The current management team appears disconnected from the day-to-day realities of the building. Residents' concerns are often overlooked, and basic property standards that once made this community exceptional are no longer being maintained. The physical condition of the property has deteriorated noticeably. The pool area is frequently in poor condition, the hallways are uncomfortably hot during the summer and cold during the winter, and many of the common areas show clear signs of neglect. The trash room is often overflowing and cluttered, creating an unpleasant experience for residents. One recent example highlights the lack of oversight. For the past two weekends, several families, including ours, wanted to enjoy the pool with our children. However, a group of guests repeatedly occupied the area, bringing glass beer and wine bottles into and around the pool, playing loud music, using inappropriate language, and even playing football in the water. Multiple families appeared uncomfortable and left the area. Despite this ongoing situation, there seemed to be little to no management presence or enforcement of community rules. It is disappointing to see what has happened to a property that was once known for its luxury, professionalism, and attention to detail. Many long-term residents have witnessed a steady decline in standards, cleanliness, and overall resident experience. We hope Greystar take these concerns seriously and take immediate steps to restore the quality, maintenance, and management standards that originally made Waterwall Place such a desirable community.

What I've seen: They have many amenities for the people who live here. They have a nice gym, a conference/work room with a very nice coffee/cappuccino maker. They have a "hangout" area complete with tv, shuffle board (I think that's what it's called) table, Pool table, poker table, kitchen area, and possibly more that I'm forgetting. They of course have a pool. They are also situated over a private parking garage. I was very impressed with everything I saw and definitely feel that this would be an ideal place to live if you want to be downtown. My cousin's apartment also has a great view of downtown. From what my cousin has told me: It's quiet. The people are very friendly. They have gatherings for people who live there so you can get to know your neighbors, and also have a great time. You can rent out the hangout area for parties. You are allowed to have pets there if you pay a pet fee of course. She has a cat and a dog, so I know this to be true. My cousin loves living there, and I certainly can't wait to visit her more often.

Irremediable plumbing constantly floods because the pipes are too small. Building was not designed to have washing machines inside units, the club room was the original building laundry room. Owners pay $1 per square foot per month in HOA plus all common utilities, much higher than surrounding newer properties. There are also numerous special assessments, fines and fees collected by the HOA, and owners can't review the books, too many family members on the books. The pool is constantly closed for repairs and guests report difficulty with rude staff. Most owners have died or moved away. The units are impossible to sell, can't pass inspection, permanently listed for sale, and renters now occupy most units. Owners pay for police officers to sit in the lobby, to scare off the 'Johns' local strippers bring home for a short time. Drugs are smoked on balconies and common areas, music penetrates the thin walls, you can hear televisions in adjacent units. This property will one day be declared uninhabitable and torn down, the floods have caused too much damage to units and vehicles. Expect multiple Winter days without heat as the pipes freeze, no running water for days, power outages when it rains. Recommendation is to find a newer and better managed complex that does not require exorbitant fees to keep the building operational.

Efficient, professional, friendly service. Kudos to them.

I filled out all of my paperwork to move in mentioning my emotional support animal, I showed them the ID for move in, they said that was ok and no pet fee or rent was due for my animal. 6 months later, they charge me on my monthly bill for a $500 fee out of nowhere. They required me to fill out a medical form in order to get a refund on that 6 months later. I just paid the fee to avoid late fees or future issues. I also got pregnant during my stay at crimson, needed to move out to a different space because of my condition during pregnancy and to be closer to my family. There were people interested in my unit, main office never helped with any of this. I moved out two months ago, the apartment has been empty, and they didn't let anyone move in until my lease ended, I have emails from them mentioning how someone wanted to move in earlier, but they still didn't let them. I ended up getting my emotional support documentation signed by my doctor at the beginning of this month and sent it to them, they still haven't processed the refund on my account, the late fees are running, I've talked to many people at the customer service because the management of the building sent me to talk to them (for no reason) and I'm just a pregnant woman, 39 weeks, not working, and just wanting for them to remove the late fees and apply the fee to my may bill, so I can pay. I even wanted to sell my fence to my neighbor and they told him it was better to get a new one. Cero empathy from this place, it is like you're dealing with robots.

My $600 bike was stolen--while locked--from the bike rack inside a locked parking garage that supposedly has 24-hour security. I've asked multiple times for the security footage and have been completely ignored. They won't show it to me and they've done nothing to make it right. Instead, they spent thousands of dollars installing a cage around the bike racks after my bike was stolen, clearly acknowledging there's a problem--but they've never offered to compensate me or even acknowledge that my bike being stolen matters. On top of that, my unit used to be the show unit, so random people constantly steal my assigned parking spot. I've been understanding and haven't towed anyone, but when I park in a different spot that doesn't block anyone, they threaten to ticket me. Meanwhile, I've had five Amazon packages stolen, and after six months I still don't have access to an Amazon locker. It seems like they only enforce rules when it's convenient for them, not when it comes to actually protecting residents or their property. If I'm paying premium rent, I expect more than silence and inaction when my things are stolen inside what's supposed to be a secure facility. I didn't move here to worry about everything I own getting stolen while management shrugs.

Tires and other parts are also stolen off of vehicles in the parking garage. There is one security person, and there have been 3-4 different ones, and they all just spend the night on their cell phones, not paying attention to anything going on! Many of these thefts could've been prevented if they were doing their job! The building always stinks of marijuana, cigarette smoke, garbage, dog urine and excrement!! The cleaning staff just spray very potent fragrances around the hallways and elevators that sting your nose and eyes just to give the "appearance" that it smells clean when it's really not! I've caught them many times just spraying aerosol crap into the air! On top of that, many complaints are not taken seriously or dealt with. They tell you they handled an issue or spoke to another tenant about something when they never actually did. The building is old and the walls, floors and ceilings are thin and not insulated, so you hear every noise from the tenants on either side of you or above or below, especially washing machines and dryers that are ancient, along with other outdated filthy appliances. I had to buy my own showerhead because they had a cheap plastic piece of crap showerhead that water just trickled out of. The dishwasher is so old and so loud that you have to turn the volume up to the highest it can go on your TV or music in order to hear it or turn it on when you know you're going to be out for an hour or so so you don't have to listen to it. No matter where you live in the building, you can also hear vehicles going in and out of the parking garage at all hours of the day and night. Outside on the grounds of the apartment, there is garbage everywhere! I've never seen so much litter in my life, not even in New York City! There are also many homeless people living just around the corner under the highway (I-10). Some of them are harmless, but others are violent and carry knives and try to approach you if you're walking ,even with other people around! Not safe! High crime!! Filthy!!! Noisy!!!!
