Look, the concerns from other reviews make really good points. I just don't have that problem. The area is nice, the price is high but it's more because of the market so I get it. The only issue I have is the front office told us they did two things to clean our apartment before moving in which was incorrect. 210 Watermark and the staff that works here do not even deserve 1 star. Our experience here was less than ideal during the majority of our time living here. We lived at 210 Watermark from the end of 2020 to the beginning of 2024. I could complain about the small issues that you will get at every apartment complex you rent from (dog poop, issues within the apartment, noise etc.) but we came across a couple of major issues while residing here. And I HIGHLY ADVISE looking ELSEWHERE TO LIVE!!! It's not worth the headache! The property does yearly preventative maintenance on your AC and then another yearly check on sprinklers, fire alarms, and fire extenguishers (preformed by an outside company). All great things, but the staff here are incapable of giving more than a single day notice that they will be coming into your apartment the next day, or tell you they will be in your apartment within the next 5 days because they can't figure out how to schedule each building for a certain day of the week. So make sure you lock up your pets for 5 days straight so they can have access at some point. To piggyback on that annoyance. We were told during one of our AC checks that they needed to replace our AC by the current maintenance man. When the day came to replace the unit, we called the front office to ask them an approximate time they would be showing up to replace our AC unit. The front office informed us they had no idea our AC unit was even being replaced. They hired a no-name outside AC company to replace our unit. I came home from work with two men in my apartment that did not work for the property. They were nice enough, informed me they were done and we all went about our lives. About 3-4 weeks later. The maintenance man knocked on my front door to ask me if these men left my spare key with us at the apartment BECAUSE THEY NEVER TURNED IT IN WHEN THEY COMPLETED THEIR JOB!!!! These men failed to turn in my apartment key, and we were never informed until almost a MONTH LATER. Where was the concern with our safety as residents? Why was this property now coming to us with a solution to change our locks and keys because our spare key was floating around?! We were outraged! And when we reached out to the front office, we were lucky to even get an apology and that issue was swept under the rug. We were on the 3rd floor of the building and we also delt with our underneath neighbors constantly smoking inside their unit. Which was seeping into our apartment constantly and was even worse in areas that were always enclosed such as our closets, laundry room, and cabinets. We had to hang out work clothes on our window curtains just so we wouldn't have to go to work smelling of an ashtray. We reached out to the front office a total of 10 separate times, between phone calls, e-mails and showing up in person. Only to be LIED straight to our face and given the run-around about how they would fix it. Which would NEVER EVER be followed up on until WE would reach out AGAIN about the issue. Dawn in the front office even had the nerve to argue with me about where my closet was located in my apartment, dragging me over to the "floor plan". (Which she was still wrong, clear as day even in the floor plan, but kept arguing). Dawn told us she even quit smoking at work to prevent herself from smelling like smoke, but would literally walk the complex smoking (TO EACH THEIR OWN, I do not care what you do with your life, but felt she was saying WHATEVER she could to shut us up even for a day or two). Dawn mentioned going "straight to the source and performing a mandatory inspection on THEIR apartment" . After I had not heard back in over a week, I went back to the office to ask for an update. And she claimed she would never have said that and its illegal to do . Which I found odd because this was HER suggestion, all I wanted her to do was to enter MY apartment to smell the issue. We have a 10 year old and felt our health and safety was a joke to the staff and property management company and ultimately made the decision to move out and move on read more

Honestly, we lived here for 3 months and in those short months, every single appliance broke. We delt with flooding, mold, and poor service. I had to fight to have mold delt with. We also had an unfortunate situation with our dog and we felt like the company did not handle the situation with grace or understanding. Honestly, there was a lot of parties and noise and the apartment was not as nice as it was in the pictures. The only perk was their maintenance on the pool and the location. They also charged us for breaking our lease despite all of these issues. read more

Stay away unless you want to live in absolute horror! Move in was a disaster. No air conditioning and no response from maintenance for several days. My son got sick and missed school. I couldn't see the unit before moving in and was horrified to be given keys to a "luxury " apartment that was run down. We found black mold in the a/c closet, and have have had subsequent issues with the a/c which were not addressed promptly. Maintenance issues have been unresolved for almost two months at this point. For almost $3,000/month you would think if you pay your rent timely the management would leave you in peace, but not so. This company has issued notices from voluntarily dissolved companies and non-registered corporations/DBA's in the state of Florida because my husband put them on notice of a record's retention request and had to threaten civil action against them for allowing multiple violations to occur. I have been disconnected from the resident portal to create a reason for eviction. The company has gone so far as to say I didn't pay rent when I not only paid but have both email confirmation and it is reflected on my payment ledger. We pay our rent timely and it was responded by one of the leasing agents taking out a stalking petition, provably false, to evict my husband with zero day notice, whom we paid for a joint tenancy application, submitted said application, and were issued a parking decal for his vehicle. Truly unbelievable how much harm these people have done to our family! As others have pointed out, the gates are constantly broken, the windows are so fogged up you can't see out of them (which I was told would be replaced shortly after moving in a year ago), and garbage is everywhere because they don't have pickup more than once a week. Do your research on the owner, management company, and even the leasing agents who have access to your residence at all times. Unfathomable treatment. Horrible idea to even consider living here. read more

Beware of this complex. There is collusion happening with the local towing companies to limit visitor parking and aggressively tow. The visitors parking will be full with dozens of empty "non visitor" spaces, and if one of your legitimate guests parks in an open spot for a few hours to wait for an open space, they will absolutely be towed. It will cost $210 dollars, and when you call the dispatch to see if they have your car, they will tell you they only take cash while there are Visa/MC stickers all over the tow yard pay window. Super shady. What's more, when our Lyft driver came to pick us up she knew exactly where to take us because she'd taken so many people there. Someone's cleaning up around this towing scam but it won't be your authorized, legitimate visitors who will be charged $200 if they park outside the lines. read more

This place used to be top of the line those pictures they post don't lie. My only concern is that is does NOT look like that anymore. I'm only paying for location. Dog park? Yeah right. They don't even care about the dog park. The pictures they post for advertising are lies. Especially to the people living here. This dog park was so important for my family and it smells like sewer it's always muddy. If they would just go turf they would get amazing reviews. I know some people don't have dogs but I'm friends with everyone who owns a dog! The landscaping is a quick mow and that's it. Bushes don't get trimmed trash doesn't get cleaned up. There is duck poop in every direction that you can't walk around it. They need to get rid of the ducks or they need to put rules in place about not feeding them because people coming out with cat bowls feeding all these wild animals is not good for the environment it's not good for the animals. This place charges a lot and I know it's all about location but we've got strangers trying to break into the cars at night. Exposing themselves to people. So many cop issues. It's gated which you would think makes you feel safe but the gate is broken every other week. Do not apply here unless you are single, don't do anything besides go to work and LOVE TO WALK on the riverwalk. This place is 5 stars. But to come here expecting amazing amenities beautiful landscape and use of the dog park or gated security I would say they are 2 stars. They have a lot of loyal tenants who are upset and not for nothing but they don't mind the rise in rent if things were being done with that money. Deborah and Savannah are the BEST leasing agents to work with. They both worked diligently to get me into the best apartment at a great place. I truly enjoyed working with them. The apartment complex is beautiful as well located right next to the Riverwalk in Bradenton. There is never a shortage of things to do. Good value. Well maintained. Great location. Excellent onsite staff. The towing concerns mentioned in some of the reviews are understandable but we were told about the policy when we moved in and it is in the leasing agreement. The purpose of it is for the safety of the community and to make sure that everyone who lives here has a parking space.We had an issue at first with the towing but once we were reminded of the rules and followed the rules (basically make sure your guests park in the guest spots and if they are going to be there more than 24 hours give their name and license tag to the office) there have been no problems whatsoever. The few minor issues we had with the dryer, clogged drains, things like that were handled almost immediately, even after hours, because one of the maintenance men lives on site. One of the best things about this place is that it is pet friendly. There are a lot of residents with dogs and cats but the grounds are spotless because there are special waste baskets and bags provided to pick up after your pet. There's probably a 99% compliance rate with people cleaning up after their pets. There's a great fenced area where dogs are allowed to run free and we made several friends down there. It is a five-minute walk to the riverfront and maybe 10 or 15 minutes to Main street downtown. Everyone is entitled to their own opinion but this is one of the best apartment living experiences I've ever had. read more

Having been a landlord myself, I was respectful of the complex rules and always paid my rent on time, etc. I have a dog who I consciously picked up after. After 26 months and an additional month as a "month-to-month" tenant, I cleaned extensively, even dusting the top of the ceiling fans. There was no walk-through together when I handed the keys and access cards to the assistant manager. After moving to my new apartment, I received a certified letter stating that the apartment management was keeping my security deposit and demanding more money for general cleaning ($75) and carpet cleaning ($85). The threatening letter said that if a check wasn't received in 30 days, that it would go to small claims court. I responded with a letter refuting these charges. I received another letter saying that the cleaning charge of $75 would be deducted if I paid the remaining amount before the end of the month. I sent them a check but still have bad feelings. I think that it's bad business to treat a good tenant in such an adversarial manner. I would not recommend leasing at 210 Watermark. read more
