    My family and I have lived at 2016 Main for 17 years and owned several different units. The…read morebuilding's downtown location is very convenient for anyone needing access to the large number of corporate offices, literally a few blocks away, the court system or the Texas Medical Center (world's largest and best !). The freeway system is close at hand and I can get to BOTH Houston airports quickly on my own or via UBER. Nearby new restaurants, nightclubs, grocery stores, pharmacies, paramedic services (across the street) optimize our time. With brand new MASSIVE IMPROVEMENTS to road and building construction just announced (I-45/PIERCE TEXAS D.O.T. PROJECTS), an incredible renaissance is underway. The building's culture incudes a mix of young professionals, affluent retirees, doctors, students, attorneys, engineers, college professors and business owners. One-site management and 24-hour security are a big plus. Planning for an amazing new 6th floor outdoor recreation/pool area is underway and a new exercise room and coffee/social/meeting room was recently completed. Parking is indoors and spaces are individually OWNED. As to economics? - The value proposition is incredible, and values have been rising steadily for years. ALL UTILITIES are included in the monthly H.O.A. ANYONE relocating to Houston and wanting to OWN great infrastructure (building build by LINBEC) in a regionally famous venue (The movie, "URBAN COWBOY" with John Travolta and Debra Winger was filmed in our penthouses) should take serious note of the 2016 Main value, services, location and future appreciation proposition. Some of the largest private balconies offer amazing views of the Houston skyline. With a vigorous gentrification of the local neighborhoods well underway and long anticipated dramatic changes to the freeway systems, my biggest regret is that I did not acquire even more units years ago.

The building's close proximity to 3 bus stations (Greyhound, El Expresso, Megabus) There's also several restaurants and bars in walking distance. Residents need to be careful when carousing around town because the building is basically located in a hub for the homeless. There is no visitor parking, so living here might get a little lonely. If your friends or family park on Gray Street Friday or Saturday night they'll be towed by the dance club owners who lease space in the building. I'd describe this building as very basic... and pretty clean. The building would benefit from better maintenance. - Each unit is individually owned - Units are available for rent or purchase by owners - You will find an HOA here Concierge: - Currently no concierge Exercise Room: - 6 cardio machines (2 elliptical, 2 exercise bikes, 2 treadmills) - Machines are beginning to rust and some have pieces falling off - Estimated age of cardio machines: 7 - 12 years old - 2 weight machines - Estimated age of weight machines: 7 - 12 years old - 3 benches (1 flat & 2 elevated) - 1 Rack of free weights Light Rail Access: - This building has immediate access to the light rail station on Main at the Downtown Transit Station. Activities: - This building is in walking distance to several watering holes, restaurants, theaters, etc. - There is a techno/dance club,VAO, located on the actual 2016 Main property- - Building is very close to Hermann Park - Even closer to the medical center The Neighborhood: Whether you consider living across from 3 bus stations and a few outreach centers a pro or con is completely subjective on your part. One thing I will insist to be true is that residents should always be alert when strolling through the neighborhood. It's best to remember that downtown is home to both the privileged and the impoverished. The 2016 Main building's close proximity to homeless shelters, outreach centers and 24 hour public transit stations means that it's part of a hub for downtown's homeless population. There are occasionally people sleeping against the building, day and night, and the homeless sometimes linger near the entrances and pan handle. - Across the street from the Greyhound Bus station & El Expresso (Main & Gray side) - Megabus Stop on the Travis side of the building - Magabus stop patrons will usually block off the 2 far left lanes on Travis street after Pierce - Be aware of these lanes being blocked by cars - This causes occasional accidents on Travis between Pierce & St. Joseph - Building is located a few blocks away from homeless/outreach centers: search thecenterhouston careerandrecovery Who lives at 2016 Main? - Some residents have lived here 30+ years - Influx of young renters - In the past few years many owners lowered their leasing rates to compete with the newly developed apartment complexes. Parking....this gets a little messy: The parking garage requires a key card to enter but unauthorized visiting cars still make their way inside. If someone is parked in your assigned space you will need to tow them yourself - the building security will not be able to help you. There are also occasional instances of vehicle break-ins and vandalism. Basic Set-up for Parking: Parking for Residents: - There are 5 floors of parking garage for residents - There's also gated parking under the Pierce Elevated for residents - Every parking space (in the garage and under the Pierce) is reserved for specific units - If you park anywhere other than your assigned space - you'll most likely be towed Parking for Visitors: - There is currently no visitor parking - Friday & Saturday night: VAO night club will tow anyone parked on Gray & Travis who hasn't paid their hefty valet price. Several units have not had plumbing updates and many units still have the original 1960s plumbing. The original plumbing from the 1960s is comprised of galvanized iron. Over time these old pipes become weak and some units have leaks that affect several units below. When/if plumbing leak occurs: - If your unit is leaking - you will be responsible for every damaged unit below - If your unit suffers damage from a neighbor's plumbing leak - you should hope they have the appropriate insurance. Best to make sure you have your own insurance as well Management: - The general manager has changed many times - The current manager does his best to accommodate resident requests The Resident Relations Supervisor -or- Middle Management Person - The Office manager is a bit incompetent - She has a reputation of rudeness and losing important paperwork
