That's not even it, the amenities includes: indoor gym, outdoor pool at the deck, 2 sky indoor entertainment rooms at the rooftop, outdoor bbq space with a grill, theater room. From the beautiful property and well-maintained amenities to the incredible location near Memorial Park, living here has been an absolute pleasure. The convenience of being close to the park, great restaurants, and everything Houston has to offer is unmatched. What has truly made Windsor feel like home, though, is the sense of community. I've been fortunate to have amazing neighbors over the years, and Windsor has always felt welcoming, safe, and genuinely enjoyable to come home to each day. A huge part of that experience is thanks to Jonathan Kichamu. His leadership has transformed the property in so many positive ways. Jonathan leads with professionalism, integrity, and genuine compassion for residents. He is approachable, responsive, and truly cares about maintaining a high standard for the community. The improvements he's made to the building and resident experience have been remarkable, and his commitment to excellence is evident in everything he does. I'm only leaving because I'm purchasing a home, but if life ever brought me back to renting, there is no question where I'd go...I would come right back to Windsor Memorial. Also, it was nice for them to add big tubs of bottled water through out the park to keep everyone hydrated. My cell phone actually overheated in my hand. The entertainment was nice too. This place is absolutely awful…read more Roaches, unresponsive to maintenance requests, trash chutes overflowing, gates left open, security doors propped open, elevators broken for months at a time, pool closure by the health dept, broke down vehicles in the parking garage, dogs constantly barking, animal excrement throughout the property and in the parking garage. The leasing office staff is incompetent and completely useless. They do not enforce any property rules and cannot be relied upon for any assistance.

I lived at Zocalo for almost 3 years, and this is my honest review of both pros and cons…read more Pros: - It's a diamond in the rough. (And it is pretty rough.) The neighborhood itself is awful. But for Spring Branch, it's probably one of the better complexes you're going to get. Best bet: Just don't move to SB lol. It's kind of a s*** hole. - Maintenance is okay and selectively responsive. Many problems that came up with maintenance, I believe, stem from lazy office management and their refusal to communicate. The property is maintained well. - Pet friendly, and other pet owners are courteous and cool. The people compensate for the nasty management. - No major issues with pests, as long as you stay on top of having pest control every couple of months. (Note: They only spot treat) - A pro and a con: They leave you alone for the most part and are not intrusive. But when you actually need something, they still ignore you. Cons: - Management: The biggest reason I can't give this place 4 stars. It started off much better here when I moved in. Only one manager has stayed (Ericka), but she doesn't respond and does not care about getting to know you. Neighbors have expressed the same sentiment. Just overall nasty staff to deal with who seem oblivious to how awful they are. They recycle staff almost daily, which is a sign of a complex going downhill. The best managers have not lasted more than a few weeks, and it's such frequent changes that they have no clue what's going on, and make it clear they don't care to. Calling the front office, you will be greeted rudely and talked down to like you're stupid, and don't expect an email response despite the importance of putting things in writing. You'll be ignored. - Safety: While it's safe-ish, management seems to work hard to make it as unsafe as possible. My car was stolen out of the lot. Cars and trucks always have windows smashed, trucks up on cinder blocks, gunshots aren't uncommon, and there is always a non-working gate that they ignore for months. 9/10 chance your car will get jacked, smashed, or something similar, and management will begrudgingly (if at all) send out a text that it's YOU who should be more diligent. God forbid they do anything about it. - Plumbing: There is a serious plumbing issue with this place. My apartment flooded with what smelled and looked like sewer water at least a dozen times. They ignored it the vast majority of the time and told me to have my insurance deal with it. That is their answer to everything, so they don't have to do anything. I've spent hundreds of my own money on repairs and lost so many belongings as a result of the flooding that happened weekly for a while; it's unreal. When I moved out, it was evident that I had been living with black mold hiding in places all over the place. The building is literally sinking into itself, and the floors are all warped by plumbing issues. My upstairs neighbor had a literal cardboard box placed on his ceiling to stop a leak that had been coming into my apartment as well. Unsurprisingly, the leasing office ignored his emails, calls, etc., and as I heard, he still had that cardboard box covering a hole in the ceiling. -Move out: Since nobody knows what's going on there, the leasing office came pounding on my door days before my move-out, and when I called the office after waking up, one of the fly-by-night leasing agent ladies was as rude as ever, acting like it's my fault she didn't know when my move-out was. And then they charged me extra for the days that they miscalculated. Sorry, but how's that my fault? Not my problem that they f*ed up. - especially after a year of neglecting a mold-infested apartment, refusing to replace a fob after my car got stolen off their un-gated, unsecured lot, and not replacing it for 4.5 months, but still charging me monthly for it and -surprise- ignoring all emails and phone calls about it. Unfortunately, this place had a lot of potential a few years ago. But they stopped caring, and so the place just went downhill. Wish I could recommend but honestly glad to be gone.

Pros: the community is beautiful. landscaping and grass for pups is amazing. Bright and colorful and nice water features. Cons: small apartments and none of the 1 bedrooms have washer dryers. There's also not a lot of 1 bedroom floor plans. Pro: the laundry facility is cleaned at least once a week and the club house is nice Cons: just cause the management takes care of it doesn't mean tenants do. They fight over w/ds - there is sand in them constantly I have to wipe out washers before use because I've had them come out sandy. I've also had neighbors use my baskets and carts then their excuse was they had bed bugs and had to wash a lot of stuff.... Cons: management staff is snobby and only polite on occasions. I will say when I first moved in maintenance issues were handled with respect and promptly. But then again, my apartment shouldn't have smelled like smoke to begin with. As my time has gone on, Desiré has singled me out and been petty and argumentative. The neighbors webpage is filled with drama on managements side and the tenants. Desiré fussed at me for my folded up dog cage that's mesh with the wall of my entry way which is tucked in a corner (only about 1.5" was visible you had to walk to my door to see). Meanwhile she literally has an empty dirty bird cage sitting on her front porch for at least 6 months........ She's made personal jabs, disrespects personal boundaries. I've told her I no longer want to communicate on issues because things escalate unnecessarily with her & she keeps arguing regardless. Brandon has rolled his eyes at me when our dogs bark at each other even though his dog barks like a banshee out the window in between his blinds. One of the other staff members I gave her a brand new bed frame for free; she was kind of rude picking it up and didn't ever thank me for the generosity. I also was fussed at for putting up my own fence on my patio (they're not fenced) but it was gorgeous white picket fence, I was told to remove. Meanwhile another neighbor has lattice put up horizontally and vertically blocking their patio and it's never been removed or acted upon. So I definitely feel personally targeted. Cons: multiple car break ins but mine has never been broken into. However my bike was stolen right off my unfenced patio! Had a lock on it too. The surrounding neighborhood is not great. Pros: big kitchen sinks, open floor plans. Pretty apartments. Pros: it's a very quiet complex. Very peaceful walking around any time of day. Pro: taco truck and convenient store within walking distance. Also a fire station. Cons: there is a sewage issue here that is quite gross but won't effect everyone's apartment. Certain buildings will have leaks around them, some residents will complain of sewage coming up their tubs. There's also been moments where water smells bad in bathroom but they usually are doing some kind of plumbing repairs and it goes away. But I've seen many residents complain about the sulfur smell in their apartment without running water. Con/pro: this is a pet friendly community and I swear there's like no fleas, I barely did any topical treatment this year and I found maybe 2 fleas total in 12 months? Also almost no roaches. However - LOTS of gnats. Lots of frogs. We've seen snakes. Lots of millipedes. Ultimately I'm leaving because they wouldn't lower my 6 month rate when renewing a 3rd time for longer lease. I had plans to move out of Houston July 2020 and was forced out of my old place due to maintenance emergencies. So I HAD to find temporary housing. Sadly the pandemic changed my plans and I'm now here for the long run!! Zocalo refused to offer me a 12m lease at the proper 12m rate. I had to pay at least my 6m rate. That would've been my 2nd year and despite its flaws I'd probably stay longer. I even called the corporate office and spoke to 2 people, but nope! Instead of long term tenants they'd rather vacancy, repairs, and then sign someone else at the 12m rate. Bad business! Have fun with that. Also their move out fees are OUTRAGEOUS. Predatory, Unprofessional, and Downright Embarrassing…read more I want to make it crystal clear that what I experienced with this property was not just inconvenient, it was deceptive, manipulative, and profoundly unprofessional. After being approved and walked through every single step of the leasing process, I was informed the day before my move-in date that I was "ineligible" due to a potential raise I might receive in the future. Let me emphasize: I was penalized for hypothetical income that does not exist. That is not policy, that is a scam dressed up in paperwork. To make matters worse, the very same day I was denied, management attempted to upsell me on an identical apartment with the same specifications for $200 more a month. The catch? It wouldn't even be available until October. So, not only was I left without housing on my move-in date, but I was also insulted with the suggestion that I should wait an extra month and pay more for the same product. That is not "professional leasing practice" that is predatory behavior, plain and simple. What's most disappointing is not even the denial itself, but the complete disregard for integrity. If this is how your management team operates playing games with people's livelihoods and basic housing needs then it's a matter of time before others are harmed as well. Imagine if I truly had nowhere else to go, if it was just me and my child depending on this move. That's the reality you toyed with for profit. I am not naïve, I am not desperate, and I will not be taken advantage of. Do better, because this was unprofessional, unethical, and unacceptable. Karma doesn't miss. Count your days!

The Office Staff are remarkabler Mrs Yoana , Mrs Leslie, Mrs Josephine are always there to help every and anyone that needs service I love living here. They always keep up with the Property keeping it nice and clean it makes you feel very much at home. Thank you Northline for all that you do to make all of us feel at home.
