Next to the lockbox was a laminated handout warning us of scammers and not to communicate with individuals claiming to be the owners of the condo. We wondered if this neighborhood was as safe as we originally thought. The back patio was very small and looked unkept. Finally the inside was quite old and dark during midday, unlike the open airy well lit spaces portrayed in the photo. We could hear creaks going up the stairs. We felt like we were mislead by photos that did not truly represent the property we viewed.

When I rented from them they were not understanding at all always thought that I was out to get them whenever I reached out to them with an issue, they raised the price of rent without updates even though they claimed that renters that had been there before would keep the same price for rent, they raised it anyway. They came and did maintenance checks without proper notice, and on top of all that 5 years later after renting from them and evicting me for reasons I'm still unsure of I still get emails regularly claiming I owe them money! I owe them nothing. Anyway worst rental company out there, do not recommend.

I followed their suggestions, tried to work with them, and clearly stated that I preferred phone communication because not everything made sense over email. Guess how many calls I got without chasing them down? Zero. I had to call multiple times just to get basic answers. For a company that's supposed to manage, they sure love to dodge. They act like they're doing you a favor for doing the bare minimum, while conveniently ignoring how dismissive, unresponsive, and inconsistent they were. They love tossing around words like "professionalism" and "support" in their public replies but that's not the energy they gave me. Not once did I feel like they were in my corner. It was all stress, no peace of mind, and a whole lot of "not our fault." Spoiler alert: it was. FRPM doesn't operate with transparency or accountability. They don't give you peace of mind they give you headaches and a paper trail of excuses. They're not here for the client. They're here for themselves. Apparently, they take reviews more seriously than the people actually paying them. That's what they said in google review I left them. If I could go back, I'd trust the bad reviews. This property was a consistent outlier in my portfolio. Finally, I fired WPM. Kept the same tenants and used another management company. Same tenants, same property, new property manager. INSTANTLY all the mysterious tenant work requests disappeared. The fees disappeared and the costs for maintenance items became market reasonable. These issues with WPM lasted years! I consistently gave the benefit of the doubt. Something at WPM is Sketchy.

These comments are left by a renter that had…read moreto deal with these people (I had a landlord (my friend) who lived in Europe) After NEVER being late with any rent payments for over 10 years I still had to deal with missed communications, belligerent attitudes, and blatant attempts to rip off the renter. The final straw was when I had to deal with one of their marginal contractors that must have been having a bad month and attempted to nick HPM for a bogus $130 bill which HPM tried to pass along to me. This action, however, violated the terms of THEIR OWN LEASE AGREEMENT with me. This resulted in the cessation of business with HPM (other then them still accepting my rent payments) and a final termination of their services. Let me add that because HPM violated their own lease, I did receive the full amount of my deposit back from them when the house was sold and I moved. Avoid these rip-offs and their sadly lacking business skills at all costs...there are much better property management companies to work with in this market if you care about your property and your tenants.

I also did not have access as the key was with coroner and being held by police so i could not access the apartment to begin gathering my moms items. When i called upset and asked him to pause removinf anythinf from the apartment he smugly said, "im not here to be a counselor" and said they needed to get the place cleaned and rented. Its been LESS THAN 72 hrs since i was told my mom was found dead! I reminded him there is a human being on the end of the other phone here and to cultivate some humanity.
