Where do I even begin. First Rate property management has got to be one of the worst rental companies one the planet. Being military I've lived in my fair share of apartments, and this rental company is the worst one of them all by miles. When I rented from them they were not understanding at all always thought that I was out to get them whenever I reached out to them with an issue, they raised the price of rent without updates even though they claimed that renters that had been there before would keep the same price for rent, they raised it anyway. They came and did maintenance checks without proper notice, and on top of all that 5 years later after renting from them and evicting me for reasons I'm still unsure of I still get emails regularly claiming I owe them money! If you're looking for peace of mind, First Rate Property Management is the last place to find it. They consistently failed to take accountability for their lack of communication and follow through. I followed their suggestions, tried to work with them, and clearly stated that I preferred phone communication because not everything made sense over email. Guess how many calls I got without chasing them down? Zero. I had to call multiple times just to get basic answers. For a company that's supposed to manage, they sure love to dodge. They act like they're doing you a favor for doing the bare minimum, while conveniently ignoring how dismissive, unresponsive, and inconsistent they were. They love tossing around words like "professionalism" and "support" in their public replies but that's not the energy they gave me. Not once did I feel like they were in my corner. It was all stress, no peace of mind, and a whole lot of "not our fault." Spoiler alert: it was. FRPM doesn't operate with transparency or accountability. They don't give you peace of mind they give you headaches and a paper trail of excuses. They're not here for the client. They're here for themselves. This was our first home together: me, my partner, and a whole lot of misplaced trust in First Rate Property Management. From the start, communication was a mess. They ignored our termination request, avoided phone calls like it was their full-time job, and only ever seemed to respond when it was time to bill us. Accountability? Couldn't find it with a map and a flashlight. They love to say they're "always available to clarify," but that's funny, because we've left more voicemails than we can count with zero response. We weren't looking for special treatment, just a call back and some basic professionalism. Apparently, that was too much to ask. Their public responses to reviews sound great... Full of "transparency" and "support" but behind the scenes, it's a whole different story. They'll dodge responsibility faster than you can hit send! If you like being blamed for things that weren't your fault and left hanging when you need help, this is your dream team. But if you're hoping for actual support as a renter? Look elsewhere. This is hands down the worst property management company in Boise, Idaho. The staff is completely unprofessional and practically nonexistent, they're never in the office, and they never answer phone calls or respond to voicemails. They charged me for things that were never even provided in the apartment, and no one ever takes accountability. Sherina, the first leasing agent we dealt with, was an absolute nightmare. Reaching her was impossible, I had to physically go into the office just to get updates, only to be told she was "out" yet again. It honestly felt like everyone there was getting paid to avoid doing their jobs. The entire operation is a joke, and I wouldn't recommend this company to anyone, not even as a last resort. read more

Will try to get absolutely every cent out of you they can Will charge random fees for leaving up holiday decor too long Doesn't do landscaping but charges fees for leaf build up (my tree drop loads of leaves in about 3 days it was a huge job). $65 fees BTW Breaking the lease with them is a nightmare, will refuse people set as lease replacement without a cosigner for stupid reasons even if they have a great dual income. Ended up paying for extra month rent, utilities, and fees $1000 on top of that Unclear communication, basically coerced into signing an agreement before all my questions were answered so they could "fully process" an application (which they rejected.) Mine you, I sent about 20 people their way which they all rejected because they have impossible standards for AVERAGE credit scores of tenants, and even more impossible standards for cosigners. And... Guess what? They sent me a small refund of my deposit, which I took as no more communication needed two weeks ago, then sent me an email demands $200 for "landscaping" and "yard clean up" (mind you, a tiny front yard with a shitty dying lawn, a tiny back yard with literally dirt.) I told them I want in writing this is the last fee. There's so many fees. I'm begging you, do not rent with this company they have cheap looking housing but they'll get every penny they can out of you. (By the way it was rented out a couple of weeks ago when the refund was sent, so this is out of the blue.) Also they said they prorate rent if you get it rented out by the middle of the month, them proceeded to rent it out on the 16th so it was past the middle of the month. No prorate. Boise group is terrible, they would never return your deposit back fairly. I was suggested to have a moving out inspection just to secure my full deposit back. That went well and no issues were mentioned. Weeks later I received a check with half of my deposit chopped off. $265 gone for cleaning!!! Why no one told me anything on the inspection date?!! $62.50 charged for trash removal, where did that come from? Why the lady inspector confirmed everything is perfect and accepted my key return? When I attempted to dispute these charges with management, I was met with a dismissive response claiming that the window for disputes had passed. It's evident that this system is rigged against tenants, with little opportunity for recourse once they've vacated the property. It's a well-orchestrated scheme designed to siphon money from unsuspecting renters. read more

It was a terrible experience from the start with incorrect contacts at sign up, hidden fees, changing the amin fee from $50 to $200 when we submitted our nouveau of move out, then charging $500 for cleaning on an already cleaned 400 square foot apartment. We first moved into our rental with first rate property management in June of 2021. The first red flag was when they they pushed back our move in date even though they had a month after accepting our application to do maintenance on the property. when they finally let us get the keys, they had us come into the office after closing hours on a Friday night. when we first walked into the apartment we were horrified at the black mold in the unit. The air conditioner was also broken and we were unable to have someone fix it until the next week. my 1 and 2 year old were crying all night as the unit reached over 100 degrees for the entire weekend. Throughout our 2 years of living here , we paid rent on time every month. We would constantly get bothered by the "preventative maintenance " they offered which included the maintenance man using a caulk gun as if it was a hot glue gun and tried using the caulk to glue a piece of back splash back to the wall. He also so kindly replaced our door seal with one that didn't even fit the door so we had a huge draft in the apartment in the middle of winter. Unfortunately this is only the start of my complaints about this horrible company. we just bought a house and tried to do a Lease break but ultimately decided to keep paying the rent for 5 months and in that time we cleaned the unit and made it cleaner than it was when we moved in. The attached photos are what it looked like when we first got the keys and then after we cleaned it when we moved out. the oven and cabinets were covered in in gunk from the previous tenants. There was also years worth of urine coated around the toilet. The dishwasher was full of black mold and rotten food. imagine first getting your keys and having to clean all that with 2 young babies waiting to get settled in and then have the AC not even work in the middle of summer. We spent multiple weekends putting so much time and work into cleaning the unit and left it way better than how we got the place and they are unsurprisingly charging us 853.00 for "maintenance " to the unit. As well as the garbage disposal. Basically that the garbage disposal needs to be replaced. we didn't break it or anything, it's just old and are trying to have us pay for it. When FRPM first gives you your keys, they also give you a paper and tell you to write down all the damages to the property and return it within 48 hours. They did not write anything down other than the burn on the counter from the previous tenants. I filled the entire sheet of paper with everything wrong with the apartment..when the lease is over, they do not take that paper into consideration when they walk through the unit. They will magically find every single thing wrong wrong the apartment and charge you for it, then it's your responsibility to find out what they charged you for, and dispute it. This is a very shady tactic they are using to try and get money from tenants. What I dont understand is how they didn't notice the mold , rotten food, urine, or broken AC when we first moved in but they notice a missing doorstop to the unit which it didn't even come with one. They even noticed the missing toilet cap. I'll take the blame for that since my kids probably threw it in the trash But its funny how they notice that. They are hoping you dont notice what they are charging you for. So I paid the $853.00 while they still have my $750 deposit and they told told I can "dispute" any charges I disagree with within 10 days of receiving a letter about it. Its funny how my unit is listed on the website as available immediatly when I just returned the keys last week. I wonder what maintenence they are referring to? They are stealing my entire deposit and then some on top of that. i was hoping they would appreciate how well we took took care of their property but this company is foul and greedy. They are hippocrites and will steal lie and cheat to make more money from good people who dont deserve it. I hope these photos embarrass you , first rate property management. It's no wonder you have 86 units available. Between the ridiculous prices , the disgusting units you claim to be move in ready, the horrible way you treat your tenants, and your better business bureau complaints, its safe to say you are the worst property management in the treasure valley. Even your 5 star reviews look fake. if any prospective tenants are reading this , I hope you take this review into serious consideration. They had been pretty good to deal with until we got the move out statement. My son rented an apartment from them and then passed away. The charges on the cleaning and maintenance statement were ridiculous. After having the property professionally cleaned they found a way to use up the whole deposit on idiotic and overpriced items, and then sent us a bill for the overage. Complete highway robbery. They charged us to rekey the locks and make new keys, to caulk window sills and toilet, replace a perfectly good set of blinds, replace towel bars that were just fine and a bunch of apparently gold plated light bulbs that all worked when we turned the property over. My roommate got orders before we even took possession of the apartment and they are forcing us to pay for the apartment until her deployment in November - all we signed is a contingency lease. If I could give this company negative stars, I would. They have been less than accommodating, fair, or cordial in every dealing I've had with them over 2 years. Last year they raised prices by 15%. The house's value has declined 20% YoY and they asked for a raise in price again when asking for lease renewal. They have failed to be of any service to me while renting - failing to pick up the phone, call me back in a timely manner, or answer emails in a timely manner - FR has also only chosen to fix issues they see fit. When service was called for issues, they would blame it on myself/roommates and charge us for the service. They also wrote us up for changing our own light bulbs and for going 1 week without mowing the lawn...7 days since we last mowed it. There were numerous points of harassment of me and other tenants with reps from FR being on the property without notifying me first and then being rude and curt when asking who they were and why they were there or failing to announce that maintenance and others would be on-site/property. They have not given ample notice of being property on more occasions than I can count, including less than 12 hours notice of showing the property. I'm not sure what exactly constitutes being a "Property Manager" in Boise, but from my experiences with FR, they're far below par compared to others around the country, and that's a low bar. I'm not sure what "services" they offer as a "manager." There aren't too many good property managers in Boise, but this one has to be the worst. read more

I unfortunately rented a new townhome from a property management company that terminated their agreement with the owner and the owner hired this company the last couple months I was in the townhome. I moved because the owner decided the rent needed to be raised $120 after 1 year instead of keeping a great tenant that pays rent on time and takes excellent care of their property. I am tired of these companies treating excellent tenants like myself like garbage and stealing a chunk of my deposit that they have no business stealing. $400 to clean carpets that are brand new, unstained and never had shoes on them is unethical. RUN...DO NOT WALK....AWAY FROM THIS COMPANY!!!We just vacated a duplex with a takeover lease from the last 4 months of the previous renters lease. First Rate Property Management is a terribly unprofessional and do not even read their own documents. We are being charged an addition $2,373 on top of the $900 that was the original deposit. It is clear that this damage was already there. ITS IN THEIR MOVE IN DOCUMENTATION!!!! THE PICTURES THEY TOOK SHOWS ALL OF THE DAMAGE THAT WE ARE BEING CHARGED FOR!!!!! The people who we took the lease from had even more pics from the day they moved in with all the damage high-lighted. It is amazing that they have not been shut down. I would encourage anyone who is reading this to FIGHT BACK LEGALLY. They are truly a slumlord operation. If they do not revise my move out summary, I am planning on taking them to court over the erroneous charges. I invite anyone who is experiencing this same treatment to join me. They need to stop these offensive, criminal behaviors and perhaps the only way to do it is to take it to a court! We had no idea how poorly a management company can be run. Then without telling us, a month or so later, had someone go into the backyard to remove it..no notice, no phone call, nothing. We were only there 4 months! And had several issues with them They made an error on the lease that was overlooked and were going to hold us to a typo for an extra year!!!!! are you kidding me!????? We had notices less than 24 hours posted and then threatened if we weren't available then we would be charged to reschedule. Someone sat at home all day...no one showed up!!! Lived at Belmont apartments from the very beginning our apartment was a piece of shit first the dishwasher didn't work which caused then to find mold under it 1 month with the kitchen taken apart. After that was fixed their Century old toilet broke which we already had put orders in for. After that I wake up in the middle of the night slip and break my hand walking in the kitchen because their rusty ass garbage disposal that never worked properly and we sent multiple work orders for collapsed and spilled water all over her floor. The oven control panel feel back in the oven put in probably 4 work orders for it while I still lived there they proceeded to ignore them and now that me and my roommate moved out they want us to pay for it. Their old was shitty door lock broke now they want us to pay for that too. Had mold and water damage in the bathroom reported multiple times also took them 3-5 work orders for then to do something. And all their gonna do now is respond to this review and lie about how it's not their fault and they tried to do something and it's our fault. Air conditioning control panel broke 3 times whiles we lived there had no heating for 1 week during winter. they do the bare minimum. Half after they put the kitchen back together they did a horrible job at it unfinished cabinets. First rate property management outdated apartments broken appliances worst rental in the world. They don't take noise complaints seriously, it takes them forever to schedule maintenance requests and their office is always closed. They even drive past properties and take pictures. My husband saw them stalking our property. I also don't believe Bethany should be a part of the company either. She isn't the friendliest. This company just wants your money. The amount of ridiculous charges they have is pathetic. I would save your time and find another one that actually cares and knows how to handle noise complain. This property management is anything but "first rate." My 72 year old father in law has been living in an apartment managed by these clowns for the last year. His heater has been going out ALL WINTER, and we have had to call no less than 15 times to have them come out to fix it. When calling the maintenance line, they were so awful to my father in law telling him that he needed to stop calling for this issue. My husband and I had to take things into our own hands at that point, and have continued to have horrible treatment and zero customer service. We have had nothing but problems with this company since moving into our apartment a few years ago. When we moved in the apartment had not been cleaned from previous tenants and had a number of maintenance issues, such as a sagging handle on the back door (fortunately the lock still works), a kitchen shelf that was broken (and another that would break later) and dead insects in most of the kitchen cabinets. Now a leaking toilet and mold issues that they refuse to send maintenance to. It seems every 2-3 months they email us to inform us our rent hasn't been fully paid despite the fact that we have, multiple times, set up automatic payments at the new renting price. Then for months they continued to demand proof of renting insurance despite us sending it to them every month. Most recently they have moved us to a month-to-month leasing deal because we did not sign our yearly lease on time. We were not sent a yearly lease until after the month-to-month lease three days into the month. This company is shady, they are either insanely inept or maliciously trying to milk every penny they can illegitimately squeeze out of their tenants. read more

I can change my review to the truth after I received my security deposit back so I can no longer be pressured into writing a false review. At the apartments I was in, the parking enforcement would put a boot on people's car with a $100 fee even if it was in the spot on your lease. The company refused to help with this problem even though the same thing would happen in the unassigned spots as well. This resulted in me being in fear that my friends would get a $100 fine for visiting my own place! And don't even think you will get anymore than half of your security deposit. You can spend a week cleaning the place top to bottom and they will still charge you over $300 in cleaning. That's on top of tons of extra little fees. Overall this company was unhelpful, greedy, and has disgusting properties. There are so many other options out there. Horrendous rental company. Borderline criminal with how they conduct their management. Upon us notifying them 6+ months in advance that we would be ending our lease due to building a home, they restricted us from having the lease taken over. We gave formal written notice 30+ days in advance as requested, then continued to charge us showing and advertisement fees the entire month. I paid professional cleaners to do a turn over cleaning, provided invoice and receipts, and they still charged $200+ for a cleaning fee. I did 90% of the turnover maintenance myself, and was again charged $500 for maintenance supplies and turnover ($50 for door stops). They also tried to include the utility bills I was having to cover the entire time, against me in our final bill. On top of the $1400 deposit they kept, they demanded an additional $1400+ This company is a nightmare, steer clear. Nobody deserves this type of treatment. read more

My wife and I rented a three bedroom, two bath second story apartment that had an incredible view of the parking lot and distant mountains, along with much more living space than our previous apartment. So we stopped into the FRPM offices to file the necessary paperwork. The front desk receptionist was quite rude and treated us as if we were interrupting her more important work at hand. We noticed in the initial paperwork that our deposit consisted of a significant portion going towards "administrative fees", along with a non-refundable application fee of $40 per person. Those facts were unsettling, but we really liked the apartment, so we agreed to a six-month lease. A few months into our tenancy, we noticed that the oven was not preheating to the listed temperature on the display. We filed a service request with FRPM and they sent a repair man from a private company out to inspect. The guy was very rude and condescending upon the initial inspection, going so far as to ask me if I even knew how to preheat the oven properly. After a few minutes of looking at the oven he said he would "find out what they want me to do next" and promptly left. Several weeks passed before he returned only to replace the computer motherboard on the back of the oven, which did not solve the problem at all. When we inquired about the issue again, we were told that it had been fixed because the repair guy tested it himself. Really? Then he should try to bake a cake at 100 degrees and see how it cooks. The real fun began when it came to renew our lease. We sent a letter to FRPM informing them of our desire to revert to a month-to-month term. We assumed this would be no problem since we always paid rent early and never caused problems. Several weeks went by with no response so we called and left a voicemail message, which no one returned. Finally five days before our lease was to expire, we were informed via email that since they did not hear from us in regards to our renewal, our new lease would be 12 months with an automatic 8% rate increase. A day later, another email from the same worker said that the apartment's owner would not approve our month-to-month request and gave an ultimatum to renew or move out. This began some very stressful periods of planning a move-out at the last minute. Thankfully my wife located a clause in their documentation that said the original lease would automatically renew itself for an additional term of the original rental agreement. When we pointed this out in writing, the front office reversed course and asked if they could renew our lease for seven months instead of the original six, because according to them the owner thought that a new tenant would be harder to find if the term ended in December. We agreed since we weren't too fond of moving out over Christmas either. From that point on, we were on very thin ice. We ended up buying a house later that fall and planned to move there once our lease ran up. FRPM sent us a letter just a month before the end of our second lease trying to convince us to renew for another six-month term and another 8% rate increase. We declined, and gave our 30-day notice. Upon moving out, we cleaned the entire apartment from top to bottom, changed out the furnace filter and scheduled a move-out inspection. The agent was 45 minutes late to the appointment. When she finally did arrive, the inspection consisted of her quickly walking around turning on lights, faucets and checking blinds. After less than 10 minutes she said that our apartment was "immaculate" and assured that we should receive our full deposit back, minus the carpet cleaning and administrative fees. We were also eligible for pro-rated rent refunded to us if they rented it out early since we vacated before our lease officially expired. When we received our deposit, we were shocked to discover that we were charged an additional $51 for "expired light bulbs" and $9 for a new furnace filter on top of some other miscellaneous charges that were never described or brought up during the inspection. Without the pro-rated rent, we would have only received a little more than half of our deposit back. I disputed the filter replacement charge but decided not to pursue the other charges as we just wanted to be done with them. They eventually refunded us for the filter but that did little to repair the damage done from the past year. In the end, despite paying rent religiously and on time, FRPM representatives were rude to us in most of our interactions, used bullying tactics when it came to renewing our lease, and never returned phone calls or emails. Essentially we learned a good lesson about the importance of written correspondence and documenting ALL transactions with this company. We found a great listing on Craigslist and tried contacting this property management company. Of the two numbers, no one answered for three straight days! I finally made one last attempt, Liz answered and was less than helpful. She informed that the property was waiting for a background check to complete. She wouldn't even take my number to call in case the deal fell through! Yes, there have been some ups and downs, but their staff is reasonable and will work with you if you can get ahold of them. It's pretty obvious that they have listened and made administrative changes that took care of my previous concerns relating to getting return phone calls, maintenance, and advocating on my behalf when my building owner has tried to substantially raise my rent. When we moved into our apartment managed by First Rate Property Management (FRPM) in July, 2020, the carpet smelled strongly of cigarette smoke and had many stains that we subsequently cleaned. In addition, I have a witness who can attest that the previous tenant was a smoker and was evicted for smoking. Despite the poor shape the carpet, it was not replaced prior beginning our lease. During the next 2 years of our stay at the apartment, they were prompt about maintenance of apartment including replacing the toilet and water heater. This goodwill changed in July, 2022, when we moved out at the end of our lease after several days of intense cleaning of the entire carpet and apartment. FRPM sent a bill for 2,449.07 as well as keeping our entire $700.00 damage deposit. These charges were inflated and unwarranted considered the poor condition of the carpet during our move in and violated Idaho code 6-123 which states that the tenant should not be charged for "normal wear and tear of the apartment." The charges from FRPM are clearly from normal wear and tear. I do not recommend this company as they run unlawful business that takes advantage of tenets as they move out. read more

I just had a conversation with a very unprofessional person named Jenn, she would not answer any questions about policies or explain anything that I was asking for clarification on. I am generally very patient and customer service oriented but ended up hanging up on her after getting no where with her. I am definitely not renting from this company after the way I was treated today and reading the reviews online about their practices. read more

This has to be the worst property management company I've ever dealt with. No one is ever available to answer, they take days to respond back either by phone or email, if they even respond. Shady and unethical practices, I recently noticed they sent me to collections for something made up because I never received a bill or anything, I made sure too, they had my new address. Lived in a unit of theirs for 3 years and I owed nothing. When I moved out I made sure the entire apartment was clean, and they kept my deposit because they said the carpet was dirty. i just find this property management so irresponsible and disrespectful. i never do poor reviews unless i find it completely necessary. i am a customer yes, but a person first. everyone deserves to be treated with respect and care. no one cared about my friend or the work he needed. if you want your property treated with care do NOT go with this company. they owe 1200$ ! and won't pay ! we are in a pandemic and need this money. read more

Never pleasant to deal with any of their representatives, neglects property under their management, won't call back if you leave a message, zero communication of intentions to raise rent, harasses tenants with constant "inspections".
