenities" have gone up more increasingly month after month, they made it so you cannot swipe up to any other floors to see friends/other people in the building for "added security" however you can go up the stairs to any floor you want so it makes zero sense. They used to send out email blasts when there was a brunch or event but those stopped and they never update the posters in the elevators. The pool has been in constant repairs and closed. Additionally they made it so you have to make reservations for weekend days and you can only do them in three hour increments. Also if you forget to book it - there is usually a waitlist. I had neighbors who were making crazy noise complaints when I would simply watch a movie in the living room. They also gave me noise complaints when I had 3 people over and 4 cops proceeded to knock on my door over the "noise". Overall - for the amount of money you pay and the fees you do not see baked in initially - it is not worth the headache. I had a final walk through before I moved out - no one showed up to the appointment. I went down and asked someone from the leasing office and they said they would get back to me later when I was working all day. I had the final walk through and I still will be charged a cleaning and painting fee that will come out of my security deposit - these should be pretty standard for new tenants. I've heard the other buildings in NOMA are great. read more

And thei amenities are beautiful, super useful and SUPER CLEAN!! If you ride your bike daily; bike parking is great and super accessible to the building. The building is beautiful my problem is the leasing office. You have to call multiple times to get them on the phone. They do not return voicemails. The website says they accept walk-ins but when I came in the leasing agent told the concierge to tell me I couldn't ask too many questions because she had a lot of paperwork. So unprofessional. My last straw I was scheduled for a virtual tour. The agent had no updates regarding my application. I was emailed that the tour was going to be via FT it was a phone call followed by an email of what I have access to on the website. I was so excited to put an application in but dealing with leasing has been difficult and underwhelming for a luxury apartment. This is a big red flag so I will not signing a lease here. read more

If you value your sanity, do not live in this apartment building. The apartment building itself and the amenities are very nice and hospitable. However, management is completely incompetent and makes every aspect of resident life so difficult. They like to switch over to dysfunctional payment systems every few months and never give residents proper time or heads up about these new systems. The most recent payment portal forced residents to enroll in a credit rewards system which we can be sure management is profiting off of, while residents themselves are left to deal with the inefficiencies of the portal. In addition, it seems like management doesn't even know how to handle the new payment portal as we had issues making payments and were given a variety of unhelpful answers. You will NEVER get a consistent answer from management though you will tear your hair out trying. It also appears the gantry overcharges for utilities. We were paying almost $150 a month to the Gantry in utilities in addition to around $200 to Pepco for utilities. When we would ask for a breakdown of utilities we would never get a helpful answer. Other residents complained about the same problem. When it came time for us to move out, we asked the Gantry to help us figure out our pro-rated amount since we were not staying for a full month. They told us to calculate it ourselves and pay what we thought the pro rated amount should be. They later charged us a late fee for not having paid the full amount of rent. They ended up removing the late fee but it took weeks of calling, emailing and physically going to the leasing office to actually get someone to do something. Lastly, you're not going to get your security deposit back, don't even try. My three roommates and I were refunded back a total amount of $2.84 as they used the rest of the security deposit ($497.16) to cover "remaining utilities". They finally gave us a sheet with utility breakdown when we asked for it but I still find it insane that we paid over $200 in utilities (specifically to the gantry, pepco not included) for a month when we had only lived there for 17 days of that month. The rest of the security deposit amount was used to cover what we didn't pay of our pro rated amount since we were told we had calculated it wrong. Would've been nice if they had just given us the correct amount to pay instead of sending us in circles for a month and a half but that would be too helpful and they don't do helpful. TLDR: the apartment was nice, management was a nightmare and it was not worth the extravagant amount that we paid, particularly with the utilities scams. My roommates and I have coined this building "the Gantry from Hell" because that's exactly what it is. Very grateful to no longer live under this nightmare of a management company. read more

Current resident since Oct. 2021: While there were a few kinks that the building still had to work out during my first months of residency (amenity spaces that hadn't yet opened, construction that. remained ongoing in parts of the building, etc. - all complete now) I'm very happy with my experience at The Gantry to date. The building is brand new, clean and well-maintained, safe and secure, ideally located in the trendy Union Market district, and boasts a very friendly and professional staff. Lottie, Kadija, Rose, Katya, and the new property manager, Canyon, have all been exceptional and make The Gantry a great place to come home to. A few more detailed thoughts below: AMENITY SPACES: The amenity spaces at The Gantry rival any I've seen. There is a spacious, inviting lobby, a club room, a sports lounge, an outdoor theater area, and an expansive roof deck with ample indoor/outdoor seating. The building has an outdoor pool (seasonal - it's uncovered but I don't think it's open/usable during the winter months) and a well-appointed gym. There will be some apartment buildings that have a bit more equipment (e.g., no Peletons here) but the gym is more than adequate and the floor-to-ceiling windows provide a nice view of the neighborhood during your workout. There is a door on the roof deck that has been out of order for some time. Hopefully that is fixed soon. SAFETY: Safety is a priority for me and I feel that The Gantry meets this need for residents. The building has a 24-hour concierge and requires fob access to enter the front door and get on the elevator. Like anywhere in DC, you still have to be mindful of your surroundings and there may be minor incidents that occur (I had an umbrella stolen from right outside my door - which was a total bummer). I would also note that while The Gantry keeps its grounds well lit, it borders a small park that is maintained by a separate apartment building, and unfortunately it is nearly pitch black at night. This could be a concern for some residents. I'm told this other building is working on a resolution, but it's been very slow-going. LOCATION: The Union Market district is a foodie's paradise! Great bars, restaurants, and a lively neighborhood culture. Parts of the area are still active construction sites and will be for some time- but it's exciting to think of what will be! There are new restaurants opening nearby all the time. A Toastique in the ground floor of the building is expected to open this summer and a lobby restaurant apparently called "Marcellino's" is under construction too. One thing to consider: part of the building faces out onto the train tracks and is subject to some noise associated with that. I live on the courtyard-facing side of the building and experience minimal noise. I'd also note that as great as the Union Market district is, it can be a little bit of an island - you'll need to walk a bit (through areas some may deem slightly unsafe) to get to Shaw, Capitol Hill, the restaurants & Target in Ivy City, etc. The building is very close to the NoMA metro. DECOR/FINISHES: I'm really happy with the finishes throughout the building, including in my unit. Stainless steel appliances, a deep sink basin, in-unit washer/dryer, modern cabinetry that goes with almost any design palette, etc. SMALL PET PEEVE: The Gantry has a dog park, which is great, but there's not an easy way to enter/exit the dog park from inside the building without going through the main entrance and walking around the side of the building. It would be great if you could use your fob to enter/exit the building directly from the dog park. TL;DR: A sleek, brand new building with a high-end feel, all the bells and whistles, and kind, attentive staff in a desirable up-and-coming neighborhood. Be advised there is construction going on in places around the building that will last for the next year+. The building borders a dimly lit park (not The Gantry's fault/responsibility) but hopefully a resolution to the latter is forthcoming. Would still highly recommend! read more

Since moving in last April, there have been changes to policy timing and pricing. When we moved in, there was complimentary coffee, switch it out for a paid system. There is parking but for 200 a car. The amenities are the part that makes you want to stay at the gantry, but they have recently changed to charging close to 200 a month for the energy, sewage, water, and gas bill in addition to your base rent. The reasoning is we have it in our contract that we can do it, so...we did it. The community is excellent, but the management could be a lot better. The fire alarm system... when there is no need for the fire department, you will stand outside for hours. When their fire department is on-prem spraying water... you don't get an alarm... There are better options in the area... or just buy a house. At least you get billed once for your bills. read more

The building itself is great and I have some pretty great neighbors! However, the management has been enacting some pretty unnecessary measures. They change our access to amenities all the time! A huge draw of this building is the amenities. They are one of a kind. But what good does that do if security is coming in and escorting you out? Yes, residents are escorted out of our own amenities. There has not been clear nor understandable communication on behalf of management as to these changes. Rent at the Gantry is not cheap and it's really irking that rent isn't reduced when our access to amenities (which is part of rent) continues to be reduced. I hope the management decides to be more transparent and communicative and thoughtful in its policies because right now it truly feels haphazard and very disrespectful. Management policies towards amenities changed after a Memorial Day incident at the pool, for which one resident can be held accountable. Instead of management beefing up their own preparedness and working with the responsible tenant, they established all these restrictions and rules (including a pool "dress code" and guest limit). Soon after, they constricted our hours of access to not only the pool but other indoor amenities! I am very disappointed with this haphazard and disrespectful management style. As I started this review, the building is great, but I hope management starts doing better by its tenants whom have been the first to invest in this building and create community around it. It's a great space in a great neighborhood and the staff are wonderful. Just hope management gets a hold of what it's tenants are asking for and deserve. read more

Unsatisfactory Experiences: Safety - Car break-ins (multiple cars) in the parking garage, two that I know of during the term of my lease Safety - during the summer seasons, the pool often is overcrowded with people with glass containers everywhere; think unregulated Las Vegas pool party. Lack of responsibility - there were several troubling incidents on the property that impacted tenants that went unmentioned - aforementioned car break-ins, multiple out of control for profit parties with strippers (yes, you read that correctly). A Facebook community group of tenants was developed that discusses the poor management of the building. Package retrieval - packages stolen or misplaced in the adjacent building Noise - the noise was highly disruptive to the peaceful enjoyment of home living; I believe this is due to the low-quality glass used on windows. The noise from the outdoor movie theater echoes directly into building B. The apartments on the second floor are subject to any noise, including DJs on Sunday morning from the craft market. In addition, there is general noise pollution from the metro and Amtraks passing, the parties at i9 (building next door), and general foot traffic. Deposit Refund Difficulties - I am still struggling to receive my deposit with interest back after moving out of the apartment and leaving it in excellent condition. According to the District of Columbia Tenant Bill of Rights, deposits must be held in an interest-bearing account and returned within 45 days. Gaetano Decrescenzo Unit A316 A NON RESIDENT threw a party on 5/31/22 and because the concierge wasn't properly trained (they are always temporary hires) and didn't stop anyone from entering the building, it became over 200 people and out of hand. The leasing office responded by punishing paying residents and closing all of the amenities at 9PM. You'll pay over $2,000 a month in rent but can't use the rooftop or the movie theater any later than 9PM. It's an absolute joke. They'll sell you on the amenities of the building but leave out the fact that they all close during the time you'd like to use them. The management in the leasing office is garbage and on a power trip. They saw people on the roof after 9PM and called the cops on them. I'm actually glad I only have two months left on my lease because I will not be renewing it. There are multiple buildings that have opened up next door that have the same amenities without the obsessive controlling rules in place. Don't sign here unless you don't care about blowing your money. I'll be telling anyone I see taking a tour not to bother wasting their money. If you're looking in this area of DC, check out The Burton, The Bately, The Morse, The Edison, and I5. They are all luxury apartments in the same 2-3 block radius of the Union Market area with the same amenities but more lax rules that will allow you to actually enjoy the amenities you pay a heap of money to have in your building. read more

This is literally the 4th time within 3 weeks that DCFD, Metropolitan Police, or Emergency Services have come to the Gantry. It is always the same spot on the same floor --- floor 6 of building A. There is a problem in this hallway of the Gantry that clearly is not being addressed. One night before Christmas, five police cars showed up. It was the same apartment in the same hallways. Again, this morning, 1/16, Emergency Services/DCFD arrived (8 men), wheeling another stretcher. I have run into multiple residents on this floor who feel really frustrated that this problem is not being addressed. Combined with the constant smell of marijuana, this is truly starting to feel like an unsafe and unpredictable situation...for residents, pets, or visitors (aside from looking somewhat embarrassing). If you look into this building, be sure to ask about the constant presence of emergency services officials and stretchers wheeled in and wheeled out (specifically on the 6th floor). Management has been asked about this by several of us living on the 6th floor and for some reason, they are not addressing it, at the cost of their own reputation. It is a big problem. (Especially when there are so many other equally as elegant and luxurious buildings within a 3 block radius). read more
